Smaller households, smaller homes
Protect yourself from the chill
Canadian households are shrinking,
according to Statistics Canada data.
Seven decades ago, the average
household consisted of 4.3 people; by
2011, the average size had dropped to
2.5 people per household.
While the majority of Canadian
homes over the last century were
built to support larger families,
nowadays one or two people make
up the majority of households. This
is why condominium living have
become increasingly popular.
The impact of smaller families on
the Canadian housing market has
been significant, spurring a dramatic
change in the types of homes and
apartments being constructed.
The introduction of townhomes,
lofts and condominiums is effectively
servicing smaller families and singles
who need homes and nearby
amenities. While larger homes are still
a need for some, the next time you
see another crane in the air, keep this
new demographic dynamic in mind.
The move was intended to mostly
impart a slight cooling on Canada’s
hottest and most expensive real estate
markets – Toronto and Vancouver.
But the federal government’s
recent decision to raise the down
payment requirement for new insured
mortgages from five per cent to 10 per
cent for the portion of the house price
above $500,000, could well have other
unintended consequences.
In particular, Calgary is among those
markets that these new rules could
inflict additional cooling upon, at a
time when conditions are already chilly
enough.
Prospective buyers have a few
choices: buy before the new rules
take effect Feb. 15, 2016; find a way to
increase your down payment; or look
at properties of less than $500,000.
Find a way to protect yourself from
this additional chill, until later in 2016
and 2017 when the Calgary economy
and housing market is expected to
begin warming up.

THE HUGE SUCCESS of the Copperfield Park trilogy with
its “Love It, Live It, Afford It” mantra continues to roll with
Brad Remington Homes’ latest condo development in
Legacy.
The first building in Legacy Park sold out quickly as
people lined up to be the first to buy into this new offering,
and its amazing success has spurred Brad Remington
Homes into celebrating the New Year right with the launch
of sales in the second building the first week of February.
“Our goal with Legacy Park was to raise the bar
with improved floorplan designs, specifications and
presentation with better pricing then we have offered
before,” says Bryan Logel, vice-president of sales and
marketing of Brad Remington Homes. “Our customer’s
response was nothing short of incredible.
“We had 56 people lined up when we launched Legacy
Park, which was amazing because even when oil the oil
and gas market was booming we never had that type of
response,” Logel notes. “What we’re seeing here is that
our homes and pricing appeal to hard working Calgarian’s
who need an opportunity like this to own their own home.
And, they are taking advantage of the opportunity with the
low interest rates and affordability, to purchase rather than
rent.”

Legacy Park provides homeowners
with high quality, stylish one and two-
bedroom designs starting at $129,000
and going up to the $260,000s so
they can “afford It.”
“The majority of the homes in the
first building were under $200,000,
such as the G plan – a two-bedroom/
two bath with underground parking
for $189,900 – a price point the
Calgary market has lacked,” Logel
says. “Legacy Park has a floorplan and
affordability for every purchaser.
“We’re hitting the current
marketplace head on by making
sure each home is super affordable,
while still bringing incredible value
with outstanding standards such as
nine-ft. ceilings, granite or quartz
countertops, high quality cabinets
and an underground parking stall
with every suite.”
The first phase in Legacy Park
consists of four, four-storey buildings
offering some of the best-selling
models from Copperfield Park and
introducing some exciting new
floorplans.
The well-appointed interiors also
include full-sized kitchens with an
appliance package that includes a
fridge, stove, dishwasher and over-
the-range microwave, premium
cabinetry with soft-close doors and
drawers, in-suite laundry with the
washer and dryer, knockdown ceilings
and private balconies or patios.
Residents can also customize their
homes with a full range of options,
allowing buyers to “love it and live it.”
Legacy Park also features an eye-
catching exterior and strong curb
appeal with premium Hardie plank
siding, brick and intricate detailing.
Legacy is a master-planned
community situated in southcentral
Calgary and Legacy Park is located
right across from park space that
overlooks a pond with fountain and
is literally a stone’s throw away from
the ravine and pathway system that
weaves through the community.
Located just minutes from Stoney
and Macleod Trails with access off
210 Avenue S.E., residents have
access to major traffic corridors and
they’re close to the LRT and a wide
variety of shops, services and dining
amenities up Macleod Trail and in
nearby Shawnessey.
There is an information centre
open on site, or you can register at
mylegacypark.com. “A number of
buyers are also taking advantage
of visiting the new showsuites at
Copperfield Park (99 Copperstone
Park S.E.), so they can see the quality
and the look of the homes,” Logel
adds. “We truly want people to have
equity when they take possession and
know that they’re getting great value.”

