Work in Progress & Project Specific Qualifications
Bidder shall submit with their proposal a Work in Progress (WIP) Report that lists the ten (10) largest projects
currently being constructed. Moreover, final evaluation of Bidder’s proposal shall be conditional on review of
WIP Report, and Bidder’s experience with similar scope and projects.
Completion Time
All Work shall be completed within the schedules prepared by and agreed to by Nabholz. Bidder shall provide
adequate manpower and submit documentation for approval necessary to work within the timeframe
scheduled.

Acceptance of Contract Forms
Bidder acknowledges that they have reviewed and accept the Contract Performance and Administration,
Sample Master Contract, Sample Project Contract, Payment and Performance Bonds, Sample Purchase
Order, Contractor-Controlled Insurance Program Addendum to Master Contract and the Nabholz Safety
Standards forms linked in Section 5.02. Proposed modifications must be submitted with bid.

the Owner reserve the right to reject any or all bids. Bidder acknowledges Nabholz minimum insurance

Pre-Bid RFI Reponses:
Specification Section 075216 - SBS Modified Bituminous Membrane Roofing:
1. I have been in contact with several of the roof system manufacturer’s listed as approved per 075216, 2.1, B. Per their searches of Factory Mutual (FM) assemblies no manufacturer has testing of this roof assembly meaning that not only is an official RoofNav unavailable, but there is not a listed assembly for a FM 1A-90 as required per 075216, 1.5, D, 1, b. Approvals over gypsum decks are somewhat limited. The system as specified would perform fine and we can base fastening and adhesive rates as if the materials are being installed over a different deck type for FM 1A-90.
• Women’s and Children’s Hospital is insured by FM Global. The materials and installation of roof assembly shall meet FM 1A-90, but testing of the roof assembly is not required.
2. Will the thickness of the new insulation work with the height of the existing roof access door thresholds?
• No, door sills have been modified to meet new insulation thicknesses.
3. 2.2, A, 1 - VOC Limits – can you provide the roof adhesives VOC limits as required by MU Health?
• The allowable maximum VOC limit is 250 g/L.
4. 2.3, B - Fasteners – Perlok fasters are marketed by Performance Roof Systems and they are not a listed approved manufacturer. Can the listed manufacturer’s similar fastener be used?
• Yes, as long as the product has been submitted for review and accepted by the Architect.
5. 2.5 - Vapor Retarder – This is an APP Modified sheet and not self-adhered. Per section 3.5 Installation of Vapor Barrier this is to be a self-adhered sheet. Most manufacturer’s market a self- adhered vapor barrier such as GAF’s SF Vaper Retarder and JM’s SA Vapor Retarder. Would these be acceptable in lieu of the APP sheet specified in section 2.5?
• Yes.
6. 2.6/2.7, E – Modified cant strips – these are only marketed by Performance Roof System and Soprema as part of their assemblies. Can we use the manufacturer’s recommended standard perlite or woodfiber cant strips?
• Yes.

9. 3.4, A 3 - This section requires us to fasten the substrate board to the existing gypsum deck. Per section 2.3, B we are to use a Perlok type fastener. These are only available in 1.4” and 1.8” lengths. The required MINIMUM penetration into the gypsum deck is 1.25”. We cannot achieve the 1.25” minimum attaching 5/8” Glass Mat Sheathing. Can we adhere the substrate board with Bead-Applied Insulation Adhesive per 2.6/2.7, B? Or, can the substrate board be omitted at we install a mechanically attached base sheet to the gypsum deck prior to the installation of the vapor barrier per 3.6, E – Installation over Filled Gypsum Decking?
• Provide fasteners to meet required minimum penetration into gypsum deck.
10. 3.5, A - The vapor barrier per section 2.5 is not self-adhered.
• Addressed by Addendum #2.
11. 3.6, D, 1, I - Is a FM RoofNav listed assembly required? This may not be available for the system as specified.

