cover story

NESTLED IN THE HEART OF ONE of

Calgary’s most vibrant and sought-

after communities, Kensington is

proving popular with buyers who love

the location, its distinctive styling and

exceptional features.

Crafted by Bucci Developments and

named for the community it resides in,

Kensington is a six-storey, boutique-style

condo development under construction

on the former Carpenter’s Union hall site

where 10th Street and 2nd Avenue meet.

“Buyers are really excited about

Kensington because this is such an

amazing location,” says Chelsey

Marshall, sales and marketing manager.

Surrounded by some of the best parks

and trails in the city, Kensington has

incredible accessibility to transit (right

across from the Sunnyside C-Train

station), the U of C, SAIT, downtown and

major arteries such as Memorial Drive,

16th Avenue and Deerfoot Trail. It is also

within walking distance to the RiverWalk,

Riley Park, a Safeway and a large variety of trendy

restaurants, shops and services.

“The building itself has come together seamlessly,”

she says. “Kensington provides a unique opportunity for

purchasers to move into a brand new building without the

wait, as the building will be ready to move into this fall.”

Kensington is a concrete building with just 77 suites, and

19 homes are still available in a number of spacious plans

including a one-bedroom and flex, sized from 634 to 670

sq. ft., a two-bedroom plus den at 1,080 sq. ft., and a two-

bedroom plus office live/work plan at 1,042 sq. ft. Prices

Bucci’s Kensington offers amazing location and style

Smaller households, smaller homes

Welcome to spring – finally

Canadian households are shrinking,

according to Stats Canada.

Seven decades ago, the average

household consisted of 4.3 people, by

2011, the average size had dropped

to 2.5 people per household, albeit,

there’s plenty more of us to house.

While the majority of Canadian

homes built over the last century

were created to support larger

households, traditionally comprised

of two parents with children,

nowadays one or two people make

up the majority of households, which

is why apartment and condo living, in

urban areas in particular, has become

increasingly popular.

The impact of smaller families on

the Canadian housing market has

been significant, spurring a dramatic

change. The introduction of more

rental properties and housing options

of all shapes and sizes is effectively

servicing smaller households who

need affordable options. While larger

dwellings are still a need, the next

time you see another crane in the air

keep this new demographic dynamic

in mind. While Canada continues

to grow, new housing needs will

continue to reshape the cities and

homes we live in.

Spring is finally here – no, it really is

– a period in the real estate industry

normally associated with busy season.

It’s that time of year when, after

what’s turned out to be a pretty mild

winter, many Canadians emerge

from hibernation and want to get

out and search for a new home.

Builders, too, often use this period

to launch new developments, and

add incentives to entice buyers into

snapping up remaining inventory in

existing communities.

Spring this year in Calgary

comes with the additional market

characteristics that may be a little

more challenging than other parts

of Canada.

Still, combine these developments

with what are expected to be

continuing low interest rates,

and you have a pretty welcoming

environment to begin your home

search.

And if it takes a little longer than

the spring season, as the Alberta

and Calgary economies regain

lost momentum, take your time –

homebuying opportunities will likely

still be there later in 2016.

start at $389,900.

Condo living offers a low

maintenance lifestyle, and a number

of owners appreciate that utilities

are included in their condo fees

(except electricity). Also, with an

additional 8,000 sq. ft. of street level

commercial space, the building

offers residents neighbourhood

conveniences at their doorstep.

“Homes in Hillhurst/Sunnyside

are amongst the most sought-after

properties in the City of Calgary,”

says vice-president Mike Bucci.

“The neighbourhood offers history

and vibrancy directly adjacent to

all that Calgary has to offer and Kensington was built to

complement this engaging urban lifestyle.

“Expansive glass, HEPA-filtered air-conditioning, Built

Green® construction, durable concrete and sophisticated

interior styling all provide an attractive home base from

which you can explore the community.”

Homes at Kensington are spacious and refined, with

clean lines and neutral tones. All floorplans are open-

concept with plenty of storage, thoughtful details and

contemporary features throughout including USB ports

in select outlets, nine-ft.+ ceilings, in-suite laundry with

front-load washer and dryer, spacious decks with gas line

hook-ups and generous storage space – a Bucci standard.