is located at the corner of Legacy

Property Profile | CARDEL LIFESTYLES
CARDEL LIFESTYLES continues to
build on its reputation for finding
prime locations that put a variety of
amenities at their buyers’ doorsteps
while offering outstanding value
and affordability with its newest
development – Walden Place.
The award-winning developer has
already experienced tremendous
success in southeast Calgary with
developments in Cranston and
Auburn Bay, but Walden Place, which
combines apartment-style condo and
townhomes, will be its first offering
in Walden and is poised to launch
in February.
“It’s also Walden’s first apartment-
style condo development by any
builder, so we’re pretty excited,”
says Brad Logel, sales and marketing
manager. “We believe Walden
Place will be the absolute best that
suburban Calgary can offer for
condos and townhomes.”
It also reunites Cardel Lifestyles
with land developer Genstar
Developments, which has been
developing Walden south of Stoney
Trail and east of McLeod Trail over
the past few years. They previously
worked together on many occasions,
including in Panorama Hills and
Coventry Hills in north central Calgary
where Cardel’s Lighthouse Landing
and Panorama West developments
were exceptionally popular.
The common feature shared
between the north projects and
Walden is they’re all strategically
located within the community, close
to neighbourhood conveniences,
such as parks, pathways, coffee
shops, grocery stores, eateries and
services – everything that makes
living a little easier.
“Condo living is about convenience
and Walden Place offers a perfect
location,” Logel says. “Walden is
Cardel Lifestyles poised to launch Walden Place

already established with the Gates of
Walden shopping centre that offers
groceries, dining and services, transit
and ease of access to McLeod and
Stoney Trails.
“But Walden Place is also directly
across from a 70-acre future
shopping development and we’re just
steps away from two future schools,
the future community centre, a
pond, parks and pathways,” he says.
“Walden Place will also feature a
large greenspace. So buyers can take
advantage of the already built up
amenities now, and moving forward,
can expect a very high level of
convenient living at their door.”
Walden Place will consist of
428 apartment-style condos in six
buildings and 40 townhomes offering
a wide range of floorplans to choose
from to suit any lifestyle.
Condos range from 544 to 1,021 sq.
ft. with eight different plans in the first
building starting from just $139,900.
“We expect 70 per cent of the
suites in our first condo building to
be priced under $250,000,” Logel
says, adding the first building will have
83 one- and two-bedroom suites
available.
The townhomes will offer three
bedrooms, 2.5 baths, a den and a
double car garage starting from the
$330,000s.
“Walden Place will feature new
plans, new sizes, new standard
specifications and all at affordable
pricing,” Logel says. “It’s an
opportunity for people to have the
best value for convenient living in
Calgary.”
Cardel Lifestyles believes in adding
to the value of their homes and
have compiled a top-notch list of
specifications including extra-large
windows and generous balconies/
decks for Walden Place.
Buyers can also live their HGTV
dream with the many colour choices
and unique options available, and
they can expect exceptional customer
service, as Cardel Lifestyles has been
awarded the New Homebuyers
Choice Award and the New Home
Buyer’s Choice Award in 2015.
“We have the highest customer
service ratings and provide the best
overall experience, we’re also a recent
finalist as one of the Best Managed
Companies in Southern Alberta,”
Logel says. “We love what we do and
can offer a lot of confidence for any
new condo or townhome buyer.”
Cardel Lifestyles plans to open
a sales centre with a fully-dressed
showsuite the first week of February
and launch sales later in the month.
“The sales centre/showsuite will
be similar to our Auburn Walk
development so it will give interested
buyers the full experience of the kind
of lifestyle they can expect at Walden
Place,” Logel adds.

