I just came back from the International Builders Show. The number of booths can be over- whelming to visit. It was a very valuable trip for the education and product information I came back with. CAHB holds a similar event but on a more reasonable scale is the Rocky Moun- tain Builders Conference to be held October 6 – 9 at the Park Hyatt in Beaver Creek. CAHB is offering a great deal for the RMBC this year. If you register no later than Mon- day, March 15 th and book at least two nights at either the Park Hyatt or Lodge, the cost of registration is $50. You can’t beat the registration price. Lodging is the best way to go after participating in the recep- tions offered at the conference. See page 11 for details. I highly recommend you con- sider this educational opportunity. It was a very valuable trip for the education and product information I came

NAHB Legislative Update: As Congress moves to craft a final health care bill in the coming weeks, NAHB is leading the fight with other like-minded business groups to strip a jobs-killing provision in Senate legislation H.R. 3590 that would derail the fragile housing and economic recovery by placing a major financial bur-den on builders. The measure was approved by the Senate on Christmas eve by a 60 to 39 vote. Language offered by Sen. Jeff Merkley (D-Ore.) and slipped into the Senate health care legislation at the last minute unfairly targets small construction firms with more than five workers by requiring them to provide health care coverage or face stiff fines. Meanwhile, small businesses in all other industries would be exempt from providing man-datory health coverage if they employ 50 workers or less. NAHB has been alerting lawmakers that this require-ment is patently unfair and dangerous for an economy that is only beginning to recover from financial collapse. It would place a huge competitive disadvantage on the hous-ing industry, which under normal conditions accounts for more than 17% of the nation’s gross domestic product but today continues to struggle for survival. Immediately after the Senate approved H.R. 3590, NAHB sent a letter to every senator expressing disappoint-ment that the narrow employee mandate provision target-ing the construction industry had been included in the health care legislation. The letter urged all senators to work with House and Senate conferees to strike this provision from the final measure. House health care bill H.R. 3962, which passed the chamber by a slim margin of 220 to 215 on Nov. 7, con-tains no provision comparable to the Merkley amendment. NAHB lobbyists and grassroots members have been working diligently since Christmas to reach out to more than a dozen Democrats in the Senate and more than 50 De-mocratic centrists in the House to explain how this provision threatens the viability of countless small home builders across the nation and to call on their support to strip this requirement from the final bill. NAHB has received positive feedback from Democrats in both chambers who oppose the Merkley amendment and Sen. Blanche Lincoln (D-Ark.) is leading the charge to gather support for a “dear colleague” letter to send to

Senate Majority Leader Harry Reid (D-Nev.), urging his assistance to strike the provision from a final bill. NAHB is also working with House Democrats to pursue a companion letter to House Speaker Nancy Pelosi (D-Calif.). At this time, it is expected that the usual House-Senate conference process to reconcile the two bills will be bypassed in an effort to avert any procedural stalling tactics from the GOP, which remains united in its opposition to both health care bills. As the process moves forward, NAHB will continue to push for the elimination of the Merkley language and seek other changes to address the concerns of the housing community and small businesses.

Moving Beyond Business Card Rituals to Increase Profits By Charlie Cook You're at a networking meeting and someone asks for your busi-ness card. You hand them a fairly typical card with your com-pany's name, your name and title, and contact information on it. What happens next? Do they get in touch with you? Do they be-come a client? Nine times out of ten, the conversation ends when you hand someone you've just met your business card, and you never hear from them again. Wouldn't you like to use these opportunities to generate interest, get a conversation going, and have prospects contact you? All of your marketing materials should be written and de-signed to prompt prospects to take action. When you meet poten-tial clients or customers, whether in person or through your bro-chure or web site, you want to lead them to ask you how you can help them and to call or email you later for more information. A typical business card does neither of these things. You don't have much real estate on a business card to work with, so use it well. Start by looking at the basic elements of your card. Most business cards include titles. Your card may say, "Broker", "Consultant", or "Vice President". What does this tell prospects about what you can do for them? Titles only give peo-ple a vague idea of what you do and rarely explain how you help people. If you include a title on your card, make it descrip-tive of your role in the company or your work with clients. Instead of or in addition to your title, put your marketing mes-sage on the card. This is a one-sentence description of how you actually help clients. When prospects read your card, they'll quickly learn the problems you solve, and they'll want to know how you can help them or someone they know. Your card then becomes a catalyst to conversation and gives you an opportunity to learn more about this prospect’s needs. Another way to use your business card to pique prospects' interest is to include an offer on the back. You might offer a free report or guide of interest to your target market. For example, if you are a real estate agent you could offer an article on "10 Simple Ways to Increase the Value of Your Home", available on your company's web site through the link provided. When pros-pects visit the site, ask them to provide their name, email address and phone number, and then deliver a well-written and informa-tive article. The first step is to get a prospect's attention and their contact information. Then you can stay in touch with them on a regular basis, offering more helpful ideas and information about your

