Good news, Ontario homeowners
and prospective homebuyers –
your housing market is expected to
be among the strongest in Canada
this year.
For this, we can thank a reasonably
strong economy and continuing low
interest rates, among other factors.
The Canadian Real Estate
Association, in fact, forecasts that
Ontario and BC will lead the country
in 2016 in terms of sales activity and
price growth.
The national picture is bright, with
sales forecast to grow fi ve per cent
and prices 8.4 per cent. In Ontario,
sales are projected to rise 9.3 per cent,
and average prices eight per cent.
BC will be tops in Canada,
expected to grow more than 21 per
cent in sales and 11.5 per cent in
average prices.
Other markets across the country
should be so lucky, with far more
challenging economies and other
local factors.

BILD works with experts and
home builders’ associations
around the world to educate our
members on best practices for
planning, developing and building
new communities. Many ideas are
imported and incorporated into
the creation of new communities
across the GTA and others provide
inspiration for future projects.
By studying Danish architecture
in Copenhagen, our members
learned about building woodframe
midrise buildings. This ensured
they were ready when the province
amended the Building Code to allow
for woodframe buildings up to six
storeys. Woodframe construction is
prevalent in Copenhagen. The city
is dominated by four- and six-storey
buildings, most of them made of
wood, rather than the glass towers we
typically see in North American cities.
While the housing market in
Berlin is largely rental based and
signifi cantly di� erent from the GTA,
the city o� ered lots of interesting
ideas about architecture. Berlin
has a lot of infi ll development, and
buildings and their amenities are
creatively designed to integrate into
their surroundings. Rather than being
hidden away, many parking areas and
garage doors are beautifully designed
to blend into the streetscape.
Since we want to continue to
build Greener homes in the GTA,
our industry looked to Milan for
innovative ideas. Italy introduced
mandatory building energy labeling
10 years ago, which led to the
adoption of some really interesting
water and energy conservation
mechanisms.
Developers in Milan combine
style and function by incorporating
European design into their green
features. This includes using
rainwater collected from the
buildings as public fountains, or
planting hundreds of trees in planter
boxes on condo balconies for
benefi ts like shade and improved
air quality.
American markets like Miami
showcase great examples of
marketing luxury condominiums with
extravagant amenities. New-home
buyers in the city are treated to over-
the-top sales o� ces, larger suites
and super-sized models. Purchasers
are responsible for the interior design
of their suites, allowing them to
customize every aspect of their home
to their liking.
In addition to learning other
markets, the GTA also welcomes
numerous groups from cities
around the world. Over the years
we have welcomed industry
professionals from places such as
Austria, Denmark, China and Russia
to showcase our communities and
building practices.

LAST YEAR was a notable one in the
mortgage world: The Bank of Canada
dropped its infl uential overnight
target rate – not once, but twice.
In its latest announcement on
Dec. 2, the BoC held the rate at
0.50 per cent – where it had been
since July after dropping it from
0.75 per cent, where it had been
since January 2015 when the Bank
dropped it from one per cent.
Just a bunch of numbers, right?
Perhaps, but some experts are now
saying rates won’t begin to inch up
from these historical lows until 2017.
This means an extended window of
opportunity for those looking to buy
a home.
If you could lock in at a low rate
over 10 years, for example, that gives
you the comfort of knowing what
your mortgage payments will be
over that period, while over that time
you can also take advantage of any
pre-payment and lump-sum payment
options to pay down your mortgage.
Another appeal of this scenario
is that, as we often point out,
experts advise you take a long-
term view of your home purchase.
For example, some markets have
recently experienced cooling prices
and softening sales. But even if

10 years, is a home you buy today
likely to be worth more or less? If
you need an answer to this question,
just take a look back at prices 10
years ago. Of course, there are
no guarantees, but if you’re in the
homebuying mode anyway, today’s

compelling reason to act sooner
than later to take advantage of these
opportunities.
Low rates notwithstanding, the
banks, fi nancial fi rms, brokers and
other experts still advise homebuyers
to practice smart borrowing.
Experts stress that even as rates
remain low, buyers should explore
everything from putting down a larger
down payment to taking advantage
of pre-payment options to “stress-
testing” your mortgage at a higher
rate to ensure your fi nances can
accommodate rate fl uctuations or
other unforeseen circumstances.
One day, the mortgage landscape
will change. And if you’re among
those homeowners who have been
somewhat spoiled by continuing low
rates, you could be could be in for an
unpleasant surprise.
Take advantage of today’s low
rates while you can, but also spend
the time necessary to fi nd a broker
or banker you trust, who knows
their business, and who can help
you explore what options might be
best for you.

homebuying, you’re going to rely on
this advice – now more than ever. It
will prove to be time well spent.

