About the project:
This project saw the joining of two structures which formerly backed on to each other as independent buildings. Having retained the facades, Deconstruct demolished all existing floors and walls andre-introduced new structural floors. Concurrent with this, Deconstruct created two new basement floors, (9m x 50m long).
Project challenges:
Because the area was very high-end residential, all debris and materials had to be managed from the rear of the premises, Hays Mews. Logistically to dig 9m underpins to adjoining party walls and create basement space over this footprint required meticulous planning, whilst ensuring logistical management was timely and did not impact on progress which was a key requirement. Ensuring noise and vibration is controlled in this very sensitive residential area was one of the challenges Deconstruct successfully overcame to deliver a most challenging project.

Removal of asbestos insulation board firebreaks from within ceiling voids in the common parts areas of Fitzhardinge House.

About the project:
In advance of the mechanical and electrical upgrade works to the residential areas of Fitzhardinge House, Deconstruct were appointed by ISG plc to remove the asbestos insulation board firebreaks located above the apartment entrances within the common parts areas. Our remit was to form enclosures across the main entrance to each property and carefully remove the firebreaks working around the existing mechanical and electrical installations.
Project challenges:
Fitzhardinge House continued to be occupied during our works, however, residents were asked to vacate their property for the day as the enclosure would prevent access to and from from their property. Works could not commence until the affected property was vacated and had to be completed by the agreed time that the residents could return in the afternoon. All heating systems had to be isolated during the work otherwise the high temperatures would prohibit work from continuing. Plant and equipment utilised had to be brought to and cleared from the work area each day. We maintained the presence of an operative outside the enclosures at all times to ensure that no residents attempted to access the enclosures.

Removal of asbestos contamination from within the roof spaces at a housing estate in Hammersmith.

About the project:
In advance of a water tank upgrade programme, the Council appointed their consultants to carry out an asbestos survey of the loft spaces. The survey identified asbestos contamination throughout the loft spaces and Deconstruct were duly selected by the consultant to decontaminate the roof spaces. Access was gained up to the loft spaces using purpose built scaffolds and 3-stage airlocks were constructed to provide controlled access. Work to remove the contamination which includes the existing loft insulation was carried out under fully controlled conditions, within the confines of sealed enclosures.
Project challenges:
All properties remained fully occupied during the course of the works. With access into the roof spaces not being available internally, it was necessary to erect independent scaffold towers externally and form access into the roof spaces. The works were undertaken with the utmost care to ensure that no damage was caused to the underlying ceilings. Movement throughout the loft spaces required the use of Youngman boards. Our operatives carried out the works in full PPE/RPE from the work area, to the decontamination unit. A hoist was erected to assist with the transfer of waste from roof to ground level. Following the removal of the asbestos, the clients consultants carried out stringent clearance testing of the work areas before they were deemed clean enough for the tank replacement programme to continue.

Structural demolition and façade retention of double fronted residential premises in Pont Street, Knightsbridge.

About the project:
This project consisted of two structures which formed part of a long terrace of high end residential premises. The façades had to be retained and the entire structures behind had to be removed. This six storey development also had a basement and throughout its life had been subject to a number of previous conversions.
Project challenges:
Due to the location and nature of the adjoining tenancies, noise and vibration from the works were a particular concern and had to be managed. Limited access to the rear of the project for the removal of materials and delivery of temporary works also proved a logistical factor that required close management to ensure our works did not cause a neighbourly issue. Location of mobile cranes for the installation of the temporary works were equally important.