“Our company believes that kitchens are the heart of a

comfortable home and the floor plans reflect this,” Bucci

adds. Spacious U-shaped layouts finished with Bosch

gas cooktops, convection wall ovens and ample-sized

fridges will welcome any chef. Quartz countertops,

designer tile backsplashes and LED lighting are perfect for

entertaining; and cabinetry with custom wine rack and an

innovative, space-saving Magic Corner storage device are

fabulous touches.

The building also features underground heated parking

and storage lockers.

Kensington’s exterior will complement and elevate

10th Street with a modern, but warm facade. And, in a

nod to the Carpenter’s Union, Kensington breaks from

contemporary architecture with extensive use of wood

accents and warm lighting.

“Kensington appeals to a mature buyer, who understands

just how important location is when it comes to purchasing

a home,” Marshall says. “This is so integral to your

investment, both in terms of real

estate and lifestyle, and Kensington is

unparalleled in what it offers for both.”

EXCITEMENT IS IN THE AIR as construction is

underway at Ezra on Riley Park – Birchwood

Properties’ newest offering in Kensington.

“We are so pleased to announce that

construction has officially started,” says Adele

Kerr, Birchwood’s sales and marketing manager.

“This excitement has certainly been felt at our

presentation centre. With all of the activity

onsite, we have been seeing traffic numbers

grow to over 30 groups of visitors per week.

People can see now that this project is very real

and moving ahead quickly.”

Ezra on Riley Park consists of two, eight-

storey towers featuring an exceptional

collection of upscale townhomes and

apartment-style condos defined by

sophisticated, urban architecture

and luxury. It offers two-storey

townhomes on the first two levels,

condos on levels three to six and two

floors of magnificent penthouses.

One of the main reasons Ezra is so

appealing is because of its incredible

location. Being situated right beside

Riley Park, Kerr says. “People really

love the location, and of course enjoy

the idea of having Riley Park as their

backyard – over 20 acres of lush

green space and pathways.

“Ezra is also conveniently located

between 10th and 14th Street, so

you’re only a five-minute walk to

the heart of Kensington where you

can enjoy boutiques, restaurants,

professional services, the LRT and

Safeway,” she adds.

“Ezra is adjacent to the Hillhurst

Community Centre that hosts

farmers’ markets and other events,

plus it’s only a short walk or drive

across the river to downtown. While

Ezra really has everything you want

and need within walking distance, its

quiet park side location is set apart

from the busy streets and activity.”

Ezra is attracting variety of buyers

from professionals – singles and

couples – young families, who want

to live in a vibrant, well-established

community with all the established

amenities, and empty-nesters and

downsizers who want to move from

their larger homes to enjoy a lock and

leave lifestyle without compromising

on space and luxury.

Ezra’s appeal starts with the

stunning exterior, which presents

floor-to-ceiling glass windows and

glass wrap-around balconies creating

a dynamic streetscape. The design

emphasizes outdoor space with large

patios and balconies – some larger

than the suites – to take advantage of

the views.

The interiors are fabulous, with

engineered hardwood floors, nine-

ft. ceilings, quartz countertops

throughout, high-end Fisher and

Paykel stainless steel appliances,

under-cabinet lighting and glass

tile backsplash in the kitchen, in-

suite laundry and tile floors in the

bathrooms. There are also three

designer colour palettes to choose

from.

A variety of floorplans are available

with one-bedrooms ranging from

466 to 590 sq. ft. and two-bedrooms

from 747 to 1,496 sq. ft. (The three-

bedroom suites are sold out in the

first tower). Penthouses are 3,000-

plus sq. ft. and with terraces as large

as 6,000 sq. ft.

The townhomes offer two- or

three-bedroom layouts with upstairs

laundry and a flex room depending

on the residence ranging from 1,100

to 1,681 sq. ft. with private entrances

and some walking out to the park.

Prices start from $299,900 plus GST for one-bedrooms and range

upwards of $3 million for penthouses.

DID YOU JUST MOVE INTO a new

home? While you’ll definitely have a

ton of things to do around the house

post move-in, there are some simple

tasks you can do that will help reduce

energy and maintenance costs.

1. Adjust the hot water tank

temperature to about 55 C

Most people don’t have the need

for water hotter than 55 C. Anything

above that can actually be dangerous

and it takes more energy to heat up.

