PAINTING AND DECORATING

Decoration work will consist of painting all new and existing walls, ceilings, internal timberwork and external timberwork. All paint to be applied strictlyin accordance with the Manufacturer's instructions.

PreparationPreparation of all new surfaces (walls ceilings and joinery) to be strictly in accordance with manufacturer's written recommendations.New plastered walls are to be prepared and then painted using 1 mist coat and 2 full coats of vinyl matt emulsion, colour to be advised by client

Apply 1 mist coat and 2 full coats of white vinyl matt emulsion to all ceiling areas.

Joinery (Internal and External)Prime new r internal joinery and paint in 1 undercoat and 2 top coats to a white satin gloss finish. Apply two coats of Shellac to internal oak doors,where required.

Existing ceilings and walls are, where applicable, to have all cracks filled with interior 'Polyfiller' and are to be rubbed down and cleaned so as toprovide a smooth, clean and stable surface for repainting.

GLAZING

Glazing within zone between finished floor level and 1500mm above(800mm in any internal glazed paritions) must be either:

a. toughened or toughened and break safely to B.S 6206 orb. robust i.e 8mm annealed glass in panes not exceeding 1.1m in bothheight and width orc. 6mm annealed glass in small panes i.e max width 250mm and area0.5m2 all in accordance with Building Regulation Approved Document1991 Part N1. All opening lights (and doors) to be fitted with effectivedraught-strips.

STAIRCASES

FIRE RESISTANCE

All steelwork to be encased to provide half-hour fire protection, in accordance with approveddocument. Where meter boxes are situated externally, they are to be non-combustable, lockedand fully sealed.Smoke detectors to latest Relevatn Building Standards: To be BS 5446: Part 1. To be mains poweredand interlinked on all levels. All structural steel to be encased with 12.5mm Gyproc Fireline board.

All new doors from habitable room opening onto the stairwell to be ½ hr fire resistance onto 35 x 25stop screwed and glued to door lining. All structural steel to be encased with 12.5mm GyprocFireline board.Existing first floor ceiling retained. Install fireline board between first floor structure and existing ceilingif required by Building Control. Use 50mm mineral wool to floor zone.

For any escape route serving a second floor (or above), confirm with building control any requiredfire upgrade. Minimum to be 2 layers of plasterboard and skim (to acheive 30 min fire protection) tonew staircase serving the second floor. Other upgrades to be confirmed once build-ups have beenconfirmed.

Escape windows: Any window being used as part of fire strategy for means of escape to beminimum 0.33m² in area. To be min dimension of 850mm high and 500mm wide. Cill dimension to bebetween 800mm - 1100mm.
