LANDSCAPE SPECIFICATION NOTES1.0 GENERAL1.1 Standards

2.0 SITE AND SOIL2.1 Preparation
Weed eradication
Herbicide: Eradicate weeds using environmentally acceptable methods, such
as a non-residual glyphosate herbicide in any of its registered formulae, at the
recommended maximum rate.
Manual removal of weed undergrowth: Regularly remove, by hand, rubbish
and weed growth throughout grassed, planted and mulched areas. Remove
weed growth from an area 750mm diameter around the base of the trees in
grassed areas. Continue eradication throughout the course of the works and
during the planting establishment period.
Vegetative spoil
Remove vegetative spoil from site. Do not burn.
Site topsoil
Remove Strip topsoil from known areas of construction and stockpile in an
appropriate area so that drainage and construction is not restricted. Make
sure that the soil cannot flow out of the site in a storm situation and infiltrate
the storm water system. Erect silt barriers to protect S/W system.
2.2 SubsoilCultivation
Cultivation depth to existing subgrade: 150mm unless specified otherwise.
Cultivation depth to garden areas: 300mm unless specified otherwise.
Cultivation depth to turf and grass areas: 100mm unless specified otherwise.
Services and roots: Do not disturb services. Keep clear of tree roots in drip
zone. Cultivate by hand if necessary.
2.3 TopsoilSource
General: Import topsoil unless the topsoil type can be provided from material
recovered from the site.
Placing topsoil
General: Spread the topsoil on the prepared subsoil and grade evenly, making
the necessary allowances to permit the following:
§ Achieve required finished levels and contours after light compaction.
§ Finished surface levels of grassed areas to be flush with adjacent hard
surfaces such as kerbs, paths and mowing strips.
Finished surface levels of mulched areas to be 25mm below adjacent
pathways, kerb or the like.
Consolidation
Compact lightly and uniformly in 150mm loose layers. Avoid differential
subsidence and excess compaction. Produce a finished topsoil surface that
has the following characteristics:
§ Finish to design levels.
§ Smooth and free from stones or lumps of soil.
§ Graded to drain freely, without ponding or concentration of flows to
catchment points.
§ Graded evenly into adjoining ground surfaces.
§ Ready for planting.
Topsoil depths
Planting areas generally: As specified otherwise 300mm.
Grassed areas generally: As specified otherwise 150mm.
Tree pits: As specified otherwise 800mm.
Podium planters: As specified otherwise, 1000mm for small trees, 600mm for
medium to screening shrubs, and 300mm for small shrubs and ground covers.
2.4 Compost and FertiliserCompost
General: Provide well rotted vegetative material or animal manure, free from
harmful chemicals, grass and weed growth as per AS 4454.
Fertiliser
General: Apply Agriform or similar slow release tablets at the following rates.
Trees 4 Tablets. Shrubs 3 Tablets. Ground covers 1 Tablet. Add a handful of
Dynamic Lifter and water in well each 4 weeks during the establishment
period. Fertilize turf areas with Dynamic Lifter at the rate of 250 grams per 5
m2.
3.0 TURFING3.1 Preparation
Turf
General: Obtain turf from a specialist grower of cultivated turf. Provide turf of
even thickness, free from weeds (including nut grass and oxalis) and other
foreign matter. Type: As specified otherwise, provide quality Cynodon
dactylon (green couch) or Digitaria didactyla (blue couch).
Preparation of surface for laying turf
The Contractor shall not proceed with laying turf until authorised. The area to
be turfed shall be clear of debris and shall be prepared in accordance with the
following:
§ All weeds and grasses shall be sprayed out (14 days prior to installation)
using a systemic weed killer (Round Up or an equivalent product) and
existing turf removed. Obstacles such as sprinkler-heads, access points
and sub-surface service connection points shall be flagged to avoid
damage.
§ The area shall be raked to eradicate rocks, roots and large clods of soil.
§ Shape the site in accordance with project requirements and general
industry standard.
§ Apply, if specified, any under-turf additives (gravel, sand, soils, organic
matter, fertilizers and water retention agents) to ensure soil quality is
compatible with the turf to be laid. Typically, topsoil shall be spread to a
finished depth of no less than 50mm.
§ Fertilisers are to be applied in accordance with manufacturers
recommended application rate, or at the rate of 2.5 kg per 100 m2 where
manufacturer's recommendations do not exist.
§ Roll the area to firm the surface and reveal low areas. Apply extra soil to
low areas to obtain uniformity in levels.
§ Slope the surface away from foundations towards drainage points.
§ Finish the sub-surface (approx.) 25mm below path edges and surrounding
turf to ensure laid turf is finished flush.
§ Lightly rake the rolled soil again prior to laying turf.
