Joseph Francis Murphy passed awaySaturday, June 11, 2011 at his home inNorthern California at the age of 70.He is survived by his loving wife,Diane; daughter and son-in-law,Meredith Murphy Jorgensen and JonJorgensen; and many other familyand friends. Joe was most proud ofhis 40 year career in commercialproperty management which hebegan in New York City withTishman. His career took him brieflyto Chicago and then to the SanFrancisco Bay Area in 1977 where hewas Western Regional Sr. VicePresident of Cushman and Wakefieldresponsible for the management ofnumerous assets including the Bankof America World Headquarters inSan Francisco. In 1986, Joe joinedNorthwest Asset ManagementCompany as a Principal. Over thecourse of his career, Joe wasresponsible for business development,asset management and buildingoperations. During the last few yearsprior to his retirement in 2007, Joewas a consultant to Sentinel Securityand then ABM Security Servicesoverseeing quality control anddeveloping new business in NorthernCalifornia. Joe was an active memberof BOMA San Francisco serving on itsBoard of Directors from 1985 to 1993.He also served on several BOMAcommittees and played a significantrole in starting BOMA’s annual toycollection program. Always availableas mentor and advisor, he tookparticular joy in encouraging thesuccess of others. He lent a hand inshaping many careers and wasinstrumental in creating opportunityfor women in property management.Joe will be sorely missed but hislegacy will live on in all the manylives he touched.

n July 14, BOMA members got an intimate lookat 345 California Center, managed byCushman & Wakefield, a unique, 48 storymixed use property in the heart of downtown.
The building’s distinctive profile of twin flag toppedtowers connected by a glass enclosed sky bridge is alandmark feature of San Francisco’s skyline. Thebuilding is a unique financial district mixed-useproperty and contains the 5-star Mandarin OrientalHotel. The property just received LEED Goldcertification by the USGBC.
General Manager Michael Murphy and his team ledmembers throughout the building. Those presentersincluded Valeria McLean/Property Manager; TimDanz, Chief Engineer; Christian Arno, Director ofSecurity; and Christina Johnston, Tenant Administrator.
Members began the tour outside in the California Streetcourtyard. Michael Murphy pointed out many featuresunique to the property including the fact that it issituated within the block and has no corner real estate.Members were shown major systems and rooms
including fire/life safety, hvac,security control center, pumps,chillers, generators and state of theart technologies utilizing wirelesspneumatic thermostats. Membersenjoyed 360 degree views from theroof and were able to tour one of thehotel’s guest suites with a balconyproviding a 180 degree view.

BOMA Course Offers Entry-Level Real EstateManagement Education:
“Foundations of Real Estate Management” brings core management strategies to property professionals
ack by popular demand, BOMA San Francisco willoffer Foundations of Real Estate Management.BOMA International created this comprehensive
course specifically for entry-level and up-and-comingproperty professionals. The program coversadministration and management, building systems andoperations, accounting and reporting, and contractadministration.
Most new property professionals do not have real estatedegrees, and there is a significant learning curve forunderstanding the basics of commercial real estatemanagement. Also, on-the-job training is ofteninconsistent and sporadic. Foundations of Real EstateManagement responds to these challenges by offering acurriculum that brings students up to speed quickly,supplements on-the-job training, and connects studentsto a valuable peer network.
The course is ideal for all property managementprofessionals with less than five years experience, such asjunior and assistant property managers andadministrative personnel. Building engineers andsupplier members can also benefit from the course andgain a better understanding of real estate managementfunctions and issues. The course seamlessly integrates thebroad range of topics that are essential for all propertymanagers. For this reason, seasoned real estateprofessionals have also found the program to be a helpfulrefresher.
The 28-hour curriculum is divided into the following fivemodules: • Real Estate Administration • The Well-Versed Real Estate Manager • Building Operations I • Building Operations II • Putting It All Together
Building tours are included in each module to reinforcelearning. These tours provide participants with a uniqueopportunity to learn real-world professional managementapproaches by touring best-in-class examples of
properties in the area. For example, students will havethe opportunity to meet with the building engineer; seethe building’s fire pump, chiller, elevator, and othersystems; walk out on the roof; perform a janitorialinspection; learn about the building’s recycling program;and more. This chance to interact with colleagues anddiscover new resources in a variety of settings is alearning opportunity rarely available in other educationalcourses.

Skyline Construction, a Bay Area based generalcontractor, hired Dave Ponciano as Project Manager inits Santa Clara office. Ponciano has 19 years ofconstruction experience in life sciences and tenantimprovement project management. Tim Mullen hasbeen hired as a project manager in their San Franciscooffice.
