The first unit completed in January 2012 and was sold to Specialist Piping Materials, specialist suppliers of pipe and fittings, with the second unit completing in September 2012 and being pre-sold to Coretrax. Coretrax strive to supply the oil industry with up to date solutions to improve time efficiency, maximise cost reduction, reliability, damage prevention and technological advancement. The units have been designed to a very high standard and comprise workshop and office facilities extending to 11,700 sq ft. The key specification features include: full height glazed entrance, open plan office arranged over two floors, VRV heating and cooling system throughout the offices, 7m internal eaves height within the warehouse, ability to accommodate a 10 tonne overhead crane and a secure concrete yard. Stockland Muir are currently in discussions with a number of parties and it is expected that further deals will be announced in the next few months. Stockland Muir commented: “The occupational market in Aberdeen remains active due to the continued expansion of the oil and gas industry in the north east and we are in discussions with a number of major occupiers that are seeking bespoke office and industrial facilities. These premises will see further substantial investment in the Aberdeen Gateway Business Park. We are also considering further speculative industrial units in order to satisfy the continued demand in Aberdeen for this product.” Ryden and Knight Frank are the marketing agents for the Aberdeen Gateway Business Park and full information of the opportunities available at Aberdeen Gateway can be made available upon request. Aberdeen Gateway Business Park is now fully established as a prime business location to the south of Aberdeen. It extends to 45 acres of fully serviced business land with outline planning consent and can offer office and industrial occupiers modern, high quality and tailor made property solutions. Aberdeen Gateway now boasts five major occupiers: Coretrax, Specialist Piping Materials, Hydrasun, National Oilwell Varco and the Driving Standards Agency.Whilst the developer will continue to invest in speculative development to meet market needs, they have set land aside for larger bespoke developments to meet the exact needs of major occupiers. This can be evidenced by the Hydrasun and National Oilwell Varco properties, where the developer took a detailed brief and worked closely with the proposed tenants to ensure a bespoke facility was planned, developed and delivered on time and on budget. Hydrasun relocated to their new headquarters comprising 20,000 sq ft office and 70,000 sq ft production facility in 2010. NOV took occupation of a 40,000 sq ft office a year earlier. Three investments have subsequently been sold at Aberdeen Gateway to major institutional funds including Standard Life and Asda Pension Fund, this demonstrates that both occupiers and investors see Aberdeen Gateway as a prime business location with excellent potential for future growth. The business park has been undertaken by a joint venture between Stockland and Muir Group, and both firms continue to back their initial vision by continuing to invest in Aberdeen Gateway to ensure it remains the prime location for businesses to relocate to, or expand into, to the south of Aberdeen. Not only does this confirm that they have the ability to deliver new developments. It also guarantees that they are committed to the quality of the business park as a whole and the surrounding area, as signage on the A90 (the only business park to be specifically identified), high quality estate signage and the provision of a new football pitch.
