cover story
IT’S ALL UP FROM HERE AS, after six months of excavation
followed by a massive 800-cubic-metre concrete
foundation pour in April, construction moves skyward
on the fabulous new tower by Qualex-Landmark in the
Beltline.
Nestled in the heart of this vibrant, amenity-rich
community, Qualex-Landmark is building Park Point, a
34-storey tower offering 289 condos at 12th Avenue and
2nd Street S.W. facing onto Calgary’s five-acre, historic
Central Memorial Park.
“Park Point is at a major turning point in the
construction process,” says Parham Mahboubi, vice-
president, planning and marketing. “We’re thrilled that
construction is now making a 180-degree turn and
heading upward marked by the installation of the tower
crane in early May.”
QUALEX-LANDMARK Celebrates turning point for Park Point as it heads upwards
Deciding to move is easy
A painful reminder for us all
Looking for a new place can be
overwhelming. The stress of finding
something suitable, plus the pressure
to sign legally binding contracts can
create a lot of anxiety.
However, anxiety can be controlled
— if not eliminated — by managing
two important factors: how
prepared you are financially and how
knowledgeable you are about the
process. This includes the details of
your transaction, what is expected
from you from a legal standpoint and
all of your financial obligations.
With so much information
available these days on the web,
it’s easy to get distracted. For tips
and financial advice, and the latest
property listings available across
Canada, check out this issue and our
website, YPNextHome.ca. Not only
will you find an easy way to connect
with prospective properties, you
can dig deep costs, neighbourhood
information and much more.
Deciding to move is easy. Finding a
place that matches your criteria can
be the tough part. Let us help. Drop
us a line and let us know if you have
any questions or comments.
When an Act of God strikes a cruel
blow such as that delivered in
Fort McMurray, Alta. recently, one
immediate concern – after personal
safety – is home insurance.
Quite literally, when residents are
allowed to return, they have no idea
what they’re going home to. Will my
home still be there? Does my home
insurance cover fire damage? Does
it cover smoke damage? Are our
living expenses covered, having been
evacuated?
And though Prime Minister Justin
Trudeau promises “total support” to
the residents of Fort McMurray –
and Canadian Red Cross raising $30
million and the Alberta government
pledging $100 million in aid –
countless questions remain for all
parties.
Even if you personally are not
affected by the events in Fort
McMurray, they serve as a painful
reminder – check your insurance.
Do you have the right policy? Do
you have enough coverage?
Challenging questions, indeed,
but they pale in comparison to what
those in Fort McMurray are facing.

MAY 27 - JUN 24, 2016 | NEW CONDO GUIDE 11
While the start of excavation is the first major milestone
in the development process, much of the work takes place
below ground, out of sight, Mahboubi explains. “After a
while, pedestrian and drive-by traffic get accustomed to
seeing a fenced off area with a big hole in the ground.”
However, excitement returns when a crane is erected
roughly 400-ft. out of the ground, he notes. “This visual
landmark again marks the start of the next stage in the
evolution of the development process; it’s impossible not
to notice such a tall structure.”
The installment of the crane is a clear visual indicator of
construction progress for existing homebuyers and instills
a sense of confidence in future homeowners since project
completion is now closer than ever before.
“Existing Park Point homebuyers and observers get
extremely excited with increased visits to the sales centre
because they can now actually see for themselves that
the building is going up and that construction is still on
course,” Mahboubi says.
In fact, they’re getting a great response from buyers; out
of the 289 Park Point condos, it’s now 50 per cent sold.
“This is a tremendous achievement and a huge success
in light of the current economic climate in Calgary,”
Mahboubi says. “Clearly, homebuyers trust the Qualex-
Landmark brand and are finally getting used to the
economic swings and cycles that Calgary is known for.
Calgarians have realized that with condo prices generally
stabilized, now is a great time to purchase.”
Park Point offers one-, two- and three-bedroom
condos, street-level live-work townhomes and larger
sub-penthouses and penthouses. Suites range from 500 to
1,670 sq. ft., with prices starting from $269,000.
suite. Outdoors will be a Zen Terrace with seating and
water feature, outdoor lounge with fire pit, a barbecue
area and a yoga/Pilates deck overlooking the park. As well,
parking is located in a secured, underground parkade.
Park Point residents also have an abundance of
neighbourhood amenities at their fingertips, from grocery
stores, cafes, gourmet dining, art galleries, parks and
pathways to fashion stores, hair salons, medical services,
transit, Car2Go and nearby Plus15 skywalk.
To learn more, visit the Park Point Discovery Centre at
301 11th Ave. S.W., open daily from noon to 5 p.m., closed
Fridays, call 403.244.2428 or visit qualex.ca/parkpoint
“Park Point offers great value to first-time homebuyers,
those buying a second home and to investors. It appeals
to singles, couples, down-sizers and retirees seeking
premium quality and care-free living, and a unique
opportunity to own a great product in one of the best
locations to live in downtown Calgary,” Mahboubi says.
Interiors feature open concept living with a premium
Italian Armony Cucine kitchen that includes granite
countertops and backsplash and German-engineered
Liebherr and AEG appliances. Bathrooms feature elegant
marble countertops with porcelain tile flooring.
Onsite amenities include a fitness facility, yoga/Pilates
studio, steam room, sauna and his/hers change rooms
with showers, social lounge club with kitchen and
fireplace, 24-hour concierge service and a furnished guest

reeling from the recent wildfire

communities, governments or the
Canadian Red Cross that pitched in to
help out. The home building industry
immediately stepped up.
“We have only preliminary
information, but direct cash
contributions by CHBA members in
Alberta have topped the $200,000
mark already, and many fundraisers
are planned,” Paul Cashman,
spokesman for the Canadian Home
Builders’ Association – Alberta, told
New Condo Guide.
“Members are also collecting
donations for relief agencies at
showhomes, helping to distribute
emergency supplies to evacuees,
matching employee donations and
pledging to make a contribution to the

but we already know that it will be a
major job to rebuild the community
and replace lost homes,” says Jim
Rivait, CEO, CHBA – Alberta. “We have

