BANHAM INSTALLATION NOTES ARC = Alarm Receiving Centre FAIR PRICE GUARANTEE The Company promises to limit the price increases on maintenance and monitoring charges to the rate of inflation (rounded up to the nearest pound), a pledge we believe to be unique within our industry, offering a lifetime guarantee on full ARC contracts for parts. Banham alarm systems are sold on an ‘outright sale’ basis and not ‘rental’. In addition, the customer is entitled to cancel the monitoring and maintenance contract at any time after the first year has elapsed. The customer should be aware that the monitoring and maintenance charges are reviewed on the 1st January annually and should therefore be aware that prices for new installations quoted towards the end of the calendar year and accepted in the following year may experience a higher increase in the first year. The customer is sent an invoice inviting contract renewal between four and six weeks before t he contract anniversary. MAINTENANCE CONTRACT Includes the specified number of inspection visits per annum to ensure that the system is functioning correctly. Any developing fault found during an inspection will be rectified accordingly at no charge other than for replacement components which are outside the 12 month guarantee period. Batteries are replaced as necessary at no extra charge. It may not be possible to test certain items because it is impractical within normal testing procedures (such as system timers and cut outs). Failure to keep an appointment may be subject to a surcharge when rebooking t he call. Requests for a Saturday call may be subject to a surcharge. We reserve the right to cancel appointments at short notice if situations occur beyond our control. WARRANTY CONTRACT (Subject to company approval) Provides service for the maintenance of intruder alarm system 24 hours a day, to include parts and labour. Exclusions are listed as follows: Insurable risks, Acts of God, mains power failure, customer error and misuse, interference with the system by customer or other parties. Either party is entitled to cancel this contract with at least 4 weeks prior written notice. EMERGENCY 24 HOUR SERVICE In the event of system failure outside the annual maintenance visit(s), customers with maintenance contracts are entitled to a service engineer visit within 4 hours of the request. These visits are charged separately at preferential r ates. CONTROL EQUIPMENT The control equipment is capable of checking through all the circuits following an activation and will automatically rearm the system, with any individual input which activates twice being omitted (except for Final Exit). Where the alarm is connected to the ARC the alarm system will rearm to ‘local alarm only’ after a confirmed activation. Where a first activation is received with no further confirmed signal being received within a 30 minute time window, then the alarm will rearm to its normal state. DIGITAL COMMUNICATION TO ARC Located together with the control equipment, this unit transmits a coded message to the ARC via an analogue telephone line. REDCARE COMMUNICATION TO ARC Located together with the control equipment, this unit transmits a coded message via the BT telephone system to the ARC. RedCare i s a monitored line s ystem and therefore gives indication of both normal alarm conditions and line faults. Any alarm or line fault received by the ARC will be treated as an activation. However, a li ne fault will receive keyholder response only. DUALCOM PLUS I GPRS TO ARC Dual Corn communicator and aerial is positioned in a suitable location on site subject to engineer’s radio test. It combines telephone and radio technologies. This combination helps to ensure that the alarm signal is always transmitted despite damage to one of the signalling paths. The land line connection can utilise any telephone network. These units are monitored by a polling server to regularly ensure the integrity of radio path. ARC COMMUNICATION ON NEW EXCLUSIVE TELEPHONE LINES

It is the responsibility of the client to provide a telephone line (outgoing only ex-directory in thecase of Digital Communication) with a block terminal adjacent to the control unit. In the caseof RedCare, this must be a BT line. This should be an exclusive line that is not highway, ISDNor has any form of fax, modem or answerphone equipment. Line installation and ongoingrental to be charged directly to the client by the telephone service provider. Banhamrecommend a dedicated line for total security.ARC COMMUNICATION ON EXISTING TELEPHONE LINES

It is the responsibility of the client to provide a block terminal adjacent to the control unit. Thismust be connected directly to the NTE5/NTE2000 master socket line box. Any deviation fromthis may impede the working capability of the alarm. The telephone service provider willcharge the cost of the installation directly to the client. When your burglar alarm is connectedto ARC via your normal telephone line as opposed to an outgoing only ex-directory line, thereis a risk that you could be burgled while your telephone line is engaged (except in the case ofRed Care or Dual Com) in which case a signal would not be sent to our ARC. If you feel thatthe probability of this occurring is an unacceptable risk, please ask for further details fromyour surveyor. BT Broadband lines can be utilised provided that the appropriate hard-wiredfilter has been fitted by your telecom service provider enabling an analogue device to operateon a digital line. Banham can provide this filter at an additional charge, but can accept noresponsibility for damage to existing equipment or non-operation of line.APPLICABLE TO ALL ARC CONNECTIONSAll ARC connections work on analogue lines although Broadband services can be used in

