Important considerations
Attention, class
What are the critical things to consider
when choosing a location? There are
so many personal variables, it’s really
up to you to decide.
As an example, if it is just as
important to you to be close to your
children’s school as it is to your
place of work, then look for a place
that offers you the best of both
worlds. If you own a car and want to
use public transportation whenever
possible to save on parking and gas
costs, a location close to mass-
transit may be a better option for
you. If you’re a walker, proximity
to major amenities should be a
definite consideration.
Running errands such as grocery
shopping and banking on foot affords
many health benefits and provides you
with a chance to meet your neighbours
and discover new places, too.
Make a list of your priorities first,
then take the time to assess each
location for its merits and weigh
your options.
Let us know what those priorities
are. We’d love to hear from you!
For many Canadian families, financial
literacy for kids begins with a piggy
bank, maybe an allowance and
perhaps a first bank account.
Some may continue the education
with somewhat more serious lessons
– such as reviewing monthly bank
statements and explaining how
interest works.
Moving into the teen years, families
may entrust the more important
matters of personal finance to our
education system.
But there, we venture to say,
they might well be disappointed.
David Chilton lamented that fact
more than 25 years ago in his best-
seller, The Wealthy Barber. How
much has changed and how well
have things improved?
When it comes to housing in 2016,
the lessons are more important
than ever. Our real estate has been
a top performer for years, but the
resulting costs of living for young
Canadians are skyrocketing, in some
cases, prohibitively high.
More and more organizations see
the need and are offering programs
for financial literacy for youth.

cover story
WHEN MOHAMMED DECIDED he wanted to invest in
a condominium, he looked for a great location in an
amenity-rich area downtown and was pleased to discover
Avenue situated in the well-established West End
neighbourhood.
“I had looked at some places, very casually. Some newly
built, some still in planning phases,” he says. “But, Avenue
certainly stood out as a promising investment.
“The location was central to my decision to purchase
this property,” he adds. “A good location is always an
indication for a good investment; it will always be a
deciding factor. This location is prime for expansion in
Calgary’s growing economy.”

Development Corporation. It has attracted a number of
investors looking to take advantage of the opportunity to
build equity on properties that will hold value.
Mohammed purchased a 960-sq.-ft. two-bedroom,
two-bathroom suite for him and his family. His current
plan for the suite is to rent it out with the long-term goal
of “possibly save it for when my son grows up and would
like to be living in a more central location.”
Avenue West End is 77 per cent sold and those
purchasing “are mainly end users who are not only looking
to live in an amenity-rich, high quality development, they
are looking to invest for the future,” says Robert Duteau,
senior vice-president development, Grosvenor Americas.
“They see Avenue as being located by the Bow River in a
growing West End neighbourhood and see the parallels
with other popular high-end waterfront neighbourhoods
in other cities such as False Creek in Vancouver.
“Avenue combines urban convenience with serene
residential living. It offers a very walkable location just
steps to the downtown, the Bow River pathway and trendy
Kensington, as well, the C-Train is two blocks away and
access to the Plus15 is within a short walking distance,”
Duteau says.
“It’s a buyers’ market out there right now, and people
recognize that now is the opportunity to buy in Calgary
because they can get a really good deal, and furthermore
we’re seeing the lowest mortgage rates, which makes the
cost of owning about the same as renting.
“We have some investors, but several of our purchasers
are first-time buyers, many parents who are helping their
engineered hardwood wide-plank flooring, over-height
ceilings, porcelain tile, marble countertops, impressive
terraces and the CresseyKitchen – a revolutionary walk-
through design that creates a larger kitchen by offering a
highly efficient workspace that is stylish yet functional.
Avenue also offers terrific amenities – a fitness facility,
owners lounge, on-site concierge, dog-washing station
and secured parking and storage lockers.
Suites range from approximately 600 to 2,300 sq. ft.
and prices start from $374,900.
For more information on Avenue, visit the Presentation
Centre and display suites at 1037 5th Ave. S.W., open
Monday to Wednesday, noon to 6 p.m., and weekends noon
to 5 p.m., call 403.530.8455 or visit avenuewestend.com
children purchase and those ready to downsize,” he
adds. “Purchasers of Avenue vary in age and profession,
however, a common theme is that the majority of them
want to live in the building and enjoy the lifestyle that
comes with Avenue.
“For buyers like Mohammed, living downtown is a
lifestyle choice, they do not want to be spending all day
in the car commuting and for downsizers they’re looking
for a lock and leave lifestyle with a close proximity to
amenities, however, wish for a quieter residential feel.”
Avenue is comprised of 316 suites within two towers,
which include a mix of townhomes, flats, tower suites and
a two level penthouse suite.
The high-end buildings will feature extensive use of
glass on the exterior and exceptional finishings such as