IF YOU INTEND on buying a property
in the future, you may need to come
up with a larger down payment
because of recently announced
new mortgage rules.
In early December, Finance
Minister Bill Morneau announced
changes to the mortgage rules.
Starting Feb. 15, 2016, there will be
extra down payment requirements
for properties costing between
$500,000 and $1 million.
The current fi ve per cent
minimum down payment for the fi rst
$500,000 will stay the same, but
there’ll be a 10 per cent minimum
down payment for the portion of
the home price above $500,000.
For example, someone buying an
$800,000 property would need to
make a down payment of fi ve per cent
on the fi rst $500,000 ($25,000) and 10
per cent on the remaining $300,000
($30,000). That would be equal to a
total down payment of $55,000, or 6.9
per cent of the total purchase price or
an increase of $15,000.

The changes are aimed at slowing
the housing markets in Vancouver
and Toronto. While the average
home price is $454,976 in Canada,
it’s $630,876 in Toronto and $947,334
in Vancouver, according to the
Canadian Real Estate Association.
Although the changes are meant
to slow two of the country’s hottest
real estate markets, the rules will
apply across Canada. The changes
will apply to new mortgage loans
where a mortgage insurance
application is received on Feb. 15,
2016 or later.
First-time homebuyers who
planned on making a fi ve-per-cent
down payment on a property that
costs between $500,000 and $1
million will be a� ected the most.
That could lead them to do one of
the following:
» Purchase before the new rules
come into e� ect on Feb. 15
» Delay their purchase until they’ve
saved the additional funds
» Come up with the additional
down payment through a gift
from family
» Buy a property under $500,000,
which could mean they’d buy
a condo instead of a house (in
certain markets)
The new rule changes are the latest
in a series of moves since 2008
that have attempted to slow down
the housing market. Some of the
changes include decreasing the
maximum amortization for insured
mortgages to 25 years, increasing
the minimum down payment from
zero to fi ve per cent, and raising
the minimum down payment on
investment properties from zero to
20 per cent.

PRICES OF NEW GTA lowrise
homes have once again climbed
to a new record high, according
to the Building Industry and Land
Development Association (BILD).
The average price of new
detached, semi-detached and
townhomes across the region
reached $818,354 at the end of
November. This is a 17-per-cent
increase from November 2014 when
the average price was $700,779,
according to RealNet Canada Inc.,
BILD’s o� cial source for new-home
market intelligence.
“Prices in the lowrise market have
more than doubled in the last 10
years,” says BILD president and CEO
Bryan Tuckey. “This signifi cantly
reduces the average buyer’s ability to
a� ord a new lowrise home in the GTA.”
The average price of a new
lowrise home in November 2005
was $388,805.
Average prices of highrise homes
saw little change, as a result of
smaller suite sizes across the GTA.
The average price of a highrise
home was $446,981 at the end
of November, a decrease of less
than one per cent from November
2014 when the average price was
$449,371. Meanwhile the average size
of a new highrise suite in November
was 772 sq. ft. – a decrease of four
per cent from 2014 and 14 per cent
from 2005, when suite size was 810
and 901 sq. ft., respectively.
“While average prices of highrise
suites has not changed, the price
per square foot continues to grow,”
Tuckey says. “To keep the price of
new condominiums within reach
for new-home buyers, the industry
has found creative ways to reduce
the overall size of suites while
maximizing living space.”
The price per square foot of new
highrise homes in the GTA was $579
at the end of November, marking
a four per cent increase from
November 2014 when the price was
$555. The average price per square
foot has grown 74 per cent in the last
10 years from $333.
“Our member companies continue
to fi nd new and innovative ways to
build new homes that are a� ordable
for new-home buyers amidst a
price surge fueled by constrained
supply of serviced land designated
for development,” Tuckey says. “It
is a challenge because constrained
supply has resulted in fewer new
homes being brought to market,
which means demand is far
outpacing supply, particularly in the
lowrise market.”
There were 1,800 new detached,
semi-detached and townhomes
sold in November in the GTA,
bringing the remaining inventory
of new lowrise inventory down to
4,669 homes. This is a 73 per cent
decrease in inventory from 2005
when the amount of homes available
for sale was 17,311. A detailed table
of new-home sales across the
region is available below.
“The GTA has less than three
months of inventory remaining,”
Tuckey says. “It is critical that we
have an adequate supply of serviced
land designated for development so
that we can continue to build quality,
complete communities that people
can a� ord and want to purchase.”

