Branthaven Homes Maintenance Checklist A new home is a substantial investment. Protecting your investment with regular care and maintenance is critical to proper function and continued upkeep. That’s why Branthaven Homes has created this checklist of Home Maintenance Tips to assist you in this process. MONTHLY Inspect, clean or replace kitchen vent hood filters Inspect and clean clothes dryer vent to avoid excess lint build-up Flush all toilets and run water through all sinks, especially in bathrooms that are not used on a regular basis QUARTERLY Clean or replace heating and air conditioning filters Check circuit breakers for proper operations by tripping the circuit interrupter switches and then reset Check the exterior drainage conditions to ensure that nothing is causing water to stand in puddles for more than 72 hours, and that water is not draining towards the foundation Inspect, lubricate and clean all exterior vents. Make sure that air flows freely and that each has an operable damper to prevent back flow of outside air and to keep small animals from entering your home Inspect and clean all window wells for water drainage on your windows SEMI-ANNUAL Inspect either your heating or air conditioning system, making sure no leaves or debris has built up on the exterior vents Inspect and repair the caulked areas below, as necessary: - Kitchen and bath wet areas - Flushing areas - Window and door seals - Around all penetrations (hose, faucets, duct work from vents, fireplace and chimney vents) - Vinyl, stone, aluminum or siding - Stucco or mortar cracks - Interior shrinkage drywall cracks Replace smoke / CO 2 alarm batteries Clean and repair eavestroughs. Make sure eavestroughs are free of material that could prevent free flow of water and be sure the base of the downspout is angled away from the home to direct water away from the foundation Disconnect all hoses from the exterior tap and shut off the water to the pipe from inside before the temperature drops below freezing ANNUAL Inspect and test your hot water heater safety valve Inspect your garage door(s), rails and lock system. Adjust and lubricate, as necessary. Consider changing your garage door opener batteries Clean your faucet aerators and inspect your plumbing for leaks Inspect or have your home fire extinguishers tested