YYC with open arms not only because
warmth that they bring, but also due
of the arrival of some of our city’s
best annual festivals.
Here are Calgaryism’s top five picks
for spring and summer festivals in 2016:
Sled Island Music FestivalWHEN: June 22 – 26, 2016
WHERE: Various venues
Calgary’s annual Sled Island Music Festival is
back and bigger than ever! With more than
200 performing artists and bands across 25
different venues during the four day event,
this music festival was recently voted as one
of the top 10 in Canada by CBC Radio 3
listeners. Find out what all the hype is about
this summer at one of the Sled Island Music
Festival events!
Calgary Folk Music FestivalWHEN: July 21 – 24, 2016
WHERE: Princes Island Park
The 37th annual Calgary Folk Music Festival
will feature 70 artists from more than 16
countries on nine different stages down
at Princes Island Park. Apart from the live
musical performances, the island will be
completely transformed to include an
interactive family area, culinary vendors, adult
beer garden and international craft market.
Join more than 10,000 people every day to
watch this celebration of culture and music
unfold on one of our city’s most acclaimed
downtown parks!
FiestavalWHEN: July 22 – 24, 2016
WHERE: Calgary Olympic Plaza
Things get spiced up in the downtown core
during Fiestaval, one of our city’s finest
celebrations of Latin culture. This family-
orientated event is completely free, includes
artisan shops and food vendors and live music,
dance and entertainment of all sorts. Last
years’ stage performances were phenomenal
– you don’t want to miss this one!
GlobalFestWHEN: Aug. 18 – 27, 2016
WHERE: 285, 2323 32nd Ave. NE
There are few festivals in Calgary that deliver
as much bang for your buck than GlobalFest.
The nightly firework shows light up the night
sky while reflecting on the ponds of Elliston
Park, creating a magnificent display of color
and beauty for all to enjoy. What’s cool about
GlobalFest is that the firework shows are
actually themed to represent different nations
of the world so you can choose which night
you want to check out. Apart from the show,
you will find several cultural booths where
you can learn about different cultures and eat
some of their cuisines. There are also a variety
of artisan shops and family activity areas,
making GlobalFest one of the most family-
friendly and all-inclusive festivals year round!

GlobalFest is that the firework shows are
actually themed to represent different nations
of the world so you can choose which night
you want to check out. Apart from the show,
you will find several cultural booths where
you can learn about different cultures and eat
some of their cuisines. There are also a variety
of artisan shops and family activity areas,
making GlobalFest one of the most family-
friendly and all-inclusive festivals year round!

“We are very excited; it’s so rare to have a

THE FRASER INSTITUTE has published
its annual Alberta elementary school
rankings, showing how schools have
performed academically and which
schools across the province have
improved or fallen behind.
The Report Card on Alberta’s
Elementary Schools 2016 ranks 812
public, separate, francophone, private
and charter schools based on seven
academic indicators derived from
province-wide test results.
“Our report card is the only
objective, reliable tool that parents
have to compare the academic
performance of their child’s school
over time and to that of other schools
in their community,” says Peter
Cowley, Fraser Institute director of
school performance studies.
The data from the 2016 report card
suggests that every school is capable
of improvement regardless of the
type of school, its location and the
proportion of students with special
needs or students in English as a
Second Language (ESL) programs.
For example, one of the fastest
improving schools in the province in
2015 – based on analysis of its results
during the most recent five years – is
St. Catherine Catholic Elementary/
Junior High School, a separate school
located in Edmonton. Despite having
two-thirds of its students identified
as ESL learners, St. Catherine’s overall
rating has steadily improved to 6.6 (out
of 10) in 2015 from just 1.7 in 2011.
Another school Keeler, a public
school in Calgary, also recorded a
significant jump in its ratings since
2011. With 27 per cent of its students
having special needs and 37 per
cent of its students identified as ESL
learners, the school earned a score of
4.0 in 2015 compared to 0.0 in 2011.
Of the 10 fastest improving schools,
six are in Edmonton.

