David Reid Homes has achieved numerous accolades for the quality of workmanship on its homes.

David Reid Homes has just released a new range of plans specifically designed to bring together the best of both worlds – quality and economy.

David Reid Homes chief executive Ben Allan says the Mainland Series has been based on proven designs previously built by the company.

“Our focus as a company has always been on the mid- to upper-end of the market, particularly design and build,” says Allan.

“ This range is an opportunity to provide our offer to a greater range of customers.

“Our many years of industry experience have enabled us to come up with this range of nine pre-priced and specified plans.

“It’s a range that is well priced for the market and we have already received very positive feedback.”

The range includes two- to four-bedroom homes ranging in size from 155-248sqm.

The plans have been optimised for building efficiency so that resulting savings can be passed onto the client, says Allan. The look and style of the homes can be customised to suit the client with prices starting at $230,000.

The Mainland series also focuses on offering sustainable options to clients such as energy efficiency, something Allan says that people are increasingly interested in.

“People today want to reduce their on-going energy costs and want options of how to achieve this,” he says.

“These things have to be taken into account at the early stage of planning a home which

is why we have included these options in this series.”

David Reid Homes was started in 1993 and is now an iconic New Zealand brand.

David Reid Homes offers fixed-price contracts which Allan says means no surprises for customers.

The company backs its homes with a Master Build Guarantee or a Homefirst Builders Guarantee. In addition clients can also request a David Reid Homes Guarantee.

“This guarantee is an enhanced deposit and non-completion guarantee to make sure the initial deposit that people pay to their David Reid Homes builder is protected, assuming that they don’t pay more than 10%

of the contract price. It also guarantees that when they start building a David Reid Homes house it will be completed.

‘Overall, it’s a rock solid commitment to our customers and another way David Reid Homes is raising the standard,” says Allan.

He says that the market for David Reid Homes is growing steadily with enquiries doubling in the past year.

David Reid Homes Auckland is not afraid to tackle challenging builds.

The company recently completed a home in Kingsview Road, Mt Eden, Auckland on a site that was down a right of way on a section of 564sqm.

“We worked hard with the clients to adapt the plans to suit their budget and lifestyle,” says company director Tim Farman.

“I think this project demonstrates our ability to work with the client, giving advice and taking care of the entire process to help them achieve the result they desired.”

The David Reid Homes Auckland franchise covers central Auckland and Farman has been the owner-operator since 2008.

“We build architecturally designed custom built homes, homes from our own range as well as large scale renovations.

The Kingsview Road home was masonry construction with lots of windows included in the design. Global Glass Ltd provided and installed the frameless glass products used in the project including the showers and stair and landing balustrade.

David Reid Homes Auckland was thrilled with the outcome of this Kingsview Road home.

“We have also surrounded ourselves with an expert team who are committed to delivering a quality home tailored to our clients’ unique wish list and coupled with a fixed price contract.”

In the Kingsview Road project Innovative Interiors designed and built the high quality, custom made, wardrobes including a custom fit-out of the walk-in area and designing units around slopping ceiling.

Their contribution to the project also included assorted hanging lengths and shelving units. Other wardrobes and cupboards were fitted with standard hanging and shelving units.

David Reid Homes Auckland is presently constructing a new showhome in Remuera which will be open early next year.

The 260sqm four-bedroom, two-bathroom

home is built on a sloping site at 85 Orakei Road. The project is design and build using a combination of Linea weatherboard, blockwork and Integra panels.

David Reid Homes North Shore-Rodney has built up a reputation for specialising in remove and rebuild projects.

“It’s possible to come across a lot of unforeseen problems when removing a house from a site then building a new home,” says company director Martin Wiltshire.

“We have a lot of expertise in this particular area including council consents, the removal process and generally ensuring everything progresses smoothly and there are no unpleasant surprises.”

The company can not only assist with design and build but also with the resource consent process and the subdivision of sites if required.

Wiltshire says the process is often undertaken by clients as a renovation of the existing home on the site will be too costly.

“Sometimes it is easier to start from scratch rather than have to work with an existing old building and ensure that any additions fit in with it,” he says.

A recent project for David Reid Homes North Shore-Rodney was the removal of an old home from a site in Lemington Road, Westmere, Auckland followed by the build of a new 265 square metre home.

The $750,000 four-bedroom, three-bathroom home has been designed around a boathouse theme with white weatherboards and a gabled roof.

The modest 417sqm site was the biggest challenge the project presented, says David Reid Homes North Shore-Rodney director Martin Wiltshire.

