Safe Harbors 2013 Annual Report • 3

In early 2011, the Board of Safe Harbors of the Hudson developed a three-year strategic plan. Building on our core mission of providing housing, support and opportunity for our tenants, the plan detailed a vision for the expansion of the organization. Safe Harbors and the Ritz would work in concert to spur the redevelopment of downtown Newburgh; we would secure dynamic tenants for our Broadway commercial space, pursue opportunities to replicate our unique housing model and create a vibrant arts scene on lower Broadway, serving as a catalyst for cultural tourism and renewed

community pride.

The vision and accompanying goals and objectives outlined in 2011 have resulted in a strong, dynamic organization. Safe Harbors and the Ritz created a beautiful box office and a newly designed marquee will be installed this spring. Innovative partners have been identified for 115 and 117 Broadway and those long-dormant spaces are now being built out to house two vibrant new businesses. These façade improvements and development in the building enhance the aesthetics of the block and contribute to the vitality of Broadway. A new partnership with community theater production company Hatmaker’s Attic and expanded programming in the Lobby at the Ritz and Ann Street Gallery draw more people to our downtown each year.

The innovative and now iconic public art on the east façade of the building serves as a defacto gateway to our city and helps solidify our role as an arts and cultural hub in the community.

While we pursue additional housing opportunities in the City of Newburgh and the region, Safe Harbors continues to provide responsive on-site management at the Cornerstone and, with our partner Independent Living, succeeds in keeping evictions low and tenant success and achievement high.

As we enter 2014, I would like to extend a sincere thank you to Adam Rodd who served the organization with extraordinary commitment as Safe Harbors Board Chair from 2011 through 2013. We welcome James Moss as the new Chair of the Board and look forward to working with him to grow our mission into the future. Safe Harbors also thanks founding Ritz Theater Board Chair James Beard for his distinguished leadership and unwavering support of the Ritz Theater and our restoration efforts. We welcome new Chair Eileen Osterby and her enthusiastic embrace of the project.

In the coming year, we will continue to provide housing and opportunity for those most in need while welcoming our innovative commercial space partners, thousands of guests attending our cultural events, hundreds of neighbors joining us to clean our City and the twinkling new lights of the marquee casting their glow on a new and improved Broadway.

Sincerely,Lisa Silverstone, Executive Director

Safe Harbors’ sister organization, the Ritz Theater-Newburgh, Inc., celebrated 100 years of live theater at 107 Broadway with an array of well-attended programs and events. In a major step forward in the restoration of the historic theater, work began on a new marquee that will soon light up lower Broadway illuminating the cultural hub we have established in the heart of downtown.

Highlights• With our partner the Bardavon, sponsor Newburgh Veterinary Hospital and a grant

from NYSCA, the Ritz presented the Tom Humphrey Music Series with performances by Jazz legend Bucky Pizzarelli with Vinny Raniolo and Frank Vignola, Steve Katz and Rebecca Martin featuring Larry Grenadier.

• The new children’s program Stepping Stones Stage featured storytelling, music and puppetry performed by authors and musicians Lydia Adams Davis, McKenzie Willis and Evan Gottfried.

• A free outdoor concert for kids featured local performer Gustafer Yellowgold.• Other programming included an Evening of Local Literati with Genie Abrams reading

from her novel Louie Levy’s Greatest Catch and Brian C. Petti with excerpts from his monologues Echoes of Ireland.• The Ritz hosted the fifth annual RitzKidz “Newburgh’s Got Talent!” Talent Show with many talented performers

returning to the stage for the third, fourth and fifth time joined by many others making their debut performance.• Ritz Theater forged a partnership with Hatmaker’s Attic and staged several performances in the Lobby. The 25th

Annual Putnam County Spelling Bee and A Few Good Men were performed to sold-out audiences. Hatmaker’s also produced Underneath the Lintel starring local actor and Hatmaker’s co-founder, Edward-Gibbons-Brown, The Love Song of Sidney J. Stein by local playwright, Brian C. Petti and Ebenezer, a unique take on Charles Dickens’ “A Christmas Carol.”

Voices from the Community

I came to learn about Safe Harbors soon after I began exploring

the area surrounding my new home in Newburgh. I moved here in the fall

of 2012. More than anything, I found myself drawn to Newburgh with a

hope that my new home and the city would continue to heal a heart that

had been broken by the loss of a beloved partner. I was seeking a new

beginning and Newburgh provided that. In looking for things to do, I was

immediately drawn to events that happened at this hard-to-miss place

on Broadway. Working in the theater myself, I was instantly swept up in

the story of the Ritz Theater and was anxious to have a reason to visit. A

performance, though, wasn’t what brought me initially inside the building

that I later learned was intimately tied to Safe Harbors; it was a Christmas

Bazaar and art show. As I wandered through the halls that first time, I

remember being struck by the art, the community spirit, and feelings of

happiness.

In the following months, I continued to come in contact with

different aspects of Safe Harbors without seeing its pieces as part of a

whole. I attended openings at the Ann Street Gallery; I even became a

member. I went to a few performances in the Ritz Theater Lobby and I

stopped by a variety of special events. All these things were great, but

it wasn’t until a conversation with a man whom I had hired to do some

carpentry work that I began to fully understand the work of Safe Harbors

of the Hudson. Through our conversations, I learned of his personal story

and that he lived in the Cornerstone Residence. I had already developed

respect for him as a gifted craftsman and his personal story of resilience

both inspired me and caused me to consider the value of Safe Harbors

in its provision of a secure and supportive place for him to live and grow.

Through my carpenter, I began to understand the total mission of the

organization and, then, I began to believe in it.

In preparing to write this, I have often wondered if somehow the

mission of Safe Harbors isn’t finding its way into the whole of the City of

Newburgh. After all, of all the places I could have chosen to live to continue

to heal some deep wounds, I chose the City of Newburgh. I’m glad that

Safe Harbors and its work at the Cornerstone Residence, the Ritz Theater,

and the Ann Street Gallery are my neighbors. I’m hoping that the spirit of

what’s done in these places will continue to ripple out to all those in need…

including myself…for whatever those needs might be. We all deserve a safe

harbor to live and grow. That’s the importance and the gift of Safe Harbors

of the Hudson.