Welcome to 2016
Intelligence House is beginning the new year with a general review of how economic experts expect key provincial indicators to perform throughout 2016. For this exercise, we’ve studied the comprehensive survey of provincial outlooks published by the Alberta Treasury Board and Finance, in conjunction with their most recent provincial budget, as well as the Canada Mortgage and Housing Corporation’s winter outlook for Alberta’s housing market.
In general, today’s provincial outlooks call for moderate economic performance under the expectation that the price of oil will average marginally higher in 2016 by comparison to those experienced prior to 2015. This expectation is different from the general expectation issued last January when many economists assumed oil prices would grow consistently throughout 2015 and 2016. With this new scenario, a new reality has set in and the expectation for Alberta’s labour markets and corresponding net migration levels in 2016 are in general, moderate.
*Alberta Treasury Board and Finance Average and Range of Outlook Survey (Oct 2015) **CMHC Housing Market Outlook for Canadian Prairie Regions (Nov 2015).
That said, the net economic outcome of 2016’s labour market (real GDP) is expected to outpace 2015 levels, which will encourage stronger household income growth. In turn, annual resale housing transactions in the province are expected to reach similar levels as experienced in 2015, keeping housing prices in this market marginally higher on average.
Provincial new housing starts are, however, expected to contract as the market for new homes focuses more on selling current constructing inventory. This will help relieve any downward price pressure that might otherwise occur if the level of unsold completed new homes were to increase.
The table below provides a summary of the forecasts reviewed in the above interpretation.
Intelligence House reminds the reader that this outlook is for the province as a whole, and does not apply to every provincial community equally – as some communities are poised to perform much better than others by a similar analysis.
Intelligence House is Alberta’s newest and most innovative
Real Estate Marketing Agency with a focus on strategic
market intelligence which includes full research, marketing
and sales / leasing services for the real estate industry.

Brookfield Residential set to release Regatta in Auburn Bay
WHEN BROOKFIELD RESIDENTIAL
LAUNCHES its newest offering in
Auburn Bay, condo buyers can
experience upscale living at an
affordable price in a relaxing cottage
country atmosphere in an established
lake community.
Brookfield Residential is poised to
open a sales centre and show suite
and begin sales in the first phase of
Regatta – which will eventually be
home to 168 apartment-style condos
in three, four-storey buildings and 56
townhomes – in late January or early
February.
“Regatta is our fourth multi-family
project in Auburn Bay, but it’s our
first apartment-style condo,” says
Kelly Halliday, business development
manager, Calgary South. “The first
building we plan to release in early
2016 has 48 condos featuring both
one- and two-bedroom designs.”
She notes that Brookfield expects
the release of the second condo
building will come later this year,
followed by the third building and
townhomes in the final phase.
“Regatta offers a great location
with close proximity to Stoney Trail, 52
Street and the Deerfoot,” Halliday says.
“It’s also close to Seton, which has a
wide range of shops and services, and
is across from Auburn Station that will
be anchored by a Co-op,” and include
the future Green Line.
Regatta’s condos offer nine floor
plans, ranging from 552 to more than
1,000 sq. ft. to appeal to a variety of
buyers’ needs. Prices will start from the
upper $100,000s for one bedrooms
and in the mid $200,000s for two
bedrooms.
“This is a very affordable price point,
starting in the upper $100,000s – it
has the amenities of a luxury building,
with a bocce ball court, dog wash
for after those walks in the nearby
dog park, and includes the residents
association of Auburn Bay – one of
the key draws for buyers because
they have access to the lake and all
amenities,” Halliday says.
Each suite has an abundance of
natural light with large patio doors just
off the living room area, and feature
designs that are functional, airy and
make maximum use of space.

Phone Number: 403.452.2148
There are few better things to eat on a
cold day than a hot bowl of delicious
noodle soup. Ikemen serves up a
variety of Japanese ramen noodle
bowls each with a distinct flavour
compared to the others because of
carefully chosen ingredients.
Try the mushroom ramen – kombu
shitake broth, assorted mushrooms,
yuzu zest, green kale, garlic chips,
sesame seeds and green onion – but
make sure you add the chicken or
pork on top as you’d be missing out
if you didn’t try at least a few slices of
Ikemen’s melt-in-your-mouth chasu.
Native Tongues
Address: 235 12th Ave. SW

all screaming for more of its casual,
yet high-quality Mexican cuisine. With
a strong focus on tacos, menu options
range from just $3.75 to over $35 for
the ultimate sharing platters with the
latter being a great way to get a small
piece of all the humongous tastes at
Native Tongues.
All of the corn tortillas are house-
made are made on-site throughout
the day. Inside of these flavourful

