North Wiltshire • Upper Minety is a small North Wiltshire village, a
short distance from Minety, Hankerton and Oaksey villages. Quietly situated away from the main road, yet easily accessible to the local centres of Malmesbury, Tetbury and Cirencester, which have a good range of shops and facilities for everyday needs.
• The regional centres of Swindon, Oxford, Cheltenham, Bath and Bristol are all within easy daily commuting distance.
• There are excellent communications to the M4 (J16) 11 miles, mainline railway services to London Paddington from Kemble Station (about 5 miles) 75 minutes and Swindon Station 12 miles (55 minutes).
• Education is first class with good private and state schools within easy reach. Minety and Oaksey School, as well as Prior Park at Cricklade, Westonbirt, Marlborough College, St Mary’s and St Margaret’s’, Calne and Beaudesert Park, to name a few.
• Sporting opportunities are diverse, including golf courses at Oaksey and Minchinhampton; sailing and water sports at the Cotswold Water Park; motor racing at Castle Coombe; private flying at Kemble.
• There are excellent equestrian activities and sports in the area, including hunting with the VWH and Duke of Beaufort’s hounds, Polo at Cirencester and Westonbirt and eventing at Badminton, Dauntsey and the Gatcombe Horse Trials.
Elms Farm• The main house is an attractive Period Cotswold
stone farmhouse, enjoying far-reaching rural views to the south over its own land.
• The property is not Listed.
• The accommodation is light and airy and ideally planned for modern living. At the core of the house is an open-plan reception/dining hall with an open fireplace and large windows and a French door overlooking the garden.
• Leading off the central hall is a large drawing room, with open fireplace and windows overlooking the garden, a separate study, WC and doors that lead through to the kitchen/breakfast room with an Aga, walk in larder and boot room beyond.
• Features include the open fireplaces, parquet flooring and the plaster frieze in the hall, of cattle and oak leaves reminding us of the property’s history as a leading stock farm in the past.
• The staircase rises to the first floor with an open landing leading to the master bedroom with en-suite bathroom and dressing room (potential to a fifth bedroom), with two further double bedrooms and two further bathrooms (one en-suite), as well as a separate laundry room on the first floor. On the second floor is a fourth bedroom and bathroom.
Gardens and GroundsElms Farm is approached from the village lane along a short driveway to a large gravel parking area beside the house, flanked by post-and-rail paddocks. To the front of the house is an extensive lawn with a paved terrace and far reaching view over the land.
Outbuildings• A short walk from the main house is a range of extremely useful outbuildings, including open-
fronted garaging, stabling, general storage and former agricultural barns (covered yard, Dutch barn and stock barn).
• There is a separate timber building ideal for a home office or party barn.
• There is a second farm drive that comes off the village lane and serves the farm buildings and the land if necessary - land plan available from the vendors agent.
The Land• The land is all laid to permanent pasture and divided into stock-proof paddocks and larger
fields. There are two small paddocks either side of the drive, and beyond the outbuildings is a large level field of approximately 19 acres and then three smaller fields running down to a brook in the south.
• The fields are accessed by a central concrete farm track from the farm yard and secondary road access from the village lane.
ServicesMains water, electricity and drainage are connected. Oil fired central heating. Broadband is available.
Fixtures and fittingsOnly those mentioned in these sales particulars are included in the sale. All others, such as fitted curtains, light fittings, garden ornaments etc., are specifically excluded but may be made available by separate negotiation.
