SPECIAL FEATURE | CO-LIVING – THE NEW GENERATION OF COMMUNAL LIVING
Co-living is a new trend that has hit the Indian metropolitancities. When you move halfway across the country, to placeswith no solid support system, friends or family you no longerhave to worry about buying yourself a refrigerator or setting upan internet connection or even being lonely, courtesy of co-living spaces. It is a concept of renting living spaces which arefully managed, maintained and operated allowing the residentsto live in a professionally managed space with a lot of flexibility.Comparatively while the rentals might be a little higher thanstaying at a PG accommodation, the value of living in a co-livingspace outweigh the value of living in the alternate options, especially for singles.
The co-living market in India is evolving at a rapid pace, withinvestments from national and international institutionalinvestors bringing in much-needed seed capital as well as futurerounds of funding thereby allowing a new business model tothrive and aim towards achieving scale and as per the report ofleading project management company, it is expected to growmore than double by 2025 $13.92 billion from current $ 6.67billion across India’s top 30 cities which are the major economiccentres in the country.
Co-living is paving the way for a sustainable future as citiesbecome denser and house units smaller, the future generationwill have no option but to turn towards co-living spaces. This isbecause the significance of co-living surely goes beyondaffordability.
The shared nature of co-living will help in reducing carbonfootprint, making it the most sustainable way of living in thefuture. Given the fact that India is already struggling with theconsequences of climate change, co-living will no longer remaina fad; it will become a necessity in the upcoming years. The co-living trend has been powered by the millennialgeneration (born between 1980 and 2000) and is related to theglobal sharing economy trend - or the fact that youngprofessionals and digital nomads are constantly on the move.Co-living spaces are something between a co-working space anda living space, where young professionals form communities andexchange ideas. This Co-living helps youngsters from differentcultures to come together and to become more accepting andadjusting.
Millennials constituted around 42% of the workforce in Indiaacross top seven cities (Mumbai, Delhi NCR, Bengaluru,Hyderabad, Kolkata, Pune and Chennai), and are expected togrow at 6% CAGR by 2023. Moreover, 40% of the millennialworkforce is migrants who have limited budgets, but rateflexibility and convenience at the top. The ‘co-living’ concept is areflection of the ‘asset-light model’ that was pioneered by thehospitality sector. The concept is fast emerging as an alternativeresidential real estate offering, ensuing as a sustainable solutionto the ever-growing urban space scarcity. While keeping privacysacrosanct, ‘co-living’ emphasizes on social exchange, flexibilityand affordability, hence making it the talk of the town.