shells you’ll get to enjoy a variety of
classic fillers ranging from chicken
and chorizo to more exotic meats
like braised beef tongue and grilled
octopus mixed in with sides of your
choice such as avocado, diced onions,
roasted poblanos and other specialties
such as peanut chile salsa.
Proof Cocktail Bar
Address: 1302 1st Street SW
Phone Number: 403.246.2414
You’ll be hard done by to not be able
to find a cocktail that suites your
liking at Proof on First Street Village in
Victoria Park. More than 300 liquors
are available for you to choose from, as
you’ll see behind the bar with the entire
wall covered with bottles, a neat touch
for a food and drink establishment that
is one of the main stars in the growing
cocktail lounge scene here in Calgary.
Proof also has an assortment
of small tapas-style bites great for
sharing ranging from the pickled
shrimp cocktail to the fluffy gougeres,
the perfectly sized snack to go with
any exotic drink on the menu. It’s
first-come, first-served here, but with
about 60 seats, you should be able to
find a spot sooner than later.

ONE OF THE CITY’S oldest inner city
neighbourhoods, Victoria Park has
been transitioning over the past five
years, is constantly announcing new
developments, exciting community
events and an influx of fantastic retail
and restaurants
Lifestyle
Victoria Park’s lifestyle is definitely
that of busy young professionals who
love to dine and drink out on a regular
basis. With a thriving scene of great
restaurants and bars, the residents
of this area love to support local
businesses. While these residents
love the convenience of stepping out
their door to grab a bite to eat, they
also love the convenience of artisanal
markets and fine liquor and wine
shops nearby.
Vibe
Victoria Park is a lively and adaptable
community that is on the rise. With
plenty of new condo developments
currently being constructed in the
area, this neighbourhood will soon
have plenty of new neighbours.
Definitely a hub for foodies and craft
Neighbourhood Profile
beer aficionados, Victoria Park has
plenty of great spots to grab a bite,
pick up some amazing groceries or
sample some craft beer or wine.
Meet the neighbours
The residents of Victoria Park are a
mixed crowd, but young professionals
are the ones buying up the new
condos. Plenty of great spots to eat
and drink make this more of an adult
area, but playgrounds and even a
Montessori Pre-School make it great
for families who love inner city living.
In the area
Victoria Park is centrally located with
easy access to several downtown
schools. Sheldon Chumir Health
Centre is only blocks away, Haultain
Park is a great centrally located
park with a playground, sports field,
benches and picnic tables, as well as a
tennis court and community garden.
Planes, trains & automobiles
Victoria Park is located so close to
the downtown core, that is one of the
best neighbourhoods to commute
from by foot. Residents also love
using Car2Go and the cycling lanes
to enter downtown. Along MacLeod
Trail there is convenient city buses as
well as close access to Victoria Park
LRT station.
The good, the bad & the rest
Victoria Park is a very busy area,
especially with all of the new
developments currently under
construction. While it does get quite
peaceful at night, you can expect
it to be somewhat noisy during the
daytime hours. Thanks to its central
location, Victoria Park is also home
to several social wellness centres
including the Mustard Seed and Inn
From the Cold.

developments, exciting community
events and an influx of fantastic retail
and restaurants
Lifestyle
Victoria Park’s lifestyle is definitely
that of busy young professionals who
love to dine and drink out on a regular
basis. With a thriving scene of great
restaurants and bars, the residents
of this area love to support local
businesses. While these residents
love the convenience of stepping out
their door to grab a bite to eat, they
also love the convenience of artisanal
markets and fine liquor and wine
shops nearby.
Vibe
Victoria Park is a lively and adaptable
community that is on the rise. With
plenty of new condo developments
currently being constructed in the
area, this neighbourhood will soon
have plenty of new neighbours.
Definitely a hub for foodies and craft
Neighbourhood Profile
beer aficionados, Victoria Park has
plenty of great spots to grab a bite,
pick up some amazing groceries or
sample some craft beer or wine.
Meet the neighbours
The residents of Victoria Park are a
mixed crowd, but young professionals
are the ones buying up the new
condos. Plenty of great spots to eat
and drink make this more of an adult
area, but playgrounds and even a
Montessori Pre-School make it great
for families who love inner city living.
In the area
Victoria Park is centrally located with
easy access to several downtown
schools. Sheldon Chumir Health
Centre is only blocks away, Haultain
Park is a great centrally located
park with a playground, sports field,
benches and picnic tables, as well as a
tennis court and community garden.
Planes, trains & automobiles
Victoria Park is located so close to
the downtown core, that is one of the
best neighbourhoods to commute
from by foot. Residents also love
using Car2Go and the cycling lanes
to enter downtown. Along MacLeod
Trail there is convenient city buses as
well as close access to Victoria Park
LRT station.
The good, the bad & the rest
Victoria Park is a very busy area,
especially with all of the new
developments currently under
construction. While it does get quite
peaceful at night, you can expect
it to be somewhat noisy during the
daytime hours. Thanks to its central
location, Victoria Park is also home
to several social wellness centres
including the Mustard Seed and Inn
From the Cold.

