Enabling effective estates strategies

In these challenging times, we help our clients deliver strategies that contribute to the overall performance of their organisations by getting the best from their property estates >

We help our clients focus on their core business activities by enabling their estates strategies to deliver efficient and effective working environments.

Complex challengesHow do you provide quality services and manage your organisation’s reputation, whilst balancing the need to reduce costs; increase efficiencies; save energy and cut waste?

Making the solution simpleAtkins can work with you to deliver significant results by putting you in total control of owning, operating and occupying your properties. Scalable solutionsWe have a broad range of services, from day-to-day support for property operations to long term strategic property consultancy and transformational change.

Our scalable solutions can be delivered as either fully integrated or stand alone services, to meet the demands of a diverse range of property portfolios. An alternative approachWe do things differently. We are independent, so you get complete and impartial visibility across your property portfolio.

Our delivery model is truly unique and enables control and transparency across the entire property portfolio.

This model is scalable to support growth, both in terms of service provision and the IT platform. Informed clientsWe provide our clients with the knowledge and support to devise and deliver their strategies. This gives them the confidence to take complete control of their budgets; policies and standards, whilst maintaining the contractual relationships with suppliers. Supply chain independenceWith no direct contracts with service suppliers we act as a trusted advisor in the delivery model. Using our expertise in the management and development of your supply chain we can provide impartial advice and control through total visibility and transparency of costs; service and compliance.

Total cost of ownershipEffective estates strategies need to be informed by all the functions of owning, occupying and operating a property.

Integrating the key work streams of projects; estates management and facilities management provides a holistic view to make both tactical and strategic decisions. Silos can be removed by creating interfaces across all areas of activity, linking information such as building asset lifecycle costs, to major refurbishment projects to lease break data etc. One version of the truthOur web-based property asset and work management system, Atkins Intelligence (Ai), is at the heart of our approach. Ai integrates with client and supplier systems capturing and managing data from a range of sources to provide a single view of real-time property information that is comprehensive; reliable and consistent.

Our people, processes and systems provide the intelligence to help you achieve your desired business objectives.

Informed decision makingThe need to make the right property, facilities management and capital investment decisions has never been so important.

Operating a property estate generates a huge volume of data that has the potential to provide knowledge and insights that can help inform both tactical and long term strategy decisions.

DataOur systems capture and manage property related data from a range of sources, such as our property helpdesk; supplier work order management systems and client financial and estates systems.

This provides a single, central source of real-time and comprehensive information for all. Having ‘one version of the truth’ creates complete transparency and allows the real value of that data to be unlocked. InformationUsing a suite of reporting tools we convert the raw data into information, giving our clients visibility of activity across their estate.

Our reports are tailored to our clients so they receive relevant information in a format that suits them, whenever they need it. KnowledgeOur team of industry experts analyse and interpret this information, providing tangible knowledge to benchmark and inform future decision making and planning, helping our clients achieve their desired objectives.

Our experience

We have a significant track record in supporting some of the UK’s leading public and private sector organisations >

We have supported clients with complex and diverse property portfolios, each with their own unique challenges and objectives.

Home Office and Ministry of JusticeWith the Home Office we have developed a shared service accommodation delivery model that has produced greater efficiency across the department, leading to more effective ways of delivery; better value for money and improved quality and responsiveness.

We provide the accommodation helpdesk and our bespoke computer aided facilities management system, Atkins Intelligence, to over 1,000 properties across the UK. This has allowed the Home Office to consolidate information about its estate in one place, improving levels of understanding; knowledge and intelligence.

Metropolitan Police

Faced with the challenge of controlling costs; improving processes and providing visibility of performance across its estate, the Metropolitan Police Service outsourced a central information hub, the Met Property Information Centre (MPIC).

Through the central information hub, MPIC has enabled improvement in the delivery of facilities management (FM) services and provided the intelligence and knowledge to drive recommendations for the Metropolitan Police to improve their estate via:

• Access to real-time; consistent and accurate information • Increase change flexibility within the FM model • Clearly defined priority of services between building types • A full performance management system • Streamlined and efficient processes

All of this allows the Metropolitan Police to focus on its core operation of protecting the public for a safer London.

Lloyds Banking Group The UK’s largest banking group was formed when Lloyds TSB took over Halifax Bank of Scotland (HBOS).

With an estate now consisting of approximately 3,500 retail and corporate properties located across the country, Lloyds Banking Group’s challenge was to create ‘one best way’ of working. By rationalising their three property helpdesks into one, Atkins helped Lloyds Banking Group realise a significant saving through a rapid mobilisation that maintained service levels throughout. As the supply chain is reduced, further savings will be made, building the foundation for ‘one best way’ and a spring board to a world-class property service. Mitchells & ButlersWe have worked with Mitchells & Butlers for over ten years providing round the clock systems and supply chain services to support and sustain the operation of their 2,000 strong UK property portfolio of licensed restaurant premises.

BarclaysWe worked in partnership with Barclays for over ten years supporting over 1,700 retail properties. Providing supply chain management; project management; helpdesk and further services, we created an industry leading model that gave Barclays complete visibility of their estate delivering significant savings and benefits.

AtkinsWe currently deliver facilities management services to our own corporate estate serving over 6,000 Atkins colleagues across 20 major employment sites throughout the UK. Other clients have included:

Cancer Research, Coca-Cola Enterprises, Dimensions, Her Majesty’s Courts Service, Stonham and WHSmith

Atkins is working with a range of public and private sector clients to help them understand their crucial role in a carbon conscious world.

Atkins has developed a comprehensive suite of carbon tools that enable our clients to take action and reduce their carbon footprint. These market leading tools reflect the full breadth and depth of our multidisciplinary capabilities from transport to buildings, masterplanning to energy management. Carbon critical operationsReducing the carbon emissions of your building portfolio has never been so important.

Government research suggests that the existing built environment is accountable for almost 50% of the UK’s annual carbon emissions.

To help combat climate change, the government has introduced a mandatory CRC Energy Efficiency Scheme (CRCEES) designed to raise awareness of the built environment’s central role in tackling climate change. As a result, organisations are having to take proactive measures to meet targets.

We have developed a range of innovative services specifically designed to focus on using technology and change behaviours to reduce the carbon emissions from existing building portfolios. Our property energy management servicesAtkins Remote Technology (ArT) – a remote web-based system that can monitor and control plant equipment to enable a tangible reduction in carbon emissions.

SUSTAIN – knowledge and consultancy services combining data captured through ArT with technical expertise and best practice from our sustainability team.
