Making a Difference

An Application for Minor Variance(s) has been filed with the Committee of Adjustment.

52 Eastview Road

The applicant is proposing to construct an accessory apartment with an enlarged floor area in the basement of the existing dwelling.

The property is located in the Residential Single Detached (R.1B) zone. A variance from Section 4.15.1.5 of Zoning By-law (1995)-14864, as amended, is being requested.

The By-law requires that an accessory apartment not exceed 45% of the total floor area of the building and shall not exceed a maximum of 80 square meters in floor area, whichever is lesser.

REQUEST: The applicant is seeking relief from the By-law requirements to permit the accessory apartment to have an area of 87 square meters, being 43.5% of the total floor area.

The Committee of Adjustment for the City of Guelph will be holding a public hearing to consider an application under Section 45 of the Planning Act R.S.O. 1990 P.13, as amended.

The property is located in the Specialized Service Commercial 1 (SC. 1-2) zone. A variance from Section 6.4.3. 1.2. 1 of Zoning By­law (1995)-14864, as amended, is being requested.

The By-law permits a variety of uses in the SC.1-2 zone, but does not permit a retail establishment.

REQUEST: The applicant is seeking relief from the By-law requirements to permit a 46.5 square metre retail establishment.

The applicant is proposing to reconstruct the existing roof and construct a new covered porch. The reconstruction of the existing roof will include a wall addition/extension.

The property is located in the residential Single Detached (R.1B) zone. A variance from Table 4. 7, Row 3 and Table 5.1.2, Row 7 of Zoning By-law (1995)-14864, as amended, is being requested.

a) that an open roofed porch be setback a minimum of 2 metres from the front lot line;

b) that an open roof porch be setback a minimum of 0.6 metres from the side lot line; c) that an open roof porch project a maximum of 2.4 metres into the required front

yard; and d) that a detached one storey dwelling in the R.1B zone be setback a minimum of 1.5

metres from the side lot line.

REQUEST: The applicant is seeking relief from the By-law requirements:

a) to permit an open roofed porch with a 1.4 metre setback from the front line; b) to permit an open roofed porch with a 0.2 metre setback from the side lot line; c) to permit an open roofed porch to project 4.6 metres into the required front yard;

and d) to permit a wall addition/extension to be setback 0.2 metres from the side lot line.