CALGARY, EDMONTON and other markets already
experiencing a cooling are expected to be among
the cities hardest hit by the federal government’s new
minimum down payment requirement.
Finance Minister Bill Morneau on Dec. 11 announced
changes to the rules for government-backed mortgage
insurance, intended to contain risks in the housing market,
reduce taxpayer exposure and support long-term stability.
Effective Feb. 15, 2016, the minimum down payment for
new insured mortgages will increase from five per cent
to 10 per cent for the portion of the house price above
$500,000. The five-per-cent minimum down payment
for properties up to $500,000 remains unchanged.
The move represents a graduated approach to
increasing the down payment requirement proportionally
to the cost of a home. Canadians who already hold
mortgages will not be affected by this announcement.
“The actions taken prudently address emerging
vulnerabilities in certain housing markets, while not
Trending
overburdening other regions,” Morneau says.
“This measure will increase homeowner equity, which
plays a key role in maintaining a stable and secure housing
market and economy over the long term,” he adds.
For those in Calgary and Edmonton, the move could
have the unintended consequences of imparting additional
cooling on already chilly markets.
CIBC Deputy Chief Economist Benjamin Tal says the
largest impact will be felt in Calgary, due to the large share
of high-ratio mortgages. In this city, the new measures are
estimated to impact about 10 per cent of new sales, while
in Toronto the figure is five per cent; in Vancouver, just
2.5 per cent.

Advice | CONTEMPLATING CONDOMINIUMS
By Linda Palfi
Hiring a lawyerBuyer and seller can use same one!
YOU HAVE ENOUGH EXPENSES
when you’re buying or selling a
condominium home, so why not save
a few bucks on the legal end? This can
be accomplished by the seller and the
buyer employing the same lawyer to
handle both ends of the transaction.
The saving comes from the lack of
cost to courier documents and trust
cheques back and forth between law
offices. The lawyer also enjoys an
efficiency and increase in business
that many of them share with the
clients by trimming their bills a little.
Remember that the legal processing
of a real estate transaction is not an
adversarial undertaking, although
negotiating the sale/purchase might
have been. In almost all cases, the
conveyancing is a co-operative
administrative process. In a very rare
case where a dispute arises between
parties using one lawyer, each would
turn to a new lawyer to represent
them for a negotiated resolution or
for litigation. During all my years as a
realtor, I’ve never had clients whose
sale or purchase ended up in such
a serious dispute. In fact, good real
estate representation can anticipate
and avoid issues that otherwise can
haunt buyers and sellers.
Both parties using the same lawyer
can save time, as well as money.
Other than waiting for registration
at the Land Titles office, a delay in a
realty transaction can occur when
one law office waits for documents or
cheques to arrive from another. But,
working within one lawyer’s four walls,
a buyer’s “cash to close” cheque,
for example, doesn’t need to go
anywhere. As soon as it’s securely in
the lawyer’s trust account, the lawyer
can tell the buyer’s realtor to give the
new homeowner the keys.
For an average condominium home
purchase in Calgary or Edmonton,
buyers will spend about $1,500 on
legal fees, while sellers might pay
$800. Often, of course, people are
selling one home, and buying another;
in part with the proceeds of the first.
They’re looking at $2,300 in total legal
expenses at a time when every dollar
counts, so shaving some costs is well
worthwhile.
Here are just some of the things you
get for your legal expense as a condo
homebuyer:
• Preparation and registration of
your mortgage.
• Registration of the condo in your
name.
• In-trust holding of your money
and the mortgage money, then
transfer to the seller.
* Payment to CMHC of your
mortgage insurance fee.
* Calculation and allocation of all
expenses between buyer and
seller, such as pro-rated shares of
property tax and condo fees.
* Obtain a “clear” estoppel
certificate from the condo
corporation to ensure fees are
paid up.
* Title search on the property,
plus fetching a copy of the
condo plan from the Land Titles
office (if the lawyer specializes
in condominium real estate,
although a good realtor will
already have done it for you).
* Patient advice and information
services as you ask questions of
your lawyer.
Every condominium seller and
buyer deserves professional legal
services and advice. Once you’re past
the push and pull of negotiating your
sale or purchase, there’s no reason the
two parties to a real estate transaction
can’t save a little time and money
by both using the same professional
lawyer to complete the process.

