I am writing regarding City Planning Case No. VTT-72899-SL-2A. Address 1146/1152 Beachwood Drive. Los Angeles 90038.

I support the appeal in this case. The project as designed does not yet fit the surrounding architectural tone.This block of Beachwood Drive is a very low-profile neighborhood of one and two story structures, many dating to the 1920's, ample landscaping, with front and back yards on most properties. The neighborhood benefits from a large amount of open space and fresh air.

The proposed Subdivision in this case needs design revision before construction . I believe the City Planning Department should hold the developers in this case to a higher, and more responsible standard.

Speaking as a resident in the area and a memer of the Hollywood Studio District Neighborhood Council:

I propose that the project be reduced in mass by one-third, from tllve to eight units, with the extra space being turned into common open space, a community garden, and increased landscaping. A playground on site is also possible. As Small Lot Subdivisions are sold as 'single family homes', they should be required to provide yards and open space for children.

I proposed these changes to ensure the quality of life our neighbors. I support any project that would fit into an already healthy and sustainable neighborhood.

The proposed Subdivision in case no. VTT-72899-SL-2A needs some revision to meet these standards. I ask that the Committee hear our concerns, and uphold the appeal.

I have a question regarding Council case number 14-1746.

It appears the applicants have requested a second extension of the case. The communique came on December 24. 2014.

How many requests for extensions does the appellant receive ? I may need the same considerations.

Are the Small Lot Subdivision Design Guidelines still valid ?

As you know, Jae Kim has repeatedly testified that the SLS Guidelines are meaningless and should be ignored and the "Map Act trumps the guidelines."

Planning is just not using the guidelines you have authored at taxpayer expense

Also, Is it legal to "measure" the official front yards on notoriously inaccurate "ZIMAS." Isn't it time to clarify these issues?
