CHAPTER 2: DEMONSTRATION OF TECHNICAL SPECIFICATIONS

2.1. Technical design principles

2.1.1. Introduction of BMS

BMS (Building Management System) is a management and control system of modern buildings with whole integration. The BMS using the specialized control software to supervise and control building operation, all solutions of investor is met completely with control features as well as advanced technology is applied to each device of the building infrastructure technology systems.

With professionalism in operating and control buildings, BMS using the management software to be fully control, operation and management technical items in building. This is the environment to receive, manage all technical parameters of device connected to the BMS.

The BMS will have been controlled executive devices operate through information exchange of each infrastructure technology system by operators, ensuring the technical elements as well as safety, security and energy efficient operation, avoid unnecessary waste, reduce the costs of operating the infrastructure technology systems, improve the initiative in management, operating, repair and upgrade technical problems ...

With opening protocol, the BMS will be allowed to connect the high integration and associate with the control utilities, monitoring, integrated communication equipments, digital control equipments of engineering systems has created the BMS to meet fully requirements of technical design.

With many applications in the engineering fields, the BMS software will have been allowed to provide solutions with different building infrastructure technology systems. One of these applications is the module software, which is allowed to be integrated connecting fully electricity, lighting, elevator up to BMS, the connection also contributes to create an overall integrated system.

For the North An Khanh New City Development project, the BMS has ability to integrate technical subsystems by standard protocols. The system will have been provided hardware modules, appropriate software for building infrastructure technology systems and integrated to BMS. Integrated conditions are possible when the software is aptitude for high-integrated connection to all of technical systems using opening protocols, common in the industry as BacNet, LONmark, Modbus, Profibus, EIB, M-Bus, P2 in accordance with the SSPC135/1995 of American ASHREA Association and other BacNet products manufacturers.

2.1. Nguyn l thit k k thut2.1.1. Gii thiu BMS

2.1.2. BMS applications in the North An Khanh New City Development Project

To ensure operational safety and efficiency of the utilities, building management system in general are classified into three levels:

Field level;

Automation level;

Management level.

Field level including many sorts such as sensors, driving gears Sensors including sensing head, sensing lead, sensing pressure, transducers Driving gears also includes all types of starting engine as adjust control and control valves. Sensors and driving gears will have installed cable separately.

Automation level includes adjust components and Directly Digital Controllers (DDC) in which all electronic blocks are installed in the knife contact cabinet (or switch cabinet) to monitor whole process of adjustment and control. All adjustment and control programs will be connected and installed on the computer.

Management level: Data will be stored and analyzed for basis to set out plans of energy-saving operation. Outside the building automation, access control systems, lighting control, alarm control centre also arrange on the BMS and allow building operators can observe and monitor all the data from each system in the central control area. Management system is embraced server computer, log printers, application printers and software.

BMS functions:

Below lists are some typical features expected for BMS:

Power management;

Check and record error indicators;

Display system diagram with measured values and number of operations;

Store database history;

Record tendentious charts;

Handling of counted values.

BMS will be built in the structure and configuration DDC system:

Control system is composed by network control devices;

Directly digital control devices;

Supporting sensors and start up systems;

Equipped with the mobile controls;

Software system will be installed operating instruction programs and protected password;

DDC will be capable of programming and monitoring individual setting, control parameters devices independently without contacting with server and displays temperature, humidity as well as operating status of devices on the internal DDC table.

Control items and monitoring of BMS includes:

Emergency ventilation system;

Fire alarm and fire fighting system;

Plumbing system;

Gas system.

Management system is a program intuitive support to control all building automation systems. Software system is installed protected password and only allows certain users to access. Management system includes:

Monitoring;

Control;

Warning;

H thng iu khin c cu to bi cc thit b iu khin mng li; Thit b iu khin s trc tip; Cm bin h tr v h khi ng; c trang b vi u iu khin di ng;

Phn mm h thng c ci t cc chng trnh hng dn vn hnh v mt khu bo v; DDC c kh nng lp trnh v theo di tng thng s ci t, iu khin cc thit b tng ng mt cch c lp m khng cn lin lc vi my ch v hin th nhit , m cng nh tnh trng hot ng ca cc thit b c iu khin trn bng DDC ni b.