17. 3.14, B Flood Testing - Will an engineer’s certification be provided confirming that the roof structure can withstand the weight of the water on the roof?
• Per the Structural Engineer, the roof structure can withstand the weight of the water on the roof.
Specification Section 055000 – Metal Fabrications:
18. 2.7, A – Basis of design is Standard Sheet Metal. I would assume we would be able to custom fabricate our own perforated metal panels and structure to conform to the requirements outlined in this spec. Please confirm.
• Yes, pending approval by Architect.
General:
19. Verify that all roof deck surfaces are structurally sloped and that tapered insulation isn’t
necessary.
• Yes, all roof deck surfaces are structurally sloped, and tapered insulation is not necessary.
20. Vapor Retarder specified in section 2.4 of 075216 is said to be APP modified in Cold Adhesive. Vapor Retarder in section 2.5 (Installation) is said to be self-adhering vapor retarder. Please clarify vapor retarder requirements
• Addressed by Addendum #2.
21. Please clarify that a type x substrate board will be required on a gyp fill roof deck. Also, I doubt that a Type X substrate board has been tested as part of this roof system per FM standards.
• Not required.
22. Per 075216 section 3.6.D.i.1 the iso to be adhered in full spread adhesive? Is 4” O.C. beads an acceptable method of attachment?
• No.
23. Confirm specified 5.2” thick/R-30 value (075216 Section 2.5.B.1) is required. Plans show 4” ISO thickness or R-23 value.
• The existing gypsum deck at its minimum depth near the roof drains has an R-Value of
2.3. The roof assembly, including the existing gypsum deck, must be designed to achieve a R-value minimum of 30.
24. Please confirm that all roof decks are gyp fill on 1” form board per the plan details and drawings.
• Per as-built drawings, all roofs are gypsum fill on 1” form board, except for Roof “S”, which is a sloped metal deck.

25. Should the Roof Specification hold the products to a minimum ASTM D6162 instead of the ASTM D6164 that is listed?
• ASTM D6164 is for Standard Specification for Styrene Butadiene Styrene (SBS) Modified Bituminous Sheet Materials using polyester reinforcements and ASTM D6162 is for Standard Specification for Styrene Butadiene Styrene (SBS) Modified Bituminous Sheet Materials using a combination of polyester and glass fiber reinforcements. Specification requires meeting ASTM D6164.
26. Was a pullout test ever performed on the gypsum deck? If so, can we get the results?
• No, a pullout test has not been performed.
27. Detail T5/A320 is showing horizontal panel jamb details, based upon this it is acceptable to provide horizontal panels with a 3’4” and 1’2” module between the windows that equal the 4’ 6” dimension since no horizontal joints are shown. This will maintain a consistent horizontal joinery on the entire elevation, and prevent cutting and modifying the panels located between the windows and possibly voiding the 20-year weathertight warranty?
• Obtaining a 20-year water-tightness warranty is essential for this project. The Architect will work with the selected manufacturer to modify some detailing to meet their requirements.
28. Section 074213.19 per paragraph 2.3 C, 2.4, 2.5, and 2.6 specifies Centria Versacor Elite PF. Since the Louvers, Sun Shades, Windows and Extrusions are all spray applied, they will be a typical 2-coat Kynar that will have a 20-year finish warranty. Please advise if this is acceptable.
• Louvers, sun shades, windows, and extrusions shall get Centria Versacor Elite PF finish.
29. Section 074213.19 per paragraph 2.5 specifies integrated louvers, however the louver head and sill do not line up with the panel module heights. Will standard louver head and sill details be acceptable as long as the insulated metal wall panels manufacturer maintains the 20 year weathertight warranty?
• Obtaining a 20-year warranty is essential for this project. The Architect will work with the selected manufacturer to modify some detailing to meet their requirements.
30. Section 074213.19 per paragraph 2.6 specifies the Sun Screens to be integrated, but the details in the drawings do not reflect this. See attached for details from the basis of design for an integrated system. The DS Sunshade drawing shows the sunshades going into tubes, but this project will have a similar installation on studs. Please advise if this is the intent and will be required?
• The Architect will work with the selected manufacturer to modify some detailing to meet their requirements.
31. The membrane roofing will be replaced after the insulated metal wall panels have been installed. In many of the details there is a two-piece expansion joint labeled as 076200.F & G. Based upon the configuration this may allow some drainage between the air/membrane barrier and back of

