MURPHY TO TAKE SIBA REINS FOR 2016

Congratulations to Brian Murphy, Murphy Homes for recently being elected as the next President of the Southwestern Indiana Builders Association! As President, Murphy is the official spokesperson for the Association and Chairman of the Board of Directors. He also has a vote on the Indiana Builders

Association board of directors.Murphy’s year- long term

officially beings January 1, 2016, and he has assembled a powerful slate of SIBA members to share in the leadership responsibilities.

O f f i c e r s a n d E x e c u t i v e Committee also elected for 2016 were Vice President Matt Reinbrecht, Reinbrecht Homes; Treasu re r J e ff May, F i r s t Security Bank; Secretary Jeff Lancaster, Exquisite Homes; and Immediate Past President Aaron Miller, Barrington Development.

The seven Builders were elected to the 2016 board of directors are Matt Dubord, Don Dubord Homes; Phil Kost, Phil Kost Construction; Shane Clements, Homes by Eagle Construction; Dave Rahman, Rahman Homes;

James Hatfield, Core Contractors; Mike Zehner, Zehner Contracting; and Jonathan Elpers, Gen 3

The five Associates elected to the 2016 Board of Directors are Ann Marie Schapker, Vectren; Scott Bowman, BMB Inc.; Eric Feagley, Niehaus Lumber; Andy Miles, Evansvil le Teachers Credit Union; and Tim Arnold, ProSource Wholesale Flooring.

Regular meetings for the SIBA board are scheduled for 4:00 pm on the 2nd Tuesday, usually prior to the regular membership meet ings a t the Tropicana Conference Center. All SIBA members are welcome to attend and participate in board meetings.

MURPHY RUNS FOR AREA VICE PRESIDENTSIBA President-Elect Brian Murphy has submitted his name for election for the Area 8 Vice

President. If elected in December, Murphy would serve as liaison between the Indiana Builders Association and local associations based in Dubois County, Gibson County and Vincennes. AVP’s also are voting members of the IBA Executive Committee. Both positions will require a lot of additional travel, and communicating with more members. The pay is zero. So SIBA members might want to thank Murphy for his service, and ask him if he wants to talk about it.

LOCAL GOvERNMENT NEEDS TO KEEP EYES

ON THE PRIzEToo often suppliers never ask

themselves where their builder-business comes from. And too often, home builders don’t ask themselves, where affordable building lots come from. I would recommend people ask a land developer what it takes for the community and industry to grow. You would likely get an accurate answer. I think simply put - income must exceed expenses by enough, in order to attract investment. Without opportunity for profit, investment doesn’t occur. Growth doesn’t happen.Sometimes an idea that reads great

from a textbook, and sounds great in a conference room, can be disastrous to an investor’s P&L sheet. Someone with experience and knowledge should scrutinize a new rule to determine if it is truly necessary. Many times a common goal can be accomplished another way, and protect projects from excess cost. These days, it seems more likely to grow the county’s total assessed value, than for the assessed value to rise.Still, I’m amazed at how few

requirements are scrutinized for the user’s point of view. If it weren’t for SIBA members being involved, this might not occur. Over the years, one thing I’ve learned is even the strongest elected officials need to be made aware of the impact regulations have on growth and development. So I implore you, for your own success, during the next year, please find a way to increase contributions

to the SIBA BUILD PAC. Its sole purpose benefits you greatly, and it has done a good job for you.Since we blast it out year-round to

our membership, you might have heard the SIBA BUILD PAC is the political arm of the Southwestern Indiana Builders Association, and works to promote and protect safe and affordable housing in SW Indiana by supporting candidates and office holders who appreciate growth and development. And, you might already know SIBA BUILD PAC raises its funds with various fundraisers during the year, as well as soliciting voluntary contributions from its members. I often explain to members, “If you think political action is too expensive for your business, try running a building business without it!” But, did you KNOW that of all the money SIBA BUILD PAC spent on Evansville city races during 2015, more than 98% went to support winners! That is an amazing result and it’s good to know our resources are well-spent.Thank you to everyone who

supports the PAC! It’s true, the SIBA BUILD PAC is pretty effective in helping your industry.

MEMBERSHIP PAYS, SO DON’T FORGET

YOUR MONEY!Don’t forget – it’s your money!

Afterall, it belongs in your pocket…. if you are a SIBA Builder, that is.Of course, I’m referring to your

Builder Rebates. I recently got the Member Rebate quarterly report, which shows one SIBA Builder received $172 during the final 3 months last year. Another SIBA Builder got a check for $350. Three more SIBA Builders got $493, $569, and $658 just by submitting for the rebates for the work they did in just a single quarter! According to other reports, some of these

builders get rebates over $1000.Keep in mind, even after the NAHB

increase, the price of membership is $558. Ironically, some builders are getting paid back more than they are paying to be a member of the Builders Associat ion! Membership really does pay! Builders have told me the rebates are

well-worth the time and effort it takes to receive them. You can decide for yourself. Afterall – it’s YOUR money!Further, I’m glad to say the builders

getting the most from rebates are already big supporters of SIBA, and they are generous most contributors to the SIBA BUILD PAC, with their time and dollars. Thank you to everyone who supports the PAC! It’s true, the SIBA BUILD PAC is pretty effective in helping your industry.“BOOSTER SPONSORSHIP”

