doing their homework or watching television? With a smart home, you

could quiet all of these worries with a quick glance at your smartphone or a

gentle tap on your tablet. You could connect the devices and appliances in

your home so they can communicate with each other and with you. Any

device in your home that uses electricity can be put on your home network

and at your command. Whether you give that command by voice, remote

control, tablet or smartphone, the home responds, making life easier,

convenient and secure.

Every villa at the Embassy Boulevard is a smart home with a sophisticated

array of smart home systems that run on the Internet of Things. Welcome

Wireless lighting control in certain areas

Connected CCTV cameras covering the pool, entry and car parking areas

Wi-Fi: Wireless LAN coverage for the clubhouse facilities and other publicly accessible areas of the building

MULTIPLE LIGHTING SCENESPersonalized lighting scenes (e.g., party, romantic, night-time) can be created to set the mood for any occasion. Wireless

lighting panels will be placed in the living/dining, corridors, master bedroom/bath and car porch/entry. These can be

activated by the owner either from within or from outside using a smart device (phone or tablet).

TEMPERATURE CONTROLSHome owners can create a comfortable environment and help reduce their energy costs by using a control system to

manage their air conditioning systems. Pre-programmed system settings can even be used to make sure appropriate

temperatures are maintained according to time of day or room usage. The system will use a separate internet connected

thermostat to interface through the smart hub to the thermostat controller.

VOICE, DATA & WI-FI PROVISIONSIn order to provide flexible infrastructure design under which a villa can be adapted

by the resident, all voice and data outlets within the villa will be reticulated to a

patch bay located within the Optical Network Unit (ONU) space allocated for the

ISP consolidation point. Within the base build, telecom outlets will be provided for

all logical phone, data and television locations based on the typical layouts.

TELECOMMUNICATION SYSTEMS The latest in voice, data, and internet services from local ISP providers will be

provided. The building management will incorporate a robust network

infrastructure in the villa to efficiently manage all building services.

SITE SECURITY EQUIPMENT AND SYSTEMSAdequate lighting in the site landscape and perimeter approaches will be provided.

CAR PARKINGCar parking will be restricted to verified visitors and residents holding valid access

cards only.

SECURITY CONTROL ROOMThe security control room will be manned on a 24 hour, 365 day basis. Security

personnel will respond to alarms, communicate with other security personnel and

staff via dedicated voice communication and telephones. Pro-actively monitoring

the property, the personnel will control access and events throughout the site from

this location.

CCTV SURVEILLANCE SYSTEMThe CCTV system will have the following technical specifications :

-All cameras will display and record at 1CIF half real time (12 frames per second)

-All entrance cameras will display & record at 4CIF real time (25 frames per second)

-All camera images will be recorded online for 30 days

In addition, the CCTV system will have the following functionality:

-Fixed colour cameras with enclosures or dome assemblies

-Vandal proof fixed colour cameras with enclosures or dome assemblies (Stairwells)

-Variable speed Pan/Tilt/Zoom (PTZ) colour cameras with dome assemblies

The system will use the latest digital video processing technology,

producing high-quality recordings and high-quality, multi-camera displays.

VIDEO SURVEILLANCE CAMERASAll cameras will be solid-state CCD colour imaging devices with 1/3 or 1/4-inch

formats and auto-iris lenses. The video transmission medium will be IP.

THE FUTURE OF NORTH BANGALORE

AEROTROPOLIS

Historically, airports have been the engine of growth across major

cities world-wide. Bengaluru is no exception. The setting up of the

International Airport at Devanahalli has fuelled the rapid

transformation of North Bangalore from a heritage town to a

global investment destination. A raft of infrastructure projects,

availability of vast land parcels at a comparatively lower cost,

Government initiatives to promote industry and seamless

connectivity have enhanced the dynamics of this region.

Infrastructure investments: The key to growth

The growth potential of Devanahalli has attracted global capital:

The upcoming 12,000 acre USD 2 billion IT Investment Region

(ITIR), the largest of its kind in India; an INR 100 cr Financial City; an

Aerospace Park; and a Science Park are just few projects in the

pipeline. Total infrastructure development in the area is estimated

to be in excess of USD 30 billion over the next two years.

As KIAL is set to become one of Asia’s busiest airports,

infrastructure development in the region has gained tremendous

momentum. "North Bangalore features prominently in the

Comprehensive Development Plan and the Greater Bangalore

Development Plan. There is a significant focus on infrastructure

initiatives in this location”, adds Sanjay Chugh, Head - Residential

Services (Chennai and Bengaluru), Jones Lang LaSalle India.

Social infrastructure is another factor that has worked for North

Bangalore, with numerous hospitals, educational institutions and

shopping malls having come up in recent years.

Connectivity drives development

Connectivity to and from the Central Business District (CBD) to the

airport and to other key locations in the south and east through

the ORR has spurred development in the region. Upcoming

projects such as the elevated expressway to the airport will ensure

seamless travel.