ONE OF THE MOST exciting and
stressful times of purchasing a new
home from plans is the opportunity to
select your own colours and finishes.
Many clients hire us to come along
with them to the builder’s decor
centre for the selection process to
make it smooth, fast and current in
terms of trends.
The word “trend” is a confusing
one, as it is often confused with the
idea of a fad which is short term
and likely to not last more than half
a year to a year in length. A trend
is an underlying current within
the marketplace that is generally
adopted by most people within a
certain category whether it is fashion,
home decor, interior design or a
particular architectural style. It is this
information that residential designers
are highly attuned to and can provide
valuable insight when selecting
materials for your new home.
Here is a quick guide to trends you
may want to consider as you chose
materials and finishes for your new
house or condo.
1) Solid surface countertops
This includes quartz, granite and other
materials such as Corian, although
it is far less popular than it was a
few years ago with the mass variety
and colour of quartz products. Solid
surface counters are an ongoing trend
in kitchens and master bathrooms,
particularly, but where possible,
adding these to secondary bathrooms
and laundry rooms is also popular.
Some of the new laminate countertop
patterns are pretty nice and can work
in less high traffic spaces – and can
offer cost savings.
2) High gloss porcelain tile in light colours in bathrooms and kitchens
There is no question that we are in
a time of “white” as the dominant
colour for a variety of home decor
objects. Tile is no exception, and
has gone from beige and tumbled in
look to a polished and marbled finish,
complete with a high gloss surface.
It is smooth and clean with a modern
edge. This has become a staple in
master bathrooms and front foyers
and given some layouts, even kitchens
and mudrooms. Most tiles today are
larger and are made from porcelain,
which is more durable overall than
ceramic.
3) Larger trim work and ceiling details for the main floor
Rooms where we see this trend
include the family room, dining

room, foyer, office and living room.
Be prepared to look at baseboard

More elaborate ceiling details such as
tray, coffered or waffle applications
continue to grow in popularity, as
well as crown molding in wood or
plaster. Included in this category is
wainscoting and paneling which both
are popular in main floor rooms as
finishing treatments.
4) White cabinetry and dark islands
Floor-to-ceiling cabinetry is
becoming more common with
double-stacked cabinets. Different
coloured islands continue although
wood choices are moving from maple
to cherry and even to walnut for a
more lux feel. Island colours such

There are more trends out there
in new home construction, but
this summary reminds us that the
underlying current of dominant
design ideas shape what we
subconsciously select in the long run.
It is important to understand what
has staying power and what doesn’t,
so you make sound choices when
selecting materials and finishes for
your new home. It’s hard to think

finishes may surround you and your
family for a lifetime.

design trends are heading.

