With nearly 3,000 square feet of living space, its bright, spacious in-terior is ideal for entertaining, as well as relaxed day-to-day living. The

The Bowman is intriguing in ap-pearance. It’s clearly a contempo-rary home, yet many of its exterior design elements hark back to the Craftsman era of the early 1900s.

You see it in the trademark win-dows: multiple panes over large, sin-gle lower panes. The garage doors, too, echo this pattern, with a row of multi-paned windows capping the grid design below. Other Crafts-man-style features include stoneveneer wainscoting anddecorative wood corbels.

Entering, you stepinto a wide, bright foyer with a lofty two-storyceiling. Double doors to the left open into a den, which could be used as a home office or a third bedroom, if desired. On the right, graceful col-umns frame openingsinto the living room and dining room/ kitchen,linked by more col-umned openings to aroomy, naturally illumi-nated family room.

Light spills into the living room through win-dows flanking the gasfireplace and anotherwindow on the side. In the kitchen, cupboards and counters wrap around three walls, encircling a large central work island with a conversation bar bounding the din-ing room. Lazy Susan shelves make corner cabinets fully accessible.

Along the side wall of thekitchen/dining room and familyroom, a parade of high transomwindows crowns the lower windows, including the sliding glass doorsthat access a small covered patio.

The large utility room is outfit-ted with a deep sink, cabinets and a counter for folding clothes.

Bedrooms are upstairs. Both the owners’ suite and the second bed-room have walk-in closets and pri-vate bathrooms. But in the Bow- man’s owners’ suite, the closet,

sleeping area and bath-room are all larger.Luxury amenities here include a spa tub, over-sized shower, dual vani-ty and enclosed toilet.

The Brittany is a midsize home with the possibility of up to five bedrooms. But the two rooms to the right of the entry might just as easily be put to other uses: hobby room, home entertainment center, work-out space, etc. The simpleaddition of a direct entry doorfrom the porch could transform the den/guest room into a home office.

Light streams into the entrythrough a sidelight and transom.This naturally bright space is ajunction for a multiplicity ofrooms and hallways.

To the left is the dining room (or parlor). Through an archedopening, you can take the hallway to secondary bedrooms, or gostraight ahead to the kitchen and nook. On the right, your choices include a central bathroom, vault-ed den/guest suite/home office, or

hallway to the owners’ suite and a study (or bedroom).

Windows fill most of two walls in the vaulted family room, andmore light washes in through slid-ing glass doors in the nook. A gas fireplace tucked in the rear corner serves as a warm focal point when darkness falls or skies turn gray.

Homeownership is important formost Americans. During 2000, theU.S. homeownership rate reached67.7%, the highest rate ever. Ahome is a financial asset and more:it’s a place to live and raise children;it’s a plan for the future; it’s aninvestment in your community.

Knowledge is said to open doors.This is literally true when it comesto buying a home. To become afirst-time homebuyer, you need toknow where and how to begin thehome buying process. The followingquestions and answers have beencarefully selected to give you a foun-dation of basic knowledge. Here area few key issues or questions toconsider when buying or building ahome.

1. How does purchasing a homecompare with renting? The two don’t really compare at all.The one advantage of renting isbeing generally free of most mainte-

nance responsibilities. But by rent-ing, you lose the chance to buildequity, take advantage of tax bene-fits, and protect yourself against rentincreases. Also, you may not be freeto decorate without permission andmay be at the mercy of the landlordfor housing.

Owning a home has many benefits.When you make a mortgage pay-ment, you are building equity. Andthat’s an investment. Owning ahome also qualifies you for taxbreaks that assist you in dealingwith your new financial responsibili-ties- like insurance, real estate taxes,and upkeep- which can be substan-tial. But given the freedom, stability,and security of owning your ownhome, they are worth it.

2. How does the lender decide themaximum loan amount that I canafford? The lender considers your debt-to-income ratio, which is a comparisonof your gross (pre-tax) income tohousing and non-housing expenses.