WHETHER YOU’RE purchasing a
home for the fi rst time, are a
seasoned buyer moving in the
market or purchasing a retirement
condominium, the very action of this
signifi cant investment in real estate
represents a major life change.
There are a number of issues that
you should consider in order to
ensure that your house is in order.
1. How will I hold the title?
If more than one person is buying
the property, it is necessary to decide
how they will share the title.
There are two ways people can hold
title together. The fi rst is generally the
way we hold title with our spouses or
children, which is called “joint tenancy.”
This means that upon the death of
one of the parties, the remaining party
automatically becomes the owner of
the whole property without having
to inherit it or having it pass through
an estate. The reason is simply that
all owners on title own the whole
property rather than a part each.

The other way title can be held is as
“tenants in common.” Here each party
only owns the percentage allocated
to them, although the physical part
owned is not described. Upon the
death of a tenant in common, his
or her percentage of the ownership
goes to their heirs in accordance with
their will or law. Therefore, remember
to discuss this issue when you go see
your lawyer.
2. What about a will?
If you have a will, is it up to date
and does it represent your current
situation or state of a� airs? It is
important, especially if you have
young children, to have your wills
completed; not so much for the
money, but for a clear resolution of
the issue of custody if something
happens to both parents.
A will stops sibling disputes, takes
care of who will look after children,
keeps the government out of
your a� airs, allows for an orderly
disposition of your assets, and will
allow you to determine how you are
to be buried.
A power of attorney is used
when you are physically or mentally
incapacitated — there are two kinds.
The fi rst is for your body (what care
you will or will not receive). Your
representative will determine that.
The other is for the management of
your fi nancial a� airs.
Now is the time to create a will.
Speak to your lawyer and ensure that
this important matter is dealt with.
3. What about insurance?
You will need insurance for the house.
This is a great time to look at life and
disability insurance, and determine if
you should be insuring your mortgage
in case something happens to the
major wage earner.

a year to a year in length. A trend

the marketplace that is generally

CALGARY, EDMONTON and other markets already
experiencing a cooling are expected to be among
the cities hardest hit by the federal government’s new
minimum down payment requirement.
Finance Minister Bill Morneau on Dec. 11 announced
changes to the rules for government-backed mortgage
insurance, intended to contain risks in the housing market,
reduce taxpayer exposure and support long-term stability.
E� ective Feb. 15, 2016, the minimum down payment for
new insured mortgages will increase from fi ve per cent
to 10 per cent for the portion of the house price above
$500,000. The fi ve-per-cent minimum down payment
for properties up to $500,000 remains unchanged.
The move represents a graduated approach to
increasing the down payment requirement proportionally
to the cost of a home. Canadians who already hold
mortgages will not be a� ected by this announcement.
“The government’s role in housing is to set and maintain
a framework that is equitable, stable and sustainable,”
Morneau says. “The actions taken today prudently address
emerging vulnerabilities in certain housing markets, while
not overburdening other regions. They also rebalance
government support for the housing sector to promote
long-term stability and balanced economic growth.
“This measure will increase homeowner equity, which
plays a key role in maintaining a stable and secure housing
market and economy over the long term,” he adds. “It also
protects all homeowners, including many middle class
Canadians whose greatest investment is in their homes.”
In making the announcement, Morneau also highlighted
the increases in guarantee fees for Canada Mortgage
and Housing Corp. (CMHC)-sponsored securitization
programs, announced by CMHC.
So, what might all this mean for consumers?
For those in Calgary, Edmonton and even Victoria, BC,
the move could have the unintended consequences of
imparting additional cooling on already chilly markets.
CIBC Deputy Chief Economist Benjamin Tal says the
largest impact will be felt in Calgary, due to the large share
of high-ratio mortgages. In this city, the new measures are
estimated to impact about 10 per cent of new sales, while
in Toronto the fi gure is fi ve per cent; in Vancouver, just
2.5 per cent.
Overall, the ramifi cations of the move should be fairly
minimal. “It will only a� ect a small number of buyers,”
James Laird, president of mortgage broker CanWise
Financial, told New Home Guide. “People in the a� ected
group may need to rent a little bit longer until they save