conjunction with a hard-wired filter connected to the communication equipment. All alarmcommunication equipment has a REN value of 1. It is the client’s responsibility to ensure thatthe total REN value of 4 is not exceeded.As soon as your telephone company’s site work is complete it is the customer’s responsibilityto notify Banham so that arrangements for ARC connection can be made. This normallyinvolves a separate engineer visit following the alarm installation.Any alarm (or line fault if Redcare or Dual Corn) received by the ARC will be passed to theappropriate authority and recorded. The Association of Chief Police Officers (ACPO) havestated that all new ARC connections should be ‘confirmed’ systems. Banham achieveconfirmed signalling by using sequential verification which means that the initial activation willbe subject to keyholder response only and any subsequent alarm activation received within30 minutes of receiving the first alarm activation will be combined and passed to the police asa ‘confirmed’ alarm signal. Upon receipt of the ‘confirmed’ alarm signal the ARC will permit afurther 3 minute time window to allow any unset signal to arrive. The ARC will also attemptverification by telephoning the site and will try to contact registered keyholders as necessary.The client should be aware that if the Police receive an excessive number of false alarms thiswould result in them temporarily withdrawing their response to signals from the alarm system.It is therefore in the user’s interest to be aware of the cause of false alarms and to minimisethe risk of their occurrence. In an effort to minimise false calls to the Police, Banham will notpass any activations from a system where an unset or cancellation signal has been receivedwithin a 3 minute period of the initial activation, or following confirmation from site of thecorrect passcard number.Prior to any alarm activations being passed to the Police, there must be a fault free period ofat least 14 days.Fire detectors fitted to the intruder alarm will transmit signals to the ARC in the event of anactivation. On receipt of these signals the local Fire Brigade will be contacted unless a writteninstruction to the contrary has been received. This policy applies only in areas where Banhamhave an agreement in place with the appropriate local Fire Authority.The customer should be aware that although the ARC will pass fire activations to the FireBrigade, Banham cannot be held responsible for any charge that may be levied by the FireBrigade to the customer in the event of a false fire alarm activation nor for any subsequentlack of response by the Fire Brigade in the event of repeated false fire alarm activations.Any contracts set up are subject to a Police URN charge. However, this is not applicable ifkeyholder response only is required. continued...REMOTE RESTOREThis facility allows the remote restoring of your alarm system by the ARC after an activationprovided that the level of Policed false alarms does not exceed the industry’s current falsealarm policy. The remote restore service will subsequently be available where the alarm callto the Police has been cancelled immediately by entering your code or presenting your fob

and deactivating the alarm and then telephoning the ARC and quoting your passcard.KEYFOB OPERATION (3 fobs supplied as standard)By presenting the keyfob to the pre-determined keypad reader this will activate the set/unsetmenu on the keypad subject to programming. Code operated systems can be providedsubject to client signing and returning the relevant keyfob waiver document (we stronglyadvise that you check with your insurers before proceeding). This does not apply toKeyholding only response contracts.

KEYSWITCH OPERATION (3 keys supplied as standard)Where specified a keyswitch provides a pre-designated full or part area of the alarm. Theprovision of a keyswitch facility is in addition to the remote keypad provided. All restoresfollowing an activation and alterations to the system programming will need to be carried outusing the remote keypad. The use of a key to set/unset the alarm may have insuranceimplications and as such customers are advised to check its use with their insurers.DETECTION EQUIPMENTAll units are sited as specified. Movement detectors are sited at approximately 2.3m high andoperate with an unobstructed view.Door Contact: Magnetic reed door contact fitted as specified.RX4O: Passive infra red detector with quad zone logic. (Grade 3)K.Fob: Device designed to operate the alarm from the appropriate keypad.WARNING EQUIPMENT (Grade 4)Self actuating siren (with strobe if specified) contained within Banham shield-shape cover.Sound level 120 db @ 1 m. Interference with the wiring or unit will cause the alarm to activatewhether the system is set or unset. The siren will automatically cut out after 15 minutes. The

strobe can continue flashing to provide visual indication of an activation until the alarm ismanually restored. The unit also incorporates flashing comfort lights.DIRECTIONSAll directions given as standing outside the front of the property facing front elevation unlessotherwise stated.KEYHOLDING REQUIREMENTIt is a requirement of the Local Police Authority and the Environmental Health Officer thatthere should be at least two private keyholders available in the event of an alarm activation oremergency. If you are unable to provide suitable private keyholders, Banham can provide thisservice through their wholly owned subsidiary company, CMS keyholding. Please phone 0207627 0344 for further details.Please note that Banham are not liable for reimbursement of any charges relating toKeyholders regardless of the nature of the alarm activation.COMPLIANT WITH CURRENT NACOSS AND ACPO STANDARDS

Banham are certified to European Standard EN5O1 31-1 :2006/PD6662 for the installationand maintenance of intruder alarms. The Company is an ‘Approved Installer’ on the role of theNational Security Inspectorate (NSI), and is authorised to issue a ‘Certificate of Compliance’on payment of the final invoice. The Association of Chief Police Officers (ACPO) stipulatesthat any intruder alarm system, where Police Response is required, must operate inaccordance with the ACPO Policy and DD243 . The initial activation will be subject tokeyholder response only, and any subsequent alarm activations from a different technologydevice received within 30 minutes of receiving the first alarm activation will be combined andpassed to the Police as a “confirmed” alarm signal. In an effort to combat false calls beingpassed to the Police due to user error, ACPO has stated that intruder alarm systems must beconfigured so that if unsetting is achieved via a PIN code then upon entering the premises, allconfirmation signalling must be disabled. To overcome this, the unsetting of a system must bedone by means of a keyswitch, shunt lock or keyfob. In order not to compromise client’ssecurity or operational reliability, Banham recommend the keyfob option, which means thatonly the designated exit route is isolated in the event of entry via a final exit door, subject toan entry shock device being installed.AUDIBLE CUT OFFThe Noise and Statutory Nuisance Act 1993 stipulates that the external audible alarm be fittedwith a 15 minute cut out device and Banham install these devices as standard on newinstallations unless otherwise instructed.TESTINGWe recommend that the user verifies the area of coverage of detection devices betweenengineer visits.NOTE:Itis important for the user to be aware that when the alarm is not ‘set’ it is merely dormant andtherefore potentially active. If the user needs the alarm to be ‘shutdown’ at any point, then thisshould be carried out by a service engineer.FITTING DATEThe date will be cancelled and reallocated if a signed agreement in line with our terms andconditions has not been received by our office five working days before the date ofcommencement.
