SHANE HOMES’versatile Tofino popular with buyers in Cranston

W ith a stunning kitchen, luxurious ensuite and beautiful bonus room

Shane Homes is giving people features they desire in the Tofino showhome in Cranston.

“The Tofino is one of Shane Homes’ most popular models,” says area manager Michael MacLean, who co-manages this community with Jack Kushner. “The reason for this is that it is so easily customizable with over 20

standard options to pick from. Homebuyers can also make changes to these options to further personalize the home to meet the exact needs of their family and people love having that choice.”

For example, MacLean says, the standard Tofino is 2,273 sq. ft., but the showhome showcases various options in combination pushing it to 2,449 sq. ft.

One of those options is the deluxe kitchen “people really love the built-in appliances, the cabinets to the ceiling and the large flat surface island, which provides a spacious work area and is sure to be the hub of the party when entertaining,” he says. “They also love the owners’ retreat with the ensuite, the

From its richly dark toned hardwood floor on the main, to the towering open to above ceiling at the entry, there is a lot to love about the open plan and contemporary look of the Tofino showhome. Q: What can we do to safeguard our home while we’re on summer vacation?A: “One of the most important things you can do to safeguard your home, is to shut off the water because if something happened and a leak developed while you were away you could have a major problem,” says Ron Heggs, director of special projects for Shane Homes. “Also it prevents any damage from occurring if someone turned on your outside tap while you’re gone.”

It’s also important to have someone – a friend, neighbour or relative – check the home on a regular basis. “Check with your insurance company as many have it as part of your home insurance policy that someone needs to check the home every two or three days to ensure everything is fine while you’re absent.”

You should also put a vacation stop on your newspaper, Heggs says, and have someone pick up the flyers, mail (if you still have home delivery) and mow the lawn. “You can even have a friend or neighbour park their car in your driveway so it appears someone is home.”

Inside your home, you can put your hot water tank on a

vacation setting and shut off the furnace if you’re away during the summer months and unplug small appliances, such as your toaster and coffee maker to prevent any problems such as a short in the system that may arise.

Put your lights on a timer and change the timing so they turn on and off at different intervals to make it look like you’re home.

“Before you leave, make sure all the windows are closed and your windows and doors are locked,” he says, and shut off the power to your garage door opener to safeguard against someone getting in.

If you have an alarm system, test it before you go away and inform the security company about your vacation. “Let them know who to contact while you are away in case of an emergency, plus don’t forget to inform your emergency contact that you’re going away.”

Finally, don’t advertise that you’re on vacation on e-mails, answering machines or through your social media accounts – this information could get into the wrong hands, Heggs says.

Alberta residential construction

GENERATES $17.9B INVESTMENT

Alberta’s residential construction economic impact hit $17.9 billion annually, as investment in home building and renovation climbed, according to a new study for the Canadian Home Builders’ Association – Alberta (CHBA – Alberta).

Investment rose more than 17 per cent or $2.7 billion in 2013 over the previous year. The work produced more than 100,000 jobs for Albertans and nearly 25,000 jobs elsewhere in Canada. Wages totaled $7.9 billion.

The value of new home construction reached $9.7 billion while renovation work totaled $6.7 billion. Expenditures such as realty and legal fees added $1.5 billion.

“Builders broke ground on almost 100 new homes a day last year and construction is forecast to rise again in 2014. Buying a new home or starting a major renovation is a giant vote of confidence in Alberta’s future and the strength of the housing market. Unlike many major consumer purchases, most of that investment stays in the local economy,” says Stephen Amonson, president,

CHBA – Alberta. The new economic impact report for Alberta was

prepared by Will Dunning Inc., a consulting firm that specializes in housing market analysis, and is based on actual results for 2013, and includes investment, direct and indirect employment and wages paid.

The report shows almost a fifth of all new homes built in Canada were in Alberta – well above the province’s 11.5 per cent share of the national population – and the highest proportion since 2007.

