It’s true – the retail real estate market has changed.

The dramatic changes in commercial real estate could present opportunities for healthy retailers. Now is the time to review your portfolio and look for ways to save money.

Prime Locations produces millions of dollars of savings for clients through valuations, appraisals, lease renegotiations and prompt disposition of under-performing properties. All we do is excess real estate – and our ten professionals have more than 200 combined years of experience in the disposition of surplus property! Our clients know us to be knowledgeable and tough-minded when it comes to lease negotiations.

Right now, Prime Locations is helping retail clients with the following services:

• Renegotiation of Overmarket Rents – We empower your landlord discussions using a research-based approach to establish the new market rates.

• Key Tenant or Co-Tenancy Clause – loss of an anchor tenant in your center may give you contractual opportunities, such as switching to percentage rent. We can help you negotiate a better program.

• Landlord Refinancing/Attornment and Estoppel Agreements – If your landlord refinances, you could be asked to sign new agreements, and this presents opportunity. We know what to ask for and how to get it for you.