IF YOU’RE PLANNING on moving
this summer, now is the time to
start organizing all your belongings.
Between contents and clutter,
packing up a home is a huge job.
Most people underestimate how
much stuff they have and how long
it will take to sort through it all.
Fortunately, there are some easy
techniques to help you get a jump start
on de-cluttering. The following steps
will help get your home organized and
ready for a summer move.
» Start by sorting and organizing
closets. It’s time to get serious —
if you don’t wear it, get rid of
it. There is no point in moving
unwanted items, it’s just extra work,
time and money. Wardrobe boxes
offer excellent space for hanging
coats, sweaters and snow pants.
» Sort out items no longer used.
Families outgrow things, styles
change, and needs change too. If it
hasn’t been touched in more than
a year, then it probably won’t be
again. Set aside a couple of empty
boxes for donations or items to sell.
» Use sturdy boxes with dividers for
packing breakables. Make sure
cardboard boxes are structurally
sound. Dish-pack boxes with
adjustable inserts that form
individual cells are a great option
for fragile items.
» Think Green. Survey local recycling
options to find the most convenient
solution for recyclables. Organize
recyclables by category: plastic,
glass, aluminum, paper, cardboard,
etc. Earth911.com can help you
find recycling drop-off locations for
different materials and products.
» Care for hazardous materials. Be
conscientious about the materials
being disposed. Toxic items
such as paint, batteries, house
cleaning products, automobile
oils, pesticides and fertilizers are
dangerous to transport and should
not be thrown away with nontoxic
garbage. These items should be
taken to specialized depots.
» Pack it up if it’s not in use. Box up
those things at the back of your
closet that you’re keeping, but
don’t use regularly — like fall and
winter equipment and clothing,
mementos and fine china.
If you start packing in the spring you’ll
be ready for that summer move.

Mid-2016 Housing Review: Benchmark of Major Canadian Markets
Intelligence House has compiled a summary of key housing market indicators and drivers for major Canadian markets year-to-date in 2016. In the Calgary and Edmonton regions, home sales and new housing starts are notably down, with prices in the Edmonton region decreasing marginally. The negative performance of both housing markets reflects many expectations put forth at the beginning of 2016, particularly in regards to the strong declines in new housing starts. That is, however, a necessary step to bring supply levels in line
with current demands in order to relieve any downward price pressure that currently exists in these markets. That said, strong labour market performance in the Edmonton region, coupled with impressive growth in its labour force, generally indicates forthcoming demand for housing ownership. Should these trends persist in the region throughout the year, it is reasonable to expect housing starts within the Edmonton region to return toward growing levels faster than in Calgary.
Intelligence House is Alberta’s newest and most innovative
Real Estate Marketing Agency with a focus on strategic
market intelligence, which includes full research, marketing
and sales / leasing services for the real estate industry.

Woven &WICKER
SUMMER SUNSHINE MEANS moving it out-of-doors. This year’s hottest
look is wicker. Whether it’s rattan or the modern resin version, this
wonderful woven look is as hot as mid-day in July. Don’t be fooled by
faded memories of a Miami lanai, today’s wicker is stylish and versatile,
and spans from the traditional to the very contemporary!