“The pressure is on Alberta’s housing market with both rents and existing home sales rising fast. New homes are needed to keep prices from rising out of reach of many Albertans, especially first-time buyers. The last thing Albertans searching for a home need are more “new neighbour taxes.” Costs imposed by governments in the form of taxes, levies, permits and fees must be controlled if Alberta is to offer a quality of life that attracts new workers and investment,” says Jim Rivait, CEO, CHBA – Alberta.

Smaller communities offer WIDE APPEAL

T he appeal of enjoying a peaceful small-town lifestyle with big city amenities close

at hand draws many new homebuyers to the wide range of smaller communities that surround Calgary.

A number of people have chosen to move to smaller communities because of the laid-back lifestyle, says Nicole Westman-Jones, marketing manager with Tamani Communities, which is developing Riversong in Cochrane.

“People love being able to step away from the hustle and bustle of the city

and enjoy weekends in a peaceful environment,” she says. “In Cochrane, they also like being so close to the mountains and enjoy the charm of small town living and the feeling of living in the country, but they have all the conveniences.”

Westman-Jones notes another attraction to the smaller communities is value and affordability – “buyers can often get more for their money.”

Many people choose to move out to smaller communities “because they feel they offer more of a sense of community where they know their neighbours and so there is a feeling of being safer,” says Kent Rupert, economic development team leader for Airdrie, which has grown eight per cent on average for the past 10 years.

“With almost 27,000 people living here, it provides all the amenities, like accommodation, shopping, dining, services and products one can usually find in larger urban areas right at your doorstep, in addition to a variety of schools, health care and business opportunities,” she says.

Small boutiques, restaurants, coffee shops with patios, an art gallery, museum and a performing arts centre downtown provide the small-town feel, while larger-scale retail offerings on the outskirts provide big-city conveniences.

Located just 15 minutes from south Calgary, Okotoks offers residents a quick commute to the big city and it enjoys close proximity to Kananaskis Country.

Homebuyers can find a wide range of housing choices in the newest subdivisions: Cimarron Estates, Drake Landing, MountainView and Ranchers Rise at Air Ranch, as well there are some lots still available in Sheep River Cove and Westmount Estates.

“High River offers all the amenities while maintaining the small-town lifestyle,” she says. “The town offers a wide variety of recreation, cultural and arts programs that appeal to a diversity of interests.”

Located 30 minutes south of Calgary on Hwy. 2, High River is known for its caring, warm and friendly character and is continuing its rebuilding and renewal since the June 2013 flood in the commercial area with shops, boutiques and restaurants reopened and with new homes going up.

The community offers a wide range of amenities, including a golf course, tennis courts, the Bob Snodgrass Recreation Complex with two arenas and an indoor pool, and the Cargill Field House, which offers indoor playing facilities.

“Our greenspaces are being remediated and are beautiful jewels scattered throughout the community,” Botkin says, adding that “with the completion of the dikes, (approximately seven km), our town is more protected than ever from high water events.”

STR ATHMOREStrathmore may have been established way back in 1883, but it has become a young, progressive community that continues to grow with new commercial and residential opportunities.

“People are attracted to Strathmore because we are affordable, friendly and have all the amenities of a big city, yet we’ve kept that small town appeal where you can walk down the street and bump into people you know,” says Linda Nelson, Strathmore’s deputy CAO.

Among the amenities residents find attractive include the aquatic centre, indoor arena, library, curling rink, tennis courts, golf courses, rodeo grounds and

“Small communities in general offer a great, laid-back lifestyle and are a great place to raise a family,” he says, noting that Cochrane offers friendly, small-town charm that has made it a community of choice for many homebuyers.

Located in the foothills along the beautiful Bow River, with magnificent views of the Rocky Mountains, Cochrane is located just 15 minutes from northwest Calgary.

The variety of housing styles attracts people of all ages, and there are a number of new neighbourhoods being developed, including Fireside, Heartland, Heritage Hills, Jumping Pound, Riversong and Sunset Ridge. The town has had a steadily increasing population, and the 2014 municipal census boasts an official population of 20,708 residents.

Residents appreciate having the convenience of large retailers and restaurant chains, combined with trendy eateries and boutiques including the famous MacKay’s ice cream in Cochrane’s historic downtown.

