Barnland House“When we were looking for a new house just over eighteen years ago, we were searching for a large family home that had enough land for us to keep a few animals,” says Janet, “and Barnland House ticked all the boxes. It has just under two acres of grounds and the house is extremely spacious; it has allowed us to live the good life, really.”

This handsome, Victorian family home occupies a superb location in the Lower Weald of Kent, on the outskirts of the attractive village of Headcorn. “Before we purchased the house it had only been owned by three families,” continues Janet, “so though it was in reasonably good condition, the décor was very dated. We redecorated throughout, gutted the kitchen and replaced it from the floor up, and we also combines the separate WC and bathroom into a lovely big family bathroom. Then in 2003, when our son was born, we added a large extension to give us more space for our growing family. It gave us a study and family room downstairs, increased the size of our daughter’s room quite considerably and also allowed us to add a dressing room and en-suit bathroom to the master bedroom. It’s a large house, but it’s not rambling. The stairs are right in the middle, and all the rooms flow from that space so there’s a nice connection between the different areas. It has been perfect for us as a family.”

“Beyond the patio doors that lead from the mail living room we have a really nice decked seating area,” continues Janet, “and that in turn leads onto a large area of lawn. The rest of the grounds consist of a meadow, shaded areas of mature shrubs and trees, and then right at the end we have a large field sur-rounded by hawthorn. It’s lovely because during the summer the hedge is covered in blackberries and damsons, so we can wander down and pick an abundance of berries.”

“When we moved here there was a rather nasty old outbuilding that was about to fall down,” continues Janet, “so we took it down and replaced it with a timber framed building. It has a room at the front that we used to use as a playroom, and two further rooms at the back that are now used as a gym and a photo-graphic studio. It’s a versatile space that, in my opinion, has huge potential.”

“We have loved living here, and the area is particularly nice,” says Janet. “Head-corn is the perfect village and has everything from a good selection of shops to a number of really nice restaurants. And it’s an incredibly convenient place to live. We’re no more than ten miles from Ashford, Maidstone and Tenterden, and the road networks are really good.”

“I’ll miss everything about this house when we leave,” says Janet, “but our circumstances have changed and so the time has come to move on. The house is perfect. In the summer we can open it up to the garden and in winter it’s the ideal Christmas house, particularly with the fires roaring away. I’ll also really miss the peace and quiet, and of course the stunning grounds.”*

Headcorn has a number of local shops, restaurants and a main line station serving Charing Cross/Cannon Street in about one hour.

There is access to a number of major road routes including the M20 at junction 8, which provides a link to the M25 orbital motorway network and the international airports of Gatwick and Heathrow, as well as the Channel Ports. Ashford International Station and Ebsfleet International Station are only a short drive away and provides regular services to the Continent and a high speed railway service to St Pancras in less than half an hour.

The area is particularly well known for the quality of schools, both in the private and state sectors. Notable schools in the

area include Cranbrook, Benenden, Sutton Valence, and Sutton Valence Preparatory School. Excellent Grammar Schools can be found in both Maidstone and Tonbridge.

Leisure activities in the area include walking and riding in the surrounding countryside; golf at a number of interesting courses in the area including the Nick Faldo designed Chart Hills at Biddenden; sailing at the Kent Coast and Bewl Water.
