DESCRIPTIONCauldcoats is currently a working farm steading however Midlothian Council is minded to grant planning consent for the conversion of the traditional farm buildings into 7 houses and the construction of 5 new homes. The conversions will comprise 5 x 4 bedroom houses extending to between 104 and 190 sqm and 2 x 3 bedroom houses extending to about 130 sq m. The new builds are all detached 4 bedroom homes extending to between 146 and 172 sqm.

Cauldcoats Farmhouse is an attractive traditional dwelling built of stone under slate roofs. There are 2 reception rooms and kitchen on the ground floor and 4 bedrooms, bathroom and shower room on the first floor. It requires modernisation but has clear potential to enhance the development of lot 1.

The paddock lies to the west of the farmhouse and is currently used as pasture for grazing livestock.

PLANNINGA planning application (16/00306/DPP) was lodged with Midlothian Council in 2016. In January 2017 the Council resolved to “be minded to grant planning permission” for the conversion of the traditional farm buildings to form 7 dwelling houses and the erection of 5 new houses subject to completion of a Section 75 Agreement.This Section 75 Agreement is being negotiated between the seller and Midlothian Council in relation to developer contributions for education, community facilities, the Borders railway and other transport infrastructure.These developer contributions will be deducted from the sale price.