Non-housing expenses include suchlong-term debts as car or studentloan payments, alimony, or childsupport. According to the FHA,monthly mortgage payments shouldbe no more than 29% of grossincome, while the mortgage pay-ment, combined with non-housingexpenses, 4 should total no morethan 41% of income. The lender alsoconsiders cash available for downpayment and closing costs, credithistory, etc. when determining yourmaximum loan amount.

3. How can I determine my housingneeds before I begin the search?Your home should fit way you live,with spaces and features that appealto the whole family. Before youbegin looking at homes, make a listof your priorities - things like loca-tion and size. Should the house beclose to certain schools? your job?to public transportation? How largeshould the house be? What type oflot do you prefer? What kinds ofamenities are you looking for?Establish a set of minimum require-ments and a ‘wish list.” Minimumrequirements are things that a housemust have for you to consider it,while a “wish list” covers things thatyou’d like to have but aren’t essen-tial.

4. What should I look for whendeciding on a community?Select a community/location that willallow you to best live your daily life.Many people choose communitiesbased on schools. Do you wantaccess to shopping and publictransportation? Is access to localfacilities like libraries and museumsimportant to you? Or do you preferthe peace and quiet of a rural com-munity? When you find places thatyou like, talk to people that livethere. They know the most about thearea and will be your future neigh-bors. More than anything, you wanta neighborhood where you feel com-fortable in.

5. How can I find out about localschools?You can get information aboutschool systems by contacting thecity or county school board or thelocal schools. Your real estate agentmay also be knowledgeable aboutschools in the area.

6. How can I find out about com-munity resources?Contact the local chamber of com-merce for promotional literature ortalk to your real estate agent aboutwelcome kits, maps, and other infor-

mation. You may also want tovisit the local library. It can be anexcellent source for informationon local events and resources,and the librarians will probablybe able to answer many of thequestions you have.

7. How can I find out how muchhomes are selling for in specificcommunities and neighbor-hoods?Your real estate agent can giveyou a ballpark figure by showingyou comparable listings. If youare working with a real estateprofessional, they may haveaccess to comparable salesmaintained on a database.

8. How can I find information onthe property tax liability?The total amount of the previousyear’s property taxes is usuallyincluded in the listing informa-tion. If it’s not, ask the seller for atax receipt or contact the localassessor’s off ice. Tax rates canchange from year to year, sothese figures may be approxi-mate.

9. What other tax issues shouldI take into consideration?Keep in mind that your mortgageinterest and real estate taxes willbe deductible. A qualified realestate professional can give youmore details on other tax benefitsand liabilities,

10. What should I look for whenwalking through a home?In addition to comparing thehome to your minimum require-ment and wish lists, use the HUDHome Scorecard and considerthe following:

• Is there enough room for boththe present and the future?

• Are there enough bedroomsand bathrooms?

• Is the house structurallysound?

• Do the mechanical systemsand appliances work?

• Is the yard big enough? • Do you like the floor plan? • Will your furniture fit in the

space? Is there enough storagespace? (Bring a tape measure tobetter answer these questions.)

• Does anything need torepaired or replaced? Will theseller repair or replace the items? Imagine the house in goodweather and bad, and in eachseason. Will you be happy with ityear-round?

Take your time and think carefullyabout each house you see. Ask yourreal estate agent to point out thepros and cons of each home from aprofessional standpoint.

11. What questions should I askwhen looking at homes?Many of your questions shouldfocus on potential problems andmaintenance issues. Does anythingneed to be replaced? What thingsrequire ongoing maintenance (e.g.,paint, roof, HVAC, appliances, car-pet)? Also ask about the house andneighborhood, focusing on qualityof life issues. Be sure the seller’s orreal estate agent’s answers are clearand complete. Ask questions untilyou understand all of the informa-tion they’ve given. Making a list ofquestions ahead of time will helpyou organize your thoughts andarrange all of the information youreceive. The HUD Home Scorecardcan help you develop your questionlist.

