tasks you can do that will help reduce
energy and maintenance costs.
1. Adjust the hot water tank
temperature to about 55 C
Most people don’t have the need
for water hotter than 55 C. Anything
above that can actually be dangerous
and it takes more energy to heat up.
2. Buy a water heater blanket
Most new water heaters are well-
insulated. It doesn’t cost much to buy
a water blanket for the hot water tank;
it will improve its efficiency enough
for long-term savings.
Make sure you avoid covering the
top, bottom, thermostat or burner
compartment.
3. Wrap exposed water lines
with insulation
Just like your hot water tank, water
pipes also lose heat to the environment.
Wrapping them with a good quality
insulation is easy and will save you
some cash over the long haul.
This works especially well in cold
basements and garages.
4. Change the air filter
Check your AC unit and furnace air
filter once you move in, as it could be

Alberta are required to insure the
common property on behalf of all
owners, saving them a bag of money
on their personal insurance policies.
While a house owner might face a
$1,000 or $1,500 annual insurance
bill, the condo owner will pay only
one half or one third of that. The
rest of the insurance expense is built
into the monthly condo fees. Those
who question the value of the condo
owner’s monthly contribution rarely
notice this savings.
Although personal property
and liability insurance is always
recommended, and is usually
required by condo bylaws, some
condo owners don’t carry their own
policy. In the event of a major loss,
they would still see their condo
unit entirely rebuilt by the condo
corporate insurance, but would be
out their furniture. Unlike an un-
insured house owner, then, the
condo owner enjoys a basic level
of protection, regardless of what
personal insurance she or he might
carry.
As with all insurance, of course,
one should read the fine print. The
condo corporate insurance on homes
does not always apply to bare-land
condominium. If you buy a house
built on bare-land condo property,
you’ll be buying full house insurance,
just like any other owner of a single-
family home. Yet your condominium
corporation is required to carry
insurance to the extent that there is
common property, such as roads or
recreation facilities that are subject to
loss and to insurance protection.
There are also varying levels of
insurance carried by condominium
apartment and townhouse
corporations. While most policies
will rebuild the homes right down to
their interior finishing, at least one
insurance broker in Alberta goes a
step further. Their corporate policies
also insure each owner’s fridge, stove,
dishwasher and laundry machines.
This is a small point unless your own
insurance carries a low personal-
property rider of say, $10,000, which
could be half spent on appliances
before you get to replace your TV and
your couch.
Beyond furniture, personal condo
insurance is also necessary to protect
the homeowner’s liability. If it were
your negligence that caused a major
loss, the corporate policy would re-
build the condominium homes, but
might then sue you to recover its loss.
A million or two in liability coverage
feels pretty good when you’re outside
watching firefighters doing their job,
and can’t remember if you turned off
the barbecue.
Returning to the condo corporate
insurance, the most basic issue is
the adequacy of the property value
covered for reconstruction. Simply
dividing the number of homes into
the coverage amount will tell you
how much is available to rebuild
each home. When considering that
figure’s adequacy, remember that
finished frame condo buildings are
mostly sprinkler-protected, while
concrete doesn’t burn well at all.
Foundations, parking garages, in-
ground services and land value rarely
suffer from fire, although flooding can
undermine them.
On balance, the condominium
corporate coverage should allow
rebuilding of the condo homes, right
down to carpeting and doorknobs,
while a great policy will also replace
appliances. That’s part of the package
of condominium living. The personal
property insurance that we carry
beyond that will be bargain-priced
additional security.

ownership is more expensive than renting. However,
a recent study by the National Bank of Canada (NBC)
suggests that the average renting household in some
of Canada’s largest centres is paying more than the
typical cost to mortgage a condo.
Notably, this includes Edmonton where the average
renting household is currently paying $104 more
per month than the NBC would charge to mortgage
a median-priced condo. By the same measure, the
average Calgary rental is only marginally less expensive
($34/month less).
NBC’s calculations used a condo price of $264,512
for Edmonton and $315,064 for Calgary. Currently,
NBC’s qualifying incomes for these mortgage amounts
(less 5%) are $42,979 and $51,190 respectively.
Comparatively, both of these income requirements are
similar to the median incomes of each market’s renting
households when last measured by StatsCan in 2011
($47,487 in Edmonton and $50,209 in Calgary).
Collectively, the above scenarios seem to suggest
that many renting households in Edmonton and
Calgary might be wasting money by continuing to
rent. However, there are other considerations in this
argument.
Firstly, every qualifying household would require
a down payment of at least $13,225 in Edmonton
and $15,753 in Calgary (to finance the previously
mentioned mortgage amounts). Secondly, the true
cost of home ownership typically ranges between
20% and 40% more than a mortgage payment alone,
so buyers need to be comfortable with total monthly
housing costs that are 20% to 40% above their current
rental rate. This last point is particularly the case for
condos (once condo fees are added).
That said, if you’re a renting household who meets all
of the above requirements, you may want to talk to
your bank.
Nevertheless, comparisons like the one in the chart
below demonstrate that average renting households in