2. Buy a water heater blanket

Most new water heaters are well-

insulated. It doesn’t cost much to buy

a water blanket for the hot water tank;

it will improve its efficiency enough

for long-term savings.

Make sure you avoid covering the

top, bottom, thermostat or burner

compartment.

3. Wrap exposed water lines

with insulation

Just like your hot water tank, water

pipes also lose heat to the environment.

Wrapping them with a good quality

insulation is easy and will save you

some cash over the long haul.

This works especially well in cold

basements and garages.

4. Change the air filter

Check your AC unit and furnace air

filter once you move in, as it could be

clogged with dust and other airborne

grains resulting from construction.

Buy two or three air filters and

MORE ADVICE ONLINEypnexthome.ca/news/advice

change them every three or four

months – more often during spring

and summer.

A clogged filter not only affects air

quality, but also negatively impedes

the flow of air through your home –

meaning your air handling system has

to use more energy to do its job.

5. Consider installing ceiling fans

Ceiling fans are an inexpensive way

to keep air circulating through your

home. You can get away with keeping

the thermostat a degree or two lower

in the winter and a degree or two

higher during the summer.

6. Buy a clothes rack for the

laundry room

Hang drying your clothes is one way

to guarantee that they stay in tip-top

shape for a very long time. It is also a

great money-saving method that will

reduce your energy bill.

7. Buy CFL or LED lightbulbs

Considering that these types of

lightbulbs have more longevity and

are cost efficient, there is no reason

not to buy them.

8. Plant shading trees close

to your house

Planting deciduous trees on the

western and eastern sides of your

home can help reduce heating and

cooling costs year round.

During the fall and winter,

deciduous trees lose all there leaves

allowing more sunlight to hit the

side of the home. During spring and

summer when the leaves bloom, they

act as a shield to sunlight and keep

the home cooler. Coniferous trees on

the north or south side of your home

can also shield it from cold winds.

9. Double-check the attic insulation

If your new home has an unfinished

attic, check inside with a flashlight

to see if there is insulation between

beams, and that it is at least a foot

thick everywhere you look.

10. Window films

If you’re really adamant about saving

money, you can always invest in

special window films to help prevent

heat loss during the winter and heat

absorption during the summer.

VIR-15708 NCG HP Apr1 v2.indd 1 2016-03-22 3:41 PM

THERE ARE MANY WAYS TO MAKE your home Green.

Here are a few simple tricks.

1. Move your fridge into the shade: Leaving your

fridge in the sunlight forces it to work harder and

wastes energy.

2. Replace your incandescent light bulbs with LEDs:

LEDs use less electricity, produce less heat and last

longer than your average incandescent light bulbs.

3. Put up thick curtains in the winter: You’ll keep

warmer in the colder months (sadly we have many of

them) without having to crank

the heat and you’ll conserve energy in doing so.

4. Sign up for online statements: You’ll save

money (some financial institutions charge for paper

statements), de-clutter your home and save trees in

the process.

Trending

5. Use vinegar to clean: Clean everything and anything you

can with vinegar; it’s the perfect

all natural multipurpose cleaner!

6. Install a water-saving shower head: Admittedly the wrong

low-flow shower head can make for a bad shower but

nowadays there are many water-saving options that don’t

compromise pressure.

7. Buy local produce — and walk to the market to get it: The

less your food had to travel to get to you, the better — and

who doesn’t love a good local farmers’ market?

8. Open your blinds: Avoid turning on the lights in your house

and instead open your blinds to allow the sunlight to naturally

brighten and warm your home.

Advice | CONTEMPLATING CONDOMINIUMS

CONDOMINIUM CORPORATIONS in

Alberta are required to insure the

common property on behalf of all

owners, saving them a bag of money

on their personal insurance policies.

While a house owner might face a

$1,000 or $1,500 annual insurance

bill, the condo owner will pay only

one half or one third of that. The

rest of the insurance expense is built

into the monthly condo fees. Those

who question the value of the condo

owner’s monthly contribution rarely

notice this savings.

Although personal property

and liability insurance is always

recommended, and is usually

required by condo bylaws, some

condo owners don’t carry their own

policy. In the event of a major loss,

they would still see their condo

unit entirely rebuilt by the condo

corporate insurance, but would be

out their furniture. Unlike an un-

insured house owner, then, the

condo owner enjoys a basic level

of protection, regardless of what

personal insurance she or he might

carry.