12. What does a home inspectordo, and how does an inspectionfigure in the purchase of a home?An inspector checks the safety ofyour potential new home. HomeInspectors focus especially on thestructure, construction, andmechanical systems of the houseand will make you aware of onlyrepairs that are needed.

The Inspector does not evaluatewhether or not you’re getting goodvalue for your money. Generally, aninspector checks (and gives pricesfor repairs on): the electrical system,plumbing and waste disposal, thewater heater, insulation andVentilation, the HVAC system, watersource and quality, the potentialpresence of pests, the foundation,doors, windows, ceilings, walls,floors, and roof. Be sure to hire ahome inspector that is qualified andexperienced.

It’s a good idea to have an inspec-tion before you sign a written offersince, once the deal is closed,you’ve bought the house as is.” Or,you may want to include an inspec-tion clause in the offer when negoti-ating for a home. An inspection tclause gives you an ‘out” on buyingthe house if serious problems arefound, or gives you the ability torenegotiate the purchase price ifrepairs are needed. An inspectionclause can also specify that the sell-

er must fix the problem(s) beforeyou purchase the house.

13. Do I need to be there for theinspection?It’s not required, but it’s a good idea.Following the inspection, the homeinspector will be able to answerquestions about the report and anyproblem areas. This is also anopportunity to hear an objectiveopinion on the home you’d I like topurchase and it is a good time toask general, maintenance questions.

14. Are other types of inspectionsrequired?If your hom 8 and you have chil-dren under the age of seven, youwill want to have an inspection forlead-based point. It’s important toknow that lead flakes from paint canbe present in both the home and inthe soil surrounding the house. Theproblem can be fixed temporarily byrepairing damaged paint surfaces orplanting grass over effected soil.Hiring a lead abatement contractorto remove paint chips and seal dam-aged areas will fix the problem per-manently.

16. Are power lines a health haz-ard?There are no definitive research find-ings that indicate exposure to powerlines results in greater instances ofdisease or illness.

17. Do I need a lawyer to buy ahome?Laws vary by state. Some statesrequire a lawyer to assist in severalaspects of the home buying processwhile other states do not, as long asa qualified real estate professional isinvolved. Even if your state doesn’trequire one, you may want to hire alawyer to help with the complexpaperwork and legal contracts. Alawyer can review contracts, makeyou aware of special considerations,and assist you with the closingprocess. Your real estate agent maybe able to recommend a lawyer. Ifnot, shop around. Find out whatservices are provided for what fee,and whether the attorney is experi-enced at representing homebuyers.

18. Do I really need homeowner’sinsurance?Yes. A paid homeowner’s insurancepolicy (or a paid receipt for one) isrequired at closing, so arrangementswill have to be made prior to thatday. Plus, involving the insuranceagent early in the home buying

process can save you money.Insurance agents are a greatresource for information on homesafety and they can give tips on howto keep insurance premiums low.

19. What steps could I take tolower my homeowner’s insurancecosts?Be sure to shop around among sev-eral insurance companies. Also,consider the cost of insurance whenyou look at homes. Newer homesand homes constructed with materi-als like brick tend to have lower pre-miums. Think about avoiding areasprone to natural disasters, like flood-ing. Choose a home with a firehydrant or a fire department nearby.

20. Is the home located in a floodplain?Your real estate agent or lender canhelp you answer this question. The two wings stretching outfrom the Heartcrest’s hexagonalcore appear to extend a welcoming embrace to family and friends. They wrap around a recessed entry court-yard that focuses attention on the vaulted porch entry.

Handsome stone ve-neer bases link the nos-talgic handrails and under-lie the wooden porch sup-ports. Stone veneer wainscot-ing rims the entire exterior pe-rimeter, while rustic cedarshakes cover the upper sec-tions and painted shuttershighlight the windows.

The back side, with itswide deck spanning the entire rear, is equally attractive. Its vaulted, covered deck is a dramatic eyecatcher.