“The community is still subject to

BATTISTELLA DEVELOPMENTS INC. has donated a “canvas”
to the City of Calgary’s Street Art Program for Youth,
bringing more vibrancy and public art to the East Village.
Battistella has gifted the former Orange Lofts sales
centre in East Village to the Street Art program to use as
practice walls.
“Art takes many forms and street art is no exception. We
support the City of Calgary’s efforts to empower students
through creative expression and we are excited to be able
to contribute to such a great program,” says Chris Pollen,
director of sales and marketing at Battistella. “We want to
live in a city that is rich in art, in all its many forms, and we
believe that drawing youth into the artistic process helps
us create an amazing, diverse artistic landscape for Calgary
to enjoy.”
“The City of Calgary’s Street Art Program for Youth
engages students in a supportive environment and
promotes the practice of safe and respectful urban
muralism. An internationally respected art form, students
are guided by professional artists and learn art-making
skills that add to the vibrant urban life of our city,” says
Dawn Ford, public art program coordinator for the City of
Calgary. “Students in the program gain an understanding
of what it means to be a professional artist working to
meet the needs of a commissioning body and contributing
to the larger community through their creativity. Thank
you very much to Battistella who is graciously donating
the canvas for these youth to practice their art form, and
allowing our students to see the real-world results of their
positive work.”

The artwork will be painted in three installations,
scheduled for May, July and August 2016. Once
completed, the City of Calgary and Battistella will host
a public event to showcase the art and to recognize the
artists. Details will be released at a later date.

GREAT GULF IS ENTERING CALGARY
in a big way — making a mark on the
future through land development and
demonstrating a commitment to the
community by supporting women
and their children.
YWCA of Calgary (YWCA) recently
hosted a cheque presentation and
media opportunity on the south
patio of its downtown site at 320 5th
Ave. SE to celebrate the generous
donation made by Great Gulf, the
purchaser of the site.
Along with a cash donation of
$500,000, Great Gulf offered a
two-year, no-cost lease back to the
YWCA for the existing facility. A lease
extension of two years has been
negotiated, which provides the YWCA
even greater stability over the next
four years to plan and develop a new
site.
Great Gulf donates to YWCA“The generosity of Great Gulf
is extraordinary and kicks off our
future plans in a grand way,” says Sue
Tomney, chief executive officer of
the YWCA. “The donation, coupled
with the no-cost two-year lease
and subsequent two-year extension,
ensures the YWCA can provide
consistency for the women and
families we support while we develop
a new facility that is better designed
to adapt to changing needs of
women in our community.”
The lease, which now extends to
November 2019, will provide the
YWCA a degree of certainty from
which to offer services, plan for the
future and move into a new facility
with minimal impact to clients, staff
and the community.
Selection of a future YWCA hub
site and development partners is
expected to be announced within
the month. Programs and services
at both the YWCA Sheriff King
Home and downtown sites continue
uninterrupted, with added time and
space to make smooth transition
plans.
“Calgary has consistently been one
of Canada’s most dynamic cities,
with a youth, vitality and spirit that
is both engaging and endearing. At
Great Gulf, we are thrilled to have the
opportunity to transform the YWCA
block and adjacent lands to create
an exciting new downtown district
perfectly situated between the East
Village, the financial core and the
Bow River,” says Great Gulf President
Christopher Wein. “The master plan
for this development will include
substantial residential, commercial,
office and institutional uses.”

GREAT GULF IS ENTERING CALGARY
in a big way — making a mark on the
future through land development and
demonstrating a commitment to the
community by supporting women
and their children.
YWCA of Calgary (YWCA) recently
hosted a cheque presentation and
media opportunity on the south
patio of its downtown site at 320 5th
Ave. SE to celebrate the generous
donation made by Great Gulf, the
purchaser of the site.
Along with a cash donation of
$500,000, Great Gulf offered a
two-year, no-cost lease back to the
YWCA for the existing facility. A lease
extension of two years has been
negotiated, which provides the YWCA
even greater stability over the next
four years to plan and develop a new
site.
Great Gulf donates to YWCA“The generosity of Great Gulf
is extraordinary and kicks off our
future plans in a grand way,” says Sue
Tomney, chief executive officer of
the YWCA. “The donation, coupled
with the no-cost two-year lease
and subsequent two-year extension,
ensures the YWCA can provide
consistency for the women and
families we support while we develop
a new facility that is better designed
to adapt to changing needs of
women in our community.”
The lease, which now extends to
November 2019, will provide the
YWCA a degree of certainty from
which to offer services, plan for the
future and move into a new facility
with minimal impact to clients, staff
and the community.
Selection of a future YWCA hub
site and development partners is
expected to be announced within
the month. Programs and services
at both the YWCA Sheriff King
Home and downtown sites continue
uninterrupted, with added time and
space to make smooth transition
plans.
“Calgary has consistently been one
of Canada’s most dynamic cities,
with a youth, vitality and spirit that
is both engaging and endearing. At
Great Gulf, we are thrilled to have the
opportunity to transform the YWCA
block and adjacent lands to create
an exciting new downtown district
perfectly situated between the East
Village, the financial core and the
Bow River,” says Great Gulf President
Christopher Wein. “The master plan
for this development will include
substantial residential, commercial,
office and institutional uses.”

