There has been a lot of talk in the market place recently about ‘days on market’ for property.
Real estate agents once upon a time use to be
the gatekeepers of information. If you wanted to know a sale price or how long a property has been on the market, the only person you could ask was a real estate agent.
This is no longer the case! Buyers are highly researched and hence educated with the internet at their fingertips and days on market matter. At what point does a buyer think that property has been on the market for too long and should have sold by now – 21, 30, 45, 90 days? At some point buyers ask themselves the question ‘No one else wants it. What’s wrong with it? How low should I offer if I’m interested?’
I have recently been looking at some of our
competitors listings, one prime property has been on the market for 272 days and another 290 days!
What we do know is that when agents and owners overprice properties, the outcome is above average or high days on market. These properties do eventually sell but generally at a level well below what they would have if priced correctly with the correct selling strategy attached.
I am very pleased to report at Caporn Young Estate Agents our average days on market is 38 days. Anything but average!
The market is transacting well and there are buyers in the market place making offers to secure property. We are again batting well above average for May with 8 properties sold or placed under offer by the CY team in the last 7 days. Winter could well be the season to be noticed!

ECSTATIC Caporn Young client Lynn Henley is enjoying zipping around in her brand new Mercedes-Benz CLA 200 Coupé, after her name came out of the hat at the company’s much-anticipated client night.
Lynn says she “had a feeling” on the day of the draw, but never believed that she would be the winner of the high performance sports car.
“We assumed that we would come along and have a pleasant evening of nibbles and drinks… and we drove away in a brand new fabulous car! It was a very emotional and surreal moment. I was absolutely shaken and taken back.”
The competition was run as an enticing property management sign-up incentive for Caporn Young’s property management service. Entries were capped at just 200 people, giving each client an eye-wateringly good chance of winning. For added excitement, the person had to be present at Caporn Young’s Fremantle office last Thursday night in order to win.
Touted as “avant-garde” and “non-conformist”, the 7-speed automatic sports car boasts a host of environmentally compatible features, as well as built-in technology to assist with everything from blind spots to parking.
Caporn Young chief executive Richard Young says the atmosphere in the room was “electric” in the moments leading up to the winner being announced.
“When I read out the winning name there was no movement from the crowd, then Lynn took about two steps forward and stopped in shock,” he says. “It was an amazing
experience to give away such an amazing prize – Lynn and her husband were clearly ecstatic!”
CY’s head of property management Lee Fitzgerald adds: “The energy in the room was uplifting. We are all really happy such a beautiful client won the prize – Lynn’s husband Keith is a long term client of the business; we have managed his investment property for more than seven years.
“Lynn signed up with us five months ago after being with several other agents that she was not impressed by,” Lee adds. “She’s been really blown away by the service she’s received from her agents Lachlan and Sheridan, as well as the wider CY team.”
The competition rounds off a successful 12 months for the property management and leasing department. They have doubled the number of clients coming from word-of-mouth referrals, and leased 321 properties last year.
“The team continue to go from strength to strength,” Lee says. “The energy and culture is sensational. Our team have worked closely together for more than three years now, and have evolved together. They set extremely high standards and continue to strive to be the best.
Richard adds that the beauty of the competition was its win-win outcome.

May is off to an amazing start. First, there was a welcome announcement that the Turnbull Government’s negative gearing policies will remain unchanged - great news for anyone with interests in property. Then, we were thrilled to see our wonderful client Lynn Henley drive away from our recent client night in the Mercedes-Benz CLA 200 Coupé.
Myself and two of our senior property managers also jetted to the Gold Coast, to take part in a major industry conference. It was a great opportunity to benchmark our performance amongst our peers, and I was encouraged to see we´re continuing to perform
well above industry standards.
The majority of our properties are leased in less than 30 days (compared to an industry average of 58), our customer service is considered advanced on a national level, and other delegates were pleasantly surprised (and envious!) that we haven´t had a single team member leave in the last 12 months. The combined experience of our 15-strong team is now in excess of 100 years... Here’s to our second century!
