calfordseaden was appointed on this 10 year framework to provide multi-disciplinary services across the council’s housing stock.

We are currently involved on the £40m a year, Warm, Dry, Safe Contract and embarking on the 16/17 “Quality Housing Investment Programme”.

The framework includes various projects of differing values encompassing scattered street properties and blocks of flats inclusive of internal and external repairs, redecoration of tenanted and leaseholder premises and the alteration and refurbishment of blocks of flats, typically with residents in occupation.

As well as housing, the framework extends to tenant and resident association halls, temporary accommodation hostels, legal disrepair cases, properties within Conservation Areas and other specialist services including thermal imagining, fire risk assessments, Party Wall and Rights to Light Surveying.

The current “Warm, Dry, Safe” programme principles aim to achieve the following:

• Warm - modern, functioning heating, well-insulated roofs, windows in good condition or double glazed with secure locks, sliding window vents and restrictor hinges where needed, draught excluders on front doors, cavity wall insulation

• Dry - roofs, windows and building fabric in good condition, free from water penetration and damp

• Safe - modern electrics including rewiring where necessary, secure front doors (fire rated where necessary)

calfordseaden’s masterplan for this site rearranged the main entrance reception and public areas whilst addressing the changes in levels to make the school fully accessible.

Due to the school’s position in Metropolitan Open Land and on the edge of a conservation area, we undertook comprehensive negotiations and consultation with the Planners, Councillors and local residents throughout the design and construction process.

The first phase of works delivered a high quality stand-alone block with an SEN centre, library, exhibition area, media studies suite and numerous classrooms. The building was constructed using a modular off-site system to reduce disruption when the school was occupied and to ensure the works were completed before the beginning of the new term.

The relocation of existing school services into the new block left vacant spaces within the original school building, therefore we were involved with the conversion of these areas into a new staff room, training suite, and 6th form centre with a bar, dance floor and computer study suite.

Our design for the next phase of works consisted of a new stand-alone block, designed like a pavilion overlooking the sports field, which links to the ‘M’ Block delivered during the first phase. The new block houses a six court sports hall, dance studio, changing rooms and classrooms. The building also incorporates a green roof and photovoltaic panels to achieve a BREEAM ‘Very Good’ rating.

A major inner city six phase regeneration scheme delivering exemplar affordable and for sale housing. The scheme replaces 540 existing affordable homes and the construction of 300 apartments for private sale, together with the landscaped squares, canal side park, workshops, commercial units, an energy centre and community facilities. Void upgrade works have also been undertaken to facilitate decanting.

calfordseaden played an integral part in facilitating the Architect selection process, preparing the successful bid and developing stock transfer proposals. Following selection, we helped develop the stock transfer offer, and the consultation of the transfer ballot, which led to a vote in support. Our role continued in preparing the masterplan, developing proposals, organising surveys, investigations and reports obtaining planning approval. We also developed the requirements and set up the Joint Vehicle structure between the Contractor and Client.

The first phase suffered a number of problems including complex demolition, hidden contamination and unrecorded buried services. Careful negotiations led by calfordseaden ensured that extra costs were kept to a minimum. We facilitated a lessons learned workshop, where an agreed list of actions for each team member to take forward was established. Phase 2 involved detailed cost negotiations, which we successfully managed, to obtain best value. The scrutiny of costs included a review of the tender process for all main Subcontractor packages, resulting in cost savings through the appointment of a demolition Subcontractor. We also developed the sales specification with the Client for the outright sale units.

Packington was named as an exemplar model of successful regeneration by David Cameron, which should be replicated across ‘sink estates’ in the UK.

calfordseaden worked with the NHS Trust and United House to secure the original PPP competition bid to transform this sensitive conservation area site. We took the original brief for the refurbishment of 28 flats, and after rigorous investigations and site visits, proposed an alternative new build high rise solution. Despite the inherent difficulties, we produced a design that provided 141 mixed tenure homes for hospital staff and local authority nominations.

Our exemplary design at Coppetts Wood exceeded expectations and overcame the concerns of Planners and local residents regarding the location of such an imposing building in the existing landscape. The NHS Trust was also delighted with the increase in quality affordable homes.

The design, construction materials and techniques adopted were significantly influenced by the need to minimise/eliminate vibration and dust, due to the sensitive nature of equipment located in the adjacent laboratories. The environmental credentials of the building were also important for the local council, therefore a green roof was installed and much of the building faced in ‘Rockpanel’ cladding (material created from Rockwool production waste).

The Coppetts Wood house development was officially opened by HRH Prince Andrew.

Our Client and the NHS Trust were extremely satisfied with the completed scheme leading to the commission of calfordseaden’s services on a second phase. This included the design of the substantial refurbishment and overcladding of the adjacent 14-storey 1960’s concrete clad tower known as Anne Bryans House, which was in a state of disrepair.

The newly configured building provides 180 beds in 47 cluster flats with a ground floor GP surgery. Many of the residents from this building were relocated to the completed Coppetts Wood House to facilitate works.

calfordseaden was appointed on a multi-disciplinary basis on this phased development of an existing and occupied school campus. The scheme comprised the design and construction of classrooms, a kitchen, canteen, sixth form centre and gym and also included the remodelling of vacated spaces through the relocation of activities into the new buildings. We also carried out condition surveys and tendered works packages for a new fire alarm system and windows.

The first phase provided a new temporary sixth form centre built as an upwards extension to an existing building on the site. This centre incorporates an IT training and study suite.

