Welcome to Build StudioS – a co-Working Space that’S full of people like you.Build Studios offers the opportunity to collaborate with other architects, landscape designers, planning consultants, engineers, academics and developers – while still being your own boss.

Just five minutes’ walk from Westminster and Waterloo stations, we have dedicated office space for small companies, flexible co-working space and a full range of member support services and events.

We aim to attract entrepreneurs, creative young businesses, self-employed specialists and freelancers, all with new ideas about how to address London’s problems.

In this way, we’ll help to grow what’s already a strong built environment around Waterloo, and ultimately broaden access to the sector across Lambeth.

Our three core objectives are to provide:

1. A unique, affordable working environment in central London.

2. Business support services, industry events, mentoring, networking and opportunities to collaborate.

3. Programmes to fulfil our social aims.

What We Stand for

Build Studios is a not-for-profit organisation with a strong set of core values.

AffordabilityWaterloo has a shortage of affordable workspace. We carefully design and price our services to make ourselves as accessible as possible to new companies in the built environment sector.

While co-working spaces are common, you’re unlikely to find more than a handful of people from your sector in each.

Build Studios brings people from across the sector under one roof. this means you have a network of like-minded people to work, pitch and socialise with - as well as keep up-to-date with changes in the industry through regular events.

But we also understand that co-working arrangements are different for everyone - from the entrepreneur in need of a flexible deal once or twice a week, to the start-up in need of a full-time desk for five or six employees.

that’s why we offer a range of membership packages. You can choose between fixed and flexible options, then tailor your package further by adding extra elements as and when you need them.

Clients and guests are always welcome, and we offer a range of business support services: from hourly bookkeeping or admin support to bespoke catering and prearranged discounts on a short list of services like model-making and 3d printing.

You don’t need to worry about business rates, utilities and cleaning - they’re all included - and individual phone lines can be installed in just three days. Simply arrange this with the front desk.

Build Studios is only as successful as our members, so we’re committed to helping you grow.

Build Studios is a not-for-profit company committed to developing a socially responsible built environment sector. Our members embrace the opportunities we give them to work with the community to improve access, aspiration and cohesion. Our social aims are to:

As a member, you’ll be able to benefit from a range of services designed with the sector in mind. We’ll grow these over time, according to the needs of our membership - but from day one, and whatever package you’re on, you’ll be able to access:

•a great network of contacts

•events hosted by our partners, including the museum of Architecture

•member-only events

• lectures and seminars to help develop your and your company’s skills.

• raise aspirations among young people from Lambeth and to educate and encourage them to work in the built environment sector

• improve access to, and diversity within, the sector for ethnic minorities, women, LGBtQ groups and those from disadvantaged socio-economic backgrounds

•address key challenges facing the built environment, particularly on a local level, including those identified in the South Bank & Waterloo neighbourhood Plan

•develop a dynamic membership and encourage growth through collaboration.

contriButing to policy

Build StudioS layout

Our commitment is to bring members together with key industry and political representatives to create an opportunity for dialogue.

We’ll be developing relationships with central government, the mayor’s Office and Lambeth and Southwark Councils. this will mean we can offer you opportunities to:

•contribute to the development of built environment policy

• lobby for improvement and develop a voice for small businesses in the sector

• form relationships with planning authorities

•help improve the immediate area.

We aim to be the first port of call for government launches and consultations, particularly where young or small businesses in the sector are currently under-represented.

We’ll also be working with developers so members can discuss current and future sector trends or threats, and create opportunities to pick up business.

We’ll provide a range of events and networking opportunities. Our team will be on the lookout for contracts that could benefit members, and will help members to collaborate so they can pitch for larger contracts in Build Studios consortia.

to ease the financial burden, and make the space even more affordable, we’ve reduced the rent for the first year.

this simple, flexible option gives you the freedom to choose how much time you spend with us and how you use it. It’s great if you’re trying out co-working for the first time, working on a short-term project, between practices or running a larger practice that needs extra space at busy times. It’ll also suit you if you want to access a range of events and networking opportunities relating to your sector, without committing to a permanent contract.

•min. 1 day / month to full-time access to hot-desking (ground floor) / meeting space (first and ground floor), up to full time. Access office hours only, and only via the host, not a fob key. Book ahead in half-day increments (e.g. 9-1 and 1.30-5.30).

members who’ve used up their free guest passes for the month can buy more. this will give your colleagues 0.5 day access to Build Studios. Want to try out Build Studios before you commit? this option gives you 0.5 days access (by appointment only).

free if you’re a guest of a member, or someone who’s trying out the space

£10 per 0.5 day if you’re a guest of a member and that member has used up their quota of 0.5 day guest passes. excludes board room and events, which don’t need a guest pass.
