    13.03 PURP*%(B Certain tpes of principal uses are classified as conditional uses &ecause of theiruncommon or uni>ue characteristics+ infre>uenc of occurrence+ large area re>uirements+ orpotential for significant impact on a particular district. Conse>uentl+ the conditional useprocedures call for a more fle)i&le and e>uita&le procedure for properl accommodating suchacti,ities in a communit. The forces that influence decisions regarding the nature+ magnitude andlocation of such land use acti,ities are man and ,aried+ depending on functional characteristics+competiti,e situations+ and the a,aila&ilit of land.     1. To regulate the location of wireless telecommunication facilities in the township.

    2. To protect residential areas and land uses from potential ad,erse impact of wirelesstelecommunications facilities.

    3. To minimi@e ad,erse ,isual impact of wireless telecommunications facilities throughcareful design+ sitting+ landscaping+ and inno,ati,e camouflaging techni>ues.

    . To promote and encourage collocation of towers and antenna support structures as aprimar option rather than construction of additional single8use towers.

    #. To promote and encourage utili@ation of technological designs that will either eliminateor reduce the need for erection of new tower structures to support wirelesstelecommunications facilities.

    '. To a,oid potential damage to propert caused & wireless telecommunications facilities& ensuring such structures are soundl and carefull designed+ constructed+ modified+maintained+ and remo,ed when no longer used or are determined structurall unsound.

    a. The plot plan shall &e at a scale no less than one inch e>ual to 100 feetA

    &. The name+ address+ and telephone num&er of the owner and lessee of the parcel ofland upon which the tower is situated 9if the applicant is not the owner of the parceof land upon which the tower is situated+ the written consent of the owner shall &ee,idenced in the application:A

    c. ! description of the design plan proposed & the applicant identifing the utili@ationof the most recent technological design as part of the design planA

    d. ! landscaping plan that indicates how the wireless telecommunications facilit will &escreened from adoining uses.

    e. The proposed location of the tower and e>uipment shelter+ and all the &uildings and

    uses within 300 feet of the proposed facilit 9aerials and4or renderings ma augmentthe plot plan:A

    f. ?nformation regarding the feasi&ilit of collocation on an e)isting tower+ or antennasupport structureA

    g. ?nformation regarding the proposed ser,ice area for the facilit and the necessit ordemonstrated need for the proposed location. There shall &e an e)planation of wha tower at this proposal site is technicall necessarA

    h. ! grid setting forth all wireless telecommunications antenna+ towers and facilitieswith the num&er of antennas on each+ within a fi,e mile radius of the proposed sitetogether with the name+ address and telephone num&er of the owner4operator ofthe towerA and

    i. 5here the telecommunications facilit is located on a propert with another principause+ the applicant shall present documentation 9letter of intent: that the owner ofthe propert will grant an easement or enter into a lease for the proposed facilitand that the ,ehicular access is pro,ided to the facilit.

    3. !n applicant re>uesting permission to install a new tower shall pro,ide e,idence owritten contact with all wireless ser,ice pro,iders who suppl ser,ice within a >uartermile of the proposed facilit. The applicant shall in>uire a&out potential collocation

    opportunities at all technicall feasi&le locations. The contacted pro,iders shall &ere>uested to respond in writing to the in>uir within 30 das. The applicants letter9s: aswell as response9s: shall &e presented to the
