Nicholas Ainger, MRICS Managing Director
Nick built a successful Estate Agency chain in Bucks, Beds and Oxon before qualifying as a
Chartered Surveyor to degree level (BSc Hons Estate Management). Nick is a Fellow Member of the
National Association of Estate Agents, Association of Residential Letting Agents and is a Licensed
Domestic Energy Assessor and Home Inspector. He is also a qualified RICS ECO assessor.
Nick’s firm has been delivering Energy Performance Certificates since the advent of EPCs in August
2007 and was one of the first firms in the country to be an accredited Green Deal Assessor
Organisation.

Neil Bowles Operations Manager
Neil worked in the residential sales and lettings industry prior to holding management roles within
the financial sector for 14 years, both for Retail Banking and Pension Servicing. As Operations
Manager, Neil focuses on managing each project, ensuring that it is delivered accurately and within
the required timescale.
Neil was one of the first to qualify as a Home Inspector and is also a Licensed Domestic Energy
Assessor, Green Deal Advisor and On-Construction Domestic Energy Assessor.

Our Services
AgilitySurvey has been at the forefront of Energy Performance Certificate (EPC) delivery since their introduction
in 2007.
Energy Performance Certificates (EPCs) provide a rating of the energy efficiency and carbon emissions of a
building from A to G, where A is very efficient and G is inefficient.
The data required to allow the calculation of an EPC includes the age and construction of the building, its
insulation and its heating method. EPCs are produced using standard methods with standard assumptions about
energy usage so that the energy efficiency of one building can easily be compared with another building of the
same type.
The Energy Performance of Buildings Directive (EPBD) requires that all buildings have an EPC when they are
marketed for sale or for let, or when houses are newly built. EPCs are valid for 10 years, or until a newer EPC is
prepared. During this period the EPC may be made available to buyers or new tenants.
AgilitySurvey can provide EPCs for Dwellings, Commercial Properties, and New Builds, as well as Display Energy
Certificates.
Energy Performance Certificates
MEES Compliance Service
The Minimum Energy Efficiency Standards, or MEES, are a set of legal requirements that aim to improve the energy
efficiency of private rented properties across the UK. The Minimum Energy Efficiency Standards will apply to all rented
properties with a valid EPC, both domestic and non-domestic, in England & Wales with leases of longer than six months
and shorter than 99 years.
Under MEES, buildings in England or Wales must achieve at least an ‘E’ rating on their Energy Performance Certificate in
order for them to be leased or rented.. After 1st April 2018, buildings that do not meet the minimum standards cannot be
re-let until improvements are made. If owners re-let the property, they will face a penalty fine of up to £5,000 for
domestic properties and rising to a maximum of £150,000 for non-domestic properties.

Legionella Risk Assessments
Legionella risk assessments are a statutory legal requirement under the Control of Substances
Hazardous to Health Regulations 2002.
AgilitySurvey can implement a legionella risk management programme across your property portfolio.
The first step is to organise legionella risk assessments on all properties which you own or manage. A
legionella risk assessment is a survey of the hot and cold water system in a property to identify if there
are conditions present which could cause legionella to proliferate and cause harm to tenants.
The second step is to inform and educate tenants of the risks and precautions.
Managing legionella risk in large social residential housing portfolios can be difficult, especially if hot
water is provided from a single source. Housing Associations and Landlords must retain records
specifically relating to legionella management and control and they should include site risk assessments,
routine inspections and remedial actions taken to reduce the risk of legionella.

Along with Energy Performance Certificates, which became a legal requirement when
marketing properties for sale or let from 2007, AgilitySurvey can provide additional
services to assist Property Marketers with their marketing requirements, such as
floorplans.
Our bespoke floorplans can be drafted to complement a client’s branding in colour and in 2
or 3D.
Property photography is delivered once the photographs have been professionally
enhanced and edited to maximise impact and assist sales.
AgilitySurvey’s fully trained assessors can provide all three services in just one visit,
reducing costs and inconvenience to customers, or as standalone packages.
The Heat Network (Metering and Billing) Regulations 2014 required notification of district or
communal heating systems to the NMRO by 31st December 2015.
The legislation required operators of district or communal heating systems to notify the
National Measurement & Regulation Office of their assets. Following this date, if the
implementation of heat metering is deemed economically feasible then operators may be
required to install heat meters in their properties by 31st December 2016. Currently, the
regulations are under review and expect to be revised by end of December 2016.
AgilitySurvey can help with the initial phase of works which will include an assessment of the
existing portfolio of district and communal heating sites. We will visit individual sites and
collect data to assess the economical feasibility for heat metering.

Delivering EPCs for 1,400 properties in two weeks. AgilityEco (in partnership with Pellings) was engaged by Poplar HARCA to develop an energy and sustainability strategy and delivery plan covering ECO, renewable heat and solar for their non-residential and residential property stock. As part of this, 1,400 properties were identified as suitable prospects for insulation measures and analysed for ECO funding opportunities. Each property required an Energy Performance Certificate - with a delivery timescale of two weeks.

OUR APPROACH
In order to meet the looming deadline of ECO1,
AgilitySurvey was mobilised to produce Energy
Performance Certificates on all 1,400 properties over a
two week period in January 2014.
AgilitySurvey carried out an in-depth survey of the
location prior to arriving on site and planned the
process with a team of highly experienced assessors. It
was imperative that each individual block was
inspected by the same team to enable cloning of those
that couldn’t be accessed, and that the team's time was
managed appropriately to cover the geographical spread
of addresses.
We organised the inspections so that the surveys were
carried out with a methodical approach, saving time,
travelling and inconvenience to the residents.
AgilitySurvey took control of booking appointments
with residents and dealt with the incoming calls from a
letter-drop so that it best suited the occupiers.
OUR SOLUTION
The data was collected accurately on site and then used
to create the Energy Performance Certificates off-site
within set timescales. This was possible because of
AgilitySurvey's in-house resource.
All staff were given deadlines to complete the work and
support staff assisted with collating the necessary files
for ECO funding including EPCs, Site Notes, XML files,
ECO Reports and photographs. Using approved sampling
techniques, AgilitySurvey's surveying team was able to
deliver every single survey on time - accurately,
professionally and without complaint.

Providing accurate and timely surveys and

As an approved contractor for SSE to carry out Energy
Performance Certificates (EPCs), Green Deal and Chartered
Surveyor Reports, AgilitySurvey was selected to complete
assessments on a number of schemes in Gosport,
Hampshire, Dundee and Forfar, Angus.

OUR APPROACH
AgilitySurvey carried out Green Deal Advice
Reports on several developments of flats in
Gosport towards the end of 2014, advising that
external wall insulation be installed. The team
booked the appointments with all residents,
visited at agreed dates and times and delivered
the relevant documents to SSE within agreed
timescales.
In Forfar, Angus, AgilitySurvey completed a project
which involved the inspection of 120 flats and
houses, which are of “No-Fines” construction, for
external wall insulation. Each property required an
EPC and a Chartered Surveyor Report (CSR).
OUR SOLUTION
Using Green Deal Assessors (GDAs) accredited
with our Green Deal Assessor Organisation
(GDAO), AgilitySurvey completed 149 assessments
in Gosport, using a total of 49 assessors.
In Forfar, Angus, the required assessments and
reports were completed within a two week period,
using three domestic energy assessors and one
Chartered Surveyor.
The project was completed well in advance of
SSE's deadline.