Cc hng mc iu khin v gim st ca BMS gm c:

H thng thng gi s c; H thng phng cha chy; H thng cp thot nc; H thng kh ga.

H thng qun l l chng trnh c h tr trc quan iu khin ton b h thng t ng qun l ta nh. Phn mm h thng c ci t mt khu bo v v ch cho php ngi s dng nht nh c truy cp. H thng qun l bao gm:

Gim st; iu khin; Cnh bo; t lch hot ng cho thit b.

2.1.3. The systems are controlled and monitored by the BMS

a. Emergency ventilation system:

Integrated type: Emergency ventilation system is connected to the BMS via connection protocol point - point. Requirements to integrate:

BMS will be connected to ventilation system to perform the following functions:

For basement ventilation system: Control and monitoring the status on/off of fan;

Monitoring error signals of fan;

Control fan speed.

For fresh air ventilator system:

Control and monitoring the status on/off of fan;

Monitoring error signals of fan;

Control fan speed.

Exhaust fan system:

Control and monitoring the status on/off of fan;

Monitoring error signal of fan.

Requirements and prerequisite conditions for the system:

Ventilation system contractor is required to provide connection points to BMS;

BMS contractor is responsible for providing in/out modules to receive signals from the ventilation system ;

BMS and ventilation system contractors should be coordinated to connect the two systems and commission to run both systems.2.1.4. Cc h thng c iu khin v gim st bi BMS

Vi h thng qut ht kh thi

Cc yu cu v iu kin tin quyt cho h thng: Yu cu nh thu lp t h thng h thng thng gi cung cp cc im u ni vi BMS; Yu cu nh thu BMS cung cp cc module vo ra n nhn cc tn hiu t h thng thng gi; Nh thu BMS v nh thu cung lp t thng gi cn phi hp kt ni hai h thng v chy th cho c hai h thng.

b. Fire alarm and fire fighting system:

Interface type: Fire alarm system will have interface with BMS via the point - point connection

Requirements for integration fire alarm system:

"Overall fire alarm signal" will have be first confirmed by fire alarm system (true or false), the true signal will be sent from alarm table to the BMS via hardware network and then BMS will switch HVAC system from normal mode into emergency ventilation mode for the building.

Local fire alarm order emitted from smoke detectors in duct will be sent from BMS via the hardware network mounted in fire alarm cabinet.

Local fire alarm signals of the fire alarm table will be sent to each network of IP hardware to counteract the BMS on emergency ventilation and control to separate from the IP.

BMS will monitor fire alarm system the following functions:

Monitoring of fire warning from floor cabinet;

Monitoring of fire warning from central cabinet;

Status of firefighting water pump;

Water level in the fire fighting water tank;

Static pressure in fire fighting water pipes;

Fire alarm signals must be established by the BMS via hardware network.

Requirements and prerequisite conditions for the system:

Fire alarm system must be equipped with monitored outputs is to send alarm signals, set up the alarm to BMS in each IP and overall fire alarm signals (by fire alarm contractor);

BMS contractor is responsible for providing the in/out modules to receive the fire alarm signals from the fire alarm system;b. BMS contractor and fire protection contractor need to coordinate to connect two systems and commission to run both systems.c. BMS s gim st h thng bo chy, cha chy cc chc nng sau:

Gim st cnh bo chy ca cc t tng; Gim st cnh bo chy ca cc t trung tm; Trng thi ca bm nc cha chy; Mc nc trong cc b nc cha chy; p sut tnh trong ng ng nc cha chy.

Tn hiu bo chy xc lp li phi c BMS tip nhn qua mng gn cng.