HIGH RIVER“High River is a great place to build a life – we have excellent educational opportunities, three grocery stores and our amenities continue to grow,” says communications manager Joan Botkin. “There are several business developments on the horizon and a new subdivision is currently in the approval process.

Along with the construction of many new homes within the community, there has been a boom in commercial development.

Another attraction for Strathmore is its proximity to Calgary – it’s about a 25-minute drive to the city on the TransCanada Hwy., making commuting easy.

“The biggest appeal to Riversong is the lifestyle,” says marketing manager Nicole Westman-Jones. “Once people come into Riversong, they love the look and feel of the community; it’s very peaceful and in Riviera homes back onto the treed escarpment and Bow River, so it’s a beautiful natural setting. The location also provides fabulous views of the escarpment, the Rockies, Bow River and the town of Cochrane.”

Riversong’s beautiful natural setting and diverse range of housing product is attracting a great deal of interest, from first-time buyers to those seeking luxury.

The release of Phase 5 last spring provided even more choices for buyers, with lots close to park space and pathways, and choices of laned, single front-drive and semi-detached lots.

In Phase 5, Innovations by Jayman and Trico Homes are building semi-detached homes; Innovations by Jayman is building single- and double-front drive homes; and Sabal Homes and Trico are offering laned homes. There are 10 showhomes open in Phase 5 and homes start in the $340,000s including lot and GST.

“We’re also now selling in Phase 6, offering the same product type and group of builders, but also Innovations by Jayman is selling townhomes in this phase and just started construction,” Westman-Jones says. “This is actually the last phase in Riversong where we’re selling starter product,” so buying should act quickly to get the home and lot they want.

In Phase 8, called Riviera, Jayman MasterBUILT and Trico Homes are “crafting estate front-drive homes that back onto the Bow River,” she says. “Starting at $520,000 these are affordable homes with lots that either face a park, trees or the river. We also have front-drive Villa and Manors by Jayman that start in the $620,000s and immediate possessions are available.”

Tamani has six showhomes in Riviera and will have new showhomes opening in the fall by the same builder group.

There are also a limited number of lots backing onto the river now selling in this phase.

Buyers in Riversong appreciate that more than 40 per cent of the community is greenspace, including natural parks, tot lots and pathways linked throughout the community. They are also drawn to other established amenities such as the Bow Valley High School and the pedestrian bridge that crosses the Bow River and connects the community to downtown Cochrane.

“We’ve developed a pathway system along the river that leads to the pedestrian/bike bridge,” Westman-Jones says, noting it’s about a 10-minute bike ride or a 20-minute-plus walk to Cochrane’s downtown. “We have also developed our second park, a pond along the waterfront and pathways throughout the community.”

Riversong’s convenient location south of the Bow River and east of Hwy. 22 means it’s an easy 20-minute drive to Calgary’s west side or the mountains, and just minutes to downtown Cochrane where residents can enjoy an array of shops, restaurants and services.

TIPS FOR CHOOSING A new-home builderCanada Mortgage and Housing Corp. (CMHC) o� ers the following tips on how to � nd and select a new-home builder that will meet your needs and expectations:

To begin your search, check the Homes section of your local newspaper to � nd out which companies are building in your area, the types of homes they o� er and the prices you can expect to pay. (Editor’s note: New Home Guide is a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the web sites of home building associations or warranty providers.

When you visit a builder, ask how long they have been in business, how many homes or communities they build each year and what kind of background and experience they have.

Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to � nd out if they are satis� ed with the homes they bought and the service they received.

Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, carefully noting down what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does.

Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to o� er. If possible, request a tour of a work site to look at a community that is currently under construction.

If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come.

