It is said that homes tell stories…tales of those before us and hopefully many of those still yet to come. This is the magnificent story of a compassionate renovation behind one of Central Oregon’s most stunning ranches.Located in what is now Tumalo, the property was originally formed in the late 1800’s during a push into the wild West. As a result of the Federal Government seeking settlers and farmers for the rugged West, land claims for 160 acres were available to those who could irrigate at least 20 of those acres. Between 1902-1905, the land in Tumalo was promoted nationally as “profitable 80-acre homesteads.” Box S is now a pristine 280 acres complete with 95 acres of irrigation, two stocked ponds, varied topography, perimeter fencing and stunning Cascade mountain views. It is a far cry from the barren land that existed in the early 1900’s yet a complete throw back to the nostalgia of that era.
The Box S ranch has been home to only five owners over the last 100 years. Folklore tells the story of the “Box S” name. It is thought that the “S” shape of the canyon on the property helped provide a perfect “box” to contain cattle and thus Box S Ranch was born. Although the exact date of the first occupants is unknown, the current owners found newspapers dating back to 1903 in the walls of the original bunk house.
In 1991, the current owners bought the tired cattle ranch to be a family retreat for their three sons and extended family. The ranch was in great disrepair but despite the outward appearance, they began their passionate pursuit to restore the Box S with all its unique seclusion, privacy and splendor. While every building and structure needed to be replaced it was obvious that the first settlers had given great thought to where and why buildings were built on the property. The owners wanted to keep the original feel of the central compound. Their long term plan to totally rebuild the ranch started with a new ranch managers house and main barn in 1992. In 1998 construction of the Great House began. This was to replace the old homestead which had neither foundation nor central heat. The Great House as it is now called was built on the same spot as the old homestead, nestled in the mature 100 year old cottonwoods planted by the original owners. This spot provides spectacular views of the pastures, the front pond and the majestic Sisters Mountains.

now features a 4416 square foot main home with 4 beds and 4.5 baths, office, formal dining room with a restored book case from one of the properties’ original structures, gourmet kitchen, stone fireplace, decks and patios which take full advantage of the site positioning, an 1850 square foot guest home, barn with office and two additional hay barns.

The$Earliest$Years$1880$–$1900$! The! earliest! arrivals! to! the! area!now!know!as! the!Tumalo! area!were!dry! farmers!who!first!diverted!water!from!Tumalo!Creek!in!1883,!and!for!a!decade!they!relied!on!short,!private!ditches!to!get!water!from!the!creek!to!their!ranches.!Many!of!these!early!settlers!were!aware!that!the!United!States!Government,!starting!in!the!year!1820,!had!passed!various!acts!to!“…#further#provision#for#the#sale#of#the#Public#Lands”.! !These!acts!were!the!result!of!the!Federal!Government!wanting!to!open!up!the!rugged!west!for!settlers/farmers!who!could!claim!160!acres!by!irrigating!at!least!20!of!them.!Under!these!Acts!(one!of!which!was!the!!“Carey!Act”,!the!State!was!required!to!select!lands!from!the!“public!domain”!that!could!be!“reclaimed”!from!the!US!Government!by!developing!the!dams,!canals,!irrigation!flumes!and!systems!for!irrigation!on!such!public!land.! !! In!1893,!entrepreneurs!from!Prineville!formed!the!Three!Sisters!Irrigation!Company!and!announced!a!plan!to!irrigate!30,000!acres!from!Tumalo!Creek.!By!1900,!the!acreage!had!doubled!in!size!and!attracted!new!investors!that!included!principals!in!the!Columbia!Southern!Railroad,!which! connected! Shaniko! with! the! Oregon! Short! Line! at! the! Columbia! River.! One! of! the!investors!was!named!William!A.!Laidlaw!and!named!the!town!after!himself.!!A!Post!Office!was!established! in! the! town! in! 1904.! ! It! remained! Laidlaw! until! settlers,! fed! up!with! the! lack! of!success!bringing!irrigation!water!to!their!lands,!and!since!the!investors!and!promoters!had!long!left,! they!renamed! the! town,!Tumalo! in!1915.!The!name!Tumalo! is!believed! to!come! from!the!Native! Indians! term,! tumallowa!meaning! “icy!waters”! or! a! wild! plum,! called! “temolo”! that!grew!in!the!area.!!
1900$$2$$1915$! Oregon!accepted!the!Carey!Act!in!1901!on!the!condition!that!private!developers!front!the!capital! to!build,!maintain,! and!operate!a!diversion,! storage,! and!distribution! system,!and! that!they!bring!enough!settlers!onto!the!lands!to!make!the!project!viable.!The!State!did!not!want!to!be!in!the!business!of!building!the!infrastructure!so!the!intention!was!to!have!private!developers!build! the! infrastructure! for! irrigation!systems.!Settles!could! then!tap! into! the!water!by!paying!the!developers!a! fee!or!“lien”!and!then!file!a!“claim”!for!his! land.!The!developer!could!retain!any!profit!from!selling!public!land!with!irrigation!water,!and!settlers!assumed!a!lien!to!secure!payment!for!the!cost!of!construction!and!operation.!The!state,!which!did!not!exercise!oversight,!created!the!State!Land!Board!(renamed!the!Desert!Land!Board!in!1909)!to!administer!the!act.!! During! 1902]1905,! the! land! in! Tumalo!was! promoted! nationally! as! “profitable! 80]acre!homesteads.”!In!1904,!the!developers!selected!the!first!lands!in!Oregon!that!the!Department!of!the! Interior!withdrew! from! the!public!domain.!The! system!and!water! supply,!however,!were!grossly!inadequate!to!irrigate!the!project!lands.!In!1905,!Tumalo!settlers!rallied!to!convince!the!state!to!take!responsibility!for!the!project.!Oswald!West,! the!state! land!agent,!and!John!Lewis,!Oregon’s!first!state!engineer,!began!their!long!involvement!with!the!troubled!Tumalo!project!in!1906.!! The!Anderson!Family,!Emil,!Fred!and!Nettie!first!settled!this!Property.!The!exact!date!of!their! arrival! is! not! know.!However,!when!we! restored! the! old! bunkhouse! for! hired!hands! to!sleep!during!harvest!and!cattle! roundups!we! found! the! inner!walls!were!stuffed! for! insulting!purposes!with!newspapers!dated!1903.!The!Old!Bunkhouse!sat!where!the!Great!House!kitchen!is!located!today.!!The!restored!bunk!house!now!sits!at!the!east!side!of!the!front!pond,!!is!used!for!entertaining!and!should!last!another!100!years!.!The!oldest!legal!document!referencing!the!ranch!