Cc yu cu v iu kin tin quyt cho h thng:

H thng bo chy phi c trang b cc u ra c gim st gi bo ng v tn hiu xc lp li bo ng n BMS mi IP v tn hiu bo chy tng th. (do nh thu h thng bo chy thc hin); Nh thu BMS cn cung cp cc module vo/ra n nhn tn hiu bo chy t h thng bo chy; Nh thu BMS v nh thu phng chy cha chy cn phi hp kt ni hai h thng v chy th cho c hai h thng.

c. Water supply and drainage system

Interface type: Drainage and water supply system will be connected to the BMS via point - point the connection.

Requirements for integration:

BMS system will control and monitor the signals of the drainage and water supply system as follows:

Control and monitoring the status on/off of water pump;

Monitoring overload signals of pumping water;

Monitoring the water level in the water tank;

Measuring water consumption in the region and building by electronic water meter;

Control close/open of gate valve.

Requirements and prerequisite conditions for the system:

Drainage and water supply system contractor should be provided control points as well as monitoring points for BMS connection

Control management software:Control software of BMS is a dedicated software in control and management of the building.Software must be updated all the advancement of science and technology, enhance the utility of user as well as response using time in a long time to later decades still not outdate and ensure security stability and reliability during operation.Control Software allows operator to fully implement the functions of control, monitoring from center, and enables to remotely manage via web browser add-on, testing operation, remote maintenance... by creating graphical interfaces suitable for each system to facilitate the control process and monitoring of systems.Integrated software modules are installed on the center control computer and control computer of other systems. On the architecture platform of the control and automation software, powerful configuration hardware of the digital control devices, capable of managing computer, control and supervising all technical items connected - integrated to center management system.

This software is able to: Gather information;

Process information after receiving;

Monitor the work status of the equipment on the visual graphic, which supports to express equipments, machinerys and other locations in the building; Perform management of the system and control operation of the equipment; Ability to schedule and print the report according to available time.Phn mm qun l iu khin:

DDC control equipment:DDC (Direct Digital Controller), mission of controller is the connection of all control and monitoring equiments. The devices should be controlled and monitored such as emergency ventilation, fire alarm and fire fighting, plumbing, gas equipments. DDC controller is also capable of remote control and monitoring when creating the FLN network by integration.The digital control cabinets are built with 72 MB RAM memory of the processor. Processor is able to store all the information and control program for 30 days without power supply by farming battery attached. The control cabinet can be connected to the server of central control room by via Ethernet LAN TCP / IP 100 BaseT (EALN: Ethernet Automation Level Network).Operator can set the control program and then transmit over LAN TCP / IP Network from the servers to the DDC control cabinet, communication network allows transmitting control drivers on the LAN Networks to control devices without having to stop the control operation program or disrupt the operation of equipments in the building.DDC controllers allow the manager access by personal computers of control operation staffs, make the amendment of work program of the equipment, programming in place. Same time, processors of DDC built in embedded applications help operator set up the driver for the device on the computer control application of Microsoft Window operating system.The DDC controllers have high independence, when the network system from server has problems, the control cabinet has the ability to implement control programs of devices depend on RAM memory.To make the connection of integration of technical systems, control equipments with different protocols, the DDC is capable to fit integrated and opening processors which have protocols corresponding with Bacnet, Lonmark, Modbus, EIB, M-Bus, Profibus... to make transfer of the information to connected system to. This information is sent to the center control computer by via the EALN network and able to be displayed on the screen of the computers of operating stations through the graphical interface.Each DDC is able to establish three Master / Slave control networks, each network includes 32 TEC local digital controllers (Terminal Equipment Controller) to control local devices such as emergency ventilator, pressure fan...When there are problems of power supply, the DDC controller will automatically store information related to the control operation, the parameters are kept at DDC during time appointed by operator from 1 to 30 days to ensure the requirements about storing data. DDCs Implement control and monitoring of devices of the system: Manage operation status of the pressure fans;

Receive fire signals from the central fire alarm panel;

Receive signals from water supply and drainage system...Network structure of the BMS allows each EALN to establish peer relationship of 100 DDC control cabinets and accept the 1000 DDC control cabinets in the entire control network system.Thit b iu khin DDC:

Cu trc mng ca BMS cho php trn mi EALN thit lp quan h ngang hng 100 t iu khin DDC v chp nhn 1000 t iu khin DDC trong ton b h thng mng iu khin.