5 features to keep in mind when shopping for a new condo
Advice | CALGARYISM
IF YOU’RE IN THE MARKET for a new
condo in Calgary, chances are you
have a list of features you want
included — some must-have’s, and a
few that you’re probably more flexible
on — before signing on the dotted
line.
Here are some key features that
you should always consider and
evaluate for yourself when viewing
new condos, as they can drastically
affect your living experience and
resale value down the road.
1 | Interior layout
Calgary’s new-condo developers
have such a wide variety of floorplans
available these days that you really
don’t have to settle for a layout that
would be perfect except for that one
feature that you just can’t get over.
It could be that the master
bedroom is too small, the bathroom
is too thin or perhaps the kitchen
doesn’t have that ideal setup you
want. Whatever it is, know
that you will likely find another
floorplan or different builder that has
all the things you desire — so shop
around!
2 | Windows and natural lighting
Usually, the more windows a new
condo has the better, not only for
natural lighting, but also the open
feel they create when they are well
placed and the right size. Windows
should also be positioned and sized
accordingly to give you a decent
amount of privacy from outside eyes.
Natural lighting is a huge factor
when it comes to getting the most
out of your living space and enjoying
it to the fullest. A lack of natural light
can be a problem in the future when
reselling, and can also put a damper
on how you feel about being in a
particular space.
3 | House orientation
The way a condo is positioned can
greatly affect the amount of natural
light it receives during the daytime,
as well as influence your cooling and
heating bills.
A unit facing east will have a bright
and warm morning and evening, with
natural light coming through during
these hours. On the other hand, a
north facing condo might not get as
much sunlight and make for a cooler
living space during those hot summer
days.
4 | Proximity to neighbours
Typically, there’s a drastic difference
in the space between two new inner
city infills.
If privacy is a huge factor for you
when buying a new condo, look into
the views from your windows, and do
a perimeter walk around the property
to gauge if you are comfortable with
it all.

5 | Location
Last but not least, location is
probably one of the most important
factors when buying a new condo
in Calgary. For example, buying in
a new community with a proposed
elementary school on its way is
a great opportunity for couples
planning to be parents, although if
it were across the city from work, it
might cause more headaches than
benefits.
It basically comes down to what
you’re comfortable with and what
area of the city is best for your wants,
needs and lifestyle. Taking the time to
find the right location is a must when
searching for that perfect new condo
in Calgary.
Wishing you only the best on your
new condo search in Calgary!

WHEN JENNIFER BARAN starting looking for a
townhome, she knew she wanted to live in the
northwest, but she also quickly arrived at the
decision to go Green.
“I had a one-bedroom condo in Panorama
and I wanted to move up to a townhome, but
stay in the northwest, so I looked at townhomes
in Sage Hill, Nolan Hill and Evanston,” Baran
says. “I saw that Partners Development Group
was advertising Built Green townhomes, which
meant I could save on energy and water usage
and that really appealed to me.”
She did some research and talked to others
who built Green, before visiting the Arrive at
Evanston sales centre. “I loved the idea of having
a home that was more environmentally friendly,
but I also loved Arrive’s design, so getting both
really sold me.”
Baran purchased a 1,350-sq.-ft.
townhome with two bedrooms,
2.5 bathrooms and a heated and
insulated garage and moved in last
October.
“Having the garage was a bonus,
although I was initially worried about
what it would cost to heat it during
the winter, but it turned out fine; it
was very little cost,” she comments.
“I also chose to upgrade with air
conditioning, which I know can be
expensive, but being an interior unit
with homes on both sides, along with
the energy efficient systems in this
home, I don’t think it will be costly.”