Seat! for!Crook!County,! ! in! “Water!Right!Book!#1,!page!377”!on!April,!16,!1908!to!one,!Emil!Anderson.!From!the!US!Census!of!1910!there!were! three! Andersons! living! in! Laidlaw! at! that! time,! ! “Emil! Anderson,! age! 40”,! a! “Fred!Anderson,! age! 28”,! and! a! Nettie! Anderson! age! 30”.! The! US! Census! does! not! indicate! the!relationship!between!the!Andersons.!! A!Deed!to!the!Property!was!recorded!in!Prineville,!Oregon!in!“Deed!Book!#17,!page!58”!to! Emil!Anderson! on! June! 1st,! 1908.! ! (Deschutes!County!was! carved! out! of! Crook!County! in!1916).!!In!late!May!1911,!Fred!Anderson!traveled!all!the!way!from!Laidlaw!to!the!Dalles,!Oregon!to! lay!a! claim!with!and!pay! for!on! the!Property!with! the!United!States!of!America.!Fred!was!going!to!petition!“according#to#the#provisions#of# the#Act#of#Congress#of#April#24th,#1820#entitled#“An#Act# making# further# provision# for# the# sale# of# the# Public# Lands”! This! was! then! called! receiving! a!“patent”! on! the! land.!On!May! 25th,! 1911! “Patent!No.! 193924”! !was! recorded!with! the!United!States! of! America,! signed! by! the! President,!William!H.! Taft! and! the! Acting! Recorder! of! the!General!Land!Office!of!the!United!States!of!America!(copy!on!page!5!of!this!document).!!!

miles!of!pipeline,!canals,!and!ditches.!Approximately!635!landowners!use!the!water!to!irrigate!
7,314!acres!west!of!the!Deschutes!River.!The!water!rights!have!priorities!of!1900!through!1913.!
1991$to$Today$! In!1991,!the!current!owners!bought!the!tired!cattle!ranch!to!be!a!family!retreat!for!their!

throughout! the! barn.!All! that! remains!was! a! bookcase! that!we!were! able! to! salvage! and! sits!
today!at!the!end!of!the!Great!house’s!dining!room.!!Additionally!that!year!all!the!above!ground!
hand! line! was! replaced! by! burying! the! main! lines! for! irrigation! and! investing! in! all! new!
powered! wheel! lines.! Next! all! electric! lines! were! buried! for! aesthetic! reasons! to! insure! the!
wonderful!mountain!views!were!uninterrupted.!All!of! the!fields!had!to!be!plowed!under!and!
new! orchard! grass! planted.! The! original! configuration! of! fields! that!were! cleared,! cultivated,!
planted! and! harvested! more! than! 100! years! ago! are! still! used! today! for! the! production! of!
orchard!grass!hay!yielding!approximately!350!tons!per!season.!!!
! With! most! of! the! infrastructure! and! outer! building! completed,! the! owners! moved! to!
Bend! from!Southern!California! in!1998! to!start! construction!of! the!Great!House! to! replace! the!
old!homestead! !which!had!neither! foundation!nor! central!heat.!The!Great!House!as! it! is!now!
called! was! built! on! the! same! spot! as! the! old! homestead! nestled! in! the! mature! 100! year! old!
cottonwoods!planted!by!the!Andersons.! !This!spot!provides!spectacular!views!of!the!pastures,!
the!front!pond!and!the!majestic!Sisters!Mountains.!!