Advice | CONTEMPLATING CONDOMINIUMS
CONFIDENTIALITY is sometimes
essential for the board of a
condominium corporation. While a
social-club atmosphere is healthy
when times are good, difficult issues
involving specific owners will arise that
require tough decisions to be made.
These are best discussed behind
closed doors, and details should not
appear in meeting minutes that might
later be circulated to owners.
This can be an interesting
balancing act. Some condominium
communities hold open board
meetings, so that other owners
are informed and feel involved. Yet
if the board is discussing possible
foreclosure on suites whose owners
are not paying their contributions to
common expenses, the guests should
be asked to leave, and minutes might
best omit the suite numbers and
names of those affected.
There are other issues that require
confidentiality. Any instance that
could embarrass an owner deserves
privacy. In the first place, an alleged
transgression could be a simple
mistake, and it’s not fair to publicly
discuss the noise thought to be
coming from one suite, for example,
when it later turns out it was coming
from next door. In short, any potential
discipline issue or concern affecting
a homeowner’s personal situation
or finances should be discussed
privately. As well, directors should
be reminded not to disclose those
names to owners who are not
members of the board.
Minutes can and should still be
recorded fully. In this example, board
members, other owners and even
potential home purchasers reading
the condominium documents, all
have a right to know how many suites
are in arrears, what the impact is on
the operating budget and what steps
are being taken to collect the needed
money. Condominium owners
reading the minutes will be reassured
to know that their board is protecting
the collective interest. But specifically
which suites are involved is not
essential knowledge for owners who
are not serving as board members.
Underlying this advice is the fact
that while condominium corporations
are legal entities, they are also
political organizations. Human
relations are important, as is fair
dealing with individuals, consideration
for their circumstances and, of
course, confidentiality on sensitive
issues. As we see over at City Hall
some days, this expertise can even
be beyond the grasp of large-city
politicians and administrators, so we
shouldn’t set the bar too high for
modest condo communities with
volunteer boards of directors.
Yet, best efforts count for a lot.
Whether you are self-managing 16
homes in a four-storey walkup or
govern a 160-home townhouse
development with professional
management, be sensitive to how
it would feel if you were the party
being discussed. Behind closed
doors your directors can have a full
discussion, all the options for action
can be explored, minutes can record
what was decided, but no one will
face embarrassment among their
neighbors beyond the board.

NOLAN HILL IS ONE of the newest
communities to spring up in Calgary
on the Northwest side of town. Here,
you’ll find homeowners who enjoy
having a place for their kids to play,
paths to walk and run, wide open
space and a slower pace of life with a
few conveniences nearby, such as big
box stores, yoga and the market.
The vibe
This Northwest community was
inspired by the British Isles and
provides a series of lush parkways,
ravines set throughout modern rows
of houses and townhouses. The
dramatic Old World ruins at the main
entrance and roundabout will make
you feel like you’ve stepped into the
Irish countryside.
Meet the neighbours
Many areas of Nolan Hill are still
Neighbourhood Profile
Nolan HillModern, with a nod to history
under construction, but the first wave
of neighbours to move in feature a
considerable amount of families with
young children. The abundance of
parks and paths have been designed
with family in mind, and right now,
these are probably the most used
amenities.
In the area
Because the area is new, there is still
a great deal of development going on
but a commercial/shopping centre
is currently under construction with
plans for a State & Main restaurant
and a hot yoga studio. Beyond the
space for kids to play, you have a
number of shopping centres, such as
Beacon Hill, recreational facilities and
schools for all ages within a 10- to
15-minute drive. On the weekends,
the Symons Valley farmers’ market is
the place to go.
Planes, trains & automobiles
Residents are right on the boundary
of the city limits and can expect to
do more driving than the average
Calgarian. However, from the gates,
there are many access points to the
city. Stoney Trail, Sarcee Trail and
Beddington Trail via Country Hills
Boulevard will all serve as convenient
arteries. The airport is roughly 20
minutes away – an advantage to
living in the North. Currently, there
are no regular bus routes from the
neighborhood.
The good, the bad & the rest
Residents who like the suburbs and
the idea of living in a family friendly
community will be at home here.
There’s a wide variety of housing
options, lots of space, several
parks and a fantastic view of the
countryside. On the flip side, residents
who like to have access to a variety
of shops, restaurants and transit,
might not find this community to be
ideal. Furthermore, the commute to
downtown is one of the longest from
anywhere in the city.
Dollars & sense
This area will be mainly focused on
residential and the businesses going
into the local shopping centre will be
on par with what you’d find in many
of the recently developed suburbs of
Calgary. Residents also have access
to many of the box stores in the area,
including Costco, Home Depot and
Future Shop.

