The Lion Building, located at 2525 16 th Street, is an older warehouse building currently zoned “PDR” (indicating light industrial/office use) in the SoMa neighborhood of San Francisco. The ownership of the building, a long-time San Francisco family, decided it was the right time to sell the asset given the accelerating San Francisco market and needed to hire the best possible brokerage team to market the asset for sale. CBRE was issued a seat at the pitch table and presented to the ownership group along with four other competing brokerage firms. How did we get involved? Lukas Ault, the Senior Sales Analyst out of the San Francisco office, reached out to Eric Roseman to inquire about using Floored Build to showcase the asset in a semi-customized way to entice the ownership with visuals. Floored took an existing 3D model that was built for another project, made a few tweaks to the model, branded the model with the Lion Building’s logo and color scheme and gave the brokers Mark and Josh a tool to show the ownership. In addition, Floored uploaded a single CAD floor of the office to show the flexibility of Floored Plans to the owner. How did we help? After a long day of pitches, the ownership was relatively unenthusiastic when Mark and Josh began their presentation. They quickly jumped over to Floored and used the visuals to jar the ownership into seeing something new and exciting. The 3D model captured the owners’ attention and they were incredibly excited about the unique way to market the project. In addition, they were blown away in the pitch when Mark and Josh brought up Floored Plans to show how the technology could help different owner/users envision themselves in the space. What was the outcome? By leveraging Floored Build and Plans technologies, not only did the CBRE brokerage team win the listing but the ownership team let them know that Floored was the biggest differentiator in the outcome. Mark Geisreiter and Josh Peterson are now listing the asset for sale and will use the same tools again in an effort to win the leasing business for whichever investor decides to purchase the asset.