2.1.5. Communications network

EALN control management network:

TCP/IP LAN Ethernet is the communication network of the building management system, the direct digital controller (DDC) of the design of techniques used for the building will connect each other and the server control computer of BMS.

BMS system will create own infrastructure network to serve for connection the center computer stations to the operation computer stations distributed in the buildings. Ensure security in operating systems most effectively.

In the MDF room has a Core Switch, which connects the central control computer to LAN network system of the building.

In each block of the Mixed Use and Apartment has been set the Access Switch to connect all the DDC in the floors with computer of stations.

Two regions of the building are Mixed Use and Apartment, because of geographic location away from each other therefore BMS is designed separately. For link between blocks in each area using fiber cable system.2.1.7. Mng truyn thng

BMS s dng c s h tng mng ring phc v cho cng vic kt ni cc trm my tnh trung tm ti cc trm my tnh vn hnh t phn b ti cc to nh. V m bo tnh an ninh vn hnh h thng mt cch hiu qu nht.

Ti cc phng MDF c mt Core Switch vi nhim v kt ni cc my tnh iu khin trung tm vi h thng mng LAN ca to nh.

Ti mi khi nh ca to nh Hn hp v Chung c u c t cc Access Switch vi nhim v kt ni tt c cc b iu khin DDC ti cc tng vi my tnh trm vn hnh.

Hai khu vc to nh l Hn hp v Chung c do v tr a l cch xa nhau nn c thit k bng hai h thng c lp. Vic lin kt gia cc khi nh trong tng khu vc dng h thng cp quang.

FLN local control network:

Each DDC controller supports three FLN networks according to Master/ Slave of communication mechanism. In Master/ Slave Network, DDC acts as a Master controllers and 32 TEC local controllers act as Slave. Master / Slave Network use RS485 of industry communication standard, the protocol used on network is P1, a communication protocol of the local equipment.FLN communication Bus network use a wisted pair wire of cablet coated metal according to AWG18 standard of America. Communication speed can reach 4800 - 9600 B/s. FLN control network manages local control equipments such as the inverter adjusting speed of the engine (VSD). For the integration of Modbus devices, the FLN network will support to transform protocol, ready for connection.Mng iu khin cp trng FLN:

Mi b iu khin DDC h tr 3 mng FLN theo c ch giao tip Master/Slave. Trong mng Master/Slave, DDC ng vai tr l b iu khin Master v 32 b iu khin cp trng TEC ng vai tr l Slave. Mng Master/ Slave s dng chun truyn thng cng nghip RS485, cc giao thc c s dng trn mng l P1 l giao thc truyn thng ca thit b cp trng.

Mng Bus truyn thng FLN s dng cp mt i dy xon c bc kim tiu chun M AWG18 theo. Tc truyn thng t 4800 - 9600 B/s. Mng iu khin FLN qun l cc thit b iu khin cp trng. i vi vic tch hp cc thit b s dng Modbus th mng FLN ny s h tr vic chuyn i giao thc sn sng cho vic kt ni.

2.2. Description of technical design for planIn the drawing of the technical design which implemented the floor surface shows the parameter as follows: The drawing shows the information fully about the layout of equipment, plan of wiring, piping and name the device at specific position and to be able to refer axis of coordinate to know imformation exactly; The drawing also shows the statistics about the number of equipments and material fully on each floor; Drawings are shown a legend of icons, symbols used in the project and presented very detailed, easy to understand.
