204 Great North Road is a fine example of a multi-storey Georgian house. Built during the coaching era (around

1838), it was one of several substantial houses,

inns and hostelries springing up along the

Great North Road as Eaton Socon became

an important staging point on the London to

York route. The house is Grade II Listed and

has classical features of the period including

symmetrical rectangular frontage (topped by a

parapet to conceal the pitched roof) and large

geometrically positioned sash windows.

insight It was the classical Georgian style that appealed to the current owners, “especially the large, well proportioned rooms

and high ceilings, together with the sense of character and history

of the building” say Val and Jeff. “Though originally built as a ‘ladies

seminary’, down the years it has been the residence of several

notable local figures, including various ‘gentlemen farmers’ (e.g.

owner of the local windmill), owners of the local brewery (Paines)

and the manager of the bank in St Neots market square.” In

more recent times the house served as a gathering point for local

Conservatives during the election of May 1997. Among prominent

visitors that day were the prime minister (and local MP), John

Major, and his wife, Norma (though unfortunately this was not a

happy occasion, with Labour sweeping to power under Tony Blair!).

“We’ve made various improvements but have always tried to be sensitive to the style and character of the house. We upgraded the bedrooms and bathrooms and, in

2007, we added an extension across the rear - incorporating the

old wash house and boiler house and replacing the old flat roof

kitchen. We created an open plan conservatory/kitchen/breakfast

area with a modern feel, though we were careful to make sure

the external design and materials harmonised with the original

property.” There is also an exposed beam in the breakfast room

which was originally salvaged from the parish church when it burnt

down in 1930.

Another attraction for the current owners was the sunny and sizeable garden. “We’ve put in a lot of time and effort trying to create a restful but functional outdoor haven. Using

natural features we sub-divided it into several areas, each with their own hidden borders, paths and sitting areas to explore.” These include a productive fruit and veg. plot, a chicken run, a clothes

drying area as well as different lawned areas and “a large sunny patio which is just great for summer BBQs”, says Jeff. Eaton Socon is well connected with the mainline station at St Neots taking

commuters to Kings Cross in less than an hour. It is also well provided with local amenities. “A big attraction for us was the location,” says Val, “Eaton Socon has a great village feel with its local

schools, shops and lots of great pubs but also with loads of accessible green space to explore. The green corridor of the River Ouse, linking various parks, meadows, wetlands and nature reserves, is

just a stroll away from the house (great for birdwatching, fishing, boating, dog walking or just strolling). There are also some beautiful short walks along the river into St Neots town centre.”
