DESRIPTION OF WORK
This project consist in the new construction of three duplex buildings with six dwelling units total. The construction is wood framed, slab-on-grade. Each building comprises a single story 3 Bedroom unit of 900 GSF and two story 3 Bedroom unit of 1,224 GSF.Space Building Area:
Aggregate Area of Buildings:+6,372 GSFTypical building area: 2,124 GS
Number of Stories = 2 (maximum allowable is 3 per R101.2) Wall Framing = WoodBuilding Height = 25 FT Largest Story Height = 10’ - 4” (maximum allowable is 11’ – 7” for wood wall framing per R301.3)Sprinklered = NO
APPLICABALE BUILDING CODE
9th Edition of the Residential Code of the Massachusetts Building Code (780 CMR Chapter 51) which adopts the 2015 International Residential Code (2015 IRC) with Massachusetts Amendments. References made to the 2015 IRC are amended with an “R” or “N” before the section number.
9th Edition of the Code of the Massachusetts Building Code (780 CMR) which adopts the 2015 International Building Code Amendments (2015 IBC) is applicable in cases where the 2015 IRC lacks coverage for an uncommon aspect of residential construction.
NOTE: Architectural Access Board Regulations (521 CMR) are not applicable to this project which consists of duplexes for sale with no public or common facilities.
FIRE RESISTANT CONSTRUCTION
Distance Between Buildings -- Buildings are required to be separated by a minimum distance to avoid fire-resistance ratings at exterior walls: Per table R302.2(2), when no connection exists, the distance between buildings is required to be a minimum of 6 feet.Thedwellings are separted by a 1HR Fiire Rated wall.
EGRESS
Windows at Bedrooms – shall have an emergency and escape opening:Per R310 all sleeping rooms shall have not less than one operable emergency escape and rescue opening of not less than 5.7 sf with a minimum dimension of not less than 20” wide and 24” high for other than single and double hung windows which have less stringent requirements. Window sills shall not be higher than 44” above the floor.
