Heat within the main hangar area and mechanical room is provided by hanging (wall & ceiling mounted) gas-fired unit heaters. Heat within the office areas and restroom is provided by enclosed hot-water base-board heaters. The heat recovery time after aircraft ingress/egress is approximately 15-20 minutes.

The property improvements consist of a rectangular high quality metal-constructed hangar containing ap-proximately 12,980 gross square feet and measuring 125’ X 90’. As per the existing build out, the premises is broken down as follows: Hangar Area: 10,825 Office: 940 Mechanical Room: 540 Shop/Clean Room: 575 Restroom: 100 Total: 12,980 The land is approximately 24,000 square feet zoned Industrial (Aviation). Additional land can be negoti-ated. The structure was originally designed to house Conoco Phillips Shared Services and was constructed in 2003. The design, construction, and condition of the improvements are all high quality. The structure consists of steel frame and metal siding. The floor is a concrete slab built on steel pile over 8 thermo-syphons running north to south. The floor is sloped towards two trench drains with oil & water separators.