softer palettes, lighter hardwoods

IF YOU’RE PLANNING on buying a condo to live in or rent
out, here’s an important lesson: purchase prices and rents
will be higher the closer you are to major transit hubs
such as LRT stations.
Sure, it’s convenient to be located adjacent to transit,
but it’ll cost you. How much? We’ll get to that in a minute.
But if you’re okay with a little walking between home and
the station, you’ll also be in for significant savings.
Andrew Scott, senior market analyst, housing markets
and indicators, Canada Mortgage and Housing Corp.
(CMHC), attaches some hard numbers to the concept.
Using the Toronto new highrise condo market as an
example, the average purchase price per square foot for
buildings less than 500 metres walking distance to the
subway is $632. For buyers willing to walk a little further,
say between 500 and 999 metres, it would cost them
$595 per square foot; $557 between 1,000 and 1,999
metres; and $492 beyond 2,000 metres.
For renters, distance also pays – or costs, depending
on how you look at it. Average rents for a two-bedroom
apartment less than 500 metres from the subway are
about $1,477. Between 501 and 1,000 metres, the rate
drops to $1,280, and to $1,158 from 1,001 to 1,500
metres.
“Being close to the subway matters more
for renters than buyers,” Scott told New
Condo Guide.
“Renters often have lower incomes than
owners, and are younger as well. I don’t think
it’s a huge leap in logic to presume that these
households are more likely to value subway
access since they are not able to afford, or do
not want to own, a private car.”
Proximity to transit as a key driver of real
estate is not a new concept; we’ve long
known that there’s a price to pay for access
and convenience.
“Distance is now measured in minutes,
not kilometres,” is how the Real Estate
Investment Network (REIN) sums it up
transportation as one of the most dramatic
catalysts for real estate growth.
Generally, one of the attributes coveted by
homebuyers is nearness to a city’s Central
Business District (CBD). Access to good
highway systems, mass transit and commuter
rail is sought to afford easy access to the
CBD.
The basic theory in real estate is that the
more attractive the location, the higher the
value of the home. As the demand for homes
in that area expands, the result is higher
housing values.
REIN has found that transportation projects
will deliver a 10 to 20 per cent enhancement
of real estate values in the regions most
affected. If the market goes up everywhere,
these areas will increase by about 10 to 20 per
cent more. If the values drop, these will drop
by 10 to 20 per cent less.
The concept is not just a Canadian
phenomenon.
In studies of the effect of transportation
improvements on real estate around the
world, value increases occur for properties
located within 500 to 800 metres of stations
on new transportation lines.

AS COLD WEATHER SETS in and the days get shorter and
shorter, ensuring our bedrooms feel like sanctuaries
becomes so much more important. The bedroom is
such an easy place to overlook — and in my experience,
it’s often the last place busy parents will invest time
and money. To ensure you get the best sleep possible,
here are some essential steps to creating the best sleep
retreat.
1. Get the best mattress you can afford We
spend a third of our day sleeping — so your mattress
is a product that is absolutely worth investing in. While
it might be scary to look at a high ticket price on a
premium mattress, remember that a good mattress
can last anywhere from five to 10 years or longer. So a
$2,500 mattress amortized over this length of time ends
up costing around the same price as your daily cup of
coffee. And do ensure you try before you buy — don’t
be shy to lie down and toss and turn in the store to
make sure it’s a perfect fit.
2. Keep it dark Keeping a room dark plays a huge
impact on quality of sleep for both adults and children.
Before going to bed, put lights on a dimmer (an easy
change an electrician can do if you don’t have them
currently) to mentally prepare your body for rest. Then
ensure you have black out window coverings for the
best light fastness. In children’s rooms especially, I love
using side channels that a company like Budget Blinds
can install to keep light out from the small gaps that
typically occur on the sides of roller shades.
3. Keep it dramatic I love creating cozy bedrooms.
In my space I used a deep indigo blue called Krimson
Lake by CIL Paints. It is absolutely a myth that dark
colours are inappropriate for small spaces — in a small

and inviting. I took the drama one step further by installing
applied moulding from Metrie’s Very Square collection.
Applied moulding painted out the same colour as the walls is
a modern take on a more traditional architectural application.
4. Keep it clean Commit to keeping the bedroom the
cleanest room in the house. At the end of a chaotic day, who
wants to return to chaos? Commit to using laundry hampers,
to putting clean laundry away immediately, and to making
the bed daily. Making the bed, if you don’t do so already,
is a really simple task that will yield huge wins and build
momentum for keeping the rest of the room tidy as well.
5. Make it smell good I use an essential oil diffuser
in the bedroom in the morning to get me energized and
in the evening to get my body ready for sleep. A few
drops of lavender essential oil diffused in the room makes
everything smell good and can do wonders to calm the
nerves and aid in relaxation. For further help getting
the best sleep try an herbal supplement like Pascoflair’s
passionflower to de-stress and aid in restlessness. And
absolutely remember to not let the bedroom become a
dumping ground for mess — you deserve a great night’s
sleep and a restful retreat after a long busy day. Commit to
giving yourself this gift everyday!

space dark paint can make a room feel cosy, dramatic
and inviting.
