Pacific Grove: Officer conducted a footpatrol of the school on Pine. The two frontgates located on the east and west sides of themain building were found to be unlocked. Staffwas advised and indicated the issue was a“work in progress.” Nothing further.
Pacific Grove: Woman requested assistancefrom an officer. She alleged that she wasassaulted during a recent arrest by anotherpolice department. She advised she had filed areport with the said P.D. in a complaint format.She was recently hospitalized for 5150 at thetime of the P.D.’s contact. She provided medicalinfo. She refused social services assistance anddid not qualify for 5150 WI. She later was con-tacted by officers at the fire department in P.G.
Carmel Valley: Man reported his vehiclewas broken into via window smash whileparked in a parking lot. This occurred onTuesday, Jan. 15, between 1300 and 1630hours. Stolen was an iPod valued at $60. Nosuspects.

Seaside was at 70 percent. Most of the rest of the marketswere well above our minimum acceptable number of 20 per-cent. Even Carmel Highlands, normally the tail-ender inMarket Barometer readings, came in at 20 percent. OnlyCarmel and Pebble Beach looked weak with substantialunsold inventory.
One needs to dig a bit to expand this picture. If we com-pare Jan. 1 with the same date in 2012, an interesting snap-shot emerges. We began 2012 with 466 unsold properties andended the year with 380, an 18 percent decline. That is goodnews for sellers and a warning to potential buyers to get intoaction.
Some of the towns are beginning to see a tightening ofinventory, most notably Pacific Grove, where the inventory atthe beginning of last year was 108 properties, down to 62 onJan. 1 of this year. Other nice declines were in Monterey, 80to 55, and Seaside 94 to 66. Even laggard Carmel saw a pos-itive trend with inventory, down from 164 unsold propertiesto 133.
2012 real estate report: The return of the billion-dollar marketOn a year-to-year basis, comparing 2012 with 2011, four
markets were up, and six down. The winners were CarmelHighlands, up 1 percent; Carmel Valley, up 14 percent;Pacific Grove, up 4 percent, and Pebble Beach, up 2 percent.Only Carmel Valley’s gain seems worth crowing about.
On the positive side, the steep decline in prices experi-enced after 2007 seemed to be over, as 2012’s decreases inreal estate sales prices were not severe.
For prices to begin an upward trend, we will need a tight-ening of supply, which is beginning to happen in some of ourlocal markets.
The dollar volume numbers were good. The marketracked up the best dollar total number since 2007, and 2012was the third straight year that local dollar volume rose.
BarometerThe Market Barometer clearly shows the inventory trends.
On the face of it, you see that on Jan. 1, barometer readings(the percentage of listings in escrow) were for the most partreally good.

See SHERIFF page 17REbusiness on San Carlos Street reported a peace disturbancecaused by a male who acted inappropriately toward a storeemployee. Contact was made with the male, who was locatedafter leaving the business. He was advised not return to the busi-ness.
Pacific Grove: Dispatched to an unknown injury accident onCentral Avenue. Upon arrival, the driver was still his vehicle,and he had struck a parked vehicle. There was major damage toboth vehicles, but no one was injured. Driver was transported tothe hospital for unrelated reasons.
Pacific Grove: Officer was dispatched to Lighthouse Avenueon report of a possible 5150. Dispatch advised Monterey FireDepartment and ambulance were on scene as subject had calledfor medical to check her blood pressure and was getting agitat-ed. Ambulance staff checked her vitals, during which the subjectclaimed she was being poisoned by carbon monoxide and statedher safety was at risk. She refused medical transport and did notmeet criteria for a mental health hold. Information only.
Carmel area: Woman reported vandalism to her property.This occurred between Dec. 26, 2012, and Jan. 12. Damage esti-mated at $125. No suspects.
Big Sur: Person reported receiving annoying/harassingphone calls. Report needed for AT&T to put a trap on the phoneline. No suspects.

Carmel-by-the-Sea: A 38-year-old female was booked atthe station.
Carmel-by-the-Sea: Woman called to report losing herpurse in the area of The Carmel Foundation. She thought shemight have placed the purse on top of her car and drove off with
it. She wanted to make a report in case the purse was located andturned over to the police department.
Carmel-by-the-Sea: While investigating a report of a suspi-cious noise on Junipero, contact was made with a woman at thesuspected apartment. The 45-year-old female occupant wasarrested for violating a criminal protective order.
Pacific Grove: Business reported a 14-year-old juvenile in
custody for shoplifting alcohol from a store. Juvenile arrestedand released to a parent on citation.
Carmel Valley: Female reported that someone had beenprowling around the rear of her residence on Center Street and

Carmel-by-the-Sea: Found iPhone turnedover to CPD for safekeeping. Owner identifiedand notified phone was at the police depart-ment pending return to owner.
Carmel-by-the-Sea: Subject reported lossof identification, credit cards and cash insidean ID case. Items possibly lost in the area ofFirst Murphy Park.
Carmel-by-the-Sea: During a medicalemergency call on San Carlos Street, a 36-year-old female patient became uncooperative andcombative, refusing medical treatment due toher level of intoxication. Subsequently, thefemale was arrested and transported to countyjail.
Pacific Grove: Buena Vista Avenue residentreported suspicious circumstances. Shereceived a call from out of state advising her
grandson was in jail for DUI and neededapproximately $980. The unknown male toldher to send the money through Western Union.She obtained the money and was ready to sendit when the unknown male never called back togive an address. She called her grandson toleave a message even though she was told hecould not answer, but he answered and told herhe was fine and not in jail. She notified thepolice immediately.
Pacific Grove: Vandalism to a vehicle onOcean View Boulevard. Woman she advisedshe was with her husband, and they were dri-ving when something hit their vehicle. Whenshe saw their vehicle the next morning, shenoticed the thing that hit it was an egg. Shebelieved a vehicle full of kids that had passedthe night prior had thrown the egg.
Pacific Grove: Person wanted to provideemergency contact information and medicalinformation because she suffers from a raredisease that prevents her from speaking ormakes her speak improperly. If she is able tospeak, it is slurred, as if she is under the influ-ence but is not. She has Life Alert on her per-son and at home.
Pacific Grove: Subject was contacted atgunpoint on Grove Acre Avenue by suspectsand told to hand over his property. Suspects ranfrom the scene and have not been found.
Pacific Grove: Juveniles, ages 13 and 14,were contacted and found to be in possession ofmarijuana. Two juveniles arrested, booked atPGPD and released on cite to parents.

Carmel - a contradictory marketCarmel is an interesting contrast of the
good and the bad. First the good: dollar volume was 10 per-
cent higher in 2012 than in 2011, reaching$303 million from $276 million. Two hun-dred thirty-three properties sold, as opposedto 203 in 2011, a 15 percent jump.
Second, the bad: In contrast to the manyhot San Francisco Bay Area markets, and afew of our local markets, such as PacificGrove, inventory remained stubbornly high.Carmel had the lowest Market Barometerreading Jan. 1 and the largest unsold inven-tory at 110.
Its barometer reading of 17 percent wasidentical to a year ago.
We had the impression that lower-pricedproperties were a drag on the Carmel market,

as affluent buyers headed to the high-rentdistricts. That assumption was wrong.
The Distribution of Sales chart for thefourth quarter shows that 45 percent ofCarmel sales were for under $1 million. Inaddition, a spot check Jan. 21 showed thehighest-priced areas — northwest, GoldenRectangle and Carmel Point — had a highlevel of unsold inventory, averaging only 13percent of inventory in escrow. So much forimpressions.
In summary, our real estate market is nothot, but it sure feels better than it did a yearor two ago.