As with all insurance, of course,

one should read the fine print. The

condo corporate insurance on homes

does not always apply to bare-land

condominium. If you buy a house

built on bare-land condo property,

you’ll be buying full house insurance,

just like any other owner of a single-

family home. Yet your condominium

corporation is required to carry

insurance to the extent that there is

common property, such as roads or

recreation facilities that are subject to

loss and to insurance protection.

There are also varying levels of

insurance carried by condominium

apartment and townhouse

corporations. While most policies

will rebuild the homes right down to

their interior finishing, at least one

insurance broker in Alberta goes a

step further. Their corporate policies

also insure each owner’s fridge, stove,

dishwasher and laundry machines.

This is a small point unless your own

insurance carries a low personal-

property rider of say, $10,000, which

could be half spent on appliances

before you get to replace your TV and

your couch.

Beyond furniture, personal condo

insurance is also necessary to protect

the homeowner’s liability. If it were

your negligence that caused a major

loss, the corporate policy would re-

build the condominium homes, but

might then sue you to recover its loss.

A million or two in liability coverage

feels pretty good when you’re outside

watching firefighters doing their job,

and can’t remember if you turned off

the barbecue.

Returning to the condo corporate

insurance, the most basic issue is

the adequacy of the property value

covered for reconstruction. Simply

dividing the number of homes into

the coverage amount will tell you

how much is available to rebuild

each home. When considering that

figure’s adequacy, remember that

finished frame condo buildings are

mostly sprinkler-protected, while

concrete doesn’t burn well at all.

Foundations, parking garages, in-

ground services and land value rarely

suffer from fire, although flooding can

undermine them.

On balance, the condominium

corporate coverage should allow

rebuilding of the condo homes, right

down to carpeting and doorknobs,

while a great policy will also replace

appliances. That’s part of the package

of condominium living. The personal

property insurance that we carry

beyond that will be bargain-priced

additional security.

Are Renters Throwing Money Out The Window?

Conventional wisdom suggests the cost of home

ownership is more expensive than renting. However,

a recent study by the National Bank of Canada (NBC)

suggests that the average renting household in some

of Canada’s largest centres is paying more than the

typical cost to mortgage a condo.

Notably, this includes Edmonton where the average

renting household is currently paying $104 more

per month than the NBC would charge to mortgage

a median-priced condo. By the same measure, the

average Calgary rental is only marginally less expensive

($34/month less).

NBC’s calculations used a condo price of $264,512

for Edmonton and $315,064 for Calgary. Currently,

NBC’s qualifying incomes for these mortgage amounts

(less 5%) are $42,979 and $51,190 respectively.

Comparatively, both of these income requirements are

similar to the median incomes of each market’s renting

households when last measured by StatsCan in 2011

($47,487 in Edmonton and $50,209 in Calgary).

Collectively, the above scenarios seem to suggest

that many renting households in Edmonton and

Calgary might be wasting money by continuing to

rent. However, there are other considerations in this

argument.

Firstly, every qualifying household would require

a down payment of at least $13,225 in Edmonton

and $15,753 in Calgary (to finance the previously

mentioned mortgage amounts). Secondly, the true

cost of home ownership typically ranges between

20% and 40% more than a mortgage payment alone,

so buyers need to be comfortable with total monthly

housing costs that are 20% to 40% above their current

rental rate. This last point is particularly the case for

condos (once condo fees are added).

That said, if you’re a renting household who meets all

of the above requirements, you may want to talk to

your bank.

Nevertheless, comparisons like the one in the chart

below demonstrate that average renting households in

Edmonton and Calgary are considerably closer to being

able to qualify and handle a mortgage by comparison

to most other major Canadian markets.

CONSIDERED TO BE ONE of the most

historic neighbourhoods in Calgary,

Mission and Cliff-Bungalow is rich

with history as the site of the former

town known as Rouleauville.

Lifestyle

Mission and Cliff-Bungalow is full

of culture, character and vibrancy.

Always bustling with pedestrians and

cyclists, this is an incredibly active

community. A nice mix of architecture

keeps the neighbourhood interesting.

An outdoorsy community, the Elbow

River keeps residents active with

rafting, running, cycling and even

fishing. There is a big foodie lifestyle

in Mission as well with plenty of great

restaurants and eateries – even more

opening everyday.