Mission and Cliff-Bungalow are
typically a walking and cycling region
of the city for local residents, however
4th Street, 2nd Street and Elbow Drive
are all used as major commuting
arteries for those working downtown.
The Elbow River pathways are a
cyclist’s paradise, connecting you to
other great neighbourhoods. Public
transit is reliable in Mission and the
C-Train is about a 20-minute walk to
Victoria Park or Erlton stations.
The good, the bad & the rest
Mission is one of those
neighbourhoods that is totally self-
sufficient – you never have to leave
to get exactly what you want. Several
schools are in the immediate area
including Catholic elementary and
high schools, Montessori pre-school
and other public schools. Mission is
walking distance from the Sheldon
Chumir Health Centre and includes
a couple walk-in clinics, pharmacies
and dental offices.

properties and left a bad taste
for people who had to leave the
neighbourhood. Proximity to the
Elbow River is definitely something to
consider when looking at properties
in Mission. On the other hand,
this community sprung back with
resilience and enthusiasm after the

I’VE OFTEN SAID that becoming
debt-free is simple but it isn’t easy.
And that’s the problem most people
have with biting down and getting
to work. They would rather whine
about how horrible life is, complain
about how stressed they are or
simply stick their heads in the sand
than get busy. If you’re one of the
people who is procrastinating about
taking control of your money and
your life, you first have to figure out
why you’re procrastinating.
At the University of Konstanz in
Germany, a team of psychologists
wanted to see if our tendency to
procrastinate had anything to do with
how we think of a task at hand. Could
it be that if we see something as
psychologically distant — like getting
to debt-free — that makes us resistant
to tackling the task immediately?
A group of students were asked
to respond to a list of questions
by e-mail within three weeks. The
questions had to do with run-of-
the-mill tasks like opening a bank
account or keeping a diary. Students
were given different instructions
for answering the questions. Some
were asked to think and write about
each activity in an abstract way, as in
what the task implied about personal
traits: what kind of person has a bank
account? Others were asked about
the concrete steps of each activity:
speaking to a teller, filling out forms,
making an initial deposit. Then the
psychologists waited and waited…
and waited. They recorded all the

Guess what? There was. A very
clear difference. While all of the
students were being paid upon
completion, those who were asked to
think about the questions abstractly
were more likely to procrastinate.
Some never got around to the
assignment at all. Those who were
focused on the concrete steps — the
how, when and where of doing the
task — got the job done sooner.
It seems that just thinking about
what we want to accomplish in
concrete, specific terms reduces our
tendency to procrastinate.
Blame your fear. Blame your
sense of failure. Blame your belief
that you can’t do it yourself. Whatever
excuse you use, you’re guaranteeing
your failure.
Take the bull by the horns, lay
out a plan of action, make that plan
specific, measurable, achievable,
realistic and timely, and you’re on
your way to being debt-free forever.
Start now. Each time you put
off getting started you allow
the problem to grow in size and
complexity in your mind. By avoiding
the problem, you’re allowing fear
to build. Stop living in fear and start
doing something different.
Break down the steps. Make
the plan concrete. Make the steps
manageable. Setting a goal of being
debt-free forever by the end of the
year is great, but only if you also
say how you’re going to do it. “I’m
going to cut $200 in unessential
spending from my budget and apply
that to my debt repayment.” Those
concrete steps are what will make
the plan actionable.
Enjoy the challenge. Yes, it may
feel like you’re about to climb a
mountain, but how you approach the
mountain will make all the difference
in the world. If you keep looking at
how high it is and reinforcing how
impossible it is to get to the top, you’ll
fail. If you see each step you take
up the mountain as something to
celebrate, you’ll eventually reach the
summit. Attitude counts.
