LOCATIONBarnaby Side Farm is situated in a productive agricultural region on the edge of the North York Moors National Park about 2 miles north west of Guisborough and about 9 miles south of the centre of Middlesbrough with good public road access along the main A171 linking Middlesbrough to the coast at Redcar. The A19 is about 11.5 miles away providing a direct route to Newcastle-upon-Tyne to the north with York and Doncaster to the south. The nearest train station is at Nunthorpe which is on the northern line and is less than three miles away and from where it is only about three and a half hours to London’s Kings Cross. THE FARM BUILDINGSThere are two sets of farm buildings at Barnaby Side. THE FARMLANDThe farmland is gently undulating, rising from the low ground at Hemble Hill at about 90 m above sea level to about 195m by the moor on the northern boundary of Barnaby Side. The arable land is mainly south facing and fairly level with steeper fields and banks of permanent pasture and woodland. The land is classified as predominantly Grade 3 and 4 with some parcels of grade 5 to the higher elevations. The majority is capable of producing good yielding arable crops.

In total there are approximately 433.91 acres under arable rotation and about 186.73 acres of permanent pasture about, 174.05 acres of woodland grazing, shelter belts and scrub woodland with the remaining 4.27 acres comprising of buildings and tracks.

The land is divided into two separate blocks by the A171 road, with the main block at Barnaby Side extending about 704.75 acres rising up the hillside to Barnaby Moor. Despite there being significant public access to this higher ground, there remains potential for a number of commercial forestry opportunities and various rural activity enterprises. The smaller block at Hemble Hill to the south of the road extends to about 101.26 acres and is of predominantly high quality arable land in rotation with some permanent pasture.

FARMING ARRANGEMENTSThe farm is currently run predominantly as a mixed arable and livestock unit with an additional specialist pig fattening unit.

The land at Barnaby Side is farmed on a Contract Farming Arrangement which is rolling over from an earlier ten year agreement. Further details are available from the Selling Agents. The pig buildings are also occupied on a Contract for Services basis due to terminate on 30th September 2019. The land at Hemble Hill is farmed in hand.

There is also a separate grazing agreement on the grassland and a Farm Business Tenancy relating to the use of an open fronted barn, both of which are due to terminate on 30th September 2019.

GENERAL INFORMATION

PUBLIC RIGHTS OF WAY AND EASEMENTSThis property is sold subject to and with the benefit of all rights of way whether public, private, rights of water, light, support, drainage, electricity and other rights and obligations, easements, quasi-easements, restrictive covenants and all existing and proposed wayleaves whether referred to or not.

There are a number of footpaths which cross the farm with details available from the Redcar and Cleveland Borough Council Public rights of way plan.

It is important to note that to the north of the higher elevations, Barnaby Side Moor borders a further network of footpaths on Eston Moor which is a statutory nature reserve and considered as Open Country under the Countryside Rights of Way Act 2000, which allows a right of access to the public over that land.

The mains electricity is 3 phase. In addition, the farm generates electricity from solar panels on the roof of the courtyard buildings which goes directly into the grid and for which a Feed In Tariff is paid under an existing contract with Npower.

The private water supply comes from a bore hole at the north east end of the farm and is pumped to a collection tank from where it is gravity fed. The supply is shared with the neighbour to the east and although not specifically documented is maintained on a 50:50 basis; amended occasionally by agreement between the parties. The water passes through UV filters at the cottages and farmhouse and the system has been most recently managed and maintained by Dale Water.

STATUTORY DESIGNATIONS Barnaby Side Farm is considered to be a statutory “disadvantaged area” starting from above Back Field behind the farmhouse up into the higher elevations and from the boundary of the arable land in line with Mill Farm in the

bottom, covering Upsall Moor and East Dibdale Plantation onto the tops.

Historic England have identified four Grade II listed Boundary Stones staggered to the north of The Cross Keys Inn (although these do not exist on the ground) and a scheduled monument at Mount Pleasant Cairn on Upsall Moor.