Vibe

This eclectic and vibrant community

embraces the true meaning of being

neighbourly – especially since the

2013 flood. Residents are health-

focused, affluent foodies who love

to spend time outdoors. You’ll see

plenty of dogs enjoying long walks or

Neighbourhood Profile

cosying up to their owners outside a

Mission cafe. Mission often sets trends

for other Calgary neighbourhoods

thanks to 4th Street’s fantastic mix of

retail and restaurants.

Meet the neighbours

Mission and Cliff-Bungalow embrace

a range of residents, from families

to young professionals to residents

who have lived here for decades.

While the neighbourhood may seem

like a haven for yuppie couples, the

diversity of families and seniors defies

the stereotype. Baby strollers and

young families are common sight on

the weekend, evidence that more

young families are choosing to live

inner-city as opposed to moving to

the suburbs.

In the area

Since the 2013 flood, rental vacancies

have dropped dramatically, making

any available properties very

expensive. Restaurants in Mission

are higher-end, though there are still

less expensive take-out pizza and

Chinese food options. The same goes

for coffee shops – a half dozen or so

offer varying in price and clientele.

Planes, trains & automobiles

Mission and Cliff-Bungalow are

typically a walking and cycling region

of the city for local residents, however

4th Street, 2nd Street and Elbow Drive

are all used as major commuting

arteries for those working downtown.

The Elbow River pathways are a

cyclist’s paradise, connecting you to

other great neighbourhoods. Public

transit is reliable in Mission and the

C-Train is about a 20-minute walk to

Victoria Park or Erlton stations.

The good, the bad & the rest

Mission is one of those

neighbourhoods that is totally self-

sufficient – you never have to leave

to get exactly what you want. Several

schools are in the immediate area

including Catholic elementary and

high schools, Montessori pre-school

and other public schools. Mission is

walking distance from the Sheldon

Chumir Health Centre and includes

a couple walk-in clinics, pharmacies

and dental offices.

Real estate

The 2013 flood devastated many

properties and left a bad taste

for people who had to leave the

neighbourhood. Proximity to the

Elbow River is definitely something to

consider when looking at properties

in Mission. On the other hand,

this community sprung back with

resilience and enthusiasm after the

flood. It is a great neighbourhood to

call home because it has just about

everything you could ask for.

HunterHouseLiving.com | 403.240.4664220 Silverado Plains Park SW | Mon - Thurs 2pm - 8pm | Sat - Sun 12pm - 5pm

±1500 sq.ft. Townhomes starting from the $380’s (plus GST)

Premium Features• Full size double car garage with driveway

• 42” Height maple kitchen cabinetry

• Granite or quartz countertops

• Stainless steel appliance package

• Stunning HardiePlank clad exteriors with Tudor-inspired architectural details

• Sought-after southwest address in the established community of Silverado

We liked that the townhomes were a decent size – we wanted to

downsize but not to the level of starter home. Hunter House

feels very comfortable. We also didn’t want to be in a huge development – and

again, Hunter House is just the right size.

– Tim L.Hunter House Townhome Owner

Stacked Bungalows starting from the $490’s (plus GST)

CONSIDERED TO BE ONE of the most

historic neighbourhoods in Calgary,

Mission and Cliff-Bungalow is rich

with history as the site of the former

town known as Rouleauville.

Lifestyle

Mission and Cliff-Bungalow is full

of culture, character and vibrancy.

Always bustling with pedestrians and

cyclists, this is an incredibly active

community. A nice mix of architecture

keeps the neighbourhood interesting.

An outdoorsy community, the Elbow

River keeps residents active with

rafting, running, cycling and even

fishing. There is a big foodie lifestyle

in Mission as well with plenty of great

restaurants and eateries – even more

opening everyday.

Vibe

This eclectic and vibrant community

embraces the true meaning of being

neighbourly – especially since the

2013 flood. Residents are health-

focused, affluent foodies who love

to spend time outdoors. You’ll see

plenty of dogs enjoying long walks or

Neighbourhood Profile

cosying up to their owners outside a

Mission cafe. Mission often sets trends

for other Calgary neighbourhoods

thanks to 4th Street’s fantastic mix of

retail and restaurants.