§ Water the area to provide a moist base for the turf to a depth of 50mm.
4.0 PLANTS4.1 General
General: Provide plants with the following characteristics:
§ Large healthy root systems, with no evidence of root curl, restriction or
damage.
§ Vigorous, well established, free from disease and pests, of good form
consistent with the species or variety.
§ Hardened off, not soft or forced, and suitable for planting in the natural
climatic conditions prevailing at the site.
Supply: Supply plants that are propagated in a nursery facility that have been
accredited by the Nursery Industry Association of Australia
Certification: All tree stock shall have NATSPEC or equivalent certification
submitted to the Project Landscape Architect prior to delivery of plant stock to
the site.
Replacement: Replace damaged or failed plants with plants of the same type
and size.
4.2 Plant Containers and Stock SizesGeneral: Supply plants in weed free containers of the required size.
5.0 PLANTING5.1 General
Individual tree stock in grassed areas and planting in beds: Excavate a hole to
at least twice the diameter of the rootball and at least 1.5 times deeper than
the rootball. Break up the base of the hole to a further depth of 100mm, and
loosen compacted sides of the hole to prevent confinement of root growth.
5.2 Root BarrierRequirement: Install 2m length to back of kerb, central to tree location where
the following street tree species are specified: Agathis robusta (AGA rob)
'Kauri Pine'.
Type: 900mm HDPE root barrier installed in accordance with manufacturer's
recommendations.
5.3 WateringRequirement: Thoroughly water the plants before planting, immediately after
planting, and as required to maintain growth rates free of stress.
Watering basins for plants in grass: Except in irrigated grassed areas and
normally moist areas and impervious subsurface strata, construct a watering
basin around the base of each individual plant, consisting of a raised ring of
soil capable.
5.4 PlacingRemove the plant from the container with minimum disturbance to the rootball.
Ensure that the rootball is moist and place it in its final position, in the centre of
the hole and plumb, and with the topsoil level of the plant rootball level with the
finished surface of the surrounding soil.
5.5 FertilisingIn planting beds and individual plantings, place fertiliser pellets around the
plants at the time of planting.
5.6 BackfillingBackfill with topsoil mixture. Lightly tamp and water to eliminate air pockets.
Ensure that topsoil is not placed over the top of the rootball, so that the plant
stem remains the same height above ground as it was in the container.
5.7 Street Tree LocationsAll Street Trees and their location shall comply with the following
requirements:
1. Trees must not be aligned with side boundaries or where underground
services are located;
2. Trees must be a single-trunked canopy shade species able to attain a clear
trunk height of 1.8m on maturity;
3. A minimum set back of 1m from the nominal kerb line;
4. A minimum horizontal distance of 2m from inlet gullies;
5. A minimum horizontal distance of 20m from the approach side and 6m from
the departure side of intersections that are not equipped with traffic signals;
6. A minimum horizontal distance of 3m to a power pole or street light;
7. A minimum horizontal distance of 1m to underground electrical cables;
8. A minimum horizontal distance of 2m to a fire hydrant, valve box or Telstra
inspection pit;
9. A minimum horizontal distance of 1.5m to a house sewer ot water main
connection;
10. A minimum horizontal distance of 2m to directly buried optic cable;
11. A minimum horizontal distance of 2m either side of a driveway;
12. A minimum horizontal distance of 15m from the approach of a pedestrian
crossing and 5m on the departure side;
13. A minimum horizontal distance of 20m from the approach of a bus stop and
5m on the departure side;
14. A minimum 45L container planting, have a well developed straight stem and
a minimum calliper of 25mm.
15. Double staked as shown on the detail.
6.0 MULCHING6.1 General
General: Organic Mulch shall be free from stones, soil, clay, dust, weeds,
seeds, roots, sticks, rubbish, vermin, insects, pests, fungus, disease and other
deleterious material. It shall be free from matter toxic to plant growth.
Type: Mulch shall be site sourced mulch or Coarse Hoop Pine mulch.
6.2 Organic Mulch InstallationGeneral: Place mulch to the required depth, clear of plant stems, and rake to
an even surface flush with the surrounding finished levels. Spread mulch to
the specified thickness so that after settling, it is smooth and evenly graded
between design surface levels sloped towards the base of plant stems in
plantation beds.
In mass planted areas: Place after the preparation of the planting bed but
before planting and other work.
In smaller areas (e.g. individual street trees): Place after the preparation of the
planting bed, planting and other work.
Extent: To surrounds of plants planted in grass areas, provide mulch to a
minimum of 1000mm diameter. Keep organic and inorganic mulch not closer
than 50mm from plant stems.
Depths: Spread organic mulch to the nominated depth or a minimum depth of
100mm.