for painting great looking walls10 tips
AS A NEW-CONDO OWNER, you have
two choices: you can either stick with
the standard “builder beige” or you
can refine your painting skills, put on
a pair of coveralls and give it a shot.
This is not to say that all new homes
are adorned with builder beige, but
unless you were able to pick multiple
colours in the paint and finishes of
your space, chances are your home
could probably use a new coat.
I was trained to paint properly
way back when I started my design
career more than 20 years ago.
Some of you may know that I began
as a junior designer at Benjamin
Moore Paints. I never dreamed
that I would learn so much useful
knowledge about colour and paint.

So before you tackle any painting
job, big or small, follow these simple
rules for a seamless finish.
1. Buy a metal cage
The cage is the metal handle that
holds the actual roller or sleeve.
The better this is, the longer it will
last, it won’t squeak when rolling or
rust when washed.
2. Buy a sleeve with a plastic centre
The sleeve is the furry cylinder
that you put on the metal cage or
handle. If you buy a cheap sleeve
with a cardboard interior, it will start
to fall apart when it gets wet in the
paint. Then it will leave small fluffs
on your wall and all your hard work
ends up looking poor.
3. Buy a large paint tray!
This is so much easier, as you can
pour almost a full can of paint into
the tray which means less pouring
of paint and hopefully less mess.
This also means less stopping of the
job to pour paint into the tray.
4. Really coat the roller sleeve
When putting paint on the roller,
really coat the roller sleeve. It is
designed to hold paint! Fluffier
roller sleeves hold more paint,
which means you go to the tray less
often and this will speed up the job.
Really soak the roller in the tray so it
absorbs the paint.

rolling a large “W” on the wall with
the roller and then roll the wall fully
from top to bottom. This will lie out
the paint better and faster.
6. Apply the recommended amount of paint
Apply the recommended amount of
paint to the wall. People often try
to stretch their can of paint a little
farther by not applying as much
as suggested by the manufacturer.
There is no value in this as the paint
is meant to be applied to a certain
thickness to give you the right
colour and durability. Too little paint
compromises this!
7. Don’t brush all the edges first
Although it is tempting to cut-in
or brush all the edges of the walls
before rolling the paint on, you are
less likely to get a good finish. It is
best to brush a little of the edges
then roll into that wet paint, and
continue this process down the wall.
It takes longer but you will find the
coverage of the colour more even.
8. Always use two coats of paint
Yes, you usually need two coats of
paint to develop the colour well or
to ensure you don’t miss any spots.
There are some brands of paint that
suggest you only need one coat,
but I have found this to work only
with a light colour over another light
colour, and when I take my time
applying the paint.
9. Store your paint cans upside down
Paint does not “go bad” as long
as it’s not kept in extremely cold
conditions. Seal the lid very well
(Place the lid on the can, cover
with paper, and hammer the lid in
place, remove paper) and turn the
can upside down in a cool dry area
for storage. When the can is turned
right side up again, it mixes before
you dip your brush in.
10. Buy a good paintbrush
Buy one good paintbrush. Cost
can be an issue, but a good brush
means you will only buy it once if
you clean it after you have done
the job. A good brush has “flagged”
ends and is angled. Flagged ends
look like the bristles are uneven and
with split ends. This lays out the
paint in a much smoother fashion.
And once you do clean your brush,
use the hole in its handle to hang it
up to dry. Never leave a paintbrush
sitting in a pot! I use a wire coat
hanger turned upside down to dry
my brush. (Hook the brush’s handle
on the “J” shaped end of the hanger
and hook the triangular part of the
hanger over a doorknob.)
BONUS TIP
Can’t find an opener for your paint
can? A screwdriver or keys will
work, but if you are Canadian the
best thing ever is a loonie or toonie
to open the lid of a paint can! It’s
always available and super strong
for this type of job. Thanks Canadian
Mint for the convenient opener!
Even if you are not the best
painter and not using the best paint,
great tools will make the job easier,
faster and it will look better! If you
follow these simple rules, your
newly built house or condo will turn
into your home in no time.