David Reid Homes North Shore-Rodney completed the entire project from drawing up plans to landscaping.

The company worked closely with selected contractors on the project including Peninsula Plumbing, BML Builders, Vantage North Shore (exterior windows and doors), Wilton Joubert, R and R Painters and Pole Timber.

Engineering firm Wilton Joubert director Kobus Joubert says that the project was a typical example of the engineering input required in building a modern day home.

Wilton Joubert completed a full structural analysis which included raft floor and beam designs as well and wall bracing details.

In addition the company also completed a storm water detention tank design plus some retaining walls.

Wilton Joubert Ltd also had to do a number

of site inspections to ensure compliance with council requirements and documentation.

Global Glass Ltd has worked alongside David Reid North Shore-Rodney for a number of years providing frameless glass products for residential developments.

On the Lemington Road project the company provided and installed the frameless glass balustrade and showers and frosted doors to the home’s toilet, bathroom and pantry.

Innovative Interiors designed and built the

high quality, custom made, wardrobes and storage for the project.

These included the master bedroom walk-in wardrobe, other bedroom wardrobes and linen cupboard, plus assorted shelving and drawer units.

David Reid Homes Waikato will soon be giving people a chance to enjoy a close “inspection tour” of some of its top architecturally designed homes.

David Reid Homes Waikato marketing manager Karina Green says the tour, planned for next year, will give people an opportunity to be inspired by some of the best examples of architectural and interior design.

Green says guests will be shown around five of the latest and most stunning architecturally designed David Reid homes within the Cambridge area.

“The tour will include the opportunity to speak with architects, interior designers, and other industry professionals who will be on hand to answer questions and discuss ideas.”

David Reid Homes Waikato currently has some architecturally designed, boutique townhouses up for sale, offering a unique opportunity for buyers to make the homes their own before construction is complete.

Green says the townhouses are appealing to an interesting market of new home buyers who are looking for high-end design features at an affordable price, with low-maintenance living.

Features include large sliding doors that open up a whole corner of the living space, and lead out to entertaining areas which include outdoor fireplaces.

Beatles tribute band the Beatgirls will be entertaining at the event, with a special performance by New Zealand’s national Rock’n’Roll champions, an auction, and a three-course meal.

Green says the event is being run as a fundraiser in order to provide something tangible out of the opportunity of bringing famous New Zealand faces and champions together in the Waikato.

“Starship and Cure Kids kind of need each other, as one is about research, and one is about the implementation of that research through resources and facilities.”

David Reid Homes is more commonly associated with residential housing. But the company is also involved in other areas of building.

David Reid Homes Bay of Islands is currently involved in the construction of Vision Bay of Islands retirement village for Metlifecare.

David Reid Homes Bay of Islands has been working on the project for the past few years and has built 40 of the eventual 140 homes.

“It has been a huge learning curve in terms of developing this type of complex because it involves infrastructure as well,” says David Reid Homes Bay of Island Director Kevin Stratful. “It was about stringent budget control while maintaining high standards.”

David Reid Homes Bay of Islands has a permanent office based at the site.

The project involved aspects of the design process as well as the coordination of all aspects of the build including managing current residents and ensuring they are not disrupted during the process.

“The residents have been amazing. They really get involved in the development of the village because it’s their home,” says Stratful.

“It’s an absolute privilege to work with Vision Bay of Islands as they have a great development team. We work well together and share ideas, come up with solutions.”

In 2010 the company’s work on the project was recognized with a Registered Master Builder House of the Year award winning bronze in the Gib Living Retail and Business Project.

The construction of the Vision Bay of Islands retirement village for Metlifecare has been an enjoyable learning curve for David Reid Homes Bay of Islands.

Shane is from an engineering background and was involved for a number of years in the building of the Marsden Point oil refinery.

Custom builds are the company’s specialty and it works with Northland’s leading design companies including Arcline from Kaitaia, which also designed the Metlifecare village.

People can also gain ideas and inspiration from one of the 40 plans in the David Reid plan range.

When the home is completed the company offers a complementary 12 month home maintenance plan which involves a member of the team visiting the home every 90 days to inspect and ensure the home is meeting client expectations.

David Reid Homes Bay of Islands is about to start work on two new show homes at Watea between Kerikeri and Paihia.

The first showhome will be based on

a modified Prime 5 plan and the second showhome will be based on a Contemporary 9 plan. Both will be adapted for the Bay of Islands lifestyle and open to the public in February/March 2013.

A stunning new eco-showhome at Jack’s Point is proving a strong sales tool for David Reid Homes Queenstown says general manager, Abi Mackenzie.