the extra down payment required. They may still buy
where they’re planning to by getting help from family. Or
they may still buy right away, but buy a slightly smaller
home than they were planning to.”
The changes primarily target high-end homebuyers —
“two young professionals earning pretty good incomes,”
Laird adds. “They are purchasing in this $500,000 to
$1 million bracket.
“The other thing to think about is that it really shouldn’t
a� ect non-fi rst-time homebuyers. Presumably, they’d be
selling their previous home to buy another home, and
there’d be enough equity in their home.”
Toronto-based mortgage broker and wealth planner
Calum Ross expects the new rules to cause a spike in
activity before the deadline.
“Unexpected changes to the market that make access
to capital more di¡ cult historically have had a signifi cant
short-term impact, followed by an adjustment,” he told
New Home Guide.
“Expect market activity to go up substantially on homes
priced between $500,000 and $1 million through until
the deadline. Personally, the only surprise part of this
announcement is why they didn’t do this sooner. The
fact people were able to do fi ve per cent down beyond
$500,000 was ridiculous to begin with. Homeownership
is a privilege, not a right.”

ONTARIO AND BC HOUSING markets are expected
to lead the country next year, according to the
Canadian Real Estate Association (CREA). In
updating its forecast for Multiple Listing Service
home sales activity for 2015 and 2016, CREA
says housing markets in these provinces have
strengthened since its last forecast in September.
The association has therefore raised sales and
average price forecasts for these provinces.
While housing markets in other provinces have
performed as expected through the autumn,
prospects in 2016 for a rebound in oil prices — and
by extension, housing markets in oil producing
provinces — have dimmed. Accordingly, forecast
for sales activity in Alberta has been revised
lower, as have forecast average prices in Alberta,
Saskatchewan and Newfoundland and Labrador.
Additionally, interest rates are now expected to
begin rising later than previously anticipated. Now
expected to remain on hold until late next year,
low interest rates will continue to support sales and
prices in 2016.

Recently announced changes to mortgage
regulations that take e� ect Feb. 15, 2016 risk
cooling housing markets beyond their intended
targets of Greater Vancouver and the GTA, CREA
says. In particular, the changes are expected
to reduce sales activity in Calgary.
The forecast for national sales in 2015 has been
revised higher, refl ecting stronger than anticipated
activity in BC and Ontario. National sales are now
projected to rise by fi ve per cent to 504,000 units
for 2015, marking the second strongest year on
record for home sales in Canada.
British Columbia is projected to post the
largest annual increase in sales activity in 2015
(21.4 per cent), while Alberta (-21.4 per cent),
Saskatchewan (-10.8 per cent) and Nova Scotia
(-5.1 per cent) will record annual sales declines.
Activity in Manitoba is forecast to rise by 2.3 per
cent this year.
Home sales in Ontario are projected to rise by
9.3 per cent in 2015. The increase would in all
likelihood be higher were it not for a shortage
of lowrise homes in the GTA.
Sales in Quebec and New Brunswick are
forecast to rise by 4.8 per cent and 5.4 per cent
respectively compared to sluggish 2014 results.
Newfoundland and Labrador sales are forecast
to increase 3.2 per cent in 2015 on the back of a
rebound in the second half of the year. Activity
in Prince Edward Island, having benefi ted from
the lower Canadian dollar, is expected to be up
18.8 per cent from 2014 levels.
The annual forecast for national average
home price growth has been revised upward
to $442,600 this year, representing an increase
of 8.4 per cent.
British Columbia will be the only province this
year where average home prices rise faster (11.5
per cent) than the national average. The rise in
Ontario’s average price (eight per cent) is forecast
to be roughly in line with the national increase.
Elsewhere, average prices in 2015 are forecast
to rise by about two per cent in Manitoba,
Quebec and Nova Scotia, while falling 1.9 per
cent in Alberta, 2.7 per cent in Newfoundland
and Labrador and by less than one per cent
in Saskatchewan, New Brunswick and Prince
Edward Island.