services. Building relationships in this way is well worth the addi-tional cost of printing on both sides of your cards. Before you rush to redo your business card, you'll want it de-signed so it is easy to read and moves your prospects to contact you. If you want it to look professional, hire a graphic designer to help put your marketing objectives into print. Stop exchanging business cards as a ritual and start using your card to attract new clients. Reconsider your title and include your brilliant marketing message. The housing forecast for the coming year, presented by economists speaking at the International Builders' Show last week, includes both hopeful and cautionary ele-ments. First, the good news: accord-ing to NAHB Chief Economist David Crowe, "the stage is set for the con-sumer to return," and because of the slow pace of the recovery, home builders will profit from generally low inflation in building materials prices and wages. Meanwhile, the extension and expansion of the home buyer tax credit is expected to generate some sales activity in the early months of the year as economic growth gradually kicks in and bolsters an increase in hous-ing activity. That said, our chief economist also warned that this remains "a cautionary period" for housing, largely be-cause of the discouraging level of joblessness, which he forecasts will peak at 10.2% in the first quarter and re-main elevated, exceeding 8% at the end of 2011. NAHB's current forecast projects 697,000 housing starts in 2010, a 25.6% gain from 2009's estimated 555,000 units. However, this improvement is only expected to be reflected in the single-family sector, where starts are forecast to rise 37.7% from 443,000 last year to 610,000. Meanwhile, due in part to an acute shortage of financing, multifamily starts are expected to lose further ground in 2010, slump-ing to 87,000 units – down 22.3% from last year's 112,000 level. This compares to the 285,000 multifamily units that were started in 2008, which is near the level that is needed to keep the supply in balance with demand. On a separate note, the consensus of economists participating in the IBS forecasting session was that mortgage rates are headed higher, but are unlikely to exceed 6% in the next year or two.

Dues Deductibility for 2009

Dues payments to SCBA are not deductible as charitable contributions for federal income tax purposes. However, dues payments may be deductible as ordinary and necessary business expense, subject to exclusion for lobbying activity. Because a portion of your dues is used for lobbying by NAHB and CAHB, $101.26 is not deductible for income tax purposes. Of the CAHB amount, a portion may be transferred to a political committee or used for political purposes. Scholarship Applications are being collected at Summit High School. They should be made available to SCBA for consideration at the end of January. Several previous recipients have expressed interest in reapplying. Sustainable Building Code SCBA representation continues with the work group to im-prove the implementation of the code.

Expo: As a pre-curser to the Parade of Homes, the Expo is work-ing on several ideas to tie the two events together. Parade of Homes It was suggested to solicit participation by driving through subdivisions and talking to builders. As a temporary meas-ure, the entries will be open to homes that have received their CO’s after August 31, 2008 and have not been in the parade previously. Golf Tournament Tom Eble will continue to chair the committee. The tourna-ment will be held at the Keystone River Run Golf Course. The course has been reserved for Friday, June 11th. Government Affairs Elliot Eisenberg, NAHB’s Senior Economist, will be the

close on another before the end of January. There is a dark shadow on that ray of sunshine. The market prices have dipped. Buyers are looking for deals. Builders are getting beat up by buyers demanding better deals. This leads to builders beating up their suppliers for better deals, and so on. Let’s face it, we’ve had it easy. There

was enough work for everyone. The need to become good salespeople in more important than ever. This is not the time to finger point. Do what you can to educate yourself to make things happen. NAHB has many opportunities and options to assist you. I have adopted a motto: “Attitude is Everything, Choose a Positive One!” A long time ago I lived in an area that had unemployment about 20%. The economy was very depressed. A very wise positive man shed light on what seemed bleak. He said 20% of the workers were without work, but what about the 80% that do? To help me stay positive, I am trying to surround myself with posi-tive thinking people. You know, it is very contagious. Think about an NAHB Builder 20 Club. Want more info, give me a call.

I recently attended a meeting in Denver for HBA Executive Officers from around Colorado. It was very interesting to hear what is happening in other parts of the state. Interesting enough was the re-port from Denver’s EO. He said new construction was expected to increase in 2010. The glut of homes on the market was depleted and the de-mand for new homes was anticipated to increase. This sounded very encouraging since the Front Range has been in a housing slump at lot longer than Summit County. I know there is a big difference between the Front Range production home market and Summit County’s cus-tom home market. But the comments I’ve heard from SCBA members seem to indicate there will be a significant change in the homes being built in the near future. The homes suggested being built will most likely be down sized. This is debatable as a lot purchased for 1/2 to 3/4 million dollars is not expected to have a 3000 square foot home built on it. NAHB projects the housing market will not reach the 2007 levels until after 2013. It is anticipated 2010 will start the upward but slow climb toward the 2007 levels. A ray of sunshine has been provided to me. I heard from several of the realtors I have spoken with recently that more people are looking at homes to purchase. One realtor told me he had sold 2 homes just before the end of the year, another 2 early in January and was expecting to