the flashing, becoming unhooked off the cleat, and difficult to install after the installation of insulated meta wall panels. Would the attached detail B5 sheet A520 which has been slightly modified to allow and or prevent the items above be acceptable?
• Please refer to attached Drawing AD-01 that clarifies the base flashing in Typical Base Detail B5.
32. The roof specs are for EPDM and the details are for modified. What are we to bid?
• Not applicable to this project.
33. The demolitions drawings say tear off the existing roofs and the roof plan mention overlay. What are we to bid?
• This project requires a total tear off of the existing roofing membrane. No overlay permitted.
07.2 Wall Panels Scope of Work:
34. Section B, Item 1: Calls out perforated panels. Is the spec section 055000 included in this scope of work?
• Yes, Add section 055000 Metal fabrications in its entirety
35. Please clarify who is responsible for the aluminum ladders and safety cages found in 055000.
• Wall Panel package will be responsible for these
36. Does the metal panel Mock-up need to be the final color?
• No. Color does not matter, but it needs to be the same system. Testing will be by others.
37. Section B, Item 8: Reads to include the required testing for the panel system, but spec section 074213.19-14, 3.6 D states “Owner shall engage a qualified testing agency to perform tests and inspections. Please define whom is responsible for contracting the qualified testing agency.
• Testing will be by others 07.3 Roofing, Flashing & Sheet Metal Scope of Work:
38. Can Nabholz provide a narrative of how material is to be moved up and down from roof if scaffolding is by others. Tell roofing bidder where they can hoist and stage material, dumpster location. We discussed and alternative staging location on the northwest corner, but could only set up a crane on weekends. Can we leave demolition on the roof?
• All contractors are responsible for their own hoisting to the roofs and moving materials from one area to the other. Overnight staging and dumpsters will only be allowed within the staging area South of Lansing Avenue and as coordinated with both Nabholz and MU. No access is allowed on the West side of the facility except from 5:30 Friday evening until 7:30 Monday morning or as coordinated and approved. Provide a deductive alternate to use crane provided by others for

hoisting materials to each roof.
39. Will the roof replacement take place over occupied space? –
• Yes. All work required to be underneath will have to be done afterhours and as coordinated. Infectious control measures and interior demolition required to access above ceiling will be by others.
40. Does the building have an existing lighting protection system?
• No
41. Section A, Item 16: Are we to include more walkway protection than is shown on the plans? If so, can a lineal foot inclusion be provided so we are all including the same quantities?
• Include walk-pads/walkway protection as indicated on the drawings
42. Who demo’s the coping?
• Demolition of the parapet coping cap and the framing and blocking at the wall assembly will be by a future demolition package.
43. Section A, Item 18: Why would the roofing contractor be installing roof drains.
• Roof drains to be supplied and installed by future Plumbing package. Roofing package is responsible for flashing in and coordinating locations.
44. Section A, Item 21: Please clarify what this entails.
• Include testing as required per specification and Section 075216 RFI responses above.
45. Section B, Item 4: “Protect existing roofs, including roofs noted as NIC” Please clarify what
this entails. I understood in the pre-bid meeting that this would be covered in other scopes.
• Remove this note- roof protection will be the responsibility of other trades as their work requires.
46. Section B, Item 5. Include all temporary flashing/sealing necessary to meet phasing requirements. Please clarify what this entails.
• This is for sequencing of phasing within the Roofing package. Each trade will be responsible for their own temporary weathertightness between phases.
47. If temporary seal of existing roof to wall demo areas is to fall on roofing contractor, please provide an acceptable detail for what will be adequate and acceptable.
• The wall panel contractor will install their system first and will be responsible for sealing/weather protection at the base of wall to roof detail at the lower roofs. Roofing package to coordinate flashing details and tie-in to maintain roofing warranty.
48. Section B, Item 9: Installation of roof curbs should be by the mechanical contractor
providing the curbs
• Supply and install of roof curbs will be by others. Roof package to include tying in roof system to the curb and maintaining roof warranty.
49. Section D, Item 1: “Provide deductive alternate for a 20-year roof warranty” Will this entail reducing the roof system to a 2-ply assembly to conform to a typical 20-year modified roof system?
