Introduction This training manual was designed to help new users become familiar with the operation and navigation
of the REAMSView System website.
Individual duties and responsibilities will be assigned to you by your BLM Area Contact.
Minimum System Requirements The REAMSView.com website uses some of the latest web technologies. The following are the
recommended minimum system requirements.
Intel Core2 Duo CPU 2.XX GHz or AMD equivalent processor. (2 GB of RAM recommended)
JavaScript and Cookies enabled
The latest version of Internet Explorer, Firefox, Chrome & Safari*.
*Accessing the website from a mobile browser may not provide the full functionality available on
desktop browsers. The exact functional differences depend on the mobile device & browser capabilities
and are beyond the scope of this document.
Image Requirements Images should be taken with at least a 3 Megapixel camera (image size 640 x 480) and the file size
should be less than 1 Megabytes.
Technical Support Before reporting an issue, please refer to this Manual.
If you cannot find an answer in the manual, please contact your BLM Area Contact or submit your error
to the Help Desk via email.
To report technical problems with REAMSView System, please email [email protected] to
create a support ticket.
In your email, please include the following:
A detailed description of the events leading up to the issue
A link to the page where the issue occurred
A screen shot of the page

Logging in Once you have been issued your user name and password by Vendor Management, You may visit the
PKMS website by opening Internet Explorer and entering: https://www.reamsview.com
You will be greeted by the login screen and prompted to enter your username and password. The
optional “Remember Me?” checkbox will keep you logged into the website when you return in the
future, unless you log out during your session. When selecting this option, it is important that you lock
your computer whenever you are away from your desk.
Password Reset If you have misplaced or forgotten your password, you can click on the “Click here if you forgot your
password” on the front page of the website. Once you reach the reset page, enter your login email
address to have a temporary password emailed to you.

Logged In Home Page Open Work Orders
Once you log in, you will be greeted by the home page. The home page is informational and will have a
list of work orders and notifications. The user login info with a log off link is in the upper right corner.
Below this is the main site navigation.
By default, when you first login, you will see work orders issued from 90 days past and due 90 days into
the future. You have the option to dynamically change the number of records per page. The list can be
copied to your computer’s clipboard for pasting into Excel, can be printed or downloaded as a PDF, CSV
or Excel file.
The grid is sortable and can be sorted by clicking the header cell.
The work order cell has a link to the work order. The case # cell has a link to the property details page.
On the right, of the grid there is a link to edit the work order. That link will take you to the work order
page. On the work order page, you will be able to create/edit a HPIR, Routine Inspection, or upload
jpegs or documents, depending upon the type of work order.

Property
Property Details The property details page displays information about individual properties.
The inspection fields are viewable by clicking the Inspection Fields Button. Please advise Area
Representative if any fields are not accurate.

Work Order Page
The work order page has the details of the current work order. There are various work order types that
can be completed online. Below is a HUD Property Inspection Report (HPIR) work order page. At the
top of the Work Order page, there is a green create HPIR button or edit HPIR button. Clicking on this
button will take you to the HPIR online form.
Create/Edit HPIR
Clicking on the green Create HPIR button will take you to a new HUD Property Inspection Report that
must be filled out completely. Below is only a small section of that report. This form can be saved and
revisited by the vendor before completing the work order if necessary.

be filled out completely. Below is only a small section of that report. This form can be saved and
revisited by the vendor before completing the work order if necessary.

Uploading Images/Documents The HPR and Routine Inspection forms require individual jpegs before the work order can be completed.
Some work orders will require only documents or PDF files be uploaded. In order to upload images and/or
documents, scroll down to the Upload Supporting Documents area.
To attach files, click on the green Add Files button, browse to where you have your files saved, and
choose which files to upload. Currently, Internet Explorer only supports single file uploads. Firefox,
Chrome & Safari will allow you to upload multiple files at a time.

After you finish selecting your images, you will need to start the image upload. If you wish to delete an
individual image, you can click the orange cancel button on the right. Or to cancel the entire upload
click the top orange cancel button.
When the upload is complete, you will see a thumbnail preview of your uploaded images.

Once you have uploaded all relevant files and fully filled out the HPIR, you should go to the Save and
Complete HPIR section.
Click on the Is HPIR Complete “Yes” radio button and then click on the green Save and Complete button
to submit the completed HPIR.
The above steps are also necessary when saving and completing a Routine Inspection in the PKMS
database.
HPIR and ROUTINE INSPECTION FORM VALIDATION
HPIR (HUD Property Inspection Report) VALIDATION The HPIR form shall be completed in its entirety and completely in all Sections (PART I, PART II and PART III). This means that you need to fill out:
Every field; In every section; BEFORE it can be successfully SAVED; If you are missing just one radio button IT WILL NOT SAVE
We recommend doing the following since the HPIR is split into 5 sections and each section has a save button. The HPIR should be completed from top to bottom:
After each section, before moving on to the next section, the SAVE BUTTON in that section should be selected to determine if there is any missing information;
After you have finished filling out the HPIR (all sections) in its entirety, is when you will upload

your photos; When that process has been completed 100% and all of your photos have been uploaded you
will select YES for the Question: “Is HPIR Complete” and then the GREEN Save and Complete Button to submit your work.
ROUTINE INSPECTION FORM VALIDATION The Routine Inspection Form shall be completed in its entirety and completely. This means that you are required to fill out:

The Routine Inspection should be completed from top to bottom and after each section before moving on to the next section the save button in that section should be selected to see if there is any missing information.

When that process has been completed 100% and all of your photos have been uploaded you will select YES for the Question: “Is Inspection Complete” and then the GREEN Save and Complete Button to submit your work.
Tips:
If a question does not require comments DO NOT include comments in that question;
If you think that there is a need for a comment, please put the comment in the comments section at the end of the form;
When using numeric values in Estimates please DO NOT include commas. For example instead of 1,000 you would put 1000
Work Order Lists
Located on the home page is a Show Search button. Clicking on the show search button will allow you
to search work orders based on a certain criteria. By default the search fields are open and you may
search for records based upon your search criteria. You may hide the fields at any time by using the
Hide Search button.
By filtering for Work Order Completed Date range, you will access a list of work completed during that
time frame. The list can be copied to your computers clipboard for pasting into excel, can be printed or
downloaded as a pdf, csv or excel file. This list can be used to generate invoices and to track completed
work orders not approved by the time invoices are due to BLM.
