LeaseholdAll of the properties for sale at ElmbridgeVillage will be sold on a long lease basis,granted for a term of 125 years. When youbuy the lease, you will also be required tosign a deed of management which setsout, in some detail, how the village will berun, what services are provided and whopays for what via the Service Charge. TheService Charge is reviewed annually.

Sub letting is not permitted under theterms of the standard lease.

Ground rent is paid annually, the cost is£300 a year, doubling every 20 years.Garage rents are paid at the same time andthe annual cost is £25.

Assignment FeeAn Assignment Fee is payable at the rate of10% of the sale price if you sell yourproperty at any time after the end of yoursecond year of ownership. However, if yousell your property earlier than that, the feeis reduced to 2.5% of the sale price duringthe first year and 5% of the sale priceduring the second year. If you wish toprovide certainty and not wait until you sellbefore paying the fee, Retirement Villageswill, as an option, agree to receive the feewhen you purchase, calculated as apercentage of the purchase price. You areurged to be sure you have taken adequateadvice from your solicitor on this and allother aspects of the purchase.

The Assignment Fee is not for the provisionof any service.

Service ChargeThe Service Charge covers all of the costsincurred in providing the services as set outin the Deed of Management. Briefly,amongst other things, these will include:

• Staff wages and National Insurance and other staff costs.

• Maintenance and decoration of common parts.

• External maintenance of properties andlandscape gardening.

• Maintenance of equipment such as lifts,alarms and fire extinguishers.

• Common parts rates, utilities charges and your rubbish collection.

• Buildings insurance (not your personalpossessions or contents of your propertyor carpets).

• 24 hour emergency response.

• One hour cleaning and one set of bedlinen laundry per week.

• Management and accountancy fees.

• Reserve Fund to build up a financialreserve against major future repair bills.