a heat recovery ventilation system

“When I compared my power
bills to other people who have
townhomes, I’m certainly saving,”
Baran notes. “Going with a Built
Green home has definitely been a
bonus with the trying times in this
economy right now, as well I think
it will be a great feature to have for
resale in the future.”
But not only is Baran’s townhome
Built Green Certified, it has an
EnerGuide rating of 83 Points with
gold status with Built Green Canada
labelling, which makes it eligible for a
rebate.
“I was really surprised. I didn’t know
anything about it until Jade (Mahon,
vice-president sales and marketing at
Partners) told me about it and sent me
a form to send in. She has been really
great and so has everyone at Partners.
I’d definitely recommend them and
the Arrive townhomes to others.”
Mahon notes that Baran was able to
get back a 10-per-cent refund on her
mortgage insurance premium paid
through CMHC or Genworth – which
both have a Green home initiative and
had put some “green” back into her
pocket.
“Energy efficient homes, cars,
and lifestyles are front and centre
and it’s important these agencies
and governments are behind the
companies and consumers working
toward consuming less.”
“I’m proud we provide
environmentally responsible
townhomes to our purchasers – and
yes, having reduced utility bills help
today, but even over the long term,
the added value of having a better
built, more efficient home is going
to provide our homeowners with
an even higher market value to their
home,” Mahon says.
Partners Development Group
is currently selling several Arrive
townhome projects around the city
including Evanston and Skyview
Ranch Arbours, which are both 40 per
cent sold; and at Redstone, which has
just a handful of homes remaining.
A new project, Arrive at Bowness
is poised to launch June 4, in
partnership with Attainable Homes
Calgary Corporation. “We will
exclusively have 11 double-car, three-
bedroom townhomes that will be sold
to the public, and 39 single-car, two-
and three-bedroom townhomes will
be sold through the Attainable Homes
program (attainyourhome.com),”
Mahon says.

LANDMARK HOMES PAYS HOMAGE to “design”
by creating a stylish, modern and vibrant
community, appropriately named Diseño (the
Spanish word for design), that offers a unique
blend of townhomes and apartment style
condos in the northwest Calgary’s popular
community of Sherwood.
“Diseño offers an exclusive grouping of 53
townhomes and one four-storey apartment-
style condo building with just 16 suites per
floor all surrounded by greenspace, so it will
feel like a private, little community within
Sherwood,” says Andreas Angellakis, area sales
representation.
“We have a park, pond and pathway on the
right side of our development, so almost all our
townhomes will view the greenspace and, for
those along the boulevard, we’re putting in a
green buffer,” he says.
“We’ve launched pre-sales and
we’re getting a really positive
response from people who love
the location, the exterior design
is something a little different with
Hardy board and stucco siding
and glass balconies, and we have a
unique variety of choice,” Angellakis
says. “We really have something for
everyone and are getting a mix of
buyers including first-time, young
professionals, young families, empty-
nesters and down-sizers.”

plus den designs ranging from 703

The three-storey townhomes have
five models – one with a tandem
garage that fits two vehicles, the
rest with double side-by-side car
garages – in two-bedroom with loft
or three-bedroom designs all with
2.5 bathrooms, ranging from 1,131
to 1,563 sq. ft. and starting in the
$330,000s.
Interiors for both condo and
townhome styles are well-appointed
featuring maple cabinets with
modern chrome finishes, full-
height tile backsplashes, stainless
steel appliances, pantries, laminate
floors, shag carpet on stairs and
in bedrooms, flush pot lights and
laundry with washer and dryer. There
are nine-ft. ceilings in the suites on
the first and fourth floors, and on the
main floor in the townhomes, and
buyers will receive a one-year Telus
multi-media package. The condo
building also has underground and
surface parking stalls available.
“All the apartment condos have
large windows and we’ve positioned
the building in an east-west direction
so we could make the most of the
sun exposure and the park views,”
Angellakis says. “In addition, the glass
balconies are quite large and some of
the townhomes are able to offer two
balconies. Several townhome designs
offer a walkout with patio and balcony,
and the double-car garage townhomes
have a developed bonus room on the
garage level for added space.”
Buyers can personalize their homes
by choosing from three colour palettes
and from upgrades such as quartz
counter tops and hardwood floors.
Landmark also builds Green with
energy efficient windows, appliances,
hot water tanks and furnaces, along
with LED lights and low flow fixtures.
A major benefit to buyers is the
location being across from a new
commercial development that already
includes the Loblaws’ City Market,
with two restaurants opening soon
and a future professional building.
As well, a new Walmart is just down
the street, with more shopping available at Beacon Hill centre, in Nolan Hill, at
the Symons Valley Ranch Farmers’ Market and at Creekside centre just minutes
away.
Sherwood is a newer community with established amenities. Residents can
enjoy parks and pathways, walk to great shopping and have easy access to
transit and major routes such as Stoney and Shaganappi Trails.
Landmark will celebrate the pre-sale of its apartment-style condos on May
28. For more information on Diseño, visit the sales centre at the corner

feel like a private, little community within
Sherwood,” says Andreas Angellakis, area sales
representation.
“We have a park, pond and pathway on the
right side of our development, so almost all our
townhomes will view the greenspace and, for
those along the boulevard, we’re putting in a
green buffer,” he says.
“We’ve launched pre-sales and
we’re getting a really positive
response from people who love
the location, the exterior design
is something a little different with
Hardy board and stucco siding
and glass balconies, and we have a
unique variety of choice,” Angellakis
says. “We really have something for
everyone and are getting a mix of
buyers including first-time, young
professionals, young families, empty-
nesters and down-sizers.”