Always bring a notebook or even a camera with you. Ask as many questions as you can think of, and write down the answers to review later. After all, you’re choosing the place your family will call “home” for the next � ve, 10 or perhaps many more years.

outdoor electrical. In sections were the wire is running under turf, it needs to be deep enough to not interfere with an aerator. When the wire is in all other areas, it should not be visible. All wiring is safe for pets and children, and if tampered with will not be harmful. Each individual fixture runs off a main transformer, to supply the power source for each light. These transformers can be plugged into an outdoor socket or have their own power run from inside. Transformers can be equipped with

timers and photocells to allow for an automatic lighting schedule. Once the installation of your system is complete, there is very little maintenance to keep it operating. Recently, LED technology has brought many improvements to the lighting industry. This technology allows your system to run off extremely low power, and LED fixtures don’t need bulb replacement for at least 10 years. Stampede Rotary Dream Home A FEAST FOR THE EYES

T aking inspiration from food, gathering and entertaining, the 2014 Stampede Rotary Dream Home was a feast for the eyes for thousands of people who toured the home during the 10 days of Stampede and bought

tickets for a chance to win this fabulous two-storey. Crafted for the 19th year by Homes by Avi, this year’s Stampede Rotary Dream

Home really emphasized the kitchen as the heart of the home, says Michael Jacobson, director of product development, Homes by Avi.

“The home was really designed around the chef ’s kitchen and we designed it as a place where people could gather, socialize and entertain,” Jacobson says. “It has a French Bistro commercial kitchen look and a black and white motif giving it a contemporary feel.”

The focal point was the expansive island made of Caesarstone that also included a solid wood butcher’s block and it was highlighted by hanging pots overhead. Homes by Avi went all out on the appliances “that are all stainless steel, top of the line” including a Wolf five-burner gas range with griddle and charburner, hood fan and steam conduction wall oven and a SubZero 48-in. fridge with glass door and pull out prep tray drawers – ideal for when you’re preparing foods for entertaining.

The kitchen also has a butler’s pantry with cappuccino stained cabinets.

“We also wanted to further emphasize the food theme, so we added an under-counter herb garden in the kitchen, which is also stainless steel,” Jacobson says. “If you’re into cooking, you’ll want this kitchen.”

A beverage centre was extended off the kitchen that included a full-height SubZero wine storage unit, a Meile coffee maker and flat screen TV and there was a small morning room “that can be used as a seating area where people can take their coffee and read the paper.

open design and we used tile clad columns, beams and ceiling treatments to define spaces,” Jacobson says.

The flooring throughout the main floor and much of upstairs featured engineered white oak five-in. plank, and the large fireplace in the great room was surrounded in brick with a box style maple mantle. Homes by Avi crafted Eastern stringer stairs with maple rails and iron pickets and installed two windows in the stairwell “to bring in lots of natural light.”

At the top of the stairs, the central family/bonus room provided a perfect place for the family to kick back and enjoy watching TV or movie nights, and there is access to the upper deck from this space with herb gardens – continuing the foodie theme.

The upstairs laundry was integrated in the master bedroom and the spa-like ensuite presented a large vanity with dual vessel sinks, a separate make-up station, and a “wet zone” featuring a deck-mounted tub and walk-in shower behind a glass wall. A second upper deck was also crafted off the master bedroom with an outdoor fireplace.

“A neat feature in the bathrooms are the circular mirrors, which are mounted

away from the wall and back lit, adding a sophisticated touch,” Jacobson says.

There were also two secondary bedrooms upstairs that share the Jack ’n’ Jill bathroom.

This year’s Dream Home was taken apart in seven pieces and trucked to its permanent home in Walden – a Genstar community in southeast Calgary. We’ve recently seen mortgage rate wars resurface in Canada, as different lenders all tried to get a bigger piece of the real estate pie. First, Investors Group offered a three-year variable of just 1.99 per cent. Then Scotiabank dropped its five-year fixed down to 2.97 per cent, which was the lowest among the big banks. Finally, on ratehub.ca, we saw five-year fixed rates vary from 2.99 per cent in Quebec to 2.84 per cent in British Columbia.

It seems odd that lenders can all offer such different rates, right? I mean, if five-year fixed mortgage rates are driven by five-year government bond yields, how is it possible for mortgage rates to vary from lender-to-lender – es-pecially from province-to-province? As it turns out, the answer is fairly simple.

Individual lending institutions set their rates based on what their profit objectives are, how much competition they have and what their marketing strategy is. We’ve seen how this works on a national level, when one of the big banks launches a new low rate before the other big banks, so they can get some press and gain a little more of the market share.

On a provincial level, though, we often forget how many credit unions and small lenders exist in only one province. And if a small lender in one province sets a new low rate, there’s no reason for small lenders in other provinces to follow suit because they are not direct competitors.

Finally, on a city level, it can also become a classic case of supply and demand. For example, in a city such as Toronto, where there’s a greater demand for housing and thus mortgages, there’s a need for lenders to supply the lowest

mortgage rates, so they can compete for a portion of the market share. However, in comparison to somewhere like Yellowknife, where there are significantly fewer people, homes and real estate transactions, buyers have fewer lenders to choose from, so lenders can charge higher interest rates.

On top of the role lenders play, you also need to consider what the mortgage brokers who work with each individual lender choose to do with their commission. Some brokers choose to keep the full commission, and others decide to split it with clients in the form of a lower rate.

What does all this mean for you? If you’re thinking of buying a home this year, don’t just walk into your bank and accept the rate they offer you. Work with a mortgage broker who can find the best mortgage rate and product for you.

Members of the Canadian Home Builders’ Association - Calgary Region, who dedicate countless hours of their time to help the association achieve its goals, were honoured for their contributions in June.

As part of the CHBA - Calgary Region’s annual general meeting and dinner on June 17, the association also announced this year’s incoming president, while presenting its presidential awards and recognizing its volunteers. Awards were presented to volunteers who have served from one year to 30-plus years on the numerous committees, sub-committees and the board of directors.

Volunteers are the backbone of any organization and without the help of dedicated volunteer members – 179 people from 117 companies strong – the CHBA couldn’t do the valuable work that it does every day.

This was particularly evident last year during the flood disaster when every member, big or small, stopped what they were doing to lend a hand wherever it was needed.

But the members are there wherever and whenever the association needs them, whether at city hall lending their expertise, organizing and planning special events, promoting the industry to the general public, or supporting the association’s many activities.

The association has recognized its volunteers since it began in 1946. Volunteers provide not only their leadership skills, but also their business savvy, industry experience, knowledge and creative talents. CHBA members play an integral part in helping the association realize its goals.

CHBA - Calgary Region volunteers represent all sectors of the home-building industry from developers and home builders to suppliers, trades and associated professionals.

Association announces new president; honours award winners and volunteers

Among the longest-serving volunteers recognized were: Mike Borkristl, Tricor Designs, 36 years; R.J. (Bob) Nobes, ReMax House of Real Estate, 32 years; and Lyle Faas, Shane Homes, 31 years.

The outgoing president of the CHBA - Calgary Region, Doug Whitney from Crystal Creek Homes, was honoured during the event and the association announced the incoming president as Wayne Copeland, director of business development, Double R Building Products.

Whitney also presented the following Presidential Awards to members who had helped him over the past year:» Bill Beattie Memorial Award: Cedarglen Homes. The

Bill Beattie Memorial Award is awarded to the member that has contributed to the overall good of our industry through their contribution to the community at large.

» Rookie of the Year Award: Glenn Edwards, Carolina Homes. This award recognizes a member who has made an outstanding contribution in his or her first year as a director of the CHBA - Calgary Region.

» Rooftopper of the Year: Howard Tse, Cedarglen Homes. This award recognizes the member who has recruited the most new members during the 2013-14 fiscal year.

» Beaver Award: Charron Ungar, Homes by Avi Urban. This prestigious award is presented annually by the CHBA - Calgary Region to a builder member in recognition of his or her dedication and service to the association.

» Bob Ward Memorial Award: Wilf Richter, Mattamy Homes. In recognition of Bob Ward, one of CHBA’s long-serving and most dedicated volunteers, this award is presented each year to a CHBA – Calgary Region volunteer who has provided services to the association of more than 20 years.

» President’s Award: Charron Ungar. This award is the President’s choice of a member who has made the most outstanding contribution of achievement in the best interest of the CHBA - Calgary Region and its members.

» Outgoing Director Awards: Howard Tse, Larry Noer, Glenn Edwards, Charron Ungar, Wendy Jabusch and Larry Thomson. These are directors who have completed their term serving on the CHBA - Calgary Region board of directors. These members can also put their names forward on ballots to continue on the board for another term if elected.