The second phase provided a new standalone block comprising of six general classrooms. The new block was of a modular build using a fast track system which combined steel frame and concrete floors with timber wall panels. The roof structure was of a lightweight steel deck with a single ply membrane and powder coated aluminium fascia. The construction of the new block was completed in 22 weeks.

The third and fourth phases provided a new multi-function block with a new entrance, a four-court gym, 12 classrooms, a sixth form centre, dining facility, kitchen and staff room. This mixed use facility incorporates enhanced amenities for the ongoing development of the SEN provision.

Challenges included opening up the partially occupied building to examine the existing structure and assess its strength; diversion of an adopted sewer and design of the new structure.

Throughout this scheme we were involved in comprehensive consultation with the school governing board, head teacher, staff, pupils, local authority planner’s, councillors and local residents. Our Architects were appointed by the Contractor for the working drawings package on each phase.

calfordseaden was appointed to undertake a full condition survey of St John’s Church in Penge. The condition survey would provide evidence of the current state of the Church and aid a funding application for internal and external refurbishment proposals.

St John’s Church hall is currently used by a number of local community based organisations who provide clubs and activities for local residents of all ages. The condition survey included inspections of the existing Mechanical & Electrical provision, along with an overview of the structural stability of the building in an effort to achieve maximum funding for the Church.

To ensure our Surveyors specified appropriate and accurate repair methods and costs for the external façade, a stone specialist was commissioned and their findings and recommendations were included in the final report.

There are also proposals in place to construct five houses and a new vicarage within the grounds of the church.

This major phased regeneration scheme comprised the demolition of medium to high rise blocks and the new build of 555 mixed tenure residential units with community and leisure facilities, retail and offices and new amenity spaces, play areas, car parking and landscaping.

The scheme’s innovative renewable energy measures include combined heat and power with photovoltaics and incorporate the London Borough of Havering’s first combined heat and power engine. The new Energy Centre that serves a community heating and hot water system was constructed during Phase 1 and is being operated by an Energy Services Company (ESCo).

The residential element comprises mixed tenure dwellings with 79 for sale units and 476 affordable housing units in buildings ranging from three to six storeys in height.

The regeneration of the estate also included internal decent homes refurbishment of tenanted dwellings, together with external refurbishment. These works were carried out with tenants in occupation and included the installation of new kitchens, floor finishes, decorations, rewiring, new bathrooms, upgrading of security and new boilers and heating upgrades.

We reviewed the Subcontractor tenders of the main packages for Orchard Village to ensure that competition was achieved and that the price was reasonable without excessive contingencies and risk allowances.

The development also benefited from social investment, which was part of the contractor procurement exercise run by calfordseaden. We sought offers of added-value which resulted in securing a six figure financial contribution to a social fund for community initiatives in the area from the selected Contractor. This fund was allocated to a fund board made up of resident, Client and Contractor members who will select the best initiatives on an annual basis.

The project team remained consistent, improving designs and delivering efficiencies. Each phase benefited from the Contractors input to identify unnecessary features and cost effective alternatives. Through lessons learnt workshops we addressed areas for improvement and tailored the Employer’s Requirements and designs to ensure continuous improvement.

The development benefits from enormous local support. The planning application for the second phase was approved in a matter of minutes, with the Councillor commenting on how fantastic the development was looking, and noting that the Police safer neighbourhoods team had not seen the need to take up their tenancy on the estate.

calfordseaden was appointed on this major refurbishment scheme converting a Grade II Listed building to its former residential use. This imposing property was built in 1911 by Sir Edwin Lutyens and has accommodation set out over basement, ground and three upper floors.

The building was damaged during World War II and the original staircase had been replaced with a concrete staircase when it was converted for commercial use.

Our proposals for the complex and sympathetic de-conversion of the 10,000 sq ft office space was welcomed by the local authority and we were able to secure planning and listed building consent within the statutory eight weeks.

Our design for the refurbishment looked back to the original house layout whilst incorporating contemporary elements such as a state-of-the-art audio, visual and IT systems.

One of the new dominant features of the house was the installation of a purpose-built spiral, cantilevered, stone staircase with wrought iron balustrade. This links the main reception rooms at ground level to upper floors and provides a stunning addition to the gracious and well-proportioned rooms.

We provided interior design services for the principal reception rooms and sleeping accommodation, designed a bespoke fireplace for the drawing room to complement the stone door surrounds and replaced the original ‘Jagger’ surround which is now displayed in the Victorian & Albert Museum.

We are proud to have been associated with this stunning restoration and the new owners were delighted to have been able to return a fine example of Sir Edwin Lutyens’ London architecture back to its former glory.

calfordseaden has been appointed by the London Borough of Southwark to provide multi-disciplinary services including Employers Agents, Cost Consultants, and Engineers to deliver a wholesale refurbishment of the 22 storey tower block in a dominating position in the estate close to Southwark Park.

The plans for the scheme including the design and installation of 5 additional floors to provide private sale apartments at the top of the building, and the modernisation and sale of a number of existing lower floors as part of the business case to fund the overall development.

Our team of Employer’s Agents has been holding regular resident consultation sessions with the existing residents and local resident groups who will be affected by the proposed development. We have been discussing the general issues and concerns residents of on the estate, and the Council’s intention to provide benefit to the estate in the form of improvements and new facilities. A budget has been allocated for residents to spend on the improvements they would like to see made.

The initial enabling works phase to strip out each flat back to the concrete structure is currently in progress; this included the removal of a large quantity of asbestos materials, ahead of the larger refurbishment including the addition of five storeys to the tower and construction of a new build block elsewhere on the site to provide additional residential accommodation.