plus den designs ranging from 703
to 1,186 sq. ft. starting from the
$190,000s.
The three-storey townhomes have
five models – one with a tandem
garage that fits two vehicles, the
rest with double side-by-side car
garages – in two-bedroom with loft
or three-bedroom designs all with
2.5 bathrooms, ranging from 1,131
to 1,563 sq. ft. and starting in the
$330,000s.
Interiors for both condo and
townhome styles are well-appointed
featuring maple cabinets with
modern chrome finishes, full-
height tile backsplashes, stainless
steel appliances, pantries, laminate
floors, shag carpet on stairs and
in bedrooms, flush pot lights and
laundry with washer and dryer. There
are nine-ft. ceilings in the suites on
the first and fourth floors, and on the
main floor in the townhomes, and
buyers will receive a one-year Telus
multi-media package. The condo
building also has underground and
surface parking stalls available.
“All the apartment condos have
large windows and we’ve positioned
the building in an east-west direction
so we could make the most of the
sun exposure and the park views,”
Angellakis says. “In addition, the glass
balconies are quite large and some of
the townhomes are able to offer two
balconies. Several townhome designs
offer a walkout with patio and balcony,
and the double-car garage townhomes
have a developed bonus room on the
garage level for added space.”
Buyers can personalize their homes
by choosing from three colour palettes
and from upgrades such as quartz
counter tops and hardwood floors.
Landmark also builds Green with
energy efficient windows, appliances,
hot water tanks and furnaces, along
with LED lights and low flow fixtures.
A major benefit to buyers is the
location being across from a new
commercial development that already
includes the Loblaws’ City Market,
with two restaurants opening soon
and a future professional building.
As well, a new Walmart is just down
the street, with more shopping available at Beacon Hill centre, in Nolan Hill, at
the Symons Valley Ranch Farmers’ Market and at Creekside centre just minutes
away.
Sherwood is a newer community with established amenities. Residents can
enjoy parks and pathways, walk to great shopping and have easy access to
transit and major routes such as Stoney and Shaganappi Trails.
Landmark will celebrate the pre-sale of its apartment-style condos on May
28. For more information on Diseño, visit the sales centre at the corner
of Shaganappi Trail and Symons Valley Parkway, N.W., open Monday to
Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call

THE MARK 1O1 PRESENTS SOPHISTICATION, CONVENIENCE AND QUALITY By Heather Ryan
Marking its first project by Shane Homes’ new multi-family
division, Nuovo by Shane, the aptly named The Mark
101 provides residents with an opportunity to capture
the true essence of suburban living in northwest Calgary.
Located in Sage Hill, The Mark 101 presents buyers with
sophistication, neighbourhood convenience, and reputation for
quality through Shane Homes 37 years as a homebuilder.
Offering a unique collection of architecturally-inspired
apartment-style condominiums, The Mark 101 consists of three,
four-storey buildings with a total of 206 condos. The recently
released first building has 67 suites with the majority including
heated underground parking.
“We launched on April 2 and it was an extraordinary grand
opening,” says area manager Dianne Bidinost. “We had 400
people here and we received great feedback resulting in 15 sales
in the first 45 days of being opened.
“Customers love the quality finishes and the location is
prime,” she says, noting Sage Hill is a community that has grown
in popularity due to its established amenities such as parks,
playgrounds, pathways and naturalized pond, along with a wide
variety of shops, services, restaurants and all within walking
distance or a short drive away.
“People are thrilled with our 9-ft. ceilings on every floor, which
allows for huge 6-ft. windows that include transom windows
on top, giving each suite a bright and airy feel,” Bidinost says,
adding this combination is on display in the sales centre’s two
bedroom showsuite. “When customers walk into the showsuite
they are wowed by how spacious and open it feels.”
The Mark 101 also offers “a number of ‘house-like’ features such
as the transom windows, over-sized decks with gas lines and large
kitchens – all gorgeous features that Shane Homes has become
known for,” Bidinost notes. “We also have full size laundry rooms
with a stacked washer and dryer with tons of storage, unlike the
smaller laundry closets most condos have.”
Kitchens are well-appointed featuring a large7-ft. island or
peninsula with ample breakfast bar seating, granite counters,
stainless steel appliances, maple shaker style cabinets, one
or two banks of pots and pans drawers, soft closing drawers,
pantries, full-height tile backsplash, water line for the fridge and
rough-in for garburators. Condos with two bathrooms have a 20-in.
deep soaker tub/shower in the main and
an oversized walk-in shower in the ensuite.
All of our condos come with luxury vinyl
plank flooring, 2” faux wood white blinds
and knock-down ceilings.
There are five floor plans available
to suit a variety of buyers’ tastes, needs
and budget including one-bedroom,
one-bedroom plus den and two bedroom
designs ranging from 600 to 887 sq. ft. with
a starting price in the $180,000s plus GST.
“The condos are designed with ample
insuite storage plus there is a secured
storage room with large lockers and a
separate bicycle storage in the secure
underground parkade,” Bidinost says.
The exterior offers an appealing
architectural design with extensive cultured
stone detailing combined with vinyl siding
and lush landscape to create a very strong
curb appeal. Also plenty of visitor parking
and street parking is available, adding to
the attractiveness of The Mark 101.
Another advantage to buyers is the
convenient location; it’s adjacent to future
rapid bus transit, across from a new
Walmart Supercentre and steps from
a new Loblaw’s City Market, with more
shopping available at Beacon Hill Centre,
Sage Hill Crossing, Creekside Centre,
Gates of Nolan Hill, and Symons Valley

