What is the most expensive houseyou have helped to sell?My first sale was a four bedroomsemi-detached house in Ormskirk. Ithas been on the market for 18 monthswith another agent, I was delighted as Iinformed them I felt they needed areduction, from £250,000 to £225,000.We sold it within a fortnight!

It wasn’t easy asking for such asubstantial reduction as I was so newto the industry, I didn’t want to upsetone of our vendors, but it did thetrick. I have obviously since learnedthat this type of honesty, and realisticadvice, particularly in the currentmarket is what the clients need and inmost cases appreciate.

Have you ever sold a house for orto a celebrity?We sold Alan Hansen his house wherehe still lives today, located in a verysalubrious area of Southport withstunning views of the famous RoyalBirkdale Golf Course.

Where in the world would yourdream house be and what would itlook like?I am greedy. I would want a minimalisticmodern beach property in OrangeCounty, California – I worked there forsix months while I was at university andloved the climate and lifestyle.

But I would also love to keep aplace in England, a much moretraditional property, maybe a barnconversion or period property. Thereare some lovely ones in the Ribble

Valley, in which I would blend theperiod features such as ceiling beamswith a modern living and finish.

What is the most important thingsomeone selling a house shouldremember?If I could only give one piece of advicefor someone looking to sell in thecurrent climate it would be to listen toyour local agent very carefully about themarket conditions in their ownparticular area.

We are certainly not sellingproperty like hot cakes, but to suggestthe market is dead is wide of themark.

“With realistic pricing and apro-active approach, there are anumber of ready, willing and ablepurchasers actively looking.

“For the purchasers, it would be to

not be afraid of putting an offer in.They may think that the offer is toolow and simply decide against makingthe offer at all. They may be scared ofoffending the vendor, but vendorsnow are much more aware that theymay receive offers lower than theasking price.

As an agent we always try andattain the best price possible for ourvendors, but the ball must beginrolling somewhere.

Throw the offer in, what’s theworst that can happen, apart from itbeing rejected?

Another piece of advice is try notto be too selective: in almost all casesyou need to prioritise your needs andcompromise on the ones that are notas important and you will find thisopens the doors to many moreproperties.

A LEADING new homesdeveloper is urgingfirst-time buyers to takeadvantage of agovernment scheme tohelp them on to thehousing ladder – beforeit’s too late.

Seddon Homes says the£180m FirstBuy schemerepresents a goldenopportunity for anyonestruggling to save up fora deposit to realise theirdream of homeownership.

But Denis Maddock, itssales and marketingdirector, warns anypotential takers to actnow to avoiddisappointment.

He says: “FirstBuyoffers a route to homeownership for manyyoung people who wouldotherwise be priced outof the market due to thelarge deposits requiredby most lenders.

“However, we arefinding that many people

who come to us to askabout the scheme don’trealise there is a limitedpot of cash.

“Once the money isgone, it’s gone for goodand that could happenvery soon.

Indeed, the greenhouse – heatedor unheated – can provide a havenfor gardeners who can still plantand sow, reaping the rewards ofboth edible and ornamental plantsduring the cooler months.

Indeed, you can have agreenhouse bursting with orname-ntals from autumn through tospring, grow a variety of crops andsafeguard tender flowering plantsand fruit trees if you plan carefully.

If your greenhouse is unheated,you will be more limited but it isstill possible to have lush, greendisplays of feathery ferns, ivies,scented shrubs which will give youa delicious waft of perfume everytime you go in the greenhouse andsome well-chosen bulbs and alpinestowards springtime.

Plant shrubs such as Daphneodora ‘Aureomarginata’ in potsoutside and then bring them intothe greenhouse at the end of theautumn. It produces palepurple-pink flowers and glossygreen leaves and is a star in thewinter greenhouse.

Some foliage plants also lookstunning in the greenhouse inwinter. Fatsia japonica, with itsexotic, glossy leaves, could easily bea stand-alone specimen, whileshallow troughs of colourful alpineson waist-high staging, includingcyclamen, chionodoxa and ane-mone, dwarf narcissi and colourfulprimulas will create a riot of colourin late winter and early spring.

Scented annuals can also bewonderful in the greenhouse. Plantheliotrope or mignonette in latesummer, to bloom in thegreenhouse in late winter

You can also be sowing andplanting in the greenhouse over thecooler months. Many plants can begrown much earlier and producecrops earlier than would beachieved outside.

Salad leaves, particularly the

cut-and-come-again varieties, canbe sown all year round, growquickly and taste great when theyare picked young. They are suitablefor growing in pots, trays or soilborders. In winter you can also sowbroad beans and early peas if youhave border space.

You’ll have more choice of whatto grow if you have a greenhouseheater or at least a heatedpropagator to get tender veg off to a

good start. Veg grown in traditionalgreenhouses, such as tomatoes,aubergines, cucumbers andpeppers, are usually planted inspring. But you can sow greenhousetomatoes in a heated propagator asearly as December, for growing onin a heated greenhouse.

You can also have fresh herbs forthe winter months if you pot upclumps of mint, thyme or oreganofrom your garden in early autumn

and put them in the greenhouse, ortry sowing basil in a heatedpropagator in pots, nipping out anyshoots that threaten to flower.

Fruits can also do well ingreenhouses – and for some it’s anecessity. If you’ve grown citrusfruits in a pot on a sunny, shelteredpatio in summer, move them in andtheir fragrant flowers and glossyleaves come into their own. Youmay not harvest a lot of fruit, butseeing lemons growing justconjures up a flavour of warmerclimes.

Decide what you want in yourgreenhouse over the cooler monthsand plan carefully, choosing plantsto suit the temperature andsituation of your greenhouse,heated or unheated, and try tostagger the display so you havedifferent plants coming into theirown as the season progresses.

Here are some tips to keep yourgreenhouse in great condition:

1. Keep the glass clean as possibleat all times for maximum light.

2. Check that any electricalheaters are free from corrosion andthat your connections are sound. Ifin doubt, have a qualifiedelectrician check the equipment.

3. Use sticky-backed draughtexcluder around ventilators, panesand doors for long-lasting seals.

4. Remove rubbish, moss andalgae growing between panes with astick or plastic plant label.

5. Give the whole greenhouse athorough clean with hot water andgarden disinfectant before a newseason of use.