Meet the neighbours

Mission and Cliff-Bungalow embrace

a range of residents, from families

to young professionals to residents

who have lived here for decades.

While the neighbourhood may seem

like a haven for yuppie couples, the

diversity of families and seniors defies

the stereotype. Baby strollers and

young families are common sight on

the weekend, evidence that more

young families are choosing to live

inner-city as opposed to moving to

the suburbs.

In the area

Since the 2013 flood, rental vacancies

have dropped dramatically, making

any available properties very

expensive. Restaurants in Mission

are higher-end, though there are still

less expensive take-out pizza and

Chinese food options. The same goes

for coffee shops – a half dozen or so

offer varying in price and clientele.

Advice | MORTGAGE ADVICE

SPRING AND SUMMER are nearly here.

It’s often the time when more people

are shopping for a home and when

banks start to offer more competitive

mortgage rates. But if you already

own a home, how can you take

advantage of lower rates?

You can break your mortgage and

refinance it at a lower rate, but there

are pros and cons of doing this.

Advantages

There are a number of benefits of

refinancing your mortgage, including:

» Lower payments/interest costs: A

lower interest rate on your mortgage

could mean your payments will be

lower and you’ll also likely pay less

in total interest than had you kept

your current rate. Try ratehub.ca’s

mortgage refinance calculator to

estimate what your savings could be.

» Pay off your mortgage faster: If

you’re making more money than

when you bought your home, you

may decide you want to pay off

your mortgage at a faster pace. You

could do that by shortening your

amortization period.

» Access home equity: If you’re

considering purchasing an investment

property or renovating part of your

home, you can access the equity

in your home (that’s the value of

your property minus your mortgage

balance) to help pay for either.

» Consolidate debt: If you have

any other debt, such as a credit

card balance, a car loan, or a line of

How to take advantage of lower mortgage rates

MORE ADVICE ONLINEypnexthome.ca/news/advice

credit, you can consolidate it into

your mortgage. By consolidating

your debt, you’ll pay less interest and

you’ll probably have lower monthly

payments on top of a lower interest

rate. Still, you’ll have the same level

of debt.

Disadvantages

Before deciding whether or not to

break your mortgage, you should be

aware that while there’s a potential

to save a lot of money, there are also

costs involved:

» Mortgage prepayment penalty: If

you have a variable-rate mortgage,

you’ll only have to pay three months’

interest. But if you have a fixed-rate

mortgage, your prepayment penalty is

the greater of three months’ interest

or the interest rate differential (IRD).

To determine the IRD, lenders look at

the mortgage rate you have currently,

the number of months left in your

term, the rate they could charge

you for a new mortgage term similar

in length to the remainder of your

term. You can estimate the penalty

you’d have to pay using ratehub.ca’s

mortgage penalty calculator.

» Mortgage discharge fee: If you

decide to use a different lender, you’ll

have to pay a fee to discharge your

mortgage from your current lender.

Lenders set their own fees, which

can vary by province. These fees are

typically in the $200 to $350 range.

» Mortgage registration fee: You

have to pay a mortgage registration

fee whether you’re staying with or

leaving your current lender. Your

lender removes the current mortgage

amount from the title on your home

and re-registers it with a new mortgage

amount. This fee is usually around $70.

» Legal fees: You’ll have to consult

with a real estate lawyer when

refinancing your mortgage. He or

she will check your mortgage’s

terms and conditions, register your

new mortgage, and do a title search

to ensure there aren’t any liens

against your home. Legal fees for

refinancing your mortgage can be

in the $700 to $1,000 range. But if

your mortgage balance is more than

$200,000 and you want to switch

lenders, your new lender may pay

these fees.

While large lenders may soon start

offering lower rates and you could

pay less if you break your mortgage,

it’s best to do some research to find

out whether or not you’ll benefit.

CARDEL LIFESTYLES was named

one of Canada’s Best Managed

Companies in 2015 for excellence

in business performance. The Best

Canadian-owned and managed

companies with revenues of more

than $10 million, demonstrating

strategy, capability and commitment

to achieve sustainable growth.

Cardel Lifestyles has shown

a dedication to providing an

exceptional customer experience,

which has helped to solidify the

company’s position as an industry

leader in sales and customer

satisfaction. Cardel Lifestyles has built

more multi-family homes in the last

10 years than any other builder in

Calgary.