routes such as Stoney Trail and Beddington

Could a Foreign Investor Real Estate Craze
Be Coming to Alberta?
Recently, traditional real estate indicators, such as household income, have served as only a base to measure just how gravity-defiant housing price growth continues to be within the Toronto and Vancouver markets.
This situation has all but confirmed a sizable presence of foreign buyers within these markets, a topic of which there is no yielding measure to date. However, some notable agencies have recently “hypothesized” that Chinese foreign investors specifically may have accounted for 14% and 33% of Toronto and Vancouver real estate sales in 2015 respectively (National Bank of Canada).
Arguments regarding the motivations of these investors namely point to a strategy of wealth preservation amidst China’s wavering financial system (taken for granted here). However, one of the most interesting situations likely encouraging this investment is that the price of our real estate in Yuan (China’s currency) has actually been falling over recent years, until now.
So far in 2016, the Canadian-Yuan exchange rate has held strong by an annual comparison, after years of
falling continuously since 2013. As such, this year has come to represent the first in many years that a Chinese foreign investor would actually have to pay a considerable amount more for the average home in the Vancouver and Toronto markets (see figure below). Notably, this is not the case for Alberta’s historically-sound Edmonton and Calgary real estate markets.
Looking ahead, many economists have predicted that a Chinese led foreign investment “craze” will likely continue, as further woes are expected to plague China’s investment sector.
In our opinion, all of these points represent a marketable opportunity for agents and developers of Alberta’s real estate markets to attract more of this investment their way.
As a point of encouragement, consider that Juwai.com, a popular online listing service where Chinese investors can look for international real estate, recently reported that inquiries about specific properties in Alberta increased 70% in 2015 (Bloomberg News, April 2016).
Intelligence House is Alberta’s newest and most innovative
Real Estate Marketing Agency with a focus on strategic
market intelligence, which includes full research, marketing
and sales / leasing services for the real estate industry.

Property Profile | AVI URBAN
SINCE ITS INCEPTION, AVI URBAN has strived to create
innovative multi-family developments and its efforts were
recognized on April 16 when the builder was presented by
the Canadian Home Builders Association - Calgary Region
with the Grand SAM Award for Multi-Family Builder of the
Year for 2015.
“To be given the opportunity to carry the recognition
as the Multi-Family Builder of the Year feels great,” says
Charron Ungar, president, Avi Urban. “At Avi Urban, we
work hard every day without any expectations for an
award, but when you get a nod of respect from your
partners and your competitors for a job well done, it
gives you and your team a great sense of pride and
accomplishment.
“We’ve done about 20 projects now and our ability in
the last few years to do what we’ve been able to do is
because we’ve enhanced our team and brought all the
elements together so that we can deliver innovative and
creative projects that continue to raise the bar,” Ungar
says, noting that six different projects were finalists or
award winners in different categories.
“It’s really exciting when that all comes together and
to get to that level where the sky is the limit and be
successful. Being selected as Multi-Family Builder of the
Year shows we’re doing things right and it’s a great honour
to be recognized.”
Along with the Grand SAM, Avi Urban won the Best
Townhome Design - $300,000-$359,000 for its Jasmine
model in Willow at Sherwood – a two-bedroom plus den,
2.5-bathroom three-level townhome.
“It’s framed with lots of windows so the light really
permeates through the space giving a very bright, spacious
feel, and we gave it an urban aesthetic and a transitional
style so it has a modern feel that appealed to young
buyers,” Ungar says. “With the layout, we tried to make
it as functional as possible with an over-sized kitchen,
Avi Urban Honoured as Multi-Family Builder of the Year
open design and larger than expected bedrooms… it was a
winning formula.”
Avi Urban was also a finalist for the Best New Design –
Villa/Duplex/Townhome up to 1,199 sq. ft. award for The
Scarlet in Jackson at Walden. “Jackson was Edison 2.0,”
Ungar explains, referring to Avi Urban’s highly successful
Edison townhome development in Walden. “We took
everything we learned and that was successful in Edison
and rolled it into Jackson.”
As well, Avi Urban had two projects – Edison in Walden
and The Post in Nolan Hill – that were finalists for the Best
Multi-Family Community. “For both developments we set
the bar extremely high and we’re pleased they were both
nominated,” Ungar says. “With Edison, we introduced a
new architectural style that is beautiful, and The Post has a
great location backing onto a pond with a more Colonial
architecture with a lot of brick and exterior detailing and
we’re very proud of our achievements with both projects.”
The builder also won the Janine Coughlin Marketing
Campaign of the Year award for its Duke at Mission
campaign. “This is an important award because marketing
is a huge part of what we do. You can have the best
project in the best location, but at the end of the day if
you’re not getting the message out, it’s not going to be
successful,” Ungar says.
In the Sales Achievement category, Avi Urban’s sales
team for Canoe at Auburn Bay was a finalist. “We put
together a great development in Auburn Bay, which is a
well-designed lake community, so we wanted to meet and
enhance that. We have a great sales team that focused on
customers and getting the message out, so to achieve a
high level of sales and be a finalist is really great.”