ADDED TO RECRUITER’S TOOL BELTThe SIBA Board of Directors

has approved the all-new Booster Sponsorship, which will provide buyers with year-long value. The Booster will encourage companies over time to join SIBA by educating them on the values of membership.During the past few years, it’s been

tough for builders to recruit new members. If a solid subcontractor shows up to the right jobsite on the right day, it seems like a blessing! Amid the forces of today’s business climate it can be tough to introduce small companies to the values of the Builders Association, much less require a SIBA membership. However, at $350/year, the Booster Sponsorship is affordable for anyone in business, and provides enough value to get their attention focused on how the Builders Association supporting their business too.S e e p a g e 2 3 f o r d e t a i l s .Finally, I’d like to wish everyone

Members of SIBA who are also fans of building codes (andwithsuchexcitement,howcanyounotberight?)you belong at the monthly Lunch and Codes meetings, but especially so in December. These monthly meetings bring together SIBA members with code enforcement officials fromthevariousjurisdictions inSWIndiana.

Each meeting is approved for 1 CEu, making it very easy for licensed contractors to earn their continued education credits each year. For the December meeting, the Evansville Building Department has agreed to make available ON-THE-SPOT renewals. This can save a trip to the Civic Center for contractors who take advantage of the generous offer.

Lunch and Codes meetings are membership service, and all SIBA members are welcome to attend. Attendees get the chance to bring up formal and informal questions and comments about the building codes and the industry in general. One of the best values is the uniform enforcement by the jurisdictions represented – Evansville-vanderburgh, Warrick County, Chandler, and Santa Claus.Each Contractor will need the following this Renewal Session:- Copy of Continuing Education information- Bond & Insurance information- Payment method of Check is preferable

SIBA LEADERSHIP CONFERENCE – JANUARY 6

All SIBA members who have interest in leadership positions in the association should plan to attend the 2016 Leadership Conference on January 6, 2016. This event is being arranged to orient current and future board members on their roles as a director,

and identify vision and goals to be set by the Association.SIBA has arranged for Lynn Miller-Pease to facilitate the program. Lynn is the Executive Director for Leadership Evansville, and is already preparing to guide SIBA

leaders in creating their best roadmap into the future.This event is expected to run from 8:30 – 11:30am. If you are interested in serving in a leadership

capacity, this program will definitely be the time and effort you invest. The 2016 board members are required to attend.

Please be sure to contact the SIBA office if you are interested and plan to attend.

Special thanks to First Security Bank for agreeing to host the event.

CONDOLENCES...We are sad to say Jim Arvin passed away on November 5. For several decades, Jim was a regular face at membership meetings, and a dependable sign guy for SIBA. Many builders hired Jim to produce their signs, as he was loaded with artistic talents. In fact, before the digital age, one of the first stops for a builder’s new truck was at Jim’s shop for new lettering. Harshly, Jim was recently diagnosed with stage 4 cancer of the liver, and he died in his own home.

Truly, an end of an era.

SIBA MEMBERSHIP DUES INCREASE $16 FOR 2016

The price for a full SIBA Membership is increasing by $16, as a dues increase from the National Association of H o m e B u i l d e r s ( N A H B ) cannot be absorbed by the local association. Beginning with memberships with a “January” anniversary month, the annual membership dues are $558.

NAHB is SIBA’s national affiliate, and was recently noted for savings thousands of dollars for members, with its success in battling EPA’s Waters of the U.S., OSHA’s regulations of “Confined Spaces”, and

for providing members with group discounts such as GM cars and trucks ($500 each).

TAX RULING: Dues payments to SIBA are not deductible as charitable contributions for federal income tax purposes. However, dues payments may be deductible as ordinary and necessary business expense, except the portion used for lobbying activity at the local, state and national levels. For 2016, the combined amount not deductible is $49.63.

THANk YOu SIBA!As you may have heard, Chip Dormeier of Jagoe Homes, has been coping with a tragic event in his life. Chip’s son, Quintin, was in a horrible car accident a few months ago. Thank goodness he survived, however, he has severe injuries and will require extensive rehab and care. Chip has

taken several weeks away from work, thanks to the kind people at Jagoe Homes, but has incurred a tremendous amount of personal expenses

to travel back and forth to Louisville for Quintin’s rehab and of course, other expenses as well.

A close group of Chip’s friends decided to have a fundraiser and sold smoked pork butts to offset at least some of Chip’s expenses. Many others caught wind of this fundraiser and jumped right in to help!

Overall, 240 pork butts were sold and over $9,000 was raised! Thank you for coming together to

help out such a great friend of SIBA.

Property owners and lenders need to be aware that a title insurance company that issued title policies on Indiana real estate and mortgages has been found to be insolvent. On August 20, 2015, the Marion Circuit Court issued its Liquidation Order for National

Attorneys’ Title Assurance Fund, Inc. (“NATAF”). As a result, by law, all title insurance policies issued by NATAF terminated o n S e p t e m b e r 1 9 , 2 0 1 5 .Anyone who has a title policy issued by NATAF and still owns the property or has an outstanding loan should purchase a replacement title policy. In addition, a title search should be performed to determine whether any title defects have arisen. If any claim arises under a NATAF policy, those claims must be filed with the Special Deputy