“After years of planning, our entire

team moved forward with a goal

of continuous improvement in all

aspects of home building,” says Cardel

Lifestyles President and Co-Founder

Tim Logel. “With each new victory, a

higher level of confidence took hold,

along with a clearer view of what

sustained excellence looks like.”

The award is a testament to the

people at Cardel Lifestyles and

their constant drive to innovate and

improve processes. It’s also thanks to

their experienced consultants, and

their trade and supplier partners. This

culture of continuous improvement is

evident in Cardel Lifestyles’ industry-

leading build times. Through hard

work, dedication and teamwork, the

company has averaged less than nine

months to complete each of their

four-storey wood-frame buildings.

This culture has also contributed

to some very unique product

innovations and award-winning

floorplans.

“Best Managed companies

In addition to its Best Managed

recognized with two additional

awards from other organizations in

2015 for providing one of the best

overall customer experiences in the

province. The New Home Buyers

Choice Award and the Home Owner

Mark of Excellence are based on

customer feedback and are both

administered by a third-party survey

company. These awards were a major

part of Cardel Lifestyles’ corporate

strategy in 2015.

Building in many of Calgary’s

best master-planned suburban

America’s most respected developers,

including Brookfield, Genstar and

allowed the company grow, offer

options to customers and continue

as a sales leader, even during times

of short supply. Today in Calgary,

homebuyers can view 12 Cardel

Advice | MONEY MATTERS

I’VE OFTEN SAID that becoming

debt-free is simple but it isn’t easy.

And that’s the problem most people

have with biting down and getting

to work. They would rather whine

about how horrible life is, complain

about how stressed they are or

simply stick their heads in the sand

than get busy. If you’re one of the

people who is procrastinating about

taking control of your money and

your life, you first have to figure out

why you’re procrastinating.

At the University of Konstanz in

Germany, a team of psychologists

wanted to see if our tendency to

procrastinate had anything to do with

how we think of a task at hand. Could

it be that if we see something as

psychologically distant — like getting

to debt-free — that makes us resistant

to tackling the task immediately?

A group of students were asked

to respond to a list of questions

by e-mail within three weeks. The

questions had to do with run-of-

the-mill tasks like opening a bank

account or keeping a diary. Students

were given different instructions

for answering the questions. Some

were asked to think and write about

each activity in an abstract way, as in

what the task implied about personal

traits: what kind of person has a bank

account? Others were asked about

the concrete steps of each activity:

speaking to a teller, filling out forms,

making an initial deposit. Then the

psychologists waited and waited…

and waited. They recorded all the

How to be debt-free forever

By Gail Vaz-Oxlade

MORE ADVICE ONLINEypnexthome.ca/news/advice

response times to see if there was a

difference between the two groups.

Guess what? There was. A very

clear difference. While all of the

students were being paid upon

completion, those who were asked to

think about the questions abstractly

were more likely to procrastinate.

Some never got around to the

assignment at all. Those who were

focused on the concrete steps — the

how, when and where of doing the

task — got the job done sooner.

It seems that just thinking about

what we want to accomplish in

concrete, specific terms reduces our

tendency to procrastinate.

Blame your fear. Blame your

sense of failure. Blame your belief

that you can’t do it yourself. Whatever

excuse you use, you’re guaranteeing

your failure.

Take the bull by the horns, lay

out a plan of action, make that plan

specific, measurable, achievable,

realistic and timely, and you’re on

your way to being debt-free forever.

Start now. Each time you put

off getting started you allow

the problem to grow in size and

complexity in your mind. By avoiding

the problem, you’re allowing fear

to build. Stop living in fear and start

doing something different.

Break down the steps. Make

the plan concrete. Make the steps

manageable. Setting a goal of being

debt-free forever by the end of the

year is great, but only if you also

say how you’re going to do it. “I’m

going to cut $200 in unessential

spending from my budget and apply

that to my debt repayment.” Those

concrete steps are what will make

the plan actionable.

Enjoy the challenge. Yes, it may

feel like you’re about to climb a

mountain, but how you approach the

mountain will make all the difference

in the world. If you keep looking at

how high it is and reinforcing how

impossible it is to get to the top, you’ll

fail. If you see each step you take

up the mountain as something to

celebrate, you’ll eventually reach the

summit. Attitude counts.