Branthaven Homes brings holiday cheer to YWCA HamiltonBRANTHAVEN HOMES helped
deliver some holiday cheer to
YWCA Hamilton recently, when
the Burlington, Ont.-based builder
brought in a stylist, local artist and a
team of volunteers to treat residents
to a day of holiday-inspired treats and
festivities, capping it off with a craft
and a tree lighting ceremony.
Women living at the YWCA
often have nowhere to go. Having
struggled with homelessness,
addiction, mental illness and
violence, the few possessions they
carry with them are everything
they own.
“When Branthaven began
brainstorming about initiatives in
which we could participate during
this holiday season, the women
of the YWCA immediately came
to mind,” says Kristen Bellamy,
marketing manager at Branthaven
Homes. “Bringing in our team to
decorate for the season, while
encouraging interaction and
celebration among the women is
something that we were fortunate
enough to be able to witness,
once more.”
Cyndi McMullen, a YWCA resident
who has lived at the facility for a
year-and-a-half was beaming with
excitement over the project. “It
means a lot. There are many people
in Hamilton without a family, and
Branthaven came in with Christmas
decorations and trees – it’s just
mind-blowing.”
Earlier this year, Branthaven
Homes renovated all 65 transitional
housing units at the YWCA
Hamilton. After watching a TV
segment on the Ys transitional living
program and finding the rooms
bleak, Branthaven President Steve
Stipsits was motivated to champion
the $400,000 rejuvenation.
“We worked closely on the
rejuvenation project because our
goal was to give women living at
the YWCA Hamilton a beautifully
renovated space that would have
a positive impact on their lives,”
says Stipsits. “It turns out that the
women gave us more than that. We
had a new-found appreciation for
women who were going through
challenging journeys. We found
their determination, perseverance
and strength inspirational.”

bedrooms feel like sanctuaries becomes so much more important. The bedroom
is such an easy place to overlook — and in my experience, it’s often the last
place busy parents will invest time and money. To ensure you get the best sleep
possible, here are some essential steps to creating the best sleep retreat.

2. StreamlineIt may be old, damaged or just not
fi t your decor, but you can’t get rid
of it. It’s now or never. You don’t
have enough room in your home
— or your headspace — for clutter
so either fi nd a purpose for it or
give it away to someone that can.
1. Get the best mattress you can a� ord We spend a
third of our day sleeping — so
your mattress is a product that
is absolutely worth investing in!
While it might be scary to look at
a high ticket price on a premium
mattress, remember that a good
mattress can last anywhere
from 5-10 years or longer. So
a $2,500 mattress amortized
over this length of time ends up
costing around the same price as
your daily cup of co� ee. And do
ensure you try before you buy —
don’t be shy to lie down and toss
and turn in the store to make
sure it’s a perfect fi t.
4. Keep it clean Commit to keeping
the bedroom the cleanest room in the
house. At the end of a chaotic day, who
wants to return to chaos? Commit to using
laundry hampers, to putting clean laundry
away immediately, and to making the
bed daily. Making the bed, if you don’t do
so already, is a really simple task that will
yield huge wins and build momentum for
keeping the rest of the room tidy as well.
5. Make it smell good I use an essential oil di� user in the
bedroom in the morning to get me energized and in the evening
to get my body ready for sleep. A few drops of lavender essential
oil di� used in the room makes everything smell good and can do
wonders to calm the nerves and aid in relaxation. For further help
getting the best sleep try an herbal supplement like Pascofl air’s
passionfl ower to de-stress and aid in restlessness. And absolutely
remember to not let the bedroom become a dumping ground for
mess — you deserve a great night’s sleep and a restful retreat after
a long busy day. Commit to giving yourself this gift everyday!

of sleep for both adults and children. Before going to bed, put lights on
a dimmer (an easy change an electrician can do if you don’t have them

can install to keep light out from the small gaps that typically occur on the
sides of roller shades.

used a deep indigo blue called Krimson Lake by CIL Paints. It is absolutely
a myth that dark colours are inappropriate for small spaces — in a small
space dark paint can make a room feel cozy, dramatic and inviting. I took
the drama one step further by installing applied moulding from Metrie’s
Very Square collection. Applied moulding painted out the same colour as
the walls is a modern take on a more traditional architectural application.
