Newstead /Teneriffe The quiet and peaceful suburbs of Newstead/Teneriffe are located on/near the northern side of the Brisbane River and is about two kilometres from the Brisbane Central Business District (CBD) and is populated with people of all ages providing a balanced demographic. Social factors Newstead/Teneriffe has many small cafes and shops, some parks but not many children’s playgrounds. Newstead/Teneriffe has very little traffic outside of peak hours and has very accessible and well serviced public transport such as Brisbane City Council buses including the City Glider Service, Ferries, and the City Cycle service. Parking in the area is traffic controlled with both paid and free parking available. The area has bikeways, and well maintained and pleasant boardwalks along the river front. The Newstead/Teneriffe area is a great demonstration of urban renewal and gentrification and this can be seen, at the old Wool store that has been converted into modern apartments. The areas social push factors include a lack of meeting places, lack of takeaway eateries and a lack of social facilities like dental. The area has many small shops spread- out throughout the suburbs. Economic factors Economically, Newstead/Teneriffe isn’t the best with little job availability. Housing in the area is expensive at $330 (average) per week, making this area unaffordable to many people. On a positive note, there are many schools and lots of competition between boutiques, making it an ideal area to grab a bargain. Environmental factors The Newstead/Teneriffe area contains a lot of mature greenery and shade is available in most areas, making the area feel old and simple. The area appears very clean with little litter and many people hired to clean the streets to ensure that the area not only looks good but also ensures that our waterways remain clean. West End

West End is located on the

southern side of the Brisbane

River near South Bank, and is

approximately two kilometres

from Brisbane CBD.

Social factors

West End has many social

facilities like the weekly Saturday

West End markets where a wide

range of products like fresh food

and handmade jewellery are sold

from six am to two pm. There are

also many different types of

cafes, shops and craft stores at

your door step.

West End has a very good

transport system with City

Gliders that come every ten

minutes, City Cycle Service and

Brisbane City Council buses that

come frequently. West End has

lots of atmosphere as there are

many social places to eat and

meet up with friends.

Unfortunately, due to its

popularity, West End has traffic

congestion and noise pollution

and noise pollution from

construction. The suburb

appears not very well planned

and designed and appears over

developed with a visible lack of

green space and vegetation.

Economic factors

West End has many shops and

food/takeout places making

employment available. There are

a lot of social facilities available

like dental, optical, etc. West

End has cheap rent at $220 per

week (average) making the place

very affordable. The area

attracts the socially poor who

live on the streets, making this

area unattractive to some

people.

Environmental factors

The area isn’t a very

environmentally friendly place to

live as there is a lot of litter,

graffiti and very little greenery

and green space. Building

maintenance is an issue making

the area a great example of

urban decay as it visually appears

old and rundown. It appears that

steps are being taken to improve

the areas environment with bins

being visible and the City Cycle

service availability.

Kelvin Grove Urban Village

The Kelvin Grove Urban Village is

located next to Spring Hill and

the Victoria Park Golf complex

and is approximately two

kilometres from the Brisbane

CBD, making it a quick trip to

work.

Social factors.

The Kelvin Grove Urban Village

has many social attractions to

keep residents busy like the La

Boite’s Round House Theatre.

There are many types of takeout

eateries at your door step and a

quick twenty minute walk will

take you to Suncorp Stadium to

watch the footy. The area is a

blended community meaning

that there are many different

types of cultures living together

in close proximity.

The area also has round the clock

bus services that come every ten

minutes making it easier to go to

places. The area has buses that

go to the university campuses

throughout the day allowing

people not to have to rely on

cars.

Another social pull for the village

would be the many different

types of markets held in the

Village, like the Christmas

markets which are held on the

21st of December and the Kelvin

Grove Urban Village Markets that

are held every Saturday.

People are leaving Kelvin Grove

due to social issues like the

average demographic age of

residents being young at 25,

different cultures and ongoing

construction on residential and

shopping complexes . Residents

in the urban village have

reported crime and drug use that

may be a result of nearly half the

village population being

supported by Certrelink.

Economic factors

Kelvin Grove Urban village has a

variety of opportunities like QUT

and many other business

opportunities. The Village

attracts new businesses as the

village is constantly changing and

rebuilding. One of the pull

factors for Kelvin Grove is the

cheap rent at only $250

(average) a week.

There are a lot of low income

residents/students on Centerlink

in the area. There is also a lot of

competition between businesses

making it hard for small business

to grow forcing many to close.

Environmental factors

Kelvin Grove Urban Village is

designed to be environmentally

friendly in every way. For

example, the buildings are

designed in such a way so that air

conditioning isn’t needed, hot

water is provided by gas or solar,

they contain energy efficient

appliances, water efficient

toilet’s and taps and they have

fixed recycling bins on the street.

The Village is designed in such a

way that the landscaping allows

rain water to seep through the

surface to replenish underground

water supplies helping to prevent

storm water erosion. Even

though the village was designed

to be environmentally friendly,

there is a lot of litter on the

streets.

Part 2

Overall the best area to live in

out of Kelvin Grove Urban

Village, West End and

Newstead/Teneriffe would be

Kelvin Grove Urban Village. This

area is a very environmentally

friendly place. It provides many

social opportunities like the La

Boite’s Round House Theatre and

many economic opportunities

like QUT. The village offers its

residents a better work/life

balance as people don’t have to

rely on cars, as the area is

serviced by regular bus services

and offers many open spaces.

The village is being used as an

example for creating better

models for the future. This area

is one which is based and

planned upon Ecological

Sustainable Development which

balances environmental, social

and economic issues providing

for better sustainability and a

better future.