Advice | MORTGAGE ADVICE
AN INCOME PROPERTY can be a good
way to make money, especially in
retirement. However, there are some
things you need to think about before
taking the plunge.
Here are the advantages and
disadvantages of buying an
investment property:
Advantages
You can use leverage: If you have
equity in your home, you can use
it to help finance the purchase of
another property. In a low-interest
rate environment, mortgage rates are
lower as are the costs of buying an
income property. You’ll build up more
equity when you earn rental income
to pay down the mortgage. In the
future, you could use that additional
equity to buy another property – or
properties – but you should ensure
you can make larger mortgage
payments when rates increase.
You can earn additional income
regularly: As long as you have a
tenant, you’ll earn monthly income on
a regular basis. The more investment
properties you have, the more you
could potentially earn. You don’t
often get regular income from other
types of investments.
You get tax deductions: While you’ll
earn rental income, you’ll also be able
to deduct any expenses. Advertising,
insurance, maintenance and repairs,
property taxes, and legal fees are
just a few of the expenses that are
deductible. It’s best to consult with
Things to consider before buying an investment property
your accountant to find out what
costs you can deduct.
Disadvantages
You may need additional financing: If
you want to buy a multi-unit property
and intend to live in it, you’ll need a
down payment of between five and
10 per cent, depending on the total
number of units in the property. But
when you purchase a property you
don’t plan to live in, you need a down
payment of at least 20 per cent.
Also, some lenders won’t recognize
100 per cent of the potential rental
income you might expect to earn;
some may consider just 50 per cent,
while other lenders might consider 80
per cent. In other words, you could
be forced to make a bigger down
payment to qualify for a mortgage.
You may not always have a tenant:
Ideally, you’ll earn enough rental
income to cover your annual costs.
However, you’ll still need to make
mortgage payments without a tenant.
You should be prepared for the worst
and have an emergency fund for the
times you don’t have someone to rent
your place.
Your property isn’t a liquid
investment: If you own stocks or
bonds, you can buy and sell them
quite quickly. However, it can take
a long time between listing your
property for sale and the closing date.
This might be a problem if you need
the money right away.
You have additional responsibilities:
Being a landlord can be a difficult
job. You’re responsible for any
maintenance and repairs that need
to be done. But there are also some
headaches you have to deal with,
like a tenant that damages your
property or misses a rent payment.
The alternative is to hire a property
manager. He or she can take care of
those problems but at a cost to you.
While an investment property will
provide you with additional income,
it’s good to be aware of the pros and
cons before you ultimately decide to
make a purchase.

Advice | CONTEMPLATING CONDOMINIUMS
BOTH BUYERS AND SELLERS of
condominium homes obtain
protection and services when they
use a realtor to represent them. But
they should understand whether
the realtor represents them only, or
serves as “dual agent” representing
both the buyer and seller.
Let’s say you’re shopping for a new
or resale condo home, and find a
condominium-specialist realtor who
can help you with market information,
gain access to any property on the
market, and who will give you market
data and negotiating advice when you
offer to buy a nice place. That realtor
is your “agent,” which is a real estate
term for “representative,” but it carries
the weight of performance duty
under Alberta law. The realtor must
be competent, actually know about
condominiums, must serve your
interests, keep confidences, disclose
information about the property,
and take your lawful instructions.
In technical language, these are
“fiduciary” duties.
In most cases, your realtor
represents you only. He or she will
give you access to all the properties
listed on the MLS, and we realtors
carry an electronic key which will
open 4,000 to 6,000 condo and
single-family resale homes on the
market at any given time in Edmonton
or Calgary. One phone call to a
realtor... 6,000 keys. It couldn’t be
more convenient. An experienced
realtor will also be familiar with many
of the condominium showhomes
currently open, and know the type of
construction being used. He or she
will guide you to condo communities
that are being built for your age group
and lifestyle.
At some point in your viewing of
homes, the realtor may show you a
new or resale home that perfectly
matches your needs, and which they
have listed for sale personally on
behalf of the seller. In other words,
they are already the seller’s agent.
They will also be your agent if you
offer to buy the property, so the
realtor would be “dual agent” for the
two parties. Whether a transaction
takes place or not, the realtor’s duties
are in effect.
This dual agency is not necessarily
a problem, but places some new
burdens on the realtor. For example,
on the one hand, the realtor must
disclose to you anything they might
have learned about the property
when listing it and discussing the
property with the seller. On the other,
they must not disclose to the seller
how much you’re willing to pay for
the place, nor to you what the seller
might be willing to accept, if they
know. As well, a little bias might
come into play, as the realtor could
earn both the sellers’ and the buyers’
agency fees (“commissions”), if they
represent both parties.
Of course, people have every
right to refuse dual agency. If you’re
selling your home, condominium or
otherwise, you can simply require
that any buyer have his or her own
representative. A fee from you to
pay a buyer’s representative will be
part of your listing agreement, so
you certainly have something to say
about it. As an alternative, you can
ask your listing realtor to reduce
the total commission payable in
the event that they represent the
buyer, as well as the seller, which the
industry nicknames a “double-end”
transaction.
Some realtors have even found
themselves in three-way agency, as
two parties offer to buy the same
home, found through that realtor’s
open house the first weekend the
property was on the market. These
instances of competing offers usually
see representation of one of the
parties assumed by an experienced
colleague, or by the realtor’s broker.
Even if there is only one party
making on offer, buyers can, if they
want, also insist on single-agency
representation. The realtor losing the
dual-agent role might not like the
compensation split needed to pay
another realtor, but so be it.
Yet, in fact, these steps are usually
not necessary, as good market
information and full property
disclosure will usually point to the
property’s value. Reputable realtors
working for their clients’ best interests
will always enjoy client loyalty. But
sellers and buyers alike should feel
free to ask about single agency, dual
agency and about who is paying
whom to represent them. The world
of real estate, a volatile marketplace,
varying qualities of homes and
locations are all complex at best,
overwhelming at worst. Buying or
selling, professional real estate agency
will serve you well.