“The response to the showhome has been fantastic,” she says. “We are currently building an almost identical home for a Queenstown client and have had other David Reid Homes franchisees requesting the plans for clients who have come through and want to build it elsewhere in the country.”

Abi and Fraser Mackenzietook over the David Reid Homes Queenstown franchise in February last year.

They originally designed the 340sqm, four-bedroom home for their own family before deciding to turn it a showhome instead.

“It was one of three houses we had on our books when we first took over the business.

“Now we have at least a dozen homes at various stages of the design-and-build process. The showhome has played a big part in this success.”

With its cedar board-and-batten exterior and Corten steel chimney and feature walls the home blends well with the local landscape.

A Solar Rib metal roof functions as a self-contained power generator, providing solar hot water heating.

Thermal efficient features include 100mm polystyrene insulation through the concrete slab; polystyrene blocks, two blocks high surrounding the entire slab; thermally broken aluminium joinery; underfloor heating; and polished concrete floors.

Inside, some of the special features include a media room with home theatre and surround sound, an audio visual closet to hide away electronic equipment; Apple TVs in three rooms; a large scullery and walk-in pantry, and floor to ceiling windows that take in views of the Remarkables

Abi Mackenzie says the fully-self contained loft above the property’s four car garage has been a big hit and at least half the houses the company currently has under construction have incorporated one.

“The loft has a large bedroom, bathroom, and lounge with kitchenette. It is perfect for teenagers, grandparents or guests.”

Fraser Mackenzie has been a qualified carpenter for 15 years and has spent the last 10 years working in construction and project management in the Queenstown area.

His building company Mack Construction has operated in Queenstown for seven years and acts as the building sub-contractor for David Reid Homes Queenstown’s buildings.

“Fraser retains the overall management of every project, and as a director of both companies, is able to keep a close eye on progress and quality,” says American-born Abi Mackenzie, a solicitor who manages the consent process for David Reid Homes Queenstown’s clients.

The Mackenzies have brought in three new employees – a project manager, contracts manager and sales consultant/design specialist to help meet the growing demand for the company’s services.

Abi Mackenzie says the company works regularly with a “great group of loyal sub-contractors” including Metro Glasstech, PB Joinery and Southern Lakes Scaffolds.

“We really pride ourselves on quick builds so having a good team of subbies who are used to working with us makes the building process much smoother.”

The couple has travelled extensively and designed and built three of their own homes which add to the valuable experience and insight they can pass onto clients, she says.

“We bring a wealth of knowledge of the design and construction process to our clients’ projects and love working with them to create a unique design with lots of special features that meets their needs and desires.”

David Reid Homes Dunedin franchise owners Richard Copland and Nigel O’Leary took over the business in 2010, combining their skills to provide an ideal solution for the provision of architecturally designed, custom-

Copland was born in North East England and came to New Zealand with his family in 2007. On his arrival he built a new home with O’Leary as the builder, and when it was completed, they decided to go in to business together.

Copland has a background in engineering and specialises in project management and systems. He has managed major home alterations and renovation work. He gained a lot of passion for the industry during the design and build of his own architecturally designed home.

O’Leary has 25 years of experience in the building industry, and has worked on many projects ranging from the Hyatt Hotel in

Auckland to several commercial projects in Queenstown and Cardrona.

He has a wide range of experience in project management ranging from smaller homes through to architecturally designed homes and commercial builds.

The two decided to purchase the existing David Reid Homes Dunedin franchise, which was a successful business that had been operating in an extensive area across Otago, from Balclutha to Palmerston, and west to Middlemarch and Naseby, since 2003.

They liked the fact that David Reid Homes had a good name in the industry, combined with good quality, architecturally designed, high-end standard plans.

company, they have plans which cover the full price range from small 90sqm units to large executive homes.

“The small home plans start from $180,000 all inclusive,” he says.

“We have a flexible approach in all our builds, and if our clients have a desire to finish a house themselves we can provide a build to lock up or any stage they require.”

Copland says that “open and transparent communication” characterises how they deal with their clients.

“The key thing for us is we’re an owner- builder, which you don’t normally get with a

group home builder,” Copland says. “For the owner-builder, this is all about

reputation, and we need to do everything right.”

The pair went into business together mid-recession, but Copland says people are now starting to become more confident in the economy.

“Dunedin is also experiencing a knock on effect from the Christchurch earthquakes, and Otago people needing building work done are taking the opportunity to get it done quickly before too many local builders are lost to the Christchurch rebuild.
