I feel lucky to live in this great city. There aren’t many places in the world that can compete with Perth’s climate, living standards, natural beauty, security and low
crime rate.
There’s been a lot of cynicism lately, but it’s important to look at the wider picture. Markets move in cycles - and while no one can say for sure if the housing market is going to fall or rise, some early signs are emerging that it’s on the brink of an upward turn. Let’s look at the facts:
Firstly, REIWA’s data showed a 1% lift in median house price in the last quarter, and median rent also increased. Domain’s latest House Price Report also highlighted good annual capital growth in Como (14.5%), Cottesloe (7.1%), Mt Pleasant (4.2%) and Ardross (11.2%).
In addition, December was the 2nd consecutive month where WA’s residential lending increased (the figures, by the Australian Bureau of Statistics, excluded refinancing). The ABS data also shows the seasonally adjusted unemployment rate fell to a 3-month low in December. Naturally, ABS figures don’t make for interesting water cooler conversations, so many people get caught in the dramatics of ‘doom and gloom’.
In the property market, the irony is a growing number of buyers have nothing to buy. If you’re delaying putting your home on the market, I recommend reaching out to your local Caporn Young sales executive for an obligation-free appraisal. The currently lack of good quality homes on the market is giving sellers a distinct advantage, but I believe this will reverse in the not-too-distant future. The trick is to move ahead of the crowd!

When popular local chef Carrie Kelly and husband Ross donned hard hats and took a tour of Taskers Falcon last year, they were only vaguely looking for a new home.
But when they stepped inside, inspiration struck. Not only did the couple purchase an apartment in the building, they also signed the contract for the ground-level café space.
“Funnily enough we weren’t really looking for either,” Carrie laughs. “It was a quiet weekend and we thought we’d have a look.
“The developer, took us onto the cement space that would eventually become our apartment. Until that point you really could not envisage the view - it’s stunning. We’re still pinching ourselves in disbelief at how fortunate we are to be living and working in the complex.”
Considering the panoramic view across the Fremantle Port, Rottnest, Carnac and Garden Islands, ‘Café Isthmus’ was a natural name for the venture. The couple opened its doors in December, with a focus on serving up exceptional food and coffee in luxurious yet relaxed setting.
“Our head barista Michael Roach put a great deal of work into sourcing the perfect coffee beans to make sure our customers get an experience that’s out of the ordinary,” Carrie explains. “We encourage people to talk to our baristas about the coffee we offer - it’s a great opportunity to develop your passion further and try filter coffee, cold brew, single origin
beans or the delicious Candyman Blend.”
In terms of food, ideas were drawn from the couple’s European travels, the arrival of fresh summer stone fruits in the farmer’s markets, as well as Carrie’s personal favourites, including Huevos Rancheros, duck breast, smoked salmon hash and coconut chia pudding (to name only a few highlights). There’s also a cabinet filled with hearty pies and sausage rolls; bread rolls; and sweet treats – all produced in-house.
In addition, picnic hampers are available to package up your top picks to take-away.
“These are ideal if you are going out on your boat or putting together a care package for a friend who is unwell,” Carrie says. “You can place any of your Café Isthmus purchases into a hamper, and we provide the box, utensils, napkins free of charge. There’s even tea-light candles if you’re off somewhere romantic.”
Having worked for some of Perth’s most-loved eateries (including Limoncello Café, Star Anise, Cimbalino and Typika) Carrie is excited to be realising her dream of running her own cafe.
“I’ve been lucky to work with a lot of talented and passionate people during my food career, and now it’s our time to put everything into practice,” she says.

The coalface of the rental market was challenging last year. Through a mix of sheer determination and strategy, my team sheltered our clients from the worst of the storm. We worked harder than ever, and there were some notable achievements along the way.
For example, we broke our record for highest rent ($3000/week for a home in Peppermint Grove). A phenomenal feat given the market conditions. We also managed to end on a strong note, leasing 33 properties in December - more than any other December in the company’s history.
But it was the smaller, daily wins that I’m most proud of. The team consistently proved its ability to secure tenants quickly, negotiate respectable rents and nurture relationships to ensure tenants renewed their leases.
I have no doubt this was the driving force behind our 188% increase in new property management clients. With the latest data from the Real Estate Institute of WA showing Perth’s median rent price now swinging upward, I’m anticipating even stronger results in 2016.