7.0 PLANT SUPPORT7.1 Stakes and Ties
General
Remove all nursery stakes (typically bamboo stakes) at the time of planting.
Stakes
Requirement: Generally, plants of good quality should be self-supporting,
however stake plants located in open ground or adjacent to vehicular traffic or
as directed to mark their location or provide additional protection.
Material: Hardwood, straight, free from knots or twists, pointed at one end.
Installation: Drive stakes into the ground for at least a third of their length,
avoiding damage to the root system. Place stake at a clear distance of 50mm
from the edge of the rootball.
Plants up to 2.5m high: Two 50x50x1800mm stakes per plant.
Plants > 2.5m high: Three 50x50x1800mm stakes per plant.
Ties
General: Provide hessian or equivalent non-abrasive ties fixed securely to the
stakes, preferably one tie at no more than one-third of the main stem, others
as necessary to stabilise the plant.
8.0 HOLD POINTS8.1 Arrange Inspections
Garden bed preparation
The cultivation of garden beds shall be satisfactorily inspected by the Project
Landscape Architect prior to the placement of topsoil. Preparation shall be in
accordance with the standard details.
Street tree hole preparation
Street tree holes shall be satisfactorily inspected by the Local Council
Authority prior to backfilling. Preparation shall be in accordance with the
standard details.
Root barrier installation
Correct installation of root barriers shall be satisfactorily inspected by the Local
Council Authority prior to backfilling. Installation shall be in accordance with
the manufacturer's recommendations.
Advanced Street Trees
All street tree stock shall be satisfactorily inspected by the Local Council
Authority prior to installation. Quality of stock shall be in accordance with
sections 4.1 & 4.2 of this specification.
9.0 COMPLETION9.1 Planting Establishment
Establishment Period
Commencement: The planting establishment period commences on the date
of satisfactory inspection following practical completion of the relevant
landscape works. Unless nominated differently continues for a minimum
period of 12 months or until the works are accepted on-maintenance by the
Local Council Authority.
Existing planting and grass
Where existing grass or planting is within the landscape contract area,
maintain it as for the corresponding classifications of new grass or planting.
Recurrent works
Throughout the planting establishment period, carry out maintenance work
including watering, mowing, weeding, rubbish removal, fertilising, pest and
disease control, reseeding, returfing, staking and tying, replanting, cultivating,
pruning, hedge clipping, aerating, reinstatement of mulch, renovating, top
dressing, and keeping the site neat and tidy.
Replacements
Continue to replace failed, damaged or stolen plants. Replacement plants are
to match the species and sizes outlined in the planting schedule.
Grassed areas
Commence grass maintenance works at the completion of sowing,
hydroseeding and turfing. Maintain healthy weed free growth. Grass
coverage must achieve at least 80% at the time of practical completion.
9.2 On-MaintenanceOn-Maintenance Period
Commencement: The on-maintenance period commences on the date of
satisfactory inspection of the completed plant establishment period. Unless
nominated differently continues for the period of 12 months excluding plant
establishment period or until the works are accepted off-maintenance by the
Local Council Authority.
Existing planting and grass
Where existing grass or planting is within the landscape contract area,
maintain it as for the corresponding classifications of new grass or planting.
Recurrent works
Throughout the on-maintenance period, carry out maintenance work including
watering, mowing, weeding, rubbish removal, fertilising, pest and disease
control, reseeding, returfing, staking and tying, replanting, cultivating, pruning,
hedge clipping, aerating, reinstatement of mulch, renovating, top dressing, and
keeping the site neat and tidy.
Replacements
Continue to replace failed, damaged or stolen plants. Replacement plants are
to match the species and sizes outlined in the planting schedule.
Grassed areas
Maintain healthy weed free growth. Grass coverage must achieve at least
100% at the time of on-maintenance.
Street Trees
Maintain healthy pest free growth. Undertake formative pruning throughout
on-maintenance period to achieve minimum 1800mm clear trunk at maturity.
Top-up mulch to base of all street trees and maintain or remove all stakes and
ties prior to requesting an off-maintenance inspection.
9.3 Off-MaintenanceGeneral: Comply with the Council's nominated requirements for the
Maintenance and Inspection processes.
Cleaning
Stakes and ties: Remove all stakes and ties at the end of the maintenance
period. Any tree still requiring staking for support must be replaced with
healthy tree of equivalent species and size. Successful establishment of
replacement trees must be achieved prior to the off-maintenance acceptance.
Temporary fence: Remove temporary protection fences at the end of the
maintenance period.
Grassed areas
Show evidence of healthy weed free growth. Grass coverage must achieve at
least 90% at the time of on-maintenance.