Dr. Samantak Das, Director, Research and Advisory Services, Knight

Frank India, outlines a few initiatives, "There are numerous

infrastructure projects being planned by the government such as a

High Speed Rail Link (HSRL), Metro line and the Peripheral Ring

Road (PRR). On completion, these projects will further enhance

connectivity to the city center with the airport. Additionally,

widening of the NH-7 up to the airport from the existing

six-lane to eight lanes will sustain higher traffic. Another major

infrastructure project underway is the elevated signal-free

expressway, connecting Hebbal flyover to the airport."

Impact on residential development

The focus on the peripheral locations in the north has led to

increased residential development. The Hebbal-Devanahalli

stretch has emerged as one of the fast-emerging residential hubs.

Hebbal, in specific, has gained much importance as a residential

destination and has, recently, come to be recognised as a high-end

residential market.

Satish B N of Knight Frank observes, “The presence of a large

operational tech park and business park has made the northern

markets preferred residential destinations, primarily for the

employees engaged in the IT/ITES sector."

The market for luxury housing in North Bangalore is witnessing an

upsurge, attracting both domestic buyers and Non-Resident

Indians (NRIs). This is attributed to the availability of land at

cheaper rates and proximity to the international airport.

As a result of the infrastructure initiatives that are in various stages

of construction and planning, capital values will continue to

appreciate.

North Bangalore:

A benchmark ‘Aerotropolis’ in the making

In the speed-driven and globally connected economy of the 21st

century, airports are fast becoming the main drivers of city’s

growth. ‘Aerotropolis’ is globally established model for an airport

centric development.

An Aerotropolis is a form of urban development with an airport city

at the centre and aviation-linked businesses agglomerating

around it. In line with global advances in airport development,

airports across India are being modernized and upgraded,

incorporating the characteristics of an Aerotropolis model.

The Kempegowda International Airport (KIA) has everything it

takes to be an Aerotropolis. KIA property is spread across

approximately 3,880 acres of land. About 2,000 acres are

developed as part of Phase I. Approximately 450 acres are available

for real estate development.

The area under the jurisdiction of the Bengaluru International

Airport Area Planning Authority (BIAAPA) covers 985 sq km. KIA

and the BIAAPA region score high on all the following parameters

that are key to the development as an Aerotropolis:

Location, connectivity and infrastructure

Favourable demographics

Regional economy

Operational capacity

Governance

Real estate

The location advantage, growing operational capacity, improving

infrastructure and availability of large land parcels for future

growth has led Vestian Global to conclude that North Bangalore

has the potential to be India’s first ‘Aerotropolis’ - A vision that

could launch the region into a high growth trajectory.

CLIMATE CONTROL BY DESIGN

The villa design takes reference from the excellent climatic conditions,

good natural ventilation and qualities that can be found in the classic

Bangalore villa.

An inspired design by the renowned Andy Fisher Workshop, the

architectural language is rooted in the milieu. As Andy Fisher

articulates, ”We always try to design to respond to a place and its

culture and heritage but in a contemporary setting. This can be both

applied to the design and interiors. Any piece of work needs to have

some roots. ”

The ground floor areas are designed to be as open and flowing as

possible. The large areas of glazing allows the design to connect the

inside and out, offer good ventilation, and balance the form of the

villas. In order to achieve optimal ventilation and heat insulation,

passive cooling measures have been implemented, as featured below.

Embassy Group in association with Lamborghini Bangalore set adrenaline coursing

through city roads in mid-January. The 'by invite only' road show led by a fleet of

Lamborghinis trailed by an elite convoy of invitees culminated at Embassy Boulevard for

brunch, courtesy Hilton Bangalore, Embassy Golflinks.

Flagged off from the Lamborghini showroom in the CBD, the Lamborghini trail followed a

designated route through the city and arrived at Embassy Boulevard.

Invitees were treated to a unique and upclose experience of the uber life at Embassy

Boulevard and the legendary Italian super car. One as astounding as the other.

ART AND SOUL FINDSOPHISTICATION Embassy Boulevard, in every sense, is sophisticated art brought to life. The evolved

design, the broad palette of refinements and masterful finishes form a portrait

deserving of a frame.

The advertising campaign for Embassy Boulevard drew inspiration from the theme to

create a first-of-its-kind concept: Hoardings featuring sophisticated villa images and

framed such that they appear as 'paintings in the sky'.

Positioned at high-profile locations across the city, the framed hoardings complimented

by print ads present a new frame of reference for innovation while drawing in

sophisticated audiences.

We were looking for an ideal abode in a serene locality with sufficient lung space for greenery and open areas,

away from the hustle bustle of the city life, where we could breathe fresh air; yet within the reaches of the

essentials like schools and hospitals of international standards, shopping malls and of course proximity to

airports and railway stations for our post-retirement dwelling. We looked at a few options; but those matching

the norms lacked when it came to the presentability of the ingress and to the gated complex from the arterial

road. Our search led us to the Embassy Boulevard in October last year, which offered all of what we were looking

for in this gated complex consisting of 170 villas in 52 acres of land located off Bellary Road / NH 7.

I must say that the show villa not only matched our pre-set norms; but also impressed us with its brilliant

architectural design and construction quality. This coupled with the proactive and friendly approach of Embassy's

personnel, Anand, our Account Manager prompted us to end our search at Embassy Boulevard. It is noteworthy

that the Team proactively responded to all our requests.
