2 A college has commissioned a construction contractor to design and build a new workshop.

3 A property investment company intends to build an enclosed, two-storey out-of-town shopping centre that will have 70 retail units. Two sides of the site have buildings around them whilst the other two border onto farmland.

(a) The investment company will issue a tender for the design and build of the shopping centre.

4 A theme park has plans to expand by constructing a new ride. A contractor has been appointed to complete the work, which must be completed while the theme park remains open. The new ride will be located close to a lake and gardens that are popular with visitors of all ages and are home to lots of different types of wildlife.

Activities that will be carried out during the construction of the ride include:

excavations for part of the ride that will be underground erection of the steel ride structure, which will be delivered in sections construction of a maintenance building for the ride.

During construction works a range of plant including dumper trucks, excavators and cranes will be used. Plant will remain at the site throughout the project so diesel fuel storage will be required.

Evaluate methods that the contractor could use to minimise pollution during the construction of the new ride.

5 A resort owner has plans to construct a holiday resort that will consist of a leisure complex containing sports facilities and restaurants, a hotel and also 10 self-contained holiday villas.

During the start of the project the resort owner will hold meetings with the architect and construction team.

(a) Explain two reasons why it is important that there is a collaborative approach between stakeholders during the early stages of construction.

6 A design and build contractor has been awarded a contract by a university to build a technology park on a greenfield site. The technology park will include a number of office blocks of a standardised design. Some of these office blocks have been let with companies expecting to move in on an already agreed date.

7 A developer has bought a four-storey mill building that had previously been converted into offices, shops and light industrial units but has been empty for nearly five years. It is in an urban location and surrounded by residential properties. The building is over 100 years old and has Grade 2 listed status.

The developer has plans to convert the building into 40 high-quality apartments that will be sold to investors and private residents.

8 A client has appointed a design and build contractor to build a new four bedroom detached house.

The house is to be located on a site surrounded by existing housing built in the 1930s, as shown in Figure 6. Planning conditions for the new house state that it should be sustainable and in keeping with the architecture of the local built environment.

The client has not specified an exact budget or timescale for the house to be built but has indicated that they are looking for value for money over the lifespan of the house.

The contractor has put forward two options for the house:
