At Stepnell we have delivered a range of care home and retirement living developments across our operating region, working in partnership with clients within the public, private, and not-for-profit sectors.

of protective measures for bats, badgers
and slow worms.

with dementia and their families offering a
full range of integrated, personalised and
flexible dementia care and services.
Built to BREEAM Excellent and Stirling Gold
dementia standards, the development
combines three key elements:
20 one and two bedroom assisted living
apartments, enabling couples to live
together in their own home, with care and
respite available 24 hours a day

The horseshoe-shaped building surrounds
an enclosed courtyard at the rear of the
development with an adjacent terrace.
Award-winning architects Coffey have
designed the building with references to
neighbouring Victorian properties and
the architecture of the arts and crafts
movement. The distinctive patterned
brickwork of local Listed building, Moor
Hatch, has inspired the development’s high
gables and hand-made red brick facade.
Construction works are now complete on
this high quality residential development
for specialist retirement housing provider,
Pegasus Life, following a two-stage
design and build tender where Stepnell
demonstrated their vast experience in the
sector, and provided innovative structural
and roofing solutions to ensure the client’s
budget was met.
This charming collection of 34 one and two
bedroom apartments are housed within
a single, two, three and four storey steel
frame that also incorporates a visitors
reception, communal lounge, social kitchen
and even a guest suite to enable residents’
friends and family to stay overnight.

Nearby are 40 close care homes,
including 32 apartments and 8 bungalows.
Underfloor heating is present throughout
the buildings, with the Care Home segment
having controlled secure access and egress
with a secured garden area for residents.
The Care Home itself is separated into four
nursing wings of 15 rooms on each floor,
with a reception, communal lounge and
diner, and an assisted bathroom each wing.
This ambitious £18.4 million project at
University Park, delivered to BREEAM Very
Good, provides a total of 160 much needed
new homes for the city’s older residents,
as well as an impressive range of facilities
and care options, which will ensure a better
quality of life for all future residents.
University Park has provided a 60 bed care
home with a 60 bed apartment extra care
scheme under the same roof, featuring
a central hub which provides a range of
shared facilities for the residents that
includes a restaurant, café, communal
lounge, hairdressing and beauty salon,
general grocery shop, gym and attractive
outdoor communal areas.

Shared facilities include a café and tea
room, residents’ shopping and salon.
External areas combine safe, secure
personal gardens and patio areas with
landscaped communal gardens, designed
to provide a range of recreational facilities.
The building’s internal layout was
developed using our Stepcare design
concept, enabling a far quicker
procurement process and much improved
programming from inception to handover.
Edwardstow Court is one of eight care
projects delivered for long term client, The
Orders to St John Care Trust, intelligently
designed to enhance quality of life for those
suffering with dementia.
Constructed using traditional methods,
with striking architectural features, this
three storey, 48 bedroom building is faced
with locally sourced Cotswold stone,
unique to its location inside the Cotswold
Conservation Area.
The home is arranged in small, 8 bedroom
household units, each with a dedicated
sitting room, kitchen and dining area. Highly
specified bedrooms feature en-suite wet
room showers and assisted bathrooms.

constructing this two and three storey care
home, which will provide 75 bedrooms
with en-suite bathrooms, as well as stylish
communal spaces for dining, relaxing and
socialising.
It will also boast its own cinema room and
gym, a café, hair and beauty salon, guest
accommodation and a children’s play area
for visitors.
The design and construction of a state of the art 75 bedroom care home, as part of a contract to deliver two £8 million care homes in Bedfordshire for care home developer, Frontier.

engagement projects. The
external envelope of the
building will feature
pitched roofs and
chimneys to create
a residential feeling
reducing anxiety
and apprehension
for prospective
residents.
Built on the site of a
former 50-bed care home
which was demolished in 2015, the new
energy-efficient facility has been designed
to achieve a Very Good BREEAM rating
and will feature photo voltaic solar panels
across the roof.
Works have recently commenced on this
£9 million care home scheme which will
provide nursing and specialist
dementia care at Mitchell
Road in Poole.
When completed in
early 2019, the new
two-storey building
will provide 80
resident suites –
each equipped with
a bedroom, dressing
and living area, plus
en-suite bathrooms – as
well as staff offices, changing
areas and welfare facilities in the
main entrance. The new suites will be
grouped into close knit ‘household clusters’
with associated communal living and dining
spaces to create a sense of familiarity and
family living for the new residents.

This four-storey, high specification home,
has been designed to create a welcoming
and stimulating environment for disabled
veterans and their partners.
The new home, designed to BREEAM
Excellent, provides outstanding nursing
and therapeutic care, including specialist
dementia care, to the ex- Service
community.

Construction comprises piled foundations
with an in-situ concrete frame clad in
rainscreen cladding, curtain walling,
aluminium windows and doors and stone
cladding - all fixed back to a Metsec wall
construction.
Site restrictions include large trees, which
are all subject to Tree Protection Orders,
as well as a singular access route which is
shared by adjoining businesses and a hotel.
The site also requires the use of a tower
crane, which is height limited due to the fact
that it is on a flight path to Gloucestershire
Airport.
Works are now underway for the delivery of
this new build Continued Care Retirement
Community for Richmond Care Villages,
which is part of the BUPA, on land to the
rear of the Film Studios in Cheltenham.
The new four-storey village will provide a
60-Bed Care Home and 55 Assisted Living
Care Suites with communal facilities.
The development will offer high quality
personal, nursing and dementia care
together with care suites designed to help
people retain their independence.
The building has been designed specifically
with the long-term aim of preserving the
woodland character of the site.
The creation of a brand new luxury retirement village for leading retirement living provider, Richmond Villages.

The main central block will contain
communal facilities, providing kitchen and
dining areas, a spa, offices and meeting
rooms. The outlying units are made up of
two and three bedroom apartments and
two and three bedroom bungalows, within
one, two and three storey height structures.
Our works also include off site road
modifications and full landscaping.
Following competitive tender, Stepnell
were awarded this project based upon
our extensive care experience, and in
particular, our local experience having
recently completed the delivery of a
£5.25m care home nearby at Edwardstow
Court, as well as our ability to work with the
client to mutually agree a contract sum.
Our works comprise the design and
construction of 106 units for the retirement
community, with units for sale, split across
two phases of work.
The design and construction of a brand new retirement community in Stow on the Wold, designed to BREEAM Excellent.
