SUMMARY The applicant is seeking to develop a 2

story 13,800 square foot professionaloffice building on the vacant property at110 Chichester Place.

BACKGROUND

The property at 110 Chichester Place wasreplatted into 1 lot and rezoned to B-2 as theproperty was originally bisected by twoseparate zoning districts (B-2 & Parking).

As part of the replat process a variance wasgranted to allow parking spaces to be locatedin the required 15’ landscape buffers alongthe south and east property lines. Thesespaces will utilize grass pavers.

BACKGROUND

As part of the variance the applicant isrequired to add bamboo in these areas tohelp screen the parking from adjacentresidential properties.

An additional variance for parking stall sizesof 9x18 was granted along with a fire lanewidth of 24’ due to the fact that the buildingwill be equipped with a sprinkler system.

POLICY ANALYSIS The San Antonio River Authority suggests that

over half of the site is within the floodwaydefined by DFIRM.

A drainage study will need to be submitted andreviewed by the City’s contract engineeringfirm to determine the exact limits and stormwater discharge requirements for the proposeddesign prior to the issuance of a buildingpermit (No Rise) required.

POLICY ANALYSIS The proposed structure meets all

requirements for parking (56 spacesprovided / 46 spaces required),setbacks, height (34’ 6” to the top ofthe mechanical screening), andlandscaping.

ARB RECOMMENDATIONS That the required bamboo screening on the

SE corner of the property be planted with abamboo species with clumping roots in orderto help prevent the spreading of this plantonto adjacent properties.

Any new bamboo planted by the applicant,not existing, shall have a twelve (12) inchbarrier of FRP or substantially similar materialin an effort to prevent the spread of bamboo.

PUBLIC NOTIFICATION Postcards were mailed to property owners

within a 200-foot radius of the property,appropriate notice was posted on the Citywebsite and a sign was posted on theproperty
