TheGrainaryCottages-TermsandConditionsThepersonwhosenameappearsontheBookingFormagreestotakefullresponsibilityforensuringthatallmembersofthepartyadheretotheConditionsofLetsetoutbelow.IntheseConditionsofLet,“Owner”referstotheownerofthepropertyyouarebooking;“Property”referstothecottageorroomyouarebooking.

1. Only those people listed on the Booking Form are permitted to occupy theproperty. Any other guests will be asked to leave immediately and in certaincircumstanceswe reserve the right to terminate yourbooking.ThenumberofoccupantsofthePropertyMUSTNOTexceedthemaximumnumberstated

2. Wekindlyrequestthatyoupayforyourstayinfullatthepointofbooking.We

acceptCheque,PayPalorBACSpayments. PleasecontactusforBACSdetails ifyouhavenot already received them. (Chequesmadepayable toTheGrainaryCottages)

3. The cottages areprepared to ahigh standard for each arrival, andwe request

thatthecottagesarekindly left inthisconditionwhendeparting.Werequesta£100.00 refundable security deposit for each individual cottage booking, (Thiswillbecollectedalongsidefullpaymentofyourstay).Yoursecuritydepositwillbe refunded via cheque/BACS payment within 28 days of departure, on theconditionthatthepropertyisfoundinagoodcondition.TheGrainaryCottageswill, in certain circumstances, request a different sum for a security depositwheredeemedfit.

Yourbookingisnotofficialuntilwehavereceivedyourdetails,a50%paymentofyourtotalstayandsecuritydeposit.UntilthenTheGrainaryCottagesreservestherighttocontinuetoadvertiseyourproperty.WhenpaymentandtheBookingForm have been returned, you will receive written confirmation via email orpost.Wereservetherighttochangethedepositamountwhenwedeemfit.

5. Guestsacceptfullresponsibilityforallkeyswithinthecottageduringthestay.If

anyofthekeysarelostormisplaced,guestwillpayforanyreplacements.Whenguestleavestheproperty,thefrontdoorkeyMUSTbeputbackintheKeyLock.

6. Please notify the Owner of any cancellation in writing, (letter or email). If

cancellation ismadewithin21daysof theholidaystart, (48days forbookingsmade between the 20th December and the 31st December) then the wholeamount paid will be retained unless the Property can be re-let. If a re-let issuccessful thena full refundwillbemade, lessanadministration feeof£50. Ifthe Property cannot be re-let then no refund will be given.

7. IntheeventthatTheGrainaryCottagesarerequiredtocancelthebookingpriortoguestarrival,allpaymentsreceivedbyTheGrainaryCottageswillberefundedtotheguest,attheirdiscretionwithin28days.

8. Tosafeguardagainst cancellation charges&otherunforeseeneventualitieswe

strongly recommend Cancellation Insurance. (Recommend you go towww.comparethemarket.com/travel-insurance)

9. Pets are allowed at a separate charge of £30per stay, (due to cleaning costs).

Petsarenotallowedupstairsoronanycarpetedsurfaces. Ifwediscoverafteryourstaythatyourpet,oranyanimalfromthefarmhasbeenintheseareasofyourcottage,yousacrificeyoursecuritydeposit.Pets must be kept on lead at all times, failure to do so might result in you loosing your security deposit. We reserve the right to amend this charge at any point.

10. There is strictly NO SMOKING inside or outside of the Cottages. Any signs of

smokingduringorafteryourstayandyouwillloseyourdeposit.

11. Guestsacceptthattheresponsibilityforanypersonalproperty,whilstoccupyingtheaccommodation issolely theirs.Allvehiclesarealso leftat theguests’ risk.

Guests agree to absolve the Owner of any responsibility for any accident ormishaptopersonsorpropertywhilstonthepremisesorwhilstengagedinanyactivity therein, or from any illness or injury arising from any causeswhatsoever.

12. GuestsagreetousethePropertysolelyforitsintendedpurposeasself-cateringaccommodation and to accept the Owner’s right to refuse to hand over theProperty to any person deemed unsuitable to take charge. Guests causing anuisanceordisturbance toneighboursorotherguests,behavingunreasonablyordisruptingtherunningofthefarmmayresultintheOwnerrequestingthemtoleave.

13. GuestsagreetoallowtheOwnersaccesstothePropertyatallreasonabletimes.

Wewillonlyeverrequestaccesstoyourpropertyincaseofanemergency,e.g.awaterleak,orwhenwewillneedtoinspectorrepairtheproperty.

14. Guests must respect and look after the accommodation during their stay and

must leave the Property clean and tidy. Please let us know of any damage orbreakagessothatwecanrepairorreplaceitemsforthenextguests.Wereservetherighttochargeforanydamageorbreakages.

15. GuestsmustvacatethePropertyby10amatthelatestontheirdayofdeparture,

unlessspecialarrangementshavebeenmadewiththeOwner.ThisistoallowustopreparethePropertyforthenextguests.

16. Guestmayarrivefrom3pmonwards.

17. Allelectricalapplianceshavebeentestedandapprovedwithinthetermsofthe

newFireAssessmentRegulations.As theuseofguestsownpersonalelectricalequipmentisoutofourcontrol,itmustbeusedattheirownpersonalrisk.

18. Wi-Fiisavailable,andisfreeofcharge

19. Ifyouhaveanallergytofeathers,pleasebringyourownbeddingwithyou.Ifyou

haveallergies to animals, pleasebeaware that there aremanyanimalson thefarm, and aswe accept dogs, your cottagewill occasionally have had dogs, ormaybecatsstayinginit.

20. Guests must not enter any farm buildings or fields containing livestock. It is the

Guests responsibility to make their children aware of the potential dangers on site, including equipment, chemicals and areas of water. Children MUST be closely supervised at all times.

21. Guest acknowledges that The Grainary cottages, you understand that it is a separate

business from The Grainary Bed and Breakfast. You may eat in the Breakfast, Tea Rooms and Restaurant rooms, however this is subject to availability and is at an additional cost