Advice | FUNDAMENTALLY SPEAKING
PLANNING TO BUY YOUR FIRST home
and not sure where to begin? Here
are six homebuying tips to help you
prepare.
1. Get with the programs
There are various government
programs available to help you
buy a home.
Home Buyers’ Plan (HBP): The
HBP allows first-time buyers to
withdraw up to $25,000 from their
RRSP to put toward a down payment
on a home. You have up to 15 years
to repay the funds.
First-Time Home Buyers’ Tax
Credit (HBTC): Eligible first-time
buyers can apply for the FTHB to
help offset the costs associated with
purchasing a home, such as legal
fees, disbursements and land transfer
taxes. The credit can provide up to

2. Explore your options
First-time buyers can buy a home with
as little as five per cent of the purchase
price as a down payment – as long
as the property is less than $500,000.
Anything higher than that, and the
minimum down payment for the portion
of the price higher than $500,000 is
10 per cent. So, assuming your price
range is at that threshold, you’ll need
to come up with at least $25,000.
At that purchase price, depending
on the market you’re in, this could
mean you’d then be looking at a
townhome, semi-detached or even a
condo, instead of a detached home.

3. Check with the bank of mom and dad
If your parents are baby boomers
who have had the good fortune of
building equity over the years as they
paid down their mortgage while the
value of their property multiplied,
well… they may be in a position to
help. Many buyers are hitting up the
bank of mom and dad. In the last two
years, 28 per cent of first-time buyers
called on the bank of mom and dad
to help finance their purchase; from
2010 to 2014, only 17 per cent did.
4. Become tech savvy
Mortgage consumers are becoming
very tech savvy. In Canada Mortgage
and Housing Corp.’s 2015 Mortgage
Consumer Survey, 78 per cent of
respondents researched online,
with 70 per cent using an mortgage
calculator to help determine their
payments. And social media is playing
a more important role – 20 per cent
used sites such as Facebook to learn
more, 17 per cent used a mobile
device, and of those, 22 per cent used
a mortgage related app. And all of
these figures are growing.
5. Befriend a broker or banker
Like many things in life, it’s all about
relationships. And whether you
use broker or a banker to secure a
mortgage, you’ll likely come to value
the relationship. In the same CMHC
survey, consumer loyalty strengthened
the longer people stayed with their
lender. But since we’re talking about
money, people are willing to switch
lenders to get a better rate and save –
a fact which is much more prevalent
for bankers than brokers. And because
brokers are able to offer products
from multiple lenders, as opposed to
bankers who offer only the products of
their own institution, the market share
held by brokers is growing notably,
particularly among repeat buyers.
6. Research, research, research
These days, with prices rising as they
are and uncertainty in some markets,
thorough research is an absolute
must. Everything from your target
area, desired housing type, builder or
realtor, finances, how much you can
afford, who you borrow from and the
structure of your mortgage – take
your time. Take months. Don’t rush
anything. Anything.

The Beltline’s lifestyle is definitely

With all the amenities and parks

you might imagine, it is already filled

if you are more into the adult lifestyle,
don’t dismay — there are plenty of
condo buildings that are adults-only.
In the area
The Beltline area is slightly above
average. Rents have gone up in recent
years due to high demand and newer
condo buildings introduced to the
market. However, you can still find
affordable accommodations to live
in. This area also has both high-end
eateries and lower-end coffee joints,
making it a decent place to grab a bite
to eat.
Planes, trains & automobiles
One of the best ways to get around is
by public transit. Thanks to the central

The good, the bad & the rest
One of the best things about the
Beltline is its easy access to the

an Urgent Care admittance among
many other clinics in the building, it is

Haultain Park, Central Memorial Park,

Advice | FUNDAMENTALLY SPEAKING
PLANNING TO BUY YOUR FIRST home
and not sure where to begin? Here
are six homebuying tips to help you
prepare.
1. Get with the programs
There are various government
programs available to help you
buy a home.
Home Buyers’ Plan (HBP): The
HBP allows first-time buyers to
withdraw up to $25,000 from their
RRSP to put toward a down payment
on a home. You have up to 15 years
to repay the funds.
First-Time Home Buyers’ Tax
Credit (HBTC): Eligible first-time
buyers can apply for the FTHB to
help offset the costs associated with
purchasing a home, such as legal
fees, disbursements and land transfer
taxes. The credit can provide up to
$750 in federal tax relief.
More information on these
programs is available at cra.gc.ca
2. Explore your options
First-time buyers can buy a home with
as little as five per cent of the purchase
price as a down payment – as long
as the property is less than $500,000.
Anything higher than that, and the

Condo-friendly plants
We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden, but these condo-friendly plants will satisfy your urge to plant.
1. The money tree
This plant comes in all shapes and sizes; they do not require too much direct sunlight and live well indoors. They only need water about once a week and if you’re lucky, they will bring you good fortune!
2. Moth orchids
Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They need only a bit of water about once a week, so be careful not to overwater.
See Jackie Marchildon’s full list of condo-friendly plants online.

3. The snake plant
This plant is also known as “mother- in-law’s tongue” and requires minimal light, a little water and will help purify the air in your condo.
